Fantastic bathroom with a choice of luxury bath by the window or rainfall shower Breakfast was continental and exceptional Short walk to the top of Leith Walk for the Trams or a bit further to the St Kames shopping centre

We loved our stay at 21212. The room was immaculate, spacious and just stunning! The breakfast was also exactly what we needed to fuel us for our morning. Beth is a fab host and looked after us so well. We cant wait to think of an excuse to come up to Edinburgh so that we can stay again!

Currently on holiday in Mykonos, I was telling our friend who runs the hotel we are staying in, a terrible review this hotel received and the owners brilliant response. It was then that I realised I hadn’t written my own review!!|We booked the 21212 hotel for 3 nights for our first visit to the Festival. We were going with friends. They had to cancel and after a couple of phone calls we sorted out their deposit etc.|Then on the day we were to arrive, a storm hit Edinburgh, cancelling all trains. The hotel was fantastic, with an immediate response.|On arrival the next day, our welcome was excellent, as was our whole stay. The room and facilities were first class, as was the breakfast.|I write the lead up to our stay to give anyone interested, the superb service received from them, even before we set foot in the building.

Can’t praise 21212 enough. Staff at reception were fantastic, polite and informative. I was able to drop my bag off early. The room was outstanding- luxurious with a separate lounge area and super king size bed. Beautifully decorated. |To top it all there was a 1* Michelin restaurant within the building so didn’t even have to leave the building to eat wonderfully. Breakfast was included in the price and was equally good. Highly recommend and will definitely stay here again when in Edinburgh

What a lovely hotel. Beautiful location and an absolutely drop dead gorgeous room. Unfortunately we couldn’t stay long. It was our last night in Scotland and we had an early flight. But I would stay again in a heartbeat. Staff was warm and friendly and the room was stunning. Close to the royal mile. Close to holyrood.

This place is such a magical gem! It’s a small hotel with a gorgeous view of the city. Katie checked us in and she gave us so many great recommendations to do in Edinburgh. The room was absolutely gorgeous, view spectacular. Lots of small touches too like a Bluetooth speaker, fan and snacks. We can’t wait to plan another trip back. Thank you!

I stayed at 21212 with my partner for 3 days very recently. We thoroughly enjoyed our visit. It is a gorgeous small hotel, with a grand address in a superb location for exploring Edinburgh. A very comfortable, spacious and tastefully furnished room. Beth and Kath were very, very helpful, keen to please and both of them a fount of local knowledge. We cannot wait to get back to Edinburgh again after a really enjoyable stay, and we will most certainly come back to 21212. Thank you so much.

Fantastic stay at 21212!||We stay for my wife's birthday and we couldn't have been happier, lovely welcome and interactions with Beth and Katie, warm and welcoming from arrival to the minute we left.||Our room was great, with a lovely view and fantastic facilities; mini bar was a touch on the expensive side but everything else was amazing.||The area was quiet but still close enough for an easy walk into the city centre, though if you decide to go through the park, the path up is very steep.||Highly recommend staying here!!
