Trove In Capitol Hill Will Close At the End of June | Eater Seattle

"I view this Capitol Hill favorite as an ambitious Korean barbecue/noodle/parfait restaurant run by Rachel Yang and Seif Chirchi that will close on June 30 after five years on East Pike Street. Since opening in 2014 as a cook-it-yourself barbecue spot, noodle shop, bar, and parfait purveyor, it received praise for its ambition and style and is listed on Eater Seattle’s list of highest-quality Korean restaurants. Over the years Trove added a late-night happy hour and worked to bring its elements together more cohesively; customers continue to enjoy the towers of meat and the playful atmosphere, which even includes part of an ice cream truck parked inside. Yang said in an email that “this industry is tough and this wasn’t our turn,” and the space will eventually house a new business while she and Chirchi plan to host pop-ups, cooking classes, and private dinners after Trove closes." - Gabe Guarente

The comments in these reviews are absolutely true. We moved here with extremely high hopes and it has been a disappointment month after month. Management transitioned from Elme to Cortland in October 2025 yet nothing has improved. Save your money, your time, and your cortisol levels, and find another community. The only reason we are still here is because of the convenience of the location. The garage gate is always broken, packages are constantly disorganized, concierge services are inconsistent, and the management team is rarely on site or responsive. And today it is raining inside on the sixth floor. We are directly next to the damaged area and our ceilings are cracking for the second time since moving in July 2025.. 4months. None of these issues are tenant related. They are property related problems that continue to go unresolved.

I’ve been living at CCP for a little while now and while things have been overall very positive and comfortable, there have been a couple hiccups regarding small issues around the building — in my experience. Mainly I point to the package room. Knowing that the transition from Elme to Cortland requires a little grace to find the flow, packages have been recently requiring a bit more care. That’s where Sherry comes in. Whoever decided to add her to the team deserves an award. She is thoughtful, nice, and very pleasant in carrying out her duties as concierge, remembers names, greets people warmly, helped me find an important package immediately and had the whole parcel room organized to perfection. Very grateful she’s here and hope she continues to be on a daily basis!

I would not recommend Cortland Columbia Pike under its current management. Since the management change, there has been a noticeable decline across the board: increased theft, trash left in hallways, stripped-back amenities, and an overall culture of antagonistic front desk and leasing staff. If you are noise sensitive, this is not the right building either because there are parties, and the floors/ceilings are constructed in a manner in which you can hear the movement of your upstairs neighbor. I can hear my upstairs neighbor chopping everyday at 1pm for two hours. Getting help here has become nearly impossible. Emails go unanswered, phone calls are ignored, and when you show up in person, you are often demeaned, dismissed, or treated as an inconvenience rather than a resident. Recently, my doormat was stolen and replaced with trash that was deliberately arranged on my doorframe. Other residents’ holiday decorations nearby were untouched. I filed a police report and immediately shared it with management. When no one followed up, I went to the leasing office to ask for guidance. I had simply wanted to know what reasonable steps I could take to secure my front door, and if there is a general pattern of theft in the building that we can work as a community to resolve. That was a mistake. The leasing agent I spoke with, Gervon, attempted to adjudicate whether the incident “counted” as theft and vandalism, minimized the situation as “just trash,” and even expressed his personal disdain for doormats and how he requested when he first began that residents not have doormats yet his management did not agree. He asked me, “So what do you want us to do about it?” When I asked about reasonable safety measures, such as a door camera, he incorrectly told me it was “against the law” and said the only way to request one was through an ADA disability accommodation form. He then launched into an anecdote about how a wheelchair user at a prior property was denied a ramp. No solutions were offered. No alternatives. No concern. He acted as though I was lying, and he did not believe me. Surprisingly, he actually sent a follow-up email with the ADA accommodation form. I responded by requesting contact information for the community manager, property manager, or regional manager—exactly as my lease allows. There is no reason a leasing agent should be handling a security concern involving a police report. There was no investigation, no follow-up, and no concern for resident safety. Gervon explicitly told me, “We cannot guarantee your safety here.” The tone throughout was adversarial and dismissive. I left with a strong impression that Cortland residents are viewed as problems to manage rather than people who live there. If everything is quiet and nothing ever goes wrong, you might be fine living here. If you have a high tolerance for stomping sounds and hearing your upstairs neighbor every move (and having others hear YOUR every move), you will be fine living here. But if you ever need support, clarity, or management involvement—especially around safety—do not expect it. Cortland is welcome to contact me directly regarding this review and I request they avoid the standard "sorry for your experience, give us a call." I have contacted the office about all of these concerns. Solutions are what I am looking for.

The Trove is aesthetically pleasing, however the management here is not the best. The leasing agents are really helpful but over worked. They barely have a concierge and packages are lost weekly. Along with management issues, the building has many flaws. I’ll start with the foundation. The foundation has physical cracks thru out the building and in several units. We live on the 6th floor and had ants which was surprising. We submitted a work order and 11 days later they show up but at that time, we already bought spray and handled the situation. The housekeeping uses old mop water and you smell it immediately after entering the hallways. The elevators are always nasty and smell, I’ve seen on several occasions, animal pee and poop in the building. One night instead of someone picking up the poop they placed a wet floor sign directly over it. Rats are all around the building especially in the back entrance. You pay $150 a month for the deck only to have other people who pay nothing park their car in the deck for free with no towing. Then the gate has been broke for almost 2 months. Absolutely no security of my car or anyone else’s if anyone can just come and park and will not be penalized. The trash shoot was and has been up to the 6th floor several times. The loading dock is always a mess and it’s trash back there for over a month that needs to be disposed of. We rented the rooftop and it was $800. No problem but when we get there, multiple items are broken, no email was sent out to other residents saying we had the reservation (several people showed up trying to use the area) and we never had all the remotes and things needed to host an event. The office was closed and we were reassured the day before we would have everything. Getting charged $200 a hr for literally half stepped process is ridiculous and we need our money back. Renting here is nice when they are actually doing their job. However, they throw a lot of the issues on the leasing agents when really where is the property manager. I’ve yet to meet her and when we went to the office to discuss issues she is not here. How can you manage a property you are not in? Very disappointed with this place and Elme as a company. Like many before said, they use other people to get that score up in hopes others will rent here.

The new management has been steering the ship in a good direction. The staff has been great assisting in explaining the new systems for residents. Sherry, in particular, has been an amazing new addition! She really makes walking in a warm and inviting experience. My wishlist: can food delivery PLEASE come upstairs; can lobby please be reachable without the fob please.

Living at Trove has been nothing short of an incredible experience. The amenities are nice, the overall environment is quiet and clean -- with the appropriate amount of liveliness on the weekend -- whether it be with people going out or the occasional celebration/function on the rooftop. Ashlen was extremely helpful with move-in and really provided us with the knowledge we needed to get acclimated. Mahogany has been nothing short of exceptional in her service to the residents and her caliber of care shows everyday she comes in to work. Furthermore, the maintenance staff is a 10/10. They are reliable in every sense of the word. Specifically, Diego and Noah. Diego has made every effort in making sure our living experience is top notch. My AC kept going on/off due to a blockage which he promptly sorted and then prevented any further issue. His first assessment was done only about 30 minutes after we put in the work request. He fixed it for the evening and said he would be back to finish the rest the following morning. I had let him know that I would be available from 9 - 11 AM and he and Noah arrived promptly at 9:30. He took 15 minutes and everything was sorted. I could not ask for a better, more efficient, more welcoming experience living at Trove.

The garage door has been left open constantly. I moved in almost two months ago, and it still hasn’t been fixed. Because of this, a car parked inside had its tires stolen. The rooftop has a pool table and a foosball table, but neither can be used because there are no pool balls, and the foosball players are broken or missing. Additionally, the hallway on the 4th floor smells bad because the carpets haven’t been cleaned properly.

This property has gone severely downhill. There’s poor management, no accountability, and zero regard for resident safety. The garage door has been broken for weeks, and honestly it breaks every few months and takes forever to get fixed. It’s been left completely open to anyone from the street, yet management still charges $150 a month for parking even though it’s unsafe and unmonitored. Multiple vehicles, including mine, have been broken into with airbags, tires, and other car parts stolen. There’s been no warning, no apology, and no urgency from management. The only email sent out was about a “part being ordered” after weeks of the door being broken, with a reminder to “lock your cars.” No real concern or communication about resident safety at all. Maintenance, communication, and basic security have completely fallen apart. The property manager is rude, dismissive, and unprofessional, and corporate clearly doesn’t care either. There’s no empathy, no transparency, and no accountability. This building could have been great, but years of neglect, poor leadership, and lack of care have turned it into a stressful and unsafe place to live. Even when serious incidents happen, management ignores emails and hopes you give up. Save yourself the stress and disappointment and do not lease here. It’s not worth the money, the risk, or the frustration. Trust, you will regret it!!

At Trove Apartments I experienced serious safety issues. The parking garage has been unsecured for months, with no working cameras or functioning gate. My vehicle was broken into and vandalized, and police have confirmed several similar incidents in the building. Their own management team has addressed other vandalism to the property too! I reported my situation to management but no action was taken except a bunch of excuses that the garage parts have been on back order. I cannot recommend this property for anyone looking for a safe living environment.

Update : Management can change a whole 5 star review for the better or for the worse , in this case , the worse. I've downgraded the original 5 stars I gave the Trove to one star. The inability to communicate efficiently and professionally from Vonetta, the new GM is not what I expect from Bozzuto/Washreit. It's quite unfortunate. NOT management's fault but they increased everyone's rent over 15-20 percent and they felt the backlash as apartment availability is widely available in June /July 2022 as swarms of intent to move notices started coming through as people were not going to pay $2500.00 for living in a 1BR 700 SQFT apartment in a building that's far away from the Metro. Reality check , much? Managements fault: WE had to reach out about the insane increase because we love our apartment and we were in the position to negotiate as the apartment we live in was available on the market for ABOUT the same rent we paid for now. ($400.00 less then the rate we were given to stay since we also intended on leaving ). She informed me that we were part of a compiled list she would reach out to to help the horrible turn around rate Trove was experiencing but that call never happened. Shocking. After WE called , we ended up negotiating the price down (all verbally) with Vonetta which we requested for a lease renewal for and it was promised to be sent in a few days. Why one star then? While I know we are all short staffed and they are probably busy , she promised to send the lease renewal in a few days which turned into a few weeks. And then she magically started FORGETTING AND CHANGING the price she quoted us and the term the lease would last. That's when we had enough. It's not about the time it takes to send the lease but now you're changing stuff. VERY SKETCHY. I had to call OVER and OVER and OVER again and physically had to go to the office to simply RENEW a darn lease. She was always in a meeting or something else. When I went downstairs, she wasn't in a meeting. And the kicker is that when I corrected her about the lease term in her office , she wanted to have a back and forth with me and backtrack her verbal agreement as to how it was not 15 months but 12. She kind of gave up on the conversation and said ; OKAY 15 months then and made me feel like I was doing something wrong. WHAT?!? This is why we wanted something in writing. I left and she said it would be sent the next day . Guess what ? It wasn't sent. ENOUGH IS ENOUGH. We went downstairs and the assistant manager Felicia wrote the lease in 10 min and was so kind and efficient and we got a lease right there. Why didn't this happen before? What is happening? Why didn't Vonetta did what Felicia did? Horrible experience. On a side note , The Trove isn't a comedy club. Why are 5 stars given based on a rooftop show for an apartment building as a whole ? Makes no sense.

When I first moved into this complex, and it being my first apartment building, I had the best experience! 7 months in....not so the best. I will not be renewing my lease, I will not be recommending anyone to live here....this place has put a bad taste in my mouth as far living in apartment buildings. Hopefully it will get better......

So...deep sigh...I've been holding back on this for the past six months, hoping something would change, but since it hasn't, in spite of emails from management to the residents (which is I guess all they can do) I'm going to share my experience as someone who is here a lot due to working from home. Let's just put it this way: if you are generally someone who meets the following categories, you will LOVE it here: Entitled Rules don't apply to you The building amenities are really for your friends and cousins and their friends and their children and on and on You want that "Up in the Club Vibe" every night and all weekend long You could care less about your neighbors, especially those below you You were in a frat or sorority You believe that playing exceptionally loud music at anytime is perfectly acceptable- screaming is, too You make your money unconventionally And last but hardly least, you are addicted to the skunkiest, nastiest pot and you want to smoke it ALL THE TIME, so that when your neighbors open a cabinet, a closet, the washer or the dryer, they're engulfed, and all their things smell like that crap, too. What's better? Have that above, below and across from you so you can never escape it. You're going to love it here, and you are never going to want your incredibly expensive lease for your tiny apartment to end!!!!!!

This is the most expensive apartment I've ever lived in yet the worst experience. I will be leaving as soon as possible. The other residents make this building an absolutely awful place to live. If the fire alarms aren't going off, there are parties happening both in the apartments and in the common spaces, drunk people clomping around the hallways, trash being left out in the open, drunk groups hanging around outside, music blasting, and the smell of smoke everywhere. I've even had groups of men follow me from the pool into the elevator. I do not feel safe here, nor is it a quiet or peaceful place to be. I'm embarrassed to even bring friends or family here to visit, since it is such a chaotic atmosphere. The management tries to throw events to keep residents happy, but all we really want is a safe and quiet place to live.

I do not recommend Trove to any prospective resident. From the beginning, Trove and its staff consistently gave me a hard time and it all comes down to poor management and planning. I could honestly write a book about the numerous issues, but I'm keeping it short.  First, there was no Internet so our service provider, Verizon, came to install the Internet service. The Trove team had no floor plans with the location of the main cable box or any keys to the various rooms in the building. The service technician had to use a screwdriver to open each door while the Trove staff and I watched. This was exhausting for the service technician and there is no excuse from Trove to not have any knowledge about the building they are renting. Secondly, Trove had many issues with the legal address of the building. There was no sign at the front door with the address number (which is illegal) and the address was not recognized in the central database used by the government and mail delivery vendors. Our packages were delayed or missing because no one could find the building. Trove's response was that mail carriers should use "word of mouth" to have carriers let other carriers know the location instead of addressing the address issue with the county. In another incidence, the police also couldn't find the address - which does not enforce safety in the community if safety services can't find the building. The building is also constructed with poor material and you can hear sounds from everywhere. We also had an extremely noisy tenant above us and Trove took no action to stop this. The elevators were constantly broken and we were never notified about the outages. This lack of action and accountability shows Trove's poor management. The Trove team is not reliable or trustworthy. The staff come and go so quickly. If there is an issue, like the many we raised, the staff works together to blame the resident for bringing the issue to them. They try to pose as the perfect building and staff, but in reality, they try to bury their issues by having their own staff review the building (the district manager even rated Trove to be 5 stars and the property manager thanked them for the review). I highly recommend you find another place to live.

They have a roach problem in the building and I just can't do it anymore. I hate bugs so for there too be a roach problem here is crazy. I can't even cook anymore because l'm scared one will crawl in my food. Management is terrible and are taking their sweet time to resolve the issue. This is supposed to be a luxury apartment and there's nothing luxury about roaches

No one answers the phone. Have been trying to contact them about setting up a tour to lease an apartment. Saw their leasing office hours are 12-5pm on Sunday. Waited for about 30 min- no one came to the office. Apparently they don't care about leasing out their units.

Staff is friendly, maintenance works way harder than they should, but gosh living here is unpleasant, and I don't know if the management even knows what to do about it other than try to get residents to post 5 star reviews everywhere they can. It makes me sad because I was in love with this building at first, but I feel like a broken record asking staff to help with the same issues over and over again when nothing ever changes. I will be leaving as soon as my lease is up, and would leave even sooner if I could. As others have stated, here are the major issues; 1. Noise...walls are crazy thin, and you hear from every angle. Upstairs, downstairs, side to side, and if you face the courtyard people's screams and music are amplified. On top of that, the younger crowds mean the weekends get LOUD, with police often called to the building. 2. Garbage...despite having convenient trash chutes on each floor, residents leave their garbage bags in the hallways, pile them in the garbage rooms until you can barely enter, leave trash in the elevators, etc. This shouldn't be for the management to handle, but if residents can't follow basic rules maybe fines need to be enacted. 3. This is NOT a smoke-free community. One thing is the smoking right outside the buildings entrances, another is the smell of weed that is practically a constant. Because of the ventilation, it seeps into my apartment and makes my clothes and furniture smell too. Management cannot help since they apparently can't trace the source, despite this going on for months. The list could go on but I want to stick to the main points. If you're going to send out surveys please have solutions ready.

I am coming up toward the end of my lease and I was really hoping things would turn around. After having issues after immediately moving in there was a few months of quiet and then we ran into a whole new set of problems. 1. I had a leak coming from my water heater (after preventative maintenance) it was late at night so I called emergency maintenance. It was mother's day weekend so I was due to travel to see my mum. Instead of resting and preparing for my trip I called emergency maintenance several times and left messages. I got a call back from Jianna saying that they got my message and maintenance would show up I. The next hour. Maintenance never came and water kept leaking into my living room. They eventually showed up the next day , I only found this out by calling the leasing office myself several times because I left for the holiday. No one apologized for maintenance not showing up the night before and no one actively kept in touch with me about the leak or what was happening. 2. I work from home and one day I heard someone unlocking my front door. I went to open the door to see what was happening. It was the maintenance man and once I opened the door he asked "don't you have a leak?" I said no. He said "oh" and just walked away. Not only did I feel this was unprofessional but it made me wonder what he would have done if I wasn't home ?! 3. Another Incident happened today (prompting me to update my review). I was working in my office and heard someone unlock and open my front door! I quickly got up to see what was happening and a couple was standing at my front door. The lady said they were looking for her sisters place and the man said they were on tour. I was so shocked that I had no words. I closed the door and decided to go to the front office to see what was going on. Long story short, someone had the master key........ the key, that will get them into ANY apartment. Apparently for a tour. I told the leasing office how unsafe it made me feel that someone just walked into my apartment but even the fact they would give out a master key to someone other than staff really blew me away! Again was wondering what happens when I'm not home! It has made me nervous to go away and I have now had to put a camera in my apartment just to make sure no one comes in while I'm away!!

First I want to say, I am proud to live at a Bozzuto managed property. I was proud to see a black woman as President of the company and to acknowledge what the black community is suffering through at such a tough time during covid-19 was really what sold me to want to be apart of this community. I want to give the most relatable, honest, and transparent review in my very own words. OMG! TROVE IS AMAZING!!! From start to finish, this has been a positively smooth and easy experience. I have rented apartments since 2010, so I've had my fair share of going through rental policies and procedures. From day 1, the staff at Trove have been the most professional, efficient, and extremely responsive team I've worked with in order to secure an apartment home. Every time I wanted to take a look at the apartment I was interested in, they made sure to accommodate me expeditiously. Not ONCE did I ever encounter a rude exchange, poor customer service, or anything negative in general. This has been THE MOST positive experience I've ever witnessed. Trove staff were always available for any and every question I brought to their attention. They always answered me the same day or immediately the next business day. Their deals are the best too! I remember when I was looking for an apartment, I was looking for something that would help ease the financial burden of moving suffocating my bank account so that when I got settled I would be able to take care of my bills. Trove offers such amazing deals, they are highly competitive compared to the rest of the market. Their discount is what grabbed my attention and immediately I fell in love with Trove. Originally I wanted an apartment with a balcony, but they weren't ready, so I was given the option to get a unit with a patio and a free transfer to the apartment of my choice that would be available in December. Not only was I offered an amazing discount, my amenity fee was waived as well, I was offered a free transfer to a unit with a balcony and the original period the discount was available, they also went out of their way and allowed me to have the move in date be extended so I could still qualify for the discount. The sales and marketing team are THE BOMB! Jianna and Emily have exceeded my needs. Thank you so much, you both have no idea how much you helped me. Trove, thank you so much, thank you to all that staff that contributed to making my apartment as close to perfect as possible for me. You all have been so extraordinarily helpful from start to finish. I really want to commend whoever hired these people because they are the nicest people I've ever met. I was going through a rough few months and Trove really went above and beyond to make me feel like I was already at home. I encourage anyone who is looking for a nice apartment and an easy transition process that is cost effective, contact Trove apartments, take a look at the floor plans, and come get a feel for what it's life. The apartments are gorgeous, I met one of my neighbors already and they are super nice. I think Trove knew what they were doing when building this complex. It is truly an experience.

During move in Emily and Glenita were amazing. Beyond professional, friendly and knowledgeable of the property. I'm so happy I choice this property, I feel at home. Both ladies made me feel comfortable about my Choice to move here sight unseen due to COVID!
