"Anna Fendi (of the fashion empire) acquired a fabulous Art Nouveau mansion along the Tiber River with a foresteria, or guest villa, behind it, and has transformed the latter into Villa Laetitia, a 15-room hotel. (There are plans to open seven suites in the main mansion.) Set far back from the street in the meandering gardens and eclectically decorated by Anna and two of her daughters, the compact rooms mix modernism with design pieces from the ’30s and ’40s, ranging from Hoffman-style woodwork to bold black-and-white checkerboard fabrics and antique tiles. Each has a kitchenette, and most have direct access to the garden. Ground-floor public rooms are beautifully restored, with faux marble pillars, ceiling flourishes of stucco angels, and intricate wrought iron balustrades on the grand marble staircase. There are flamboyant chandeliers on every level and glass archways in the Victorian conservatory at the back of the main mansion facing the garden. In keeping with the residential atmosphere, staff are friendly but few. Still, fashion mavens will love the style and the tranquil location, just a 15-minute walk from Piazza del Popolo."

I spent 3 nights at Villa Laetitia on a weekend trip to Rome 🇮🇹. I made the booking based on a newspaper's selection of boutique hotels. . However, subsequent reading of Trip Advisor comments caused concerns as they were quite contradictory, either enthusiastic or very negative. Therefore, I use this review to correct statements that I found incorrect. First, the location. Yes, Villa Laetitia is not located directly in the city centre, but it is only a 10-minute walk from the closest metro station and a 25- / 30-minute walk from Piazza del Popolo. The area along Tiber River is quiet and residential, but contrary to what I read in a comment, neither dirty nor decrepit. Yes, there is heavy traffic in the street in front of the hotel, but nothing of extreme proportions and the noise level remains perfectly acceptable everywhere in the hotel. Second, the rooms. Mine - number 305 - was located at the back of the garden in a separate building. It was relatively spacious and well-appointed. Significant focus was put on design and decoration during the renovation with some original features judiciously kept, such as the tiled floor. The room was equipped with a small kitchen and a large table with comfortable leather armchairs. However, a sofa was probably missing. The room opened on a small patio with an outdoor table and benches. The room had two very small bathrooms, none of them being of a decent size for a hotel of this standard. This is clearly the main downside of the room and maybe of the hotel. Nevertheless, the previous comments should not lead to miss the main point. Villa Laetitia's building is an absolutely amazing piece of beginning of 20th century architecture designed by a renowned Roman architect and beautifully restored around 2010. High ceilings, marble, and stuccos adorn each and every room. The central stairs' dimensions are impressive, and the large winter garden extension makes the restaurant room the property's most pleasant place. I didn't have dinner at the hotel (the restaurant is a 2-star Michelin restaurant) but had breakfast everyday with nothing to complain about either from service, buffet - relatively limited selection of items but all home-made and high quality - or a la carte items such as eggs and omelets. Front desk service was very professional and friendly, with the receptionist going to great length to help customers. Compared to other boutique hotels, I found Villa Laetitia reasonably priced (~ 1 100 € for 3 nights including breakfast), and I have no hesitation recommending it for a stay in Rome.|||| |||| ||||

To cut to the chase, we would NOT return to this hotel and cannot recommend it to others.||Pros—as many reviews have noted, the old mansion in the quiet Prati neighborhood has been stylishly restored. Our bright, high-ceiling room on the 3rd floor at the front of the building was large and well-furnished. The bed was comfortable and the marble bathroom large and the towels and bathrobes soft. Coffee, tea and water were provided in-room.||Neutral—service was indifferent at best, though we require little so this wasn’t particularly a problem for us. If you are used to high-end service you may be disappointed. We chose the neighborhood because it’s quiet (ironic in light of the rest of the review)—about a mile from the action of the center. This either is or isn’t to your taste.||Cons—the basic function of a hotel is to provide the opportunity for restful sleep—that’s why we chose the Prati—and it is here that the Laetitia failed terribly. The hotel is situated on a very (very) busy artery that runs along the Tiber. With the windows closed the noise was tolerable with earplugs. With the windows closed the room was also unbearably hot because the staff would not or could not (which was unclear) turn on the air conditioning (noted on its webpage as a feature of the hotel). Our choice was between suffocating heat and the sound of a raceway complete with motorcycles and ambulances throughout the night. We were relieved to check out.||For the price we have done better in Rome and so can you.

Gorgeous property in a quiet residential neighborhood. Close enough to walk everywhere but expect some healthy distances. We love to walk so it was perfect. Dining room was spectacular and very good breakfast. Excellent and professional service from the breakfast staff. Room was simple and modestly decorated. Now the bad news. The room was dirty. Literally two cm of dust under the bed, garbage from previous guests on the bathroom floor. Very disappointing for a room at 400 euros a night.

We stayed at Villa Laetitia for a week in the round room during our honeymoon in Italy. The room and bathroom were very clean, the bed was comfortable (great pillows) and the property is lovely. We felt very safe walking to and from the main tourist attractions - everything is about a 20-30 minute walk from the hotel. The hotel is located in a great neighborhood with lots of good local spots to eat. The Wi-Fi in our room worked very well, such that we were able to easily stream Netflix on the smart tv, and our room was very quiet. Aesop amenities in the bathroom were a nice touch. ||The room’s furnishings were a bit dated, but it had a very homey feel. Shower was a bit small, but water pressure was good. Would stay here again and would recommend.

Amazing place! Grounds were beautiful, comfy beds, cold air, powerful hairdryer, perfect size bath and hair towels. Staff was wonderful and helpful. Breakfast was so much better than expected. Delicious food! On other side of river so a little off the beat and path but close to all of the public transportation. Would definitely stay here again!

We had prebooked and stayed in this property for 4 days end of July then again for 9 days in August. Both times we had specifically booked a unit on their noble floor with full kitchen. Our reservation and itinerary clearly stated full kitchen. It was a major inconvenience was that the stove is (not connected to electricity) and does not work. It’s misleading because the hotel brochure inside the room says that some of the units have no stove connected but they will connect if requested. So we believed they would.||It turns out that it is not possible for them to connect the stove or provide a microwave. They did offer to put us on a lesser priced ground floor unit with stove instead, but we stayed on the noble floor. Many things needed repair (door handle was loose and falling off) but the staff was kind and repaired it on the second day. One night there were ants in the bathroom, the staff came and cleaned and sprayed. The switch plates on the wall were loose and almost falling off. The windows had no screens or drapes and did not shut properly. The armoires did not shut properly, and many things are in a state of constant repair. ||Overall, the property had an old-fashioned style, elegant chandeliers crystal glassware decor etc. The gardens and grounds were beautiful but it's not possible to sit outside too long because of small biting bugs. The staff are kind and attentive – they come and make adjustments if you report something.|

Just recently stayed here from Monday 21st to Wednesday 23rd. The hotel is in a great location only 10/15 minutes in a taxi away from all the sights. Taxi was ranging between 8 and 14 depending on time of day/evening. The room was a nice size decent shower in the bathroom and the bed and sofa bed were both comfy. Only down side to the hotel is there isn't really anything surrounding the hotel in terms of bars shops etc it meant a taxi to St peters or Spanish steps etc.

I love this place with all my heart. Great value, wonderfully eclectic decor, warm welcoming staff, brilliant location. It ticks all the boxes. I’ve been twice now and will always stay here when in beautiful Roma. Thank you for looking after us.

When I first arrived at Villa Laetitia I was warmly greeted by the staff. It was weird like they were expecting us without even knowing our names. We proceeded in to check-in and then realized why we felt that way. We were one maybe one of their only customers. My husband and I stayed here for a week and service was good don't get me wrong. It just felt weird being the "only customers" like a ghost hotel. As my husband stated, it felt "soul less here" I have never experienced a hotel like this where it's not busy at all. Let me tell you the history of this place. It once used to be the home of Anna Fendi and her family. The mansion was so big she had her maids living there as well. Then one day she decided to sell it off and make it into a profitable business in Rome also known as a villa or hotel for others to stay and enjoy. The Fendi family still has their original items from the days they lived there around the villa for others to see as they stay or dine here. The issue was that when they left the mansion, they didn't update the areas of where the customers would stay. Therefore everything is not very modern here. Our hotel, didn't have an elevator or anything for older folks. Don't get me wrong there were some good things about being the "only customers" at times. The room service was great would come in two times during the day to clean up and the breakfast was spectacular. As we left, it was the only time we noticed more folks starting to check in but still it was very few like 2 or 3 families staying there. I just hope this business updates their living quarters and advertises themselves a little differently in the future.

If this hotel used to be a countryhouse I must have stayed in a maid's room because it was tiny and I definitely did NOT see Fendi furniture in my room lol. But I think this hotel has excellent service and offers great breakfast.
