Positive: * All staff were friendly, especially the breakfast lady. * Beautiful location in nature, just 15 minutes by car from Venice. * The room was cleaned daily and very well maintained. * Beautiful property with good restaurants on site: Ai Brillianti & Al Segnavento. * Bed was super comfy! Negative (some proposals that would make your property stand out): * No minibar, coffee machine, kettle, or slippers in the room. * Access to the farm was limited — the gate was always closed, and we could visit only once with the prior reservation. This is a shame, as there’s little space for walking otherwise. * Limited Breakfast was pre-served at the table and the same every day (jam, butter, bread, cereals with yogurt, cakes, fruits). Only boiled eggs were included; omelets cost €7. No other options like turkey/chicken salami, bresaola, or croissants. * Poor Wi-Fi throughout the property. * Limited options at the pool bar — more snacks like pizza, sandwiches, or salads would be welcome, they only offer toast with ham and cheese, and we do not eat ham…The WhatsApp number for ordering didn’t work, so we had to go to Reception, call, or email. Poolside service would be easier with a waiter.

We would love to give it 10 stars if we could ! Perfection at the very high level . From the moment you entered you captured from the properties ambience. Super clean and comfortable. Great hospitality by owner. Breakfast comes from property produce. The restaurant is second to none ! A MUST do. Absolute credit to the family run business . Will come back again

We absolutely loved this place. The taste of the owners is impeccable, the rooms are beautiful, everything was so clean, the bed is big and comfortable and we slept like babies. The breakfast is beautifully served, there was fruit and cakes as well as special homemade savoury bits, really everything you need. What we cherished the most is the green surroundings, the quiet mornings, birds singing and sheep relaxing around the property. Also, the staff was really kind, they helped us with all the questions we had for our Venice trip. We definitely hope to come back one day!

This hotel is absolutely beautiful - no hesitation in recommending it and can’t understand some of the previous (negative) reviews as this has not been our experience at all. |We arrived around 3 hours before check in time as had been on a cruise and needed to leave the ship. No issue to leave our luggage and get towels so we could sit by the pool. In fact they encouraged us to do this. |After some time at the pool and a leisurely lunch at the on site bistro our rooms were ready. Absolutely fabulous en-suite rooms. There is water provided but no tea/coffee facilities but you can order drinks from reception so not a problem. |Whatever you do make sure you have breakfast. The food is home made and so tasty. We couldn’t help ourselves to eat all the breakfast as it was so lovely. |Easy access to Venice but make sure you leave time to just rest and relax by the pool and at this lovely hotel.

The hotel is visually impeccable, beautiful. For what I understood it's an old farmhouse restructured as hotel. Unfortunately, the way the room were built (walls, doors, etc) result in very poor acoustic insulation, which makes you hear every minimum sound happening in the hotel. Doors closing, people talking, steps on the stairs etc. Moreover, the reception is not active 24h, and the gate at the entrance of the property closes at a certain time in the night, so that people can remain closed outside and have to phone to the hotel to have the gate opened. Well, at one point late in the night, we had to hear the telephone ringing for at least 15 minutes in a row... Pity because everything else is really nice.
