The tea here is very very good. Probably some of the best tea I have ever had. You can tell that the workers put in a lot of effort into making the drinks. The lime in my drink was freshly sliced when I ordered my drink. It took time, but it was worth the wait. The presentation was very nice and overall I felt like the employees took a lot of pride in the product they made. That's pretty rare nowadays. I would probably order a large next time.

I have been to this place since it was opened (in 2018?) and their boba was always so good since it was made from scratch. My go-to is brown sugar milk tea. However, the boba was very disappointing today - The texture was the same as ones from normal boba shops.

Favorite bubble tea place! They have warm, hand-made tapioca bubbles with their thick creamy milk. Their fruity slushes and drinks are excellent as well. But if it's your first time, try the flagship brown-suggar milk tea. It's to die for.

Very unique interesting tea house! Xing Fu Tang can accompany you by showing their traditional to drink a unique brown sugar pearl drink! That is kind of fun to do so! When you wait for your order! You can take the fortune stick to choose what is going on with you now( kind of you already know ^^) that is also fun to try! I order a hot drink and the taste is great it is not so sweet! The pearl is so delicious and chewy! It is also not too sweet. Good taste and good try! You can chill out after the grocery shopping. They also have a promotion! Just keep checking it out! Here is the location at T&T, it is easy to notice and you can sit nearby. I know you will have a great time here! 😁🥤

The location is excellent, situated at the checkout area of the T&T Supermarket. They have a lottery machine for entertainment, and the advertisements look very appealing. However, despite being in a Chinese supermarket in Canada and selling Chinese bubble tea, the staff only spoke English, which seemed odd. One would expect them to at least speak some Chinese. Additionally, the bubble tea was extremely sweet, even though I asked for only 50% sugar.

Long line ups usually but you can get no line ups at off times. Good flavour and no aftertaste. You cant control the sugar content in the drink so it is a lot sweeter. The tapioca balls are softer than most places which makes it easier to chew. They also make them in brown sugar at the storefront. This place is located inside the t&t. Approx $7 for each one.

Wow, I couldn't believe I found this bubble tea place in Vancouver inside a grocery store! I had the Brown sugar bubble tea and it reminded me of Taiwan! The boba was really soft and tender! The milk tea was not too sweet! So good!

This location was inside of T&T supermarket and we were excited to try after shopping. Staff was friendly and I ordered brown sugar boba milk and half tea and coffee with boba at the cashier. I saw staff cook boba with brown sugar in wok and served warm. Ambiance was laid back and drinks came out quickly. I loved the strong coffee flavor and perked up immediately. For other drink, it's not what I expected. It's definitely high quality and we enjoyed roasted brown sugar. We will stop by next time if we are in this area.

Love the huge and unique variety of drink options conveniently located at an Asian grocery market. Love there's refreshing drink options with/without boba. The lychee tea even had real lychee pieces!

Absolutely terrible drinks. Buying drinks from here made me feel like I threw my money into a fire pit. Really. Ordered the Brown Sugar Pearl Milk Tea and the Lychee Kirin Tea. The Lychee Tea was like drinking very faintly flavored water. I was told the Brown Sugar Pearl Milk Tea was overly / sickly sweet and the boba was hard. They have numerous locations; the Richmond Xing Fu Tang is located inside the T&T Supermarket at Lansdowne Mall. Based on my experience, I highly recommend going elsewhere for drinks.

Highly recommend checking out Xing Fu Tang. It was my first time trying this boba shop. I saw lots of TikTok about their brown sugar boba. The location was conveniently located inside T&T supermarket. I ordered the taro slushie with soy milk and boba. It was delicious! Very creamy. The oat milk coffee latte was alright. Very acidic, but it tasted like coffee candy.

We had to go out of our way to find a Xing Fu Tang, my friend said they cook their boba different. I'm not sure what they do to the boba in the wok that I'm seeing on display, but it does taste unique in a good way. I'm not sure if that is a Xing Fu Tang's thing or if it's just this location but before ordering, there's a station where you can draw your luck fortune, it's hilarious whoever wrote all these fortunes and misfortunes. You can find this boba shop right inside the T&T grocery store. I'm satisfied with my drink, there's a mixed of fruit and milk teas to choose from. I got the fresh milk with boba and they don't adjust level of sweetness. they only adjust level of boba to control the sweetness. We were surprised it wasn't loaded with sugar and it was just right. I was just disappointed it wasn't a tea flavor. They make fresh boba daily (see my photo).

This Xing Fu Tang is located INSIDE the T & T Supermarket at the Lansdowne Mall in Richmond. For those bubble tea lovers, there is app and one-time $5.00 membership to join. Every year on your birthday you qualify for a complimentary birthday drink. Essentially the membership pays for the drink and there after you collect digital stamps. It so happens I racked up enough digital stamps to get a free drink. Today was a sunny day so I was in the mood for reasonably cold but not too cold drink with a hint of energy...coffee. The Brown Sugar Pearl Dalgona Coffee Fresh Milk Large Cold (Less Ice) was a great choice for a boost of energy. Like the Brown Sugar drink, this one has the addition of coffee. Sweet and delightful. Great for those who enjoy coffee and bubble tea, this combination is awesome! I most definitely recommend this drink and a repeat on my list.

This XFT is located in Lansdowne's T&T in the front, behind the registers. When I ordered, they were still making the pearls so we had to wait about 10min; that's typical with XFT, at least the pearl should be soft and chewy since its freshly made. However, when I got my order, I found some harder, undercooked pearls. I got their Brown Sugar Pearl Black Tea Latte, I prefer this over all their other drinks. Their Signature Brown Sugar Pearl Milk is good too but I don't like the torching of the sugar on top because I'm not into the chance of drinking plastic. The other drinks are overly iced and not that special for the price/size so I really just come here for this one drink. If you like their drinks and are a frequent buyer, they have an app you can preorder from that is priced cheaper than in store and also tracks the number of drinks you've ordered so you get a free drink for every 10.

Two stars for the good service that was rendered and the convenient location that's inside the T&T. The tea was not what I expected, black tea with cream top, but the tea was a dirty look and a dirty taste, I couldn't tell if it's milk tea or tea with something else. In general, I can't understand why all teas have to come with a cream top, and there is not an easy way to order a clean tea with the bubble or the herbal jelly but without the cream.

They had a BOGO event on Uber Eats if you were to pick up. Both drinks have to be the same. Decided to take advantage of this offer and stopped by to grab something to drink. I got the signature brown sugar pearl milk. The pearls did have a brown sugar taste but it wasn't that strong. When mixed, the drink was super creamy and had a strong milk taste. I think that they could actually have added more brown sugar syrup to the drink because it felt slightly bland when we reached the end with only the cream left. I liked that they torched the top of the drink, giving it a slight "creme brulee" flavour. The reason why I only gave 3 stars is because I would not pay $7.50 full price for this drink as the size is pretty small. But if there is still the offer available, I would definitely take advantage of it and give this place a try!

This place is amazing! It's located inside T&T supermarket. I ordered the signature brown sugar pearl milk and it is delicious. The pearls were just freshly made and still warm. I normally never order this drink at other locations because I'm afraid it'd be overly sweet, but this one wasn't too sweet! My sister got the matcha milk with strawberry pearls and it tasted pretty good as well. The strawberry pearls brings out a nice flavor to the drink. You can see someone mixing the brown sugar boba live on the side, which is a nice feature. The wait was a bit long since a new brown sugar batch was being made, but this place is worth the wait. My favorite part about this place is drawing a fortune stick and receiving a free fortune! I'm always a sucker for these neat ideas.

This was the worst experience at Xing Fu Tang. The last two times were at the Cambie location with the very last time being a near perfect experience. My mom and I had each ordered their brown sugar pearls milk tea as she became obsessed with this drink after our last experience. That drink was a beautiful drink with brown sugar swirls coating the cup. This was the brand's signature look. The pearls were also rich in brown sugar taste. Today's version?? Look at my picture. It does all the justice in terms of appearance. Where was the signature look?! I dont care if the staff was too busy or perhaps lazy to do the swirls. If they're short staffed, then that's the vendor's problem. A brand should always uphold a certain consistency, especially if it's what you're reputable for. There wasn't much brown sugar taste in the pearls as well. Lastly, at the Cambies location, they "stir fried" the pearls to blend with the brown sugar. At this location, I saw them pouring the prepared pearls into the "wok" . If you read the website - "We are passionate about keeping the quality to the same standard among all stores." - there definitely wasn't the same standard amongst stores.

Best. Boba. Ever. Late review but I would book a flight back to Canada (from California) to have their boba drinks again. During our 3.5 day stay in Vancouver, and we visited this boba shop three times and it was consistently perfect -- both the drink and the boba itself We got the signature milk drink and the brown sugar milk tea. One of the employees said they are opening up one soon in USA (??) which made my day and definitely hoping it'll be somewhere in California.

My family from Seattle was visiting Vancouver this past weekend and so we decided to try out a bubble tea place that we can't find in Seattle. Xing Fu Tang is located all over the world (including NYC), but not in Seattle. I've seen this place featured on Subtle Asian Traits multiple times and so I decided it was worth a shot. This Xing Fu Tang was located inside of a T&T SuperMarket. The line was long, but it moved quickly. The brown sugar milk ($6.50) is Xing's flagship drink. It has fresh milk, brown sugar pearls and a brown sugar brûlée on top. It does not contain any tea, but it is very creamy and has a strong brown sugar flavor. In comparison, the brown sugar milk tea ($5.50) has both tea and non dairy creamer (it does NOT contain fresh milk) as well as brown sugar pearls. It also does not have a brûlée topping. It tastes more like an iced coffee or a traditional milk tea. Personally, I preferred the brown sugar milk over the milk tea version, but the rest of my family preferred the tea version. Note that Xing Fu Tang only serves one size which is the 16 oz size. I don't think it was worth the price, but at least the drinks tasted okay. Not sure if I would come here again, but I'm glad I finally got to try their famous drink! 3/5 for drink, 5/5 for service

Same menu as Taiwan Xing Fu Tang. Awesome drink. Love their freshly made pearls. I am not a big fan of pearls but I am willing to have the pearls here. They are different from the instant ones, you get at their competitor bubble tea places. The drink is on the pricy side but it is worth it. It is so good. This store is located inside T&T. Note that the wait in line to order is about 10 mins and to getting your hands on the drink is another 20 mins wait. Yeah in and out 30 mins. It is kind of long. I hope the line dies down or that they hire more people to make the drink. Highly recommend trying their drink here. In Taiwan it cost around $2.10 for the same bubble tea you pay $7 here. Oh well, we are in Canada and happy to pay the difference.

I actually had no expectations for this place. But after being disappointed with The Alley, I guess this gave me faith again. The make the boba in a wok and I didn't think it was going to be any good. Turns out it was amazing. So much GOODNESS in the drink. It wasn't too sweet and the brown sugar was perfect. The boba was soft and chewy and probably the best boba i've ever had in North America. The Milk tea version wasn't bad, but I prefer the original one more. This place was located right in the Asian Grocery store and it gets kind of crowded. When they give it to you, it's pretty hot. I love how they have the fortune teller sticks here. It's the big version and once you pull your number you get to find your fortune in the box that corresponds to your number. Please open one in The Bay Area!!!

Overhyped. We tried their signature brown sugar boba milk tea and their matcha w/ boba. The brown sugar MT was lukewarm from the hot boba and ice, and had very little tea flavor - I wanted the tea flavor as opposed to ordering the brown sugar with fresh milk. The matcha milk tea lacked matcha flavor and the strawberry "boba" lacked the chewiness of traditional tapioca. I didn't want the matcha and strawberry flavor combo, but they wouldn't let me switch to regular boba.

I am a typical boba tea drinker. This is my first time trying out this brand/location. Typically I tend to stick with the original, which is equivalent to XFT's brown sugar milk tea. The line was decent when I got there, so I ordered the drink promptly. From there, I sat and waited less than 10 minutes. The boba is completely on-point. Soft, but chewy. The tea has a burnt taste to it, so if you're a latte lover, this drink fits right in your alley. Overall, great location. Boba is fantastic here.

I was craving a nice satisfying bubble tea after the nightmarket so we made our way to Xing Fu Tang, which is inside the new T&T. Of course I had to get a brown sugar pearl drink, and since I prefer milk tea much over milk, I got the milk tea version. The tea flavour is quite light and the star of the drink is the brown sugar pearls. They were quite generous with the brown sugar this time as the cup was fully coated. But the pearls were not as soft and chewy as usual. I remember having the same drink at the Cambie location and the pearls were amazing. Despite this, the size of the drink is kind of small and I craved a second one immediately, haha. I notice that this location uses the 3.25% Lactania milk they sell at T&T, whereas the location on Cambie uses fancier milk that isn't the basic Lactania brand. So although they are priced the same at both locations, I don't think it's worth it here. The employees here are hilarious. I asked the cashier what the rabbit tasted like (they have a drink that features a pudding/jelly rabbit). They said it's just a mango smoothie. I said no, I mean the rabbit part specifically. They told me it doesn't taste like much, just sweet jelly. Then, I asked what the soda with jelly tastes like. They said it's just 7up with blue syrup flavour. I asked what the blue syrup tastes like, is it blueberry or raspberry? And they said no, just a general blue syrup taste and they don't recommend it. It's more for the jelly. I asked what the jelly tastes like, and they said it's just agar jelly and has no flavour. It's all for the pictures. At least they're honest! Another thing I noticed was an employee was feeding another employee chips while working. The one being fed was the one in charge of stirring the brown sugar pearls. Not sure if this is exactly following health standards. I guess it's better than her using her hands to feed herself while stirring? Overall, service is pretty good and I didn't have to wait long for my drink (I arrived just before T&T closed). I think I'll stick to the Cambie location from now on, though.

WOW. This is it. I'm convinced they've perfected boba here. They haven't perfected the milk tea, but they hit the boba out of the ball park and that was more than enough to make me beyond happy. We ordered the brown sugar milk tea with boba. They cook the boba with the brown sugar right in front of you, so you know it's fresh. When the drinks came out, the boba was still hot - a really good sign that got me excited. It was soft (but not mushy), and it had the perfect amount of sweetness from the brown sugar. Honestly I would want to order a cup of boba here just to eat on its own with no drink - It's that good. The actual drink was pretty average on it's own, but mixed with that delicious boba, it was really good overall. I would highly recommend a try if you're in the area. This is definitely the best boba (but not the best milk tea) I've had.

I wouldn't call myself a bubble tea expert by any means, but the drink I got from Xing Fu Tang did not taste like bubble tea. This Xing Fu Tang location is nestled inside T&T right by the front/cashier area. So naturally after picking up a few groceries from T&T, I walked over and ordered myself some bubble tea. I've seen them all over Instagram and just goes to show that just because something is aesthetically pleasing, doesn't mean it'll be good. I ordered their signature brown sugar milk tea for myself and my dad and got the matcha pearl milk tea for my mom. All three drinks were made very quickly and from start ordering to getting my drink I probably waited a total of 4 minutes. Efficient, I'll give them that. I feel bad for saying this, but the drinks were mediocre at best. My brown sugar drink tasted just like 2% milk with no flavour of brown sugar whatsoever. I had a sip of my mom's matcha pearl milk tea and it tasted very watered down, even after giving it a good mix. For me, their only redeeming quality is that I really liked their boba balls, which I don't think I've ever said about any BBT place ever. Since Richmond is bumpin' with infinite bubble tea shops, next time I'll likely satisfy my BBT cravings elsewhere.

Heard Xing Fu Tang just released two new time-limited Dalgona Boba drinks and saw the Lansdowne location had 20% off if call them beforehand. You don't have to line up that long T&T line because they will come out and pass it to you if you are not inside T&T. I got the Brown Suger Pearl Dalgona Coffee w/ Milk and also a Strawberry Pearl Milk! ⁠Although the discount was a plus and the staff were nice, the dalgona drink was fine but the whip is very bitter. Stirring the drink lots might be recommend! The pearls for the strawberry milk were really hard though but that might be a batch problem...

Don't be fooled by the low number of reviews, this place has the best boba I've ever had in my LIFE. I am a hardcore boba fanatic from the 626 (if you know, you know), but this is seriously the best. We were visiting from California, and we heard about this place from friends who visited Taiwan. They're known for their signature brown sugar milk with boba, and they even torch the cream on the top of the drink!! The boba is soft, chewy, and packed with flavor. It was the perfect consistency and flavor. The only down side is that you can't adjust the sweetness, but I think it's because they don't add additional sugar since the signature drink is just milk and boba. We also got the brown sugar milk tea. That drink was also really good because the milk tea was not sweetened. If you want a sweeter drink, get the signature brown sugar milk with boba. If you want a less sweet drink, I'd get the brown sugar milk TEA with boba!

Honestly, I expected a lot more from this place. It tastes incredibly plain, and there are so many better boba places in the area that you can go to. We ordered fruit teas because they were recommended, and we ordered 50% sweetness. To our dismay, it tasted like sour water. Additionally, their prices are ridiculous for this quality. There are far cheaper and better bubble teas you can get in the aberdeen area--in fact, I would rather go to Sharetea than come to their boba place again.

If I can have any boba for the rest of my life it would be this place. The flavor of their boba is chewy and fresh and has a caramelized taste. The dirty Brown Sugar one of my favorite drinks is amazing here. Super sad the potion size is smaller than of average and the price is kinda higher than average as well. The way they ask you to drink is trying it for t before mixing and then mixing several times to balance the flavor. At both times trying the drink it still tasted outta this world. Would highly recommend this staple to anyone.

I'm not sure how many bubble tea places I've been to in my life, but this one definitely is memorable! This place makes the best brown sugar pearl milk I've tried! I guess the hype is real, at least for me. You can see the employee making it fresh in this large pan in the front. The boba is also cooked perfectly as it is chewy, but not too chewy and soft, but not too soft. The flavor was excellent and it was not as sweet as I thought it would be. The only draw back was that it took about 20 minutes to get it because of how busy it was. The soda and handmade jelly was also good, but did not compare to their signature drink.

Located within the TnT Supermarket on Lansdowne Road, this place can be a hit or miss. I have tried their milk tea twice, with the first time being much better. Perhaps there are some consistency issues here. My second order of the milk tea was very light on sugar and tasted a bit bland. Overall, the prices here are low while the quality is decent.

Love this place for its great boba! I had never even heard of brown sugar boba milk before and so when my fiance brought me here I was pleasantly surprised at how good the boba was! The drink was surprisingly not too sweet as I had originally thought it would be and the line goes pretty quickly considering how long the lines can be. It is really cool to see the employees mixing the brown sugar and boba together, which is a pretty time consuming process. And they also have a place where you can use a stick to grab your own fortunes. Overall, pretty solid place for some brown sugar boba!

2.5 stars for this place. I've had much much better bubble tea. This place claims to be Taiwan's #1 Bubble Tea, but it was average at best. The brown sugar pearl milk (their signature drink) was bland and lacked flavor. It tasted like sweetened boba with regular milk. The grass jelly version was no better...bland enough to think I was just drinking a glass of milk with boba. 2 stars for both of those drinks. The bunny jelly mango smoothie was decent and the best out of the three. The wait time that a lot of reviewers complained about is real. I waited about 10 minutes for my drinks and it wasn't busy.

The menu is the exact same as the one in taiwan and the taste is comparable as well. I got the brown sugar pearl milk tea and it was delicious. The highlight is definitely the brown sugar pearls. They're freshly made, warm, sweet and perfectly chewy. The drink didn't taste have much tea taste but who drinks that for the tea anyway? The wait time wasn't too long even though there were a lot of people. The staff are nice and friendly. The shop is located inside the T&T supermarket. They accept credit card and apple pay.

I've had way too much bubble tea this year due to all the new bubble tea places opening up but I finally got around to trying this one! They have so many locations now too. This one is located inside T&T and they seemed pretty busy. I tried their famous brown sugar pearl milk and it was as good as I expected. There is a layer of cheese foam (I think) on top and then they add sugar and brulee the top too. It had a nice caramel flavour, the pearls were soft but chewy and the drink was quite rich and creamy. It is expensive but so is every other place now. Worth a try once! I would try the milk tea version next time.

I am a frequent customer of the three Xing fu Tang (Granville Cambie and Lansdowne) this is definitely the worst service wise, this one seriously need some help in the management. Don't get fooled by the crowd out there, it's all because of their slow service. From the cashier to the beverage makers, seems like they are all on their first day of work and no clue what they are doing. First I got the wrong change from the cashier ($5 short) Then I waited for 20 minutes and was notified they were still making the pearls, why didn't they tell me when I placed my order???? Trust me, this is not my first unpleasant experience there, I had enough.

July, 2019 Since a lot of people recommended this place, why not give it a try? I tried their matcha milk Pearl ... cannot taste any matcha favorite at all, pearls are pink color with a lot of ice. Black sugar milk tea with pearls... its tasteless, cannot taste any black sugar favorite, no sweet, pearls was too soft. I returned to them, they said, they dont put sugar inside, the sweet favorite us come from pearls. Extremely disappointed. Not worth to try. Extremely slow services with 6 employees.

Horrible service and drink! Was a loyal customer, but never coming here again. Ordered my usual matcha boba milk, but this time it tasted like grass and had a very weird fruit flavour mixed in. Asked them to remake it and got major attitude. 8 bucks for a crap drink and you get attitude...

Delicious fresh and fruity passion fruit yo yo. Highly recommend this place. Be forewarned that they tend to skew towards the sweet and creamy so if you're a fruity fan, this may not be the best place.

Finally got to try the infamous Brown sugar pearl milk, needless to say the drink was quite interesting! Wasn't the biggest fans of the pearls, as they were not as chewy and sweet as other bbt places. But they do stir-fry their pearls which creates a roasted kind of flavour that we really enjoyed.

The best way to get diabetes. Been here a small handful of times since it has opened and I've never got anything else other than their flagship bubbletea. I love that they saute the pearls in brown sugar...really caramelizes the pearls and adds a distinct flavour profile to the boba. It's a little bit on the sweet and kind of heavy (well what do you expect with all that sugery goodness?) so it's definitely a once in a while treat. Service, however, is painfully slow especially compared to their Granville/Cambie location.

This place is all hype for I don't find anything special or anything WOW about this place. Tea flavor is non existent, yes the bobble has the brown sugar flavor but how many bobble can you really eat?? And i thought it was milk tea but it was milk with the bobble....huge disappointment. Also tried the grapefruit tea....yeah no good at all. For the piece and the size of the cup I felt like I got ripe off actually.

The fresh boba was great- still piping hot when you get your drink! The drink itself tasted very watered down. There wasn't a whole lot of flavor, especially for having brown sugar in it. I'd probably skip this spot next time we're in town. Not worth the wait or stomach space.

This has got to be the best bubble tea I have ever had... I got the brown sugar milk tea, with extra boba, both my parents got the same thing and we were all amazed with how good it was. (If you read the one star review, that lady was lying, she probably could handle its amazing flavor) If you are going to Vancouver, you must come here. Fresh Bova daily, with amazing flavor.

I've had a few drinks from here and other XFT. But it feels like this one is inferior compare to other ones. The past 2 times I got hard pearls and also clumps of unmelted sugar. Will avoid it in the future. Without the pearls, the drinks themselves are good. The staff is very friendly.

Honestly this bubble tea is probably one of my top favourites. The milk tea is nice and creamy, and the pearls are super chewy and delicious. The only thing is that the drinks are pretty pricey (thank goodness there's large sizes now). I would take advantage of the Uber BOGO events when it comes up, but xing fu tang does give great quality drinks.

Everyone and their grandma has been churning out brown sugar pearl drinks lately - can we arguably say that it is THE BBT drink of 2019? However, even with the crazy availability of this drink choice in almost every BBT place, Xing Fu Tang is my favourite. I thought it was gimmicky at first but there is something to be said about caramelizing the brown sugar and pearls in the giant wok that adds extra flavour to the pearls. I've tried both versions - the milk and the milk tea. My preference is for their milk tea version. They don't sweeten their milk tea, at least I don't think so and if they do, it's not a lot. The bitterness of the milk tea combined with the brown sugar pearls makes for a lovely drink and it's my default choice when I have a chance to go to this location. A minor quibble that I have is that they are expensive for the size that you get in comparison to other shops where for that average price (~$6.00 CAD), you would be getting a large size.

Avoid this location if possible. The girl torching the top of the brown sugar milk tea didn't even fully torched the drink before giving it away. I ordered the mango smoothie with bunny jelly and another girl made my drink and dropped my cup side ways so the mango spilt all over the lid and covered most of my bunny. Thanks for messing up my IG photo. Drinks weren't as good as the Cambie location either.
