Korean Chicken Chain Bonchon’s First Washington Location Is Getting Close | Eater Seattle

"I saw signs on the ground floor of the Zig Apartments at Broadway and James on First Hill, near Seattle University, that suggest the popular Korean fried chicken chain Bonchon is getting close to opening its first Washington outpost; there’s no official opening date, though the restaurant was confirmed earlier this year and multiple tipsters have recently spotted signs of progress. Bonchon began in South Korea in 2002 and has grown to about 200 franchises worldwide, including locations in New York, Hawaii, and Texas. Its menu centers on wings, drumsticks, and chicken strips and also features takoyaki, Korean tacos, pork buns, rice cakes and fish cakes (tteokbokki), bibimbap, udon soup, and chicken katsu." - Megan Hill

Toured this apartment and Dawn was the absolute best - taking all her time to show me around! The features and amenities are almost identical to the pictures on the website which was great - apartment area is kept neat and when i went there the surroundings didn’t have any dirt/people camping around. 10/10

I just moved into my new apartment, and I have to say, the whole process was amazing thanks to Dawn Lingrad, the Lease Manager! She made everything so easy and stress-free. Dawn was super helpful, always quick to answer my questions, and really made me feel welcome. The apartment is beautiful, very clean, and just what I was looking for. The whole community feels safe and well taken care of, which makes me even more excited about living here. Big thank you to Dawn for going above and beyond — I highly recommend working with her if you’re looking for a new place to call home!

Inquired about a unit, when I called I was connected with someone from the grey star office who had no idea this apartment even existed, regardless after doing some research (I assume grey star owns many properties across the country) she set up a virtual tour for me. The time and day of the virtual tour no one contacts me so I called the property and got no answer, so I left a voicemail with my name and number. It’s been about 4 days now and I have yet to hear back from them.

Zig is the best apartment community I have ever lived in. The team here, especially Allison, Mike, and Mimi are the most helpful and friendly people I’ve ever met. They host wonderful events, have many great amenities like hello Alfred, package concierge, security, gym, parking, storage, rooftop deck with dog relief area, etc. One of my favorite parts of living here is my neighbors as well, they are all friendly and genuine which is hard to find in the Seattle freeze.

Avoid this place. Elevators are having constant issues. There is constant noise coming in from the back alley, if it’s not the garbage trucks early morning, or screams from people passing by. I currently have someone on my floor blasting music and yelling. Good luck if you need something from the leasing office as, more times than not, I’ve gone down to find it empty. We were advised to not store our bikes in the available bike storage as there had been break ins in the past. The last straw for me is them restricting access to the 1st floor elevator for four days, over a single cracked tile. Far too many inconveniences, to consider staying here. Edit to add: During a recent power outage, staff left all doors wide open, and unattended. Emergency lights in hallways didn’t even light the opposite wall, without a phone light getting out would have been difficult. Complete lack of security, as staff decided to leave. Never before have I felt so unsafe in my own home

Google
This property had elevators that are constantly breaking, management that doesn't provide updates and inconsistently responds to requests for updates, and the rental company, Greystar, is completely unwilling to reimburse residents for their diminution of services. I strongly recommend against renting with Zig in particular, and with any property managed by Greystar in general. Their automatic survey system recommended I post this review to Google.

Well-maintained and quiet. The staff here are great. My maintenance issues always got addressed quickly. I never really heard my neighbors so I guess the soundproofing must be really good. Apartments are small but new, and there's plenty of common areas and amenities to use when more space is needed. There isn't a good place for cars to pull over near the apartment, so that does make some deliveries difficult. You can get a street parking pass for cheaper than the parking garage fees. The fees to break a lease are pretty excessive but seem to be standard. Decent variety of grocery stores nearby, including Uwajimaya if you use the streetcar. I keep hearing about dog poop problems on the roof. A few times both elevators broke down, but was usually resolved within half a day. I made sure to thoroughly clean my apartment and got my deposit back in about a month. Look into the MFTE units if you're on a lower income.

Google
The staff is awesome, maintenance is quick and efficient, but the prices are outrageous for the location and size of the units. The parking situation also leaves a lot to be desired, particularly the driveway and the fact that there are always people illegally parking there.

Yelp
Dawn is amazing! Super knowledgeable about the property. Really nice building and units

Yelp
2024-02-05 - (( Currently a future resident )) Toured the complex with Asiana and had a good first impression of the complex. The parking lot was a little tricky to find for first-timers, but enjoyed the complex and the spacious gym. It is near impossible to get a hold of the Zig leasing office over the phone, however, I also understand how engaging over email/chat allows a single community manager to tend to multiple things at the same time. With that being said, I would recommend the community managers to offer to speak on the phone after three or four email back-and-forths. 1) This would save everyone time, 2) When you are unsure of something, you wouldn't leave a paper trail that can cause complications for Greystar in the future.

Yelp
**Notice all 5-star reviews are from people who have not moved out yet...I agree living there is nice, but I'd pay special attention to the reviews from people who have gone through the universally terrible move-out experience as well. I HIGHLY recommend you stay away. I lived here for a year, and honestly my experience LIVING here was good--nice place, good location, clean, kind office staff--the issues came after moving out. For the last two months of my time there, I was significantly overcharged for my rent costs through their renter portal's automatic payment feature. When I still lived there, I brought this to the attention of the office, and they helped me fix it in the system so that I had a credit on my account for the amount I was due back, and I was told I would receive a check at my forwarding address within 2-3 weeks. This did not happen! After reaching out several times and leaving messages with various people because I could not get ahold of anyone in the office, I eventually received a check from Greystar (their management company)--but for significantly less than the actual credit on my account. And now that I do not live there anymore, I am not able to access my renter portal or the ledger, and apparently neither is the leasing office. All my attempts to have this rectified have been completely ignored--the emails and phone numbers that the Zig office have provided me to reach accounting departments, etc., have led to no reply, and I have receipts and proof for all of my demands. It has been MONTHS. They have also broken the legal terms of my lease by not sending me back my security deposit or itemized receipt of deductions from the deposit. At this point, Zig/Greystar owes me over $1,000. It is literally criminal, and I will be submitting a complaint with the city because my lease was through the MFTE program, which is supposed to help low-income people (like myself) afford to live in Seattle. I am low-income and do not have $1,000+ to spare, and I am at the end of my rope because I do not have the luxury of spare time to keep reaching out to beg some big corporation that always puts profit over people to please just give me my money back. The people in the office mean well and are doing their best, but I highly, HIGHLY recommend leasing somewhere else unless you have money to burn because the well-meaning people in the office are not able to help rectify financial issues, and it seems as if the people who can rectify those either 1. don't exist or 2. are willfully ignoring me and my pleas to just get back what they illegally overcharged me.

Yelp
THIS PLACE SUCKS!!! I just spent 1 year in this place (Unit115) it was a horrible experience! UNIT 115 The building suck so bad you can hear everything from your unit, the dog barking all day on the next unit, you can hear and feel the vibration from the trash compactor that is located under the unit, there's construction next door, between the construction noise & the loud music they play just makes this place HELL. I found big nails on the patio that come from the next door construction, I haven't been able to use the small patio with all that noise. The trash shoot is right across the hallway and even with the door close you can still smell it. GARAGE & DRIVEWAY There's 2 restaurants on the street level and the people trying to find parking to go into the restaurants are always parking on the only driveway to get in to the garage. The worst part is when there is ONE WAY and almost every day you find people driving the wrong way so there's no way for you to get in! The garage stinks so bad like there's something dead in there because all the dumpsters from the building & the restaurants. GARAGE There's 2 doors to get into the garage, one is always open. Someone got into my motorcycle and stole over $3k of stuff. They had problems with people taking someone else stuff from the lobby by the elevators. PEOPLE AT THE OFFICE. They are very nice and try to help but there's just so much wrong with this place. 9/25/2019 A piece of wood fell from the construction next door into the patio of unit # 115 For the same price you can probably find something much better.

Yelp
Was so shocked to have come home and abruptly have the management of the building change in the blink of an eye! Literally! It was a little interesting having the building turn over completely from "Avenue 5" to "Greystar". It's only been a week or two since the change, and I have absolutely no complaints. It looks like everything has shifted smoothly and we are simply getting acquainted with the new staff now. Living here is definitely convenient for myself, being an undergraduate student at SU. We're right across the street and it's an easy 7 minute walk to my regular buildings (yes.. I timed it. ;) Haha!) There were quite a bit of construction issues that occurred when we first moved in, but it's lessened quite a bit. I'm sure that it came with the building being so newly constructed and all. As far as the experience goes, the past 5 months living here have been a blast. The community spaces are the best I've seen in most apartment complexes. The game room features a big flat screen and plenty of couch space with a mini bar, perfect for hosting Seahawk games! There's even a little balcony overlooking the courtyard for sunnier weather. The rooftop is an AMAZING place to host little get togethers either by the firepit or the lighted patio area. I always always always show my guests the view and they always love it. So many impromptu photoshoots up there, I have to say! I am in love with our unit and my roommate shares similar thoughts! We've spent our first Thanksgiving and Christmas here and we can't wait for more memories. My review for the Apartments when it was first constructed down below... "Sad to see yasuko's teriyaki go.. but I am beyond excited to see the completed apartments will look like! My best friend and I were lucky enough to snag a unit during their pre-lease stage. Everything was very clearly explained before we signed anything and the staff overall are so friendly and easy to work with. The location of the apartments themselves are perfect for Seattle U students or perhaps employees of the nearby hospitals. There's all types of food in almost any direction you walk! Hopefully, once the building is ready to lease it's commercial spaces out, there will be even more delicious food places to visit. There will also be a courtyard facing toward SU's residence hall, Campion. And a parking garage with ~85 stalls."

Yelp
Moved in over 9 months ago. Initially was thrilled and thought this would be a place I'd like to live in for awhile. Here are the reasons I will not be staying: 1) constant noise-huge construction site feet away from where I live. I was not informed of the amount of noise associated with the project next door. Forget working from home, or trying to take a phone call, I can't even take a nap except for on Sundays from the constant noise. Mgt claims they cannot do anything but at least they could've disclosed this to me before I signed. 2) looking for a job? If you are a job searcher forget having anywhere you can take a call in peace. Rooftop "sitting area" connects to the dog park so no privacy there. Lounge? Zero privacy 3) lack of cleaning-the 1st floor hallways are rarely cleaned. Dirt, stains and just nastiness on my hallway. Pics attached. I've reached out to mgt and gotten very little response. HOWEVER, ALL "public" areas are freshened up on a regular basis. 3) moving in? Good luck-ZERO information about just how difficult it is to get moved in here. Can't park in front, can't prop doors, it's very very inconvenient to not be told where movers can park-there's literally nowhere. Management "seems" to care when you make a complaint and they try to offer a few perks, snacks, free weekly Hello Alfred tidy up, etc. and they are generally nice. I really love my unit (layout, size, etc) but with all the above I can't justify staying for a month-to-month cost of $3600!!!!

Ly L.

Yelp
RUN!! I wouldn't even rent from Greystar EVER again! Deposit money? You won't get a dime back. Matter of fact, you'll be owing more money after your lease ends. They are not allowed to deduct any amount of money from security deposits except for damages that are beyond normal wear. I cleaned out my apartment prior to moving. There wasn't any damaged to the wall, nor did I do anything to the walls. Every month you'll get charge MORE money on top of your rent money. Sewage is charged WAY WAY WAY more than water bill. Their claim is... it's coming from a 3rd party? How is sewage being calculated? THERE ISN'T ANY! HOW is sewage being charged WAY (double the cost) more than the water cost? I don't recommend renting from ANY Greystar company.

Linzi S.

Yelp
I called inquiring about an apartment. The lady who answered my call apparently didn't want to answer my questions because she hung up on me when I was in the middle of speaking to her.

Yelp
As a result of trying to live with Zig through the MFTE program: -I spent money I can't get back(renters insurance I don't need, moving truck we didn't use, etc) -I quit my job(which they said would fix the issue to be able to move in) during a pandemic -Have to find a place to live in three days -May lose my potential roommates -We told we were approved, signed a lease, we paid the rent, and then they told us less than 24 hours prior there were complications that got us declined. Worst leasing experience ever. Nice people, incompetent company and staff. I contacted multiple companies and the City of Seattle to try to get this fixed. The absolute worse. Could have avoided all of this if there was competency around the MFTE program and tried to make up for THERE mistakes. Thanks for screwing me over Zig.

Will R.

Yelp
We couldn't wait to move out of this building... moving into the 2B2B Live Work unit that was across the hall from the gym, we didn't think we would experience so much noise and vibrations shaking our walls from people working out. Despite not sharing any walls, people dropping the weights a short distance on the rubber flooring made loud banging vibrations in our unit, and the banging of the machines was even worse. People running on the treadmills even made our closet doors rattle. With the gym being open 24 hrs, we were getting woken up at all times (2am, 5am, etc). We notified management of the problems several times over the year, and asked them to please improve the sound proofing. Their answer was that it was out of their control how the building had been built... We ultimately told them we wouldn't renew our lease if they weren't going to make any effort to improve it, and the answer we got was that we were welcome to move to another unit. We also had issues with having a private outside entrance to our unit that wasn't gated - people would constantly try to come into our apartment or sit outside our door looking in. Not wholly the buildings fault, but I wouldn't recommend their units that aren't gated. Ultimately, it was the lack of (any) effort by management to work on problems that impacted our daily living experience that led us to leave. That aside, the building itself is pretty nice - the finishes are kind of cheap, but the interior design of the building and units are swanky enough.

Yelp
Autumn is a great property manager, and I genuinely enjoyed how she went the extra length to remember details about me, my commute, and housing needs. Her follow up was also excellent and timely. Definitely would recommend to friends :)

Kathleen C.

Yelp
This place is not worth the money or the "upgraded renovations". Every other week something of ours broke, chipped, or was no longer working. I have had over $2,000 worth of packages stolen from our "secure" package room yet when I have reported it the video footage didn't see anyone and Zig isn't liable even though we can only get mail delivered to our building package room. On the hottest weekend of the summer there was a heat advisory and our ground floor already boiling apartment (no A/C) had a power outage bringing the lovely temperature up to 92 in our apartment with our two poor dogs. I called the emergency maintenance line where the operator couldn't get a response from anyone and the front office was closed. We also have an entry way in front of our apartment and as two young women living in a city have called the "security" for the building numerous occasions because people were outside our door and one even left a ransoms note for us. We contacted security and they never showed up or told us no one was on duty and they couldn't come. Instead of contacting the police they told us to and never contacted us to see if we were okay. They left the ransoms note in front of our door (it was written in sharpie on the concrete) for four months before it was removed. We also had people leaving piles of trash and rotting food in front of our door for weeks and it was left there for about a month until it was finally removed. All and all this place is over priced and terrible. They are also trying to up our rent over $600 a month after living here for one year.

Kenneth M.

Yelp
Great place to live! Eric and Allison were awesome during the lease and move-in process as I was desperately trying to find a place for the summer. Both have been really quick to help me if there was ever an issue or if I had questions. I've enjoyed how close Zig is to the downtown and Capitol Hill area as a lot of things are in walking distance such as grocery, restaurants, bars, breweries, and shops. Zig is always clean and the staff is really nice, Andrea specifically has been awesome by being very genuine and recommending a lot of places for me to check out in Seattle. Maintenance was quick to help me when I first moved in. In general, they really show that they care for the resident. Overall, the place is advertised from the living space to the amenities they offer. They've recently started doing community events, which makes it easier to meet new people that live in the complex. Definitely recommend checking it out and meeting the team if you are considering places to stay in Seattle!

Brian L.

Yelp
I dont usually leave yelp reviews but I lived at Zig for 1.5 years and was so ready to move out by the end. Its cheaper than other optionsv - the construction is absolutely horrible. Sounds from 6am - 5 pm everyday where i couldnt sleep. - when i chose the studio i lived in, mount rainier was visible from my window with a great view and this was part of their pitch. Within 2 months, construction of the next door building had blocked my window view entirely. I refuse to believe they didnt know this when I chose the studio. - managament isnt that great, took so long to get my security deposit back to me. Under washington law theyre required to give it back within 21 days and I had to email a month after, after which they finally gave it back. I was too lazy to follow up and just wanted to be over with zig so I just left it at that. - they turned off the bathroom fans for no reason?? I think its because not enough people live there now and theyre trying to save money. - construction is gonna go on for at least another 2 years by the looks of it, you can check all development plans on seattleinprogress. 0/10 do not recommend

Yelp
I lived here in Zig for 25 months. if anyone is qualified to leave this place a comment, it should be me. Today I am leaving and there is a reason for someone who loved the neighborhood so much and stayed here for more than 2 years, give Zig only one star! Let's let the fact speak: When I was moving out, I cleaned up everything and was trying to uninstall my water filter. As I don't have wrench so I kindly asked if I can borrow one really quick and will return in less than 5 min. Agents said they could take a look but the manager Allison jumped out saying no we don't lend our tools. I think that's pretty mean for her but I was like ok. I understand if that's property rule and you're afraid that people will keep your stuff. So I submitted a maintenance request describing my situation and that I need a quick help from a professional for less than 5 min. No one came and I got no response so the next day I went to the office checking if they received me request. Again, all the other folks were nice and were trying to help. Suddenly, the manager Allison asked me rudely:"Aren't you supposed to be moving out this week?". I was literally shocked by how rude she is. Then she goes "I saw that request I just didn't do anything about it as I don't think this is our job". I can't believe I am treated with this attitude and was so offended by her! I of course argued with her, but still politely, and she seems realize how unreasonable she acted in front of her co-workers and agreed "Ok it's just the maintenance guy is not here today. I'll talk to him tomorrow morning about this request". As you can imagine, I don't heard from her on the next day and I am moving out. I bought my own wrench as I don't trust her anymore. The only reason I was kindly asking them first was that I trusted that they would help with an old tenant pretty easily! Even not, I would not imagine myself being treated with that attitude. I even met her on my moving out day and I said Hi! to her, she's like looking into the air and just neglected me. I don't want to take this personally but I just don't recall any personal interaction with this lady named Allison who is being such a BITCH to me on moving out day. Shocking fact: when I signed my contract with Allison 2 years ago, she was being so nice to me. So guys, please double consider your decision of moving in! Cuz this is how they treat you while they are not trying to sell things to you and while you are asking for a simple maintenance help! The first thing they would say is "aren't you suppose to leave?" Can you believe at last she said "just no maintenance guy today?" This Allison dude makes me wanna laugh. Oh, and just by the way, poops everywhere on the rooftop for a week after the snow has all melted! No hand sanitizer provided on the rooftop public area anymore, which is not a big deal to me, just for your information. I see many folks saying Allison is so nice when touring with her. Guys I was treated the same, but that's not the service you'll get in following months. if I get the chance to choose again, I won't live in this apartment! There are so many other good apartments in this neighborhood. I know they can see my comment and may decide not to give a penny of my security deposit back, which I believe is something "Manager Allison" would do. Don't worry about me as I have taken all pics and will protect my legal rights and make sure my story is heard! Just double consider your decision if you value APARTMENT SERVICE and don't want to be treated as you are a TRASH.

Jojo S.

Yelp
From my experience Zig is similar to some companies who serve you on a silver platter until you are legally doing business with them. Then quietly place that platter back on the shelf. While they patiently wait for you to vacate prior to your lease end date not looking for real resolutions just to ensure they still get that monetary fix. In my 10 plus years of renting I have never felt unsafe and dismissed. Greystar uses Community Manager to replace leasing or property manager - however - Janay's actions don't align with that terminology. I am not sure if this is common business practice across all Greystar properties but from my experience at Zig - definitely. It appears a tenant must have a forensics profession to provide adequate evidence to "actually" be heard when one is feeling unsafe. I comprehend well and am certified in common sense and post because I would hate for anyone else to have the same experience in the future. Quick Reminder: Safety comes in many forms. It's clear retraining property management is needed in areas outside of sales and using Microsoft Word to put a lease together since you can't train for compassion, understanding and being genuine.

Yelp
Worst management. Save your money from being scammed. Here is my story: before moving out, I hired people to clean my apartment professionally. I left the apartment in a better and cleaner condition than when I moved in. Very clean and well maintained. Not even a scratch. It has been a month now since I moved out and they still haven't refunded me my security deposit. Also, they are refusing to return my security deposit in full. They want to deduct professional cleaning costs and wall painting although I left the apartment is a pristine condition!! I have been to many apartments all over the country but never dealt with people like this. As per Washington State law, landlords have to return the security deposit within 21 days and they are not allowed to deduct any amount of money from security deposits except for damages that are beyond normal wear. The management of this building are essentially refusing to follow the law of the state. I am getting ready to sue them. Stay away from this building and save your time, energy and money from being scammed

Phoebe F.

Yelp
do not live here. the construction site next door likes to start their work at 5 or 6am sometimes going as late as 8pm. the management will not do anything about it, not even to walk over and have a talk with these people. we also complained to the city; they told us that our pictures of workers inside the building with a time stamp wasn't enough proof and that we had to measure the sound levels to properly file a complaint... what. they also said that they had given the company in charge of these developments a call but there was little contact information and no response so "there's nothing they can do" The incompetence is. wow. according to the city development website, there is another building going up right after this current one is finished so thats at least another 2 years if not 3. management told me they had no idea about any of these developments when i moved in. management is unsympathizing and literally finds any excuse to close the office. packages are often stolen here if not secured, which surprise surprise, management doesn't really help with directing deliveries or making the process easier for couriers to find the package lockers. they're not always good on the referral reward. garage and trash rooms smell like someone died in there. there is no guest parking, just a traffic jam of hazard lights on your way in every day. also there is an incel who moved in recently. he screams and cusses every time he loses a game which is a lot. he is the main reason we moved out.
