Federal Judge Throws Out Disability Case Leveled Against Redwood City Restaurant | Eater SF

"At Viridian, the brainchild of Bay Area fine-dining alums William Tsui, Raymond Gee, Jeremy Chiu, and Alison Kwan, I learned they announced Kevin Tang—known for his Vietnamese pop-up Claws of Mantis and roles at both Nari and Mister Jiu’s—as their new executive chef, and diners can look forward to his renditions of lemongrass skirt steak, son-in-law eggs, and red braised pork belly." - Paolo Bicchieri

I have had a fine experience for the most part, but the trash situation is out of control. I understand that the *tenants* are the ones leaving trash everywhere, not the management, but it's management's responsibility to enforce the rules. Emails saying "this violates the lease agreement" don't matter if there is no follow up. As for people having problems with maintenence, it's probably because the poor maintenence guys spend 8 hours a day picking up trash

I have been a resident of Viridian for 6 years, and I am formally submitting this complaint due to the increasingly unacceptable living conditions over the past 2 years. The ongoing issues in this community demonstrate a severe lack of maintenance, responsibility, and concern for resident safety and well-being. Both elevators have been out of service for approximately a year. This is not only inconvenient but also a serious violation of basic accessibility standards. As a resident on the 4th floor, I was forced to use the stairs throughout my entire pregnancy, which was physically exhausting and entirely unreasonable. Now, with a newborn, the situation has become even more hazardous. I cannot safely use the stairs with a stroller, forcing me to go through the parking garage every time — a completely impractical and unsafe alternative. Additionally, the gym equipment has been broken for months with no visible attempts to repair or replace it. This shows a clear disregard for advertised amenities that residents are paying for. The trash situation is also unacceptable. It frequently smells rotten, accumulates in large piles, and poses both a sanitary and health concern. This level of neglect is far below any reasonable standard for residential living. Furthermore, maintenance inside the apartments is not being handled appropriately. I reported a damaged ceiling that allowed water to leak during rainfall. Maintenance came once to inspect the issue but never returned to complete the repair. This lack of follow-through is unacceptable and unprofessional. I am requesting immediate action to resolve these issues. If they are not addressed promptly and effectively, my husband and I will have no choice but to terminate our residency, as the current conditions violate the basic expectations of habitability and proper property management. I expect a written response confirming the steps that will be taken and the timeline for each repair.

I have lived here for over a year and it’s just gotten worse. We had disgusting cockroaches somehow in our 3rd floor apartment, I called and they said they are working on a new pest control contract/company and they’d let me know when they could come out. They didn’t so I called again and finally got someone out here but they have yet to follow up with round two spray and it’s been a month. My request got canceled and not sure why and I have to call AGAIN for an update on this issue. Maintenance never gets handled in a timely manner, the elevators have been broken for over a year which is insane. The gym and basketball court are both being renovated for like 5 months which is also insane…. There’s no urgency and they don’t care about the residents here. Also the floors you can always hear people walking, they need to update the foundation of the flooring. This place has so much potential but it’s people who don’t know how to run this business… I’ve worked in Facilities for years. It’s not hard to help with daily maintenance requests or at least give residents an update on their requests. We’ll be leaving when our lease is up and I’m counting down the days.

I’ve been here 6 years. So disappointed what this place has become. So many empty promises about things being fixed. I don’t think the hot tub has worked properly since I’ve been here, not to mention the elevators, I didn’t know they were out until I needed them after a knee surgery. The “gym?” HA! The trash is ridiculous! Just disgusting! I’m surprised some from the health department hasn’t done anything. The stuff in the business center doesn’t work 1/2 the time. And just last week there was vandalism done in the garage.Nope, no cameras, either. I could go on. From reading the latest reviews, I felt the need to speak up, as well. It’s sad because this place has so much potential! I’m surprised the City of Greenwood Village is aware?

STAY AWAY FROM THIS PLACE!! Our recent experience with Viridian Apartments was nothing short of frustrating, and I feel compelled to share my disappointment in hopes that others can avoid the same hassle. We scheduled a tour for the evening , arriving at the complex right on time. However, upon our arrival, there seemed to be no urgency or care from the staff. We were immediately met with a nonchalant front desk employee, who informed us in the most indifferent tone that we might need to wait 20 minutes because another party was moving in. No apology, no offer to make us comfortable while we waited—just a cold, dismissive attitude. It was clear that they were more focused on their own internal logistics than on providing good customer service. After some back and forth, the front desk guy begrudgingly agreed to show us the apartment. But once inside, it became painfully obvious that he had no knowledge of the unit we were touring. He struggled to answer basic questions and gave vague, disinterested responses. It didn’t help that he was openly rude, and honestly, I couldn't help but feel that his behavior was motivated by something more than mere disinterest. Being people of color, it was hard to ignore the subtle undertones of discrimination. His dismissive attitude seemed to be reserved for us specifically, which made the entire experience uncomfortable and off-putting. Things only got worse when we asked about the logistics of moving into the unit, particularly because it was located on the third floor. The front desk agent, again in a tone that felt condescending, told us it would be "difficult" to move in and suggested we look at apartments on the first floor instead. As if that weren’t enough, he casually mentioned that the elevator was broken, so moving up to the third floor would be a hassle. We were left to wonder why such basic maintenance had not been addressed, and why there was no alternative offered. The lack of professionalism in his response made it clear that he couldn’t care less about helping us or ensuring a smooth moving process. By the end of the tour, we had made up our minds-we won’t be returning. If the staff behaves this indifferently when showing a potential tenant around, we can only imagine what the response would be if we were to encounter an actual issue after moving in. It’s clear to us that Viridian Apartments doesn’t prioritize customer satisfaction, nor do they foster an environment of respect for all prospective residents. In conclusion, I would advise anyone considering Viridian Apartments to look elsewhere. The unprofessionalism, lack of care, and discriminatory behavior we encountered left us with no confidence that we would be treated fairly or with respect if we were to rent here. There are plenty of other complexes out there that truly value their tenants and take pride in providing a welcoming, respectful experience. Don’t waste your time at Viridian.

The apartments are nice and spacious, but management is extremely horrible and full of lies. When I toured before moving in they made so many promises of renovations, none of which became reality, both elevators have been out since I moved in 2 months ago, the gym has a lot of broken equipment that nobody tries to fix. Most important the maintenance team is worthless every time I put a maintenance request they just cancel it without addressing anything I have to argue to get someone to take a look. Horrible experience don’t even consider it!

The leasing staff here are great (especially Andrew). He worked with me during move in to answer any and all of my questions. He still follows up after I have moved in to make sure things are going well. I have been impressed with the apartment complex as a whole but it does seem that things do not get fixed very quickly (the elevators have been broken since I moved in almost 2 months ago). Other than that I enjoy living here!

THESE PEOPLE WILL STEAL YOUR SECURITY DEPOSIT. I lived here for 2 and a half years. They are financially motivated to make giving back your security deposit as hard as they possibly can. As long as they make the barrier to getting back your deposit a high enough bar, enough people will give up and they will gladly keep it, earning a nice little bonus for themselves. The few people who complain will be run around in circles until they give up. 10 months later and I'm still dealing with this. They will "lose" your forwarding address and gladly just not send the check until you call. They will send the wrong amount, without the legally required itemized deductions. They will never pick up the phone or answer emails. Then once you've caused enough trouble they'll say "our bank records show someone cashed it, not our problem anymore call the police if it wasn't you" (after sending the check to the wrong address). The number of coincident, concurrent failures during this process was staggering and frankly unbelievable. They are not trying their best, they are not trustworthy, they are not trying at all. YOU MUST DOUBLE CHECK 100% OF THEIR WORK WHILE LIVING THERE, ESPECIALLY ANYTHING INVOLVING MONEY. There wasn't a single time the office did something correctly the first try. Do not trust them on a single item. - They will give away your parking space - They will keep your pet deposit if your pet dies while you live there - They will lose keys, duplicate incorrect keys, throw away keys, invent new keys, hand out keys to the wrong people, etc. - They will prorate 31 days of rent on a month with 30 days - They don't understand the 24 hour legal notice to enter - They will say they need to enter your unit to check fire alarms, washer/dryer, water meter, etc, and you need to rearrange your stuff for their access and then they won't show up. - They will give 12 hours notice requiring people to take an action, and in the same email say "this is a hard deadline, we've had this scheduled for weeks" meaning they just chose not to notify everyone in advance. - On the phone you will get customer-service speak saying they'll "get right on it" and then do nothing for weeks. I'm guessing my number was written on a sticky note next the phone labeled "DO NOT ANSWER!" The units are nice though.

Yelp
Horrible! Maintenance sucks, we have been dealing with a washing machine that doesn't work properly for nearly a month! Reported to maintenance and they closed the ticket out saying they could not duplicate the issue I reported. Even though. I showed the maintenance guy an extremely wet towel after the washing cycle was completed! Now, we have an emergency issue on a Sunday night and when I call in, my call is cut off! AVOID THIS PLACE! YOU GET WHAT YOU PAY FOR AND THIS PLACE IS HORRIBLE. Oh ya, and packages get stolen consistently and the management will do NOTHING to prevent and they are aware of the iaaue.

Yelp
How yall gonna charge 80$ a month on top of rent to PARK and not have cameras in the garage!!!! So if you like your car getting broken into and vandalized live here!! Also the elevators been broken for months good luck getting to your home with a disability. We also asked if maintenance had a master key they said no, so tell me why I woke up to strange men in the house when we always lock the door??

Yelp
Apartment 153 has the fucking loudest dog and just howls morning and night I can't sleep and I can't even enjoy my day without hearing that loud ass fucking dog I called the office to get their attention about it and they won't do anything about they have dog poop all around their balcony and it reeks I can smell it from my apartment I can't even enjoy sitting outside in my balcony to read a book I can't even read my book because all the dog does is howl don't recommend getting an apartment here I just moved in and having to deal with this for the rest of my fucking lease

Dan I.

Yelp
The staff is helpful, however on our move in date, the apartment was not prepared for move in. My family is allergic to cats and dogs, and with the apartment completely carpeted, the carpet was covered in animal fur. Due to this, we were inconvenienced and unable to move in on our official move in date. Regardless, once we reached out to the staff, they got to work as soon as they could, and did as much as they can. Within a week, the carpet was finally cleaned, and we are able to move in. I appreciate the support and help of the staff.

Yelp
All of the amenities that were provided were not able to be used, I was told to get a separate gym membership and no elevators would be working for a year. With the lack of amenities there should be a price decrease.

Yelp
The move-out process was an unnecessary hassle. I was told one thing by one staff member about the move-out process and then come to find out later by another staff member that the information I was given was incorrect. I was always cooperative and understanding but the communication was very poor. Then after I moved out, they still didn't seem to understand when I actually left as they were still calling me about my move out date long after I already turned in keys and did a walkthrough of my unit with the lead maintenance guy. The cleanliness of the property, while slowly improving by the time I was leaving, still leaves a lot to be desired. The trash chute rooms on the upper levels are always full of garbage and people are constantly dumping their old furniture and god knows what else outside the dumpster area, making the place look like a landfill (even smells like it at times). Dog waste around the property is an issue as well as people tend to not pick up after their animals. On the plus side, the unit I was in was pretty nice overall. It was very spacious for a 1-bedroom and my parking spot was conveniently located directly across from my unit. I will say, however, the neighbors around me were pretty noisy with their kids running up and down the walkway all throughout the day and my neighbors above me were the loudest I've ever been around. Staff would send email notices about these things, but nothing ever changed, and no one listened. It was especially frustrating when all this noise would happen at night after 10pm when I'm trying to get to sleep so I can get to work early in the morning. One last positive: Jason on the maintenance staff is a really good guy. He was always very helpful and very friendly. Even would stop to chat if we happened to pass each other on the property. This is one of the cheaper properties in the DTC area and it's decent for what it is. It wasn't an absolutely miserable experience living here, but it could have been SO much better. But you tend to get what you pay for. I can't say I recommend living here if you're able to afford a couple hundred dollars more at a nicer, cleaner, more updated property.

Yelp
I have always been a firm believer that reviews don't say all you need to know about an apartment...BUT THIS ONE SHOULD. We lived at Viridian for 5 years and it was 5 years too long. After the first two years, we really only stayed for financial reasons. New management took over and we thought we would give it a chance. I have never regretted a decision more in my entire life. If you are someone who normally glosses over reviews, PLEASE DON'T. Let my review save you from a giant mistake.

Yelp
I had lived at the Viridian for the last four years. Avenue 5 apartments bought the complex out last year. I signed my lease in March and the new group started in May or June. At first, I was hopeful, as with any complex it wasn't perfect but maybe it will get better than what it was. I was wrong. The office staff are rude, unorganized and unprofessional. Where do I start... they had inspections but I never received a notice of entry. I attempted to call the office and it took 7 times calling to finally get someone to answer. I was then met with "these are not optional". I had never said they couldn't enter I simply was unaware it was going to occur. When I went to the office, after the rude answer I was met with on the phone the excuse of "you weren't the only one that had this happen" was given. I asked to ensure I was on the correct mailing list and they blew it off and said we have it being fixed. Move along to November and all of a sudden they had "lost" my lease and was needing to pay month to month. At that point I was not in the position to move, but it took 3 phone calls and the frustration of staff not receiving emails with the copy of my original lease and the manager finally honoring the original lease after several phone calls. The staff also were unable to keep storage units or parking spots straight. I had to verify several times over the year I lived there with this company which parking spot as well as storage unit I had. The trash chutes are always overflowing and all you hear in the evening is kids running in the hallways or screaming outdoors with no adult supervision. I also had several occasions where I would find homeless sleeping in the hallways or empty storage units. They did just redo the flooring and walls in the complex which was nice but no notice was given prior to this happening and they at some point opened my door to tape the door frame for painting. I own a large dog, so heaven help the person who opened my door and was met by my dog barking. When it came time for moving out I was not given a renewal offer until 6 weeks of my lease being done and that was after I went myself to see when I would receive an offer. I had also asked how it would work if I move, as they require a 60 day notice and I wasn't paying for an extra month due to them not getting me a renewal offer. I went to the office to give notice of my moving a day after I was given the offer and Michael was asking who I exactly spoke to about this and was untrusting that I spoke with Anessa the assistant manager (I didn't know her name this day but figured it out after some discussion). No one had ever introduced themselves so I explained and pointed which office she was in that I spoke to. He finally said "oh we only have one female and she does work in the office you are pointing to so we can honor this". After his unprofessional attitude he then was unable to locate the form that needed to be filled out, so he said to email my intent to vacate. It took them 3 days and me sending two emails to get any response from them. I then went to turn my keys in and ensure everything was taken care of and again Michael was unorganized and showed me the form finally. I offered to fill it out and he said with the email I sent should take care of me filling the form out. I then asked how I would get my deposit and he said we will send it to the forwarding address provided. I informed him I have not left such thing due to not filling out the form. He pulled out his notepad and asked me to write it down and he would put it in my file. I later came to return my keys, and a week later I got a phone call asking if I turned my keys in, I also got a call later in the week asking for my forwarding address. When I called back Michael answered the phone and I got the excuse of it being very busy that was the reason he couldn't get the address updated earlier. When it comes to my security deposit being returned let's just say I had to send a certified letter after 60 days asking for it back. I am waiting to hear back from the complex. I got a response from the interim manager and she was kind and worked to make the situation right but even after the two times I gave my address to the office she stated the address was incorrect in their records. I couldn't get out of this complex fast enough and I warn anyone who moves here to choose wisely.

Qwert K.

Yelp
I would give zero stars if I could. If you are considering about renting in this complex - RUN. With new management this place has become a lousy dump. The property manager Chris shows no respect for the current tenant. Chris is an obvious racist; when he heard my accent, he pretended not to understand me, although it was clear that he was only pretending. They charge for every little thing and don't want to take responsibility for the mess.

Gwyn

Yelp
If I could give this place a negative rating equal to the number of stars in the universe I would. Absolutely incompetent. Turned in my 60 day notice on September 11th For a move out at the end of my lease November 21. It was accepted and confirmed. I followed up a few days later and it was again confirmed. Fast forward to October 21st when I received my rent statement for November that was a full month, not a partial month. I immediately sent the property an email stating the issue, with the first statement being I am alarmed. No response. On October 22nd I left a voice mail again outlining the issue, starting with I am alarmed. No response. Without going into the gory details, I did everything humanly possible to fix the situation prior to November 1st. Turns out the notice was never acted upon, and the rent was never fixed. I continued to try to get it resolved with absolutely no results. I didnt pay my November rent and in fact pleaded with them to fix the rent so I could pay them. So, imagine my ABSOLUTE fury when I got a pay or quit notice on November 14th to either pay the owed rent, which they never fixed, or surrender the property by November 16th (last night). This negligence on their part has resulted in additional moving costs and unbelievable stress, going on since October 22nd. Don't even get me started on the trash or parking issues. My brother and I have started calling it the Greenwood Village city dump.

Yelp
fueron muy eficientes y eficaces muy rápida la atención a mis solicitudes muchas gracias
