Virginia Highlands Apartments

I recently toured this apartment community and was extremely impressed! The staff were welcoming, friendly, and took the time to answer all of my questions. The apartments themselves are spacious, and well-maintained, and the layouts are very appealing. The community is clean, and inviting, with beautiful landscaping and amenities that make it a place I could really see myself living.

First , the location can not be beat and the pricing living right on the beltline , the staff are very knowledgeable and friendly, they helped me through my application process and ensured that I was taken care of. Also, the property is well kept along with apartments. Thank you all !

Lived here for 2 years and enjoyed every single day. Location is unmatched in Atlanta, in the heart of VaHi, on the belt line, across the street from Piedmont Park, walkable to Midtown, across the belt-line from Trader Joe's! Very quiet and calm and nestled in a lush green area! Ever since Range Water took over, the complex has been running like a well-oiled machine! Maintenance requests are completed within 24hrs, the leasing agency is so responsive, always makes creates events for residents. Never had any safety concern. I had to terminate my lease early for personal reasons, and the leasing agency (namely Rachel and Lovie) made the process as seamless and professional as possible. I would recommend this apartment complex to anyone. Such a GEM!

I have been living at Virginia Highlands for 5 years now. The new management has been wonderful especially Tavia who has been very helpful! Can’t wait for my apartment to get renovated!

I have had the most positive experience at Virginia Highlands Apartments! The location cannot be beat and every one of the staff members I have interacted with has been wonderful! From the leasing office to the maintenance crew - everyone has been so responsive and helpful when needed. 10/10 recommend!

I love the location of this property! It’s a great price compared to other complexes around the area. The new team is lovely. I’m exited for the renovations!

Suffered the loud noise and constant fights for the reasonable rent. New management came and raised rent by $466 a month. Do not move here! I just woke up today even (2/7/24, posting this later) to a lady shouting ,”SOMEONE CALL THE POLICE!” Sure the location is good, but ask yourself if you would be okay sacrificing all your sanity solely to be on the BeltLine? No. Do not do it. My friend has had a naked homeless man approach her while leaving on this apartment complex. You can easily hear the police, ambulances, and fire trucks passing around Piedmont park all the time. Complete dishonest rent, will not hesitate to raise your monthly at your time for renewal 30%, expect MASSIVE jumps in rent, don’t listen to management. Added in bonus there are massive amount of bugs and ants that happened on our apartment without much help, we had to figure how to get rid of them on our own! That gate on the BeltLine doesn’t do much at keeping the homeless people from wondering in, just had one stare solidly at my gf and I for a bit (2/10/24). Shooting at Piedmont park? I have been a resident for 5 years and the reviews are all true- DO NOT LIVE HERE. When MSC investment took over this property went down hill greatly. It took 4 months to have an online portal that worked. Now that they do have the portal it is hit or miss if the rent is updated in a timely manner. They now have flat fees added for water/ trash / pest - way to much for the services provided as well. I have been having an issue with pests in my apartment particularly around bugs & cockroaches. They required me to call every week to remind them to send someone to spray and I am not even sure the legitimacy of the said exterminator. Trash pickup is extremely inconsistent. Currently there is trash piled up at the dumpster and outside of doors because the trash valet has not come in days. Any maintenance request takes days if not weeks to get back on. I had one recently just with a broken light and it was 2 weeks before someone came. Good luck getting in touch with anyone on the management level. This used to be a wonderful complex with great staff but I cannot say the same right now. Outside of the location there are no redeeming factors with MSC INvestments. You can get way better amenities and staff elsewhere for the same price. Please go elsewhere this is not worth the headache!

I lived here for almost 6 years and had minimal issues UNTIL the current management - MSC Investment - took over and this complex went from Virginia Highlands Apartments to Grace Highlands. Save your money and time and live elsewhere!!! They are: unresponsive, uncommunicative, untimely, and WILL NOT give you back your security deposit and then will contact you 5 months later claiming INCORRECT past due rent and threaten to send you to COLLECTIONS in 4 days. Then, when you show proof of payment they'll contact you again with FALSE unpaid utilities (when you don't). And they still will not answer you back about your security deposit. It's outrageously bad. When MSC took over there was no payment portal, and no way to request maintenance for several months. They also got rid of the security guard and several cars were broken into. The mailboxes also got broken into frequently and I found my mailbox cove cover swinging wide open and my mail gone. Be prepared -- you can also very clearly hear neighbors walking above you. The location is awesome but they jacked the prices up without upping the quality of the experience. BEWARE!!! I paid rent on time every single month. When I moved out I provided my forwarding address and took a video of my unit for proof (they told me to). I never received an itemized list of deductions and now, 5 months later and multiple attempts to come into the office + many unanswered emails, I am taking them to small claims court because they never sent out security deposit. They will take your security deposit and not give it back FOR NO REASON! They know exactly what they're doing and will swindle you out of your security deposit and claim other false charges. Poor management, poor accounting, and poor business practices.

Despite the change to new management, I suggest you look elsewhere. Sure, the location is really good, but the trash dumpsters haven't been emptied in a time long enough to have trash bags piled up outside of the dumpsters. It's disgusting. Do you like walkways that flood whenever it rains? Great, we have those. Do you like a dog park that has broken drainage pipes protruding from the ground? Perfect, we have those, too. How about one of, if not, the most forced lease renewal processes known to man? I have good news for you if you're looking for one of those.

Don't waste your time and money. I loved living at this place for years, UNTIL it was bought by MSC investments in early 2022. Then the farce began. They immediately stopped pretty much all maintenance, indoors and out. After a few months I eventually got them to deal with a problem in my bathroom - if by deal with it, you mean rip out the broken fitting, leaving holes in the wall, and slap on another much cheaper fitting somewhere else leaving the holes. Everything outdoors is running down, and I have heard from others that they have not fixed climate control problems for MONTHS. You couldn't pay rent except by handing them checks in person for months, and they almost never actually had someone there to accept them. I had to drive home from work multiple times the week rent was due to eventually catch someone and not get late fees. Their portal since then has gone down randomly for no reason. They also had laughable problems with recordkeeping surrounding my lease. I moved out in mid November, not wanting to deal with this. I got overcharged for the entire month, by nearly a thousand dollars. They told me they would get the money back to me and keep in touch with email. They did not. I have been trying to get this money back for months. Every phone number they give me terminates at an unconfigured voicemail box that is never checked. Every email goes unanswered, some addresses have become undeliverable. After months of going back in person to figure out what is going on, I was just told that that they had no records of my move out or giving them my keys, no recods of giving them my notice to move out, and that rather than moving out in November their records falsely indicate that my lease was terminated in December due to "death or illness of tenant". I am STILL trying to get this overcharge dealt with, let alone my security deposit. I notice when I go back that half the parking spaces are empty at night, when I used to often need to park outside the complex due to all of them being full before MSC took over. People are voting with their feet. Listen to the people leaving. The location was great, but is not worth this. Their recordkeeping is a farce. Their management is absent. Their communications are nonexistent. Their maintenance is a joke. Their promises are empty. Stay away. You do not want these problems.

I absolutely love living at VHA! I have lived here for 4 months and don't plan to move any time soon. The location is phenomenal! I walk everywhere. My neighbors in the area are friendly and many have dogs. The staff on site is helpful and always have a quick turn around to fix any apartment issues you might have.
