They want to market themselves as a luxury apartment, but do your research and they’re section 8. The new gym and carpet might trick you into thinking this is a decent place to live, but you’ll have neighbors who play their music until 3am and smoke in their apartments and the smell comes into your. Of course management has never done anything about any of the issues for over ten months. The buildings are not connected to the main sewer so if they miss a pickup the lobby and apartments smell like sewer. There is a general consensus among residents that this is a one lease and done type of place. Do not be fooled. Edited: Ty and Derek in the leasing office are responsive and respectful, but their hands are often tied so that cannot fully resolve issues. All of the staff is very friendly and welcoming. But a pleasant staff does not do enough to make up for what are still major deficiencies in a place that wants to market itself as luxury.

It all went downhill since Richard left. He was very attendant to the needs of residents. His attention to detail was amazing. After that? The quality of responsiveness plummeted. The light outside my room got broken and kept blinking on and off. That's a strobe light hazard and seizure risk for epileptic people. Multiple lights in my hallway outside apartments were broken too. Even on the 1205 side. One of my visitors called them "murder lights" because they look like the faulty wiring you'd find in a sketchy hotel and not a supposedly luxury apartment building. And you're charging me a "Damage Fee" for moving out when you never fixed this? The showers turned cold on my end of the building, all because a part had to be sourced all the way from Europe and had to take days to ship? Build American, buy American? What a joke. An icebox broke and it kept me awake for weeks until someone fixed it. And I'm still being charged a full month despite vacating it early and the building not having leased my old unit? Ironic that when you need units filled, you're so eager to offer two months off but unable to fill it despite early vacancies.

I toured the property with Mej and she was amazing. She was extremely welcoming, knowledgeable, and helped me along the process. She was constantly following up about apartments "coming available" and proactively looking for the best ones for my price range. Truly the best!

Beautiful modern building with state-of-the-art amenities, including a fitness center, rooftop lounge, and pet-friendly facilities. However, the leasing staff and management company have been consistently unhelpful and unprofessional, often unresponsive to maintenance requests. Be sure to have a lawyer review your lease carefully, as the exit fees are numerous, steep, and seem unfairly punitive.

My lease begins the end of August 2025 and I am super excited to join the community. I wanted to take a moment to give Mej in leasing a 10/10! I flew into DC from LA to tour apartment homes the Navy Yard. After an exhausting day of tours, 1205 was my last stop. To be honest, I didn't think they would have a unit to meet my requirements in my price point. Out of all of the leasing agents that I worked with, Mej was a cut above. Her knowledge of the area was excellent and she was very detailed in responding to my questions and concerns.

Just moved in! The unit is unbelievable, but it’s the team over here that separates them from the other buildings I toured. One team member in particular, Mej, went above and beyond over-and-over to ensure I got the perfect unit and an easy process. Even after I moved in, she has been consistently helpful ensuring I get settled into my new home.

Deleted my previous review as it's been two years, and there are still significant concerns that need to be detailed for potential tenants. The first year I lived here, everything was great; however, the second it came time to renew my lease, everything went to hell. The lease renewal offer was a $700 increase for a one bedroom with a balcony. When I questioned the management about this, I was informed that there are market reasons for this, except that's a hard pill to swallow when the building accidentally posts my unit on their website for the exact price I was previously paying. I had yet to inform them I would not be renewing my lease, but they decided to tip their hand and post it prematurely. The significant rent increases during this time period are part of a lawsuit by the Attorney General for DC against JBG Smith and other property management companies. When I moved out, I was hit with a $100 cleaning fee and told that it was required since I did not turn in a cleaning receipt. I told them that this is nowhere in the lease and was never communicated at any point. They admitted this error and refused to remove the charge, threatening collections if not paid, and withheld my security deposit. After three months of repeatedly emailing the Property Manager with no response (picture attached, including the one where it shot back because they changed email addresses without notice), a complaint was filed with the DC Housing Authority, and only then was the illegally added fee removed and my deposit returned (with interest). This should have been the end of it, but low and behold during the proceedings for the deposit return, it was discovered that 1205 Collections does not have a Certificate of Occupancy. Not only is it illegal to increase rent without one, but it's illegal to even rent without it when you have as many tenants as this building has. This was two years ago, and the build STILL HAS NOT ACQUIRED A CERTIFICATE OF OCCUPANCY! This can be checked here on the DC Open Data website. How this building has not been shutdown is beyond my comprehension, especially when it's so centrally located yet does not have the required permits. The Bullpen has it. 1221 Vans has it. Christ, even newer apartments still under construction within the area have it. But somehow, the management here has failed to acquire it. Additionally, the building does not have a business license. Residents in the building do, which is hilarious, but the management does not. If you read through all this and still think this is the place to be, God speed. For everyone else, like my previous review said...run as far away from this place as you humanly can.

Avoid 1205 Collections at all costs! My experience living in one of their apartment homes was nothing short of disastrous. When I moved in, the apartment was filthy - it was clear that no effort had been made to clean it before my arrival. The unsanitary conditions were unacceptable and posed a serious health risk to me and my cat. To make matters worse, my pet contracted a skin infection, likely due to the dirty conditions in the apartment. The vet bills were staggering, costing me hundreds of dollars when I could least afford it. The management team was completely unresponsive and unhelpful. But the final straw was when they attempted to misuse my security deposit to cover unnecessary fees. This is a clear violation of DC law, and we will not let it stand. We will be reporting 1205 Collections to DC Housing and pursuing this matter legally. Tenant beware: do not trust this company with your hard-earned money or your well-being. *UPDATE:* We urge anyone who has had similar experiences with 1205 Collections to come forward and share their story. Together, we can hold this company accountable for their actions.

The unsung heroes of this property are the staff. They have been forced to be the "middleman" between tenants and the building owners/property management company during a pandemic. Dereka Moore, the general manager, has been phenomenal and really responsive to all of our concerns. The building engineer Leo is extremely professional, courteous and responsive to any of our maintenance issues. The only negative thing I can point out is the turnover of the concierge staff. That is completely self-serving because concierge staff like Erica and Demetrius were so great at their jobs that they ultimately were promoted and moved on to other properties within the company. We just really miss seeing them. The building always manages to replace them with another concierge that is just as friendly, helpful and capable as the previous staff that sat at the desk. We all have had to make sacrifices during this pandemic and at times the rules implemented by the building may have been an inconvenience but it was in attempt to ensure the safety and health of all residents. I can't be upset about that. I didn't have a privileged upbringing not do I have a sense of entitlement like some of our residents. These are minor inconveniences and not oppression as some residents would have you believe.

My 5 stars are for conceirage and maintenance!! Yvette Day and Hicham are the best. They are always so welcoming, helpful and most importantly excited to see our pups! Anything you need you can ask of them. Maintenance is also on top of things. Any request put in they're there within a day. They come prepared and have fixed everything we needed promptly. Leasing on the other hand I would rate a 2. If not less. But thankfully once you've moved in your interactions with them are minimal.

Also the place constantly smells like a sewer. The stench comes and goes in waves filling my unit, the elevators and lobby at all times... I use my sinks, toilet and wash machine daily, so not sure how the smell would be coming from my sewage pipes unless it's coming through the vents of all the unrented units around me. Most of the time, it's a stench that lingers and your nose gets used to, but other times it's so bad that it makes me gag or gives me a headache. Maintenance can't figure out where it's coming from since the smell spreads and isn't localized to a particular area near my sewage pipes. It's frustrating to live in what smells like a sewer hole. The apartment complex said it's a common complaint by residents and that they have been working on resolving the issue for months to no avail. Sounds like a major plumbing issue that is too complicated/costly for them to resolve.

While the location and views are great, our move-in experience and most things since have been difficult to deal with. We were locked out of our apartment because the battery in the locking mechanism had stopped working. We didn't get any indication that there was an issue. The property manager was unable to provide us with a solution even after we provided solutions to her and we were told they wouldn't work. We can't wait until our lease is up and it's time to move!

Bad management. They restrict every movement in amenities. For the price of the apartments, I recommend looking elsewhere in Navy Yards due to managements lack of concern for its residents.

Moved in around January and have no complaints. The concierge service is convenient and the amenities are great now that they are opened again. Watching baseball games from the rooftop is a definite plus.
