I love living at Veranda. The staff are so friendly, responsive and helpful. My move in was smooth and the property is in great condition. Neighbours are friendly, especially if you love dogs! You can’t beat the location in Alpharetta; Avalon is home to good food, shopping and close access to other great places to safely wander. I’m pretty picky on where I live and would happily live here again. Love the Avalon lifestyle Veranda offers.

When we looked for a new place to live, the first thing we paid attention to is the front office team — because they truly set the tone for the whole community. We moved from another state and we requested a video tour. Markus gave us a thorough and detailed video tour. We were still nervous BUT Martha, Markus, and Shea have made that first impression nothing short of outstanding. From day one, they’ve been incredibly helpful, competent, and genuinely warm. Here are the reasons why we enjoy Veranda 1) On our move-in day, we were welcomed with sodas, water, sparkling wine, and a carefully curated gift basket filled with practical essentials — snacks, hand soap, laundry detergent, dish soap, paper towels, cups — the kind of things you actually need right away. It was def a thoughtful touch that instantly made us feel at home. 2) We had several personal interactions with Martha, the community director, and we honestly think that she is one of the most engaged and approachable managers we have ever met. She’s not just tucked away in an office — she’s visible, involved, and always willing to help. 3) Markus and Shea, the leasing specialists, are also fantastic and so approachable. Whether it’s a quick question or a small request, they respond quickly and with a smile. You can tell they genuinely care about residents having a great experience here. 4) The sense of community is another highlight. Events like Taco Night or morning breakfasts aren’t just lip service — residents actually show up. 5) The amenities are also well-maintained, from the pool and gym to the clubhouse. We haven’t ever seen it dirty. Always clean and well maintained. 6) We appreciate the valet trash service as a convenience that just makes daily life smoother. 7) As for the apartment - has a good layout, granite countertop, and an overall quality feel. 8) And of course, being in Avalon location is also a huge plus for us. There’s so much to do within walking distance — restaurants, shops, and movie theatre etc. We are genuinely glad we chose Veranda at Avalon. Between the amazing staff, great amenities, and vibrant location, it has truly felt like the right move! We are not getting paid for this review - just truly like it here :) Believe the good reviews!!

Absolutely loved my time living at Veranda at Avalon! This community is truly special. The staff is amazing and Joseph was so kind and helpful during my move out and answered all of my questions! You can easily walk to amazing restaurants, and the events are always thoughtfully planned and enjoyable. The amenities are wonderful, along with having a large gym. It really feels like home!

I’ve been living at The Veranda for a year and eight months now, and I absolutely love it here! From the friendly office staff to the maintenance team that completes requests promptly, everything has been top-notch. The building is always clean, the monthly social events in the clubroom are fun, and the overall vibe couldn’t be better. Security is excellent, and I love having 24-hour access to the gym. Maintenance respects your privacy and will never enter without permission, which I really appreciate. The neighbors are friendly, and just about everything I need is within walking distance, making life super convenient. A special shoutout goes to Martha and Mark, who are always professional, friendly, and quick to communicate whenever needed. The entire staff here is amazing catering to every need and making living at The Veranda such a positive experience.

Yalls patrol cops are full of it! Maybe start telling yalls residents to not have delivery drivers or anyone else park in the closed parking deck. Your disrespectful short Hispanic looking patrol cop knocked on my window to tell me the parking lot was closed. Well if yalls resident didn’t tell me to park there then walk near Jennis Ice cream I wouldn’t have parked there! All of this could have been avoided! -Updating in response to owner. I was parked in a parking spot, not blocking traffic and your security guard knocked on my car window while I was in a parking spot proceeded to tell me not to stay in the parking lot too long because the parking lot was closed. Is your parking lot closed after a certain time or not? I was not bothering anyone. So why did he bother me? Talk to your security guards. I was in the mall parking lot parked across from the Veranda.

We are now at 68 days without a working elevator. We are moving in a few days and our moving company has increased the price of our move because the freight elevator is not working. The noise from the resident above us has continued to the point of keeping us awake until 3:30am, even though it's been reported to security and to Veranda employees. Veranda security told us to call the Alpharetta police, which we did not do. Veranda at Avalon employees are too busy working on "important" matters like making sure there are orange traffic cones in reserved parking spaces and daily reminders of things like cleaning in the parking deck. It's all about priorities here, NOT. WHY is the elevator not working by now, that is a priority and if you're going to live in a "luxury" building, the money should be there to fix the elevator, which should be at the TOP of the priority list. We really hope the next prospective person here really thinks about whether it's a smart decision to live here. It been one of the worst decisions we have ever made. We have paid over $3,000 per month and basically feel like we've thrown money away. We know there are many other apartments here that are priced even higher, where does the money go? This has been a nightmare, and one of the worst mistakes we've ever made in choosing a place to live. We would never, ever again live here and we would encourage anyone making a decision to live here to ask questions and get everything in writing. We made a terrible decision.

We're lived in Veranda for a year and half until oct 2019.I'm sorry to read about other people,because we stay great in Veranda!The staff Mrs.Pudding ,Martha and the others Girl (I don't remember the names)was Fantastic and very helpful.The community areas was everyday super clean and nice. Our Apartment well furnished and lovely.The maintenance guy very present and standing ovations for office mail /Amazon hub. Thank you very much ,it was a pleasure to staying with you guys

My wife and I were planning on renting an apartment here. We were charged a $375 "holding fee" to secure an apartment. We decided to go in a different direction and was told it would take 30 - 45 days to refund my "holding fee". That is an absurd amount of time for them to keep my money in the first place. It has now been 73 days and despite multiple emails and phone calls they still have not refunded my "holding fee".

My wife and I have lived at the Veranda for over 2 years. It is fantastic. We moved here for the life style. It has a great mixture of ages ranging from 25 to 87. Our social life keeps us busy. We have about 20 restaurants from which to choose, a movie theatre, weekly concerts and monthly social gatherings. We have a two bedroom apartment overlooking the boulevard and have just signed another 15 month lease. The office staff is 100 % cooperative with any needs we have. They are like family and make living here a joy. We recommend it to everyone.

We love Veranda! We just sold our house and haven't lived in an apartment since college. We were so nervous about an apartment. This place is great! Our apartment is super cute, we can't hear the neighbors and the staff is very helpful and pretty much always available. The 3 elevators work just fine and are always clean! The pool is pretty and kept up wonderfully! We signed for a full year knowing we were already looking to go under contract on another house shortly but decided to stay longer here because it's so nice! We are going to wait for house prices to fall before we start looking again...we wouldn't make that decision if our apartment was gross. Avalon rocks! Ignore those dumb reviews complaining about deposits or elevator problems---there are 3 elevators plus 2 staircases. What a whiner! Plus we didn't have any problems with our deposit and frankly the process was so streamlined and easy The only reason to complain is that you didn't read the fine print. Veranda at Avalon is fantastic and I am not getting any kick backs from writing this!!!!

*** FIND ANOTHER APARTMENT COMPLEX - THIS IS A WASTE OF MONEY and ENDLESSLY Frustrating***** These have to be the most incompetent people I've ever come across. The only answer you ever get is..."I don't know, let me ask my manager". They don't seem to care about your stay other than your $5000.00 check to clear month to month. There are a lot of questionable people in the hallways obviously brought in from other tenants so don't let the security gates give you a false sense of security. The lessor will obviously have their credit pulled, BUT they will also pull the credit for your WIFE in order to get a second key!!!?? Even after pulling her credit she still hasn't received a KEY in over TWO MONTHS!!! I've asked multiple times because I'm tired of walking up and down the steps to let her in the gate. Today I received a call from the agent asking if I was going to renew my lease and told me I had to give a 60 day notice? Then called back and said "sorry" she was wrong I didn't have to give notice.... then said well actually a 30 day notice.... WHO ACTUALLY KNOWS?? I asked about the KEY again and she gave me a time that I needed to be at the office to pick it up since obviously my time isn't worth anything!! I've been here two months and unable to use the gym, the grills, the common areas or the coffee machine!! The complex should have made better arrangements for their tenants like other complexes around atlanta that made concessions to make these available!! NOT HERE! The rest of Atlanta is back in business with barbershops, restaurants, shopping malls... but they WON"T OPEN UP THE GRILL AREA THAT IS OPEN AIR!!??? I expected SOOOO much from this place for the ridiculous price!! So to summarize, if you don't care about the ridiculous price, safety, the lack of ANY amenities, a KEY or anything that resembles customer service.... then Veranda at Avalon is your place!!

I went and toured this apartment and am totally not impressed. The prices, don't match the finishes that are in the apartment. The flooring had lumps in it, and looked really tacky. The bottom of the stove was offline, and really didn't look pristine. The appliances are the low end of the brand of Whirl pool. It looks like they don't turn over the prior leased apartments nicely and cut corners.. oh, and did you know that they expect you to cover 80% of your floor with rugs??? What.. who are they to tell people how to decorate.. it's because the building was built cheaply, cutting corners, and there is no insulation in the floors, so people can hear others walking in their apartments.. Sounds like with all of the money that Veranda charges, they need to fix the issues vs. making others throw rugs on the floor.. maybe a resident wants the fake hardwood floors to show.. I'm no where near impressed. Avalon should have chosen another Apartment Mgmt company which better taste to build apartments at Avalon.. Veranda nor Haven belong.. they just don't make the cut,... overpriced and for what.. everything they offer is 'low-end'.. I decided to move to Amorance (Downtown Alpharetta)..

veranda is advertised as a "luxury apartment". everyone has their own idea of luxury. - all electrical appliances are the cheapest. they are all very loud and much too loud for an open loft. conversations are hardly possible when the dishwasher is running. -in the fridge sits a "goblin" carving ice cubes and making other frightening noises. -the air conditioning system is cleverly located right next to the master bedroom and wakes you up from your sleep on a regular basis. -all drawers rumble and are shaky. -the corridors are draughty and not climated. -we have found dog shit several times in the corridors. even in postoffice dog shit was disposed of in the garbage. - the pool is dirty, we find small plastic handles, pavement insects many leaves, the cleaning intervals are much too short. in winter, the water is ice-cold and is not heated. -the freight elevator has been defective for months and moves are made to the other two, often resulting in long waiting times. no compensation for the tenants. -the remote control for the garage doors hardly works, then the door only opens very slowly. -the entire system is very sensitive you can hear all the conversations in the hallway and from the neighbours. our guests are frightened by the noise above us. -the car noise goes deep into the night and often disturbs sleep. the area is not closed off. - the office in the business centre is hardly usable, because right next to the office there is a noisy coffee machine where everyone gets a coffee in the morning and interrupts every business meeting. -despite pitbull prohibition these are in the house. allegedly with harmlessness certificate. answer of the management "every dog can bite". -despite the smoking ban, smoking is still permitted in the apartments and garages, so that there is stench in the corridors and often penetrates through open windows. -management has no interest in solutions but avoids all real problems by "talking". -the pool area may not be entered after 9 o'clock in the evening, not even on weekends. is now up to you how you define luxury and how much you expect for about $3000. we have left the veranda.

DON'T' DO IT! Living at the Avalon is like living in Six Flags. Between the outside noise, hearing people walk in their apartment above you, blaring lights through the windows from retail outdoors, constant broken elevators, fire alarms malfunctioning, and teenagers on the ROOF at night. You can't sleep past 6 am and can't go to bed before 11:00 pm. Not to mention, the apartments are so cheaply built. There is NO AC or HEAT in the hallways, the appliances are super small almost nonfunctional, and parts of the interior flooring are uneven... AND OMG... the crowds and crowds of people at the Avalon. Management is a joke. Don't try to complain about anything because they will lie and tell you, "No one has ever mentioned your issue". They don't enforce ANY rules and are BIASED in their decision making. They're only concerned about occupancy!!! They don't care about anything else. It's NOT a place to call home. At the Avalon ... Retail is KING!!! It's a place to visit, NOT live.
