Honestly a great apartment complex especially if you are looking to live lose to campus. The walk is not to far and Food on MLK is less than a 5 minute walk away which is amazing. Amenities are good and love that they are renovating it for the upcoming semester. Staff is really nice, and special shoutout to Jennifer who gave an amazing tour or the place. If you have any questions she is definitely the person to go to. It’s a great apartment especially for those who are currently looking.

I've been living at Tradition for a while now and I have to say, it’s been a great choice so far . The apartments are spacious, clean, and regularly well maintained. The current management team is also very friendly and quick to address my issues or questions. I would 100% recommend if you looking for student housing near campus.

Living at Tradition is so nice! It’s such a close walk to campus for a cheaper price compared to other apartments in west campus. People who work here are also very kind, Jesse the maintenance guy is the best. If there’s any issue, he’s always there the next day to fix it.

I’ve really enjoyed living at Tradition at Rio! The community is quiet, clean, and well taken care of. The staff is friendly and always quick to help with maintenance requests. The apartments are spacious with nice modern finishes, and the location is super convenient, close to shops, restaurants, and everything you need. It really feels like home here!

Generally nice apartment. The units are very nice, modern, and spacious. The exterior is okay. Gym is decent, but some machines don’t work. Staff is very friendly and accommodating. Maintenance is very nice and quick. Elevators very slow though.

There is a serious roach problem in this apartment building. I just saw another review of a resident complaining about the roach issue not being handled well. Unfortunately we have the same exact issue in our apartment complex. We’ve reached out to maintenance multiple times with very little done by pest control.

She took the time to understand what I was looking for, was patient with all my questions, and made the entire move-in process feel effortless. What really sets Tradition on Rio apart is how much they care about making this place feel like home. The community is well-maintained, the amenities are top-notch, and the team is always approachable and professional. If you’re looking for a place that combines comfort, convenience, and great service, I can’t recommend Tradition on Rio enough—especially if you get to work with Anu!

honestly the best bang for ur buck in west campus imo. apartments are large. if you have a exterior apt facing mlk, or the alley side (but close to the mlk corner), there is plenty of natural light. management is good and maintenance responds quickly - shout out Jesse! never had any stolen packages. never had a serious maintenance problem in the two years i lived here. some cons are poor sound insulation so there is quite a bit of noise on the mlk side, gym is very small. in the summers there is the occasional cricket problem but its not like an infestation or anything.
