Lived in 200 water for 2 years and had an all around great experience. Elevators were never an issue, in fact, this building has the most elevators you'll see in a ~high rise (4 for lower, 4 for upper, 1 service). Doormen were wonderful (s/o to Jose, Nelson, Gabriel, and Argenis), handymen responded to maintenance requests often same day. Astound wifi was flaky at times, walls between units were sound proof, interior doors were thin, natural light was great. Bathroom had a consistent odd smell. The sunrises were beautiful. Price was the main reason for moving.

Lived here 4 years and loved it. Apartment was amazing (on the 7th floor so I had a terrace). But, the staff was amazing. Doormen were super friendly, helpful, and just all around great people. I never really had any big issues but any time I needed something maintenance was super fast and responsive and helpful. Loved this spot.

I've lived at 200 Water Street for 13 years. The entire staff is one of the main reasons I've stayed so long. I haven't had many issues over the years, but when they do inevitably pop up, they're taken care of. The response time to maintenance requests is nearly immediate. Adrian, the resident manager, is on top of anything else that I might have questions or concerns about. The doormen are incredible. The amount of work that everyone did to keep the building clean and secure during Hurricane Sandy is something I'll never forget (I've lived here a long time). The gym is perfect for a building this size. It's never too packed and has enough equipment for everything I need. The roof deck is gorgeous and has one of the best views of Manhattan. The lounge is a quiet place to get work done. The laundry room is big enough that I never have to wait for a machine. I can't recommend this building highly enough.

I lived in this apartment building for 2 years with my 3 other roommates and had such a wonderful experience. The doorman were very nice and easy to talk to. The maintenance of the building is kept very clean. Whenever there was a maintenance issue in our apt someone would be there to help within the same day. Lastly, the amenities were all great, especially the rooftop.

My partner and I have lived here for over 2 years and honestly it’s great! There are lots of highlights including the view, the quality of the apartment but also the staff is really great. They address maintenance requests quickly, make the building feel safe, and are always friendly! I also love the energy of the building too. Lots of different types of people here too! Which makes for a great vibe. I do wish they would relax a bit about the rooftop, with allowing more guests or allowing residents to congregate in large groups but it’s a hot commodity so I understand they’re just trying to keep us safe.

ZERO STARS--HORRIBLE STAFF! SHADY! They will ghost you after saying you're approved! My boyfriend and I came in the middle of August and toured some apartments with the goal to move in anywhere from Sep. 15 or Oct. 1st. We found the one we liked at 200 Water Street and Kevin started the approval process for us in the leasing office. We were over qualified for the approval process, Kevin assured us, and we submitted our documents. After going back to California to pack our stuff, Kevin became hard to reach but made sure to tell us that the apartment was off market and we would have no problems getting approved. Then after WEEKS Kevin says we need a co-signer, no problem. We give him the information and again struggle to get in touch with him. Now its a month after we started the approval process and we get an email from Kevin saying that because our co-signer didn't live in NY, it was too difficult and rejected us. After a month of reassuring us that we got the apartment and that lease documents would be sent over shortly! This left us in a horrible situation with only a week to find a place and our moving boxes labeled 200 Water st. We ended up having to sign a 6 month lease to a place (in a different building obviously) without seeing it in person before we moved in last week. The whole leasing team at Rockrose does not know what they're doing.

If only the place weren't full of college students... The size of the apartments are great, the doormen are fantastic, and the proximity to the subway is wonderful. So why the 2 stars? Because the amenities are overrun with drunk college kids and the apartments are filled with 3-4 of them squeezing into a 1-bedroom. And they treat the building like it's their dorm. They'll throw parties and host half of it in the hallway, blast music at all hours of the night (to the point where my apartment is shaking), and (here's the kicker) throw things off of our rooftop just because. I'm talking buckets of water, glass bottles, whatever. During the summer, don't even think about using the rooftop that you pay for. The college kids invite all of their friends and post up on the roof all day, taking all the seats. And it's not 1-2 friends they invite, out of the 10-12 that are in the group, only 3 actually live in the building at any given time. Honestly, if the building were more selective about the people they let rent in this place and focused on young, working professionals, I would stay in this building forever. However, that's not the case. The college kids have been more comfortable with being louder and louder, and I've had enough of getting zero to no sleep. Just last week, my college neighbor decided to turn on his music at the highest volume at 3am on a Tuesday. No idea why, but he figured that was a good time to do it. On Wednesday, another college neighbor decided that 1am was the perfect time for him to start drilling in the wall that connected his apartment to my bedroom. Again, not sure why he thought that was a good time, but I guess college kids don't really think. On Friday they were pretty quiet, thank goodness. But that's only because they weren't in their apartment. When they got back at 4am, on went their music at full volume. Counting down the days until my lease is up and I get a decent nights' sleep!

Horrible management and communication. We signed lease and paid the security deposit and first months rent then the building went back on the lease saying the current tenants renewed. They offered another apt saying it was available just for the same thing to happen again. It took upwards of two weeks for them to return the thousands of dollars we paid. Greg in leasing is hardly ever in the office when you try to call him and acts annoyed when we call him concerned about the status of our money. This company is extremely disorganized.

Lived here for a little over a year. Great location, beautiful views, but walls are thin. No noise insulation between apartments, so you can hear your neighbors having a conversation, using the bathroom (yes, gross!), etc. Management is the worst! They think nothing of putting a college dorm next to your apartment, so if you are a responsible, working person, forget about it! You will be subjected to multiple college parties that spill out into the hallway. They do not care who they rent to, so they will allow multiple college-aged kids rent a 1 bedroom and now you live next to a 24-hour party! Run as far away from this place as you can! Caveat emptor!

Overall a great place to live, perfect location, city and river views, epic roof deck w grills, laundry + dry cleaning in the building, minimal noise. They need to improve on their AC management. We had an older unit which broke over the summer and they tried replacing with a used one that continued to break down. They should upgrade these older units straight away.

Update. The building has become increasingly younger and younger. They are "upgrading" the elevators and have been doing so for 8 months so far and not even one of them is finished so long wait times during peak hours and I anticipate the elevator maintenance will go on for at least 2 years at the current pace of 1 fixed in 8 months. Actually, the elevators are a huge issue now. Great place if you're a millennial and you have "squad goals" you miss your floor because you're snap chatting your "fwb" or if you're a college bro who thinks everything is "lit." if you're a little older and none of the above sounds like you...I would avoid. But....3 stars because there is some good still.....The doormen are nice, the management company is competent which is a huge plus in NYC and the building is kept very clean. Apartments are spacious and the rooftop and gym are both still cool. Oh yea the location is fantastic. Hope this help you.

There is no communication with tenants when there should be - renovations have been going on for four months with no emails or notifications to let our floor know prior to work being done. I wouldn't have resigned had I known that there would CONSTANT NOISE interrupting work calls. DO NOT SIGN HERE.

Cannot stress this enough - DO NOT LIVE HERE. Over $5000 worth of my stuff was stolen from my apartment and they refuse to let me see the security footage or get out of my lease!!!!! These people only care about money and NOT the well being of their residents. They frankly do not care if you are in danger in your apartment..not their problem.

This is legit the WORST building to live in. At first it's nice and you'd think everything is great but all the utilities will fall apart, the smoke alarm will go off every time you try to cook, even boiling water, the elevators are always down and don't work so if you want to get anywhere on time make sure you leave 30 minutes earlier than planned just to account for the elevator never showing up. Honestly don't get tricked into living here. You can find SO much better for your money.

This place deserves 0 stars. I have NEVER in all my years as a manhattanite experienced customer service like this. Not only were they rude, distant, and shady but also they hit us with additional fees after we put an application down and they saw our bank accounts. Greg, Patty, and their assistant Jeremy in the 200 Water Street building were the WORST people I have ever dealt with. They dodged my calls, hung up on me, and tried to charge me an extra $3,000 fee!!! There is NO apartment worth that kind of treatment. After we refused to pay the $3,000 Fee, they said they would refund our application fee within 3 weeks... we got it almost two months later. PLEASE DO NOT LIVE IN A ROCKROSE PROPERTY. TELL YOUR FRIENDS TO AVOID LIVING IN THEIR PROPERTIES

If I could give zero stars I would. This is one of the most corrupt landlords in the city (and I know that's saying something). Notice that any positive reviews are from people who don't live in the building, but go to party on the rooftop. That's because the rooftop is the building's one redeeming quality, but it doesn't make living there worth it. For an entire year they couldn't get the billing right on our rent. Each month we'd pay the rent on time, then get a letter that rent wasn't paid. We'd call, they'd tell us their system was messed up, and the same thing would happen the next month. Occasionally we'd get a really nasty email or call from one of there (now supposedly former) accounts people. She was a complete psychopath and apparently had a history of yelling at tenants (guess that's why she got fired). She'd flip out and threaten to evict even when we explained we paid the bill. There's also zero chance you'll ever get your security deposit back, so just plan on that money being gone. We moved out of our place a year ago and were told we'd be getting some of our deposit back, but now the manager just dodges our calls. We never got a formal letter describing why the deposit was withheld.

I lived at 200 Water Street for two years right after college. While the location is convenient and spaces are clean, I would never recommend the building to a friend. Management is impossible to track down despite various attempts through multiple channels, the doormen are disengaged, uninformed, impatient and lack respect. Building entrance is not monitored - strangers come in and out. Throughout the two years, elevators failed to be at full capacity.

I recently moved downtown from UES and I love it! The building itself is dated, 1970's I believe, but if you have an updated apt then the lobby doesn't much matter. However, after 6 weeks I've tried putting in my first maintenance order for the bathtub running dirty/brown water, and it's not easy. No one seems to exist in the world of after hour maintenance. I've googled everything, asked the front desk who suggested building link. After multiple log in attempts including changing my password, there's still no such site to access.

I just finished a 1 year lease here. I am moving to a place closer to my office in Hell's Kitchen. However when it comes to the building and management, nothing else will compare to my experience here. The doormen are all really excellent people, they maintained their professionalism even on their worst days. There is an annual tip box during the holiday season -- be sure to show them gratitude with it! Even if you just moved in (it only comes once a year). They have to put up with so much around here to make your life easier. There are a number or college kids here but they never bothered me. The apartments are high quality with updated furnishings, the hallways are always clean and welcoming, the elevators are fast, and the neighborhood is developing into a new "spot". If you want to live on the quieter side of Manhattan while not paying top dollar for a top-tier apartment, check this place out.

Great location, kick ass/sick rooftop over look brooklyn bridge and downtown manhattan. Great space! The apts are nice, and doorman were friendly. I would totally come down here for a rooftop party even consider I don't go outside the east village !!

The rooftop pictures are not updated! the rooftop now has better colorful modern furniture. The rooftop is a amazing asset to have in NYC where you can invite your friends and hang out day and night with a amazing view. Other residents are friendly too so Iv made friends while on the rooftop this summer. Overall the experience at 200 Water is what you makee of it. The walls are thin so you can clearly hear the conversations in the hallway, the doorman are nice, management is helpful and the handyman will come whenever you can track him down. On weekends the whole building is lively filled with big groups of people walking in and out ready to party. The gym is busy during rush hours, dry cleaning is expensive and the laundry room is never packed. I think this is a great experience for a young working person in the city. If you live on the higher floors, expect a 5-10 elevator rides during rush hour. This is of course going to happen in a large building so prepare accordingly. (LOGISTICS: FYI- building does not allow partition doors or walls to the ceiling, so if a broker misleads you, you have been warned. Still there are ways to work around it like installing a accordion door and sticking pillows on the top of the walls to stop light and some sound. Also if you're flexing, the lease office will return your deposit evenly. This can be a problem if you plan to never communicate with your roommates again. So be prepared for that. ) Best of luck :)

This building is for the young. I myself am a college student and I see people in their 30s-50s living here...If you don't mind living in an old dorm then thats fine with me, but don't complain when college students act like college students. The Financial District is notorious for the cheapest rent in downtown manhattan, hence the high student population. If you are a harda** then I suggest you don't live here. With that being said, the building is clean, the rent is reasonable considering the amenities but the neighborhood is a DEAD ZONE. Nothing going on down here past 7pm.

If you're thinking about renting and you're looking up Yelp reviews, keep in mind that everyone on Yelp (unless they Yelp everything) only leaves a review if they either have a REALLY GREAT experience or a bad experience. (Because come on now, who reviews apartments?) Most people are more likely to leave a review if they had a bad experience than if they were satisfied. So yes read on, but only take everything with a grain of salt. I've lived here for a year and I have really loved it, especially now that I'm moving out due to increasing rent. 200 Water is expensive!! but you get what you pay for. If you have the money, then consider this building. (Our studio is now going up to a little over $3,000, which is insane. But it did fit two people very comfortably.) Our lobby is more impressive than most other luxury buildings in the area in my opinion. Our rooftop is fantastic and has a great view of the Brooklyn Bridge and the river - watching fireworks from my window then the roof then the Seaport on July 4th was awesome. Maintenance always took maybe an hour MAX to come fix things and they're always so sweet. They just renovated the laundry room and the hallways. The doormen are professional and if you try to get to know them, they seem awesome, although I unfortunately was too antisocial to do so. The gym is just OK to be honest, but I'm too lazy to use it often. A few treadmills and ellipticals and bikes, and several weights but not impressive. Better gyms elsewhere. The view is fantastic if you're facing east like I am, and God idk who says this but I love financial district because it's quiet and so convenient at the same time. You're right in front of the South Street Seaport where Smorgasburg is during the warmer months, and tons of fun things to do. Great restaurants. I'll miss it so much There is a pet fee but it's really easy to sneak a pet in. Downside is the price - it really is expensive... Even laundry is like $0.25 more expensive than other luxury buildings I looked at ($2.50). Also sucked that we had to use specific wall companies to set up a wall, cause you know they have some deal going on. And God so many frat/Wall Street/ douchey looking guys in this building. Like the type that you'd feel uncomfortable being in an elevator alone with, and I certainly was. The girl in front of me constantly has people over and can be loud but I don't really care. My neighbors, other than that, feel nonexistent. The elevators are super fast but they're currently doing renovations for14?!?! Weeks so expect a bit of a wait. I love this building and I'm so sad to leave!! Come if you have the money. If not, avoid avoid avoid.

I used to live here when it was still an NYU dorm (back in '08-'09), so can't really say much about the current staff but it was such a great building. Nice big lobby, elevators that aren't cramped (VERY important for people moving in/out!). I was one of those extra fortunate students who got to live in a duplex unit, which was great. The spiral staircase was a very nice touch - only downside was we were on the 3rd floor, so not much of a view. Also, slightly awkward placement of windows on the upper floor of the duplex, which meant people in the opposite building got a clear view of the loft and you couldn't put curtains in because there was no way to get to the other side. Minor drawbacks aside, the location is really great; FiDi is fairly quiet after 7pm most days and it's not terribly filthy like many other parts of the city; the proximity to the Seaport and the bridge make for a really nice view or stroll. I visited recently (to go see a friend who lives there now) - interior is more or less the same except with much nicer furnishing (obviously, who'd want to spend money furnishing a dorm?) Wish I could go back and live there again! :)

I would give it no star if I had that choice! The management was stupid, arrogant and very rude. The sound proof of that building was totally a disaster. AVOID!!! To provide the viewers with some examples, I moved out at my third month there after filing complaints three times against my "musician" next door, who waked me up several times around 3 am. You have to mail pay checks to pay electricity. You will see your check has been redeemed while the leasing office still keep mailing you letters say you've never ever paid your electricity. And my ex-roommate received her deposit with electricity fees deducted for the months before we moved in. AVOID!

I have mixed feelings about this now-former home of mine, so I'll just go down the list with: PROS - Friendly doormen who are very attentive and helpful - Amazing rooftop deck with incredible views, cabanas, BBQs, outdoor shower and lounge chairs. This is probably the best part about living here. - Decent gym (though machines break down quite often) with fairly good hours - Excellent maintenance staff who are personable and great at their job. They come almost always right away. - Great lounge area with TV, pool, seating & bar - Location is excellent with a 24/hour DuaneReade downstairs as well as a new Starbucks, deli and sushi cafe in the plaza. Next to tons of trains, across the street from a cab line and the Seaport, as well as grocery stores and 7-Eleven. - Spacious living room and nice-sized bedroom. You get a lot of space here for NYC. - Discount for the Crunch Gym across the street. CONS - Overcrowded building with many college students bunking up, which means crowded elevators, gym and LOUD neighbors. Expect weekend partying with music blasting, people screaming in the hallways and trashing the common areas. - PAPER THIN WALLS. My neighbor's loud, obnoxious voice was constantly coming through my bedroom walls, along with his yappy dog. I felt like they lived with me. My roommate could hear the neighbors having sex often, and yes, you can hear the partying throughout the unit when it's down the halls, as well as the sounds of elevators and slamming doors. - Rent increases dramatically each year, and for no apparent reason. My unit was in desperate need of a fresh paint job and some minor repairs to make it less grungy. - They made my roommate and I pay $500 for the removal of a drywall that we did NOT put up and was erected 5+ years before we moved in. Luckily the building manager was kind enough to help us out when no wall removal company would touch it. Overall, I'd say this is a great place to live if you can afford it and are younger and tolerable of noise and college/young adult antics. Yes, it's very expensive, but the people who work here are often excellent even if the management company leaves much to be desired. The location is perfect in my opinion as you're pretty much close to everything.

I would give a zero if I can. The building management increased our monthly rent by USD 600. That is a 13% increase compared to the average of 3% in NYC!! The reason? The building was damaged and loss has to be covered after hurricane Sandy. They lost a whole month of rent (as all the tenants were homeless for a month) and also had to pay for other repair costs. Who wants to live in a building that has a skyrocketing increase of rent?! Also whenever it rains heavily, water would leak through our walls and windows, hence damaged furniture and clothes. This problem has been reported repeatedly but not fixed.

Terrible heating system and BAD privacy! I am currently living in the building and feel lucky that I will move out in weeks. My terrible experience is in this freezing winter. My air conditioning stopped working normally about a month ago when the extremely cold weather started. I have so far reported at least 8 times. The super kept coming in. But still it hadn't worked normally. I got a cold twice in this whole process and I even warned them that it was required by NY law to provide heat to tenants. But still... A week ago, after I called so many times and told them if they didn't fix it within 3 days, I might sue them. The air-conditioning finally started working after they did sth. I got my normal life back. However, the story didn't end there. Today just after I came back home, I found my air-conditioning turned off and appearantly someone had entered my room. And I called to check with the front desk. They said they were not aware of anyone coming in my room. But after my roomie came back, she told me someone did come in to fix my air-conditioning which had been fixed a week ago already!!! And after he "fixed" it, it STOPPED working normally again!!! This is rediculous! And when I called front desk, the guy didn't want to talk to me and asked me to call main office between 8 AM and 4 PM. What's wrong with them!! We most people need to work full-time!! And many of us are super busy during day-time... I don't know what I can do. I may catch a cold again... And my roommate also complained to me the other day, when I was not home, the leasing office people directly let people come in to see our apartment without permission!! What if I left some of my expensive necklace, rings on the table and some confidential information there!! What is our privacy!

If you like to hear loud booming music all nite, step over broken beer bottles in the entry way and deal with college party animals, then this place is for you! My wife and I moved here thinking that his would be a beautiful quiet building to live in with beautiful amenities that's well priced... but don't be fooled. This place has paper thin walls and lots of students who live here. We've made numerous noise complaints, filled out the necessary paper work and even wrote letters to the management and they've done nothing! Lots of weed is also smoked in the building and on the rooftop. My wife and I are working professionals with full-time jobs. We'd rather not have our home be a dance club!

It doesnt matter what age you are whether your in your 20's. 30's, 40's....if you love pot smoking, kids drinking, bottles everywhere in the hallway/elevator...guys sitting in the elevator drinking on the floor with their beer drunk, drunk girls found passed out in the hallways, weed smoking, loud music with the girly screaming "f-ing get over it" and beating each other up in the hallway, paper thin walls-then you will LOVE it here....they can only afford the place because they are students with mommy and daddy on the lease-this is NOT a dorm but they treat like it is one....OR they are 3-4 with bunkbeds sharing an apt. You will like it --they move in and move out because they cant afford the rent hike that is jacked up after 1 year....But yet some of us try to stick it out-none the less after numerous complaints--they dont seem to care..nothing is done...so if you want to not sleep, have a real job and want to live in a DORM then this is the place for YOU. Oh and they constantly pissing off the doormen...AND THEY DONT tip during Christmas like they are suppose to either....really do the rest of us a favor and just change the place back to a dorm...because thats what it really is.....

I was a sublet here for a month and it's the worst place I have EVER lived. Not only is the management obnoxious and useless, they are also really dumb. Especially that doorman Egor who's a huge prick. This is pretty much a college dorm with useless doormen that stare at you and don't help at all whatsoever. The management act like catty teenagers who don't know what organization is. WORST PLACE EVER.
