I found Tuscany Gardens and decided here would be the most affordable; I was still a student and working part time. The area seemed fine but I saw my kitchen window and there were metal bars across it and I had an "emergency" button plugged to my outlet that directed a call to the police if I ever needed to press the button. It made me wonder why there were bars across the kitchen window, but the balcony door had a flimsy lock that could be broken in if someone were to kick open the door.
The walls and ceilings were so thin and I could hear all of the walking, arguing, crying from upstairs and conversations from next door.
The management states the complex are newly renovated, but I experienced multiple ceiling water leaks during my stay. One area would leak and maintenance would fix it and then another area would have a leak. Honestly, I feel they should replace the whole pipeline because it kept causing new leaks to occur. The first couple of times I experienced a ceiling leak, I had water leaking through my fire detector and ceiling lamp. It had happened after management hours and I had to call an after service number to have maintenance come and take a look at it. Maintenance was always nice and responsive to my calls. I had the same leak happen twice more and one week of my stay there, I had a leak go through my fire detector and ceiling lamp, a leak that went through my utility closet and another leak through my clothes closet. Maintenance staff had asked me to take everything out of my utility closet so they could see where the leak was coming from and to dry out the area, so I had moved everything out to my living room. A few days later, I was getting ready for work and I found my clothes soaked in water. I called maintenance again, and they requested I move everything in my clothes closet out of the way because they would need to gut out the ceiling, repair it and paint the walls. I have all of my belongings out in my living room, multiple areas of my carpet wet, my bedroom is dusty from the ceiling repair and it smells of paint throughout the whole place. I ended up staying elsewhere for a week and throughout the time, I had called the leasing office requesting to speak to someone regarding this and I was told the person I needed to talk to was away on vacation. I had to make multiple phone calls until I finally received a call from that person and upon explaining the situation and expressing a want to have my unit changed; I was told all other units would be a more expensive rent than what I am paying now. I told that person I was unable to stay at my place for a week's time because of everything that was occurring and asked if I could have a week's period compromised on my next month's rent and that person simply told me, "upstairs had the same issue and they didn't say anything". Granted, upstairs didn't have three water leaks in the same week and they just recently moved in. The person offered to have my carpets shampooed-- I requested they be replaced because multiple areas were soaked in water for days on out and the place smelled like mildew. Turned off by the situation and the person, I decided this would be my last year at this place.
A few months before my lease termination date, I received a letter from the leasing office that if I would to terminate my lease, to send the office a letter via certified mail two months before my lease end date. I did as the letter told; I paid $15 to have a letter sent out by certified mail and didn't think twice about it. Five days after I had sent out the letter, I received a call from the office stating they cannot fulfill my request and my lease has already renewed and if I wish to terminate; pay two month's rent worth in advance. I asked why when I had sent them my letter before their required due date and they stated in the contract it says I need to give the office a 90 day notice in advance. I asked why they would send out a letter with the management's letterhead and their office manager's signature with a date different than what the contract says. They said they didn't know why and that office manager no longer works at the office. It came off as a scam to trick their residents. I called everyday asking why they would mail out a message that differs from their contract and after half a week of doing so, they simply stated they would terminate my lease.
The unit I was staying in had a all-in-one washer and dry and it seemed convenient in the beginning, but it would take 6-9 hours for a load to finish its cycle. I know how to do laundry and I wasn't putting massive amounts of items in; I would put in a load of a couple of towels and it would take 6 hours to complete.
All in all, I think I would try to avoid any Peak Management property if I were to rent another apartment complex in the future.
