I stayed at 21212 with my partner for 3 days very recently. We thoroughly enjoyed our visit. It is a gorgeous small hotel, with a grand address in a superb location for exploring Edinburgh. A very comfortable, spacious and tastefully furnished room. Beth and Kath were very, very helpful, keen to please and both of them a fount of local knowledge. Wet can't wraith to get back to Edinburgh again after a really enjoyable stay, and we will moist certainly come back to 21212. Thank you so much.

Superb hotel and an ideal location. We were greeted Katie and was extremely welcoming, she showed us to the room which was impeccable and spacious. The room was to the rear of the hotel and had views of Calton Hill fantastic green space The room was surprisingly quiet given you are a few minutes walk from the Edinburgh playhouse and St James centre. Would recommend and looking forward to visiting again.

21212 was such a special stay, one that I'll hold very dear. The location is perfect, on a quiet street overlooking the city, centrally located, right by the beautiful Calton Hill that we took to hiking up at night to catch the stars. The rooms are exquisite, comfortable all around, well appointed, with the biggest and must luxurious bathtub imaginable. But really the highlight was the staff. We had so many good moments catching Katie in the hallway and sharing some stories. Yes, the streets of Edinburgh have their own kind of magic but for us, that's the good stuff, those moments of welcoming and connection. She and Beth made 21212 feel like a home we were being invited into, and only the most special stays achieve that sort of feeling. We look forward to coming again, and would highly recommend.

What a fantastic gem, we just loved our stay. As far from a plastic business hotel you can get. Amazing room, great breakfast and lovely lovely host. Spotlessly clean and great breakfast. If we go back to Edinburgh, this is where we will stay!

Beautiful room and quirky touches - lots of space and very comfortable bed plus biggest bath ever(!) in room 12. Really friendly and perfect base for exploring Edinburgh and eating at Layla

We were only here for one night but wished we had stayed longer. What a beautiful hotel run by the loveliest staff,it was almost like staying with friends! The room was beautiful with a lovely sitting area with lovely glasses available to drink the wine we had brought.every detail had been thought of, great help yourself teas and coffees, ice bucket and luxurious bath products in the room. There was a big bath too! The breakfast in the morning was fabulous,felt healthy but also decadent at the same time. Would thoroughly recommend staying here and we will return

Excellent attention to detail, Katie and Beth were brilliant hosts and we were very well looked after. |Rooms are spacious, clean and ours backed onto the garden so we got to listen to the birds singing. |Location is fabulous right by Calton hill, which has lovely views of Edinburgh. We would definitely stay here again - thanks very much

My sister and I spent 3 nights in this beautiful hotel. The staff was absolutely lovely, friendly, helpful and accomodating. The room was gorgeous and luxurious. The bathroom was divine. We had bubble baths every night as the bath was so inviting. Loved the breakfast and the mini bar in the room.
