I lived in Anthology for over 2 years and by far the worst living experience I've ever endured. 1. The monthly fee for parking your car is $225 for a "secured garage." Every month, the garage door is broken, and they have it wide open for public access, or the garage door is down, and you have to continuously click the fob button to open it, and eventually have to call someone to open it and on top of that there are cars parked in front of it, blocking access. I was told there would be an apartment employee outside by the garage to prevent that, which wasn't the case. 2. My dog passed away, so I went to the office to have them remove the monthly charge. Upon entering the office, I overheard the manager on the phone talking to what I assume was a friend about going out and partying, so I politely knocked on the door, and she rudely said, "What do you want?" I explained that I needed to remove my monthly charge for my dog. She then said, "I'm busy, you'll need to email or come back another time." So I emailed and was surprised to see on my statement the next month the dog charge. I went to the office again and spoke to a different manager, who apologized and said he would remove it. Again, the following month, that charge appeared. I went back down to the office and spoke to the same manager, and he apologized again. I told him I needed to be reimbursed for the two months that I was charged, and he agreed and said I would see credit towards my next statement. The next month, I wasn't charged but wasn't credited for the other two months. To say i was pretty mad about it was an understatement. Not only was I grieving the loss of my furry best friend, but dealing with this was completely unnecessary and showed such a lack of professionalism and human decency. 3. The overall upkeep of the apartment fell tremendously short. -Cracked floor tiles in the elevator -Stained floors in the hallways -Burned-out lights in the hallways -Disgusting trash room (never clean and overflowing with trash) - Dog poop all over the grass in the designated dog area. (Though true, it's the dog owners' responsibility to clean up after themselves, the management team should be on top of keeping it clean.) -Hallways always smelled musky and had a strong cigarette smoke odor -Flooded in the parking garage (always having to move your car to another level. -Amazon pub (always broken) (which leads to having to get the front desk to open the package room to retrieve the package, and half the time they can't find it, and you have to go look yourself. They have an organized system in place by apartment room number, but they just throw the packages anywhere in there. - The maintenance is another issue (takes days to a week to get any issue fixed in your apartment, regardless of how minor it is). - Cockroaches are spotted all the time in the hallways!! - Broken garage door as mentioned above. 4. The apartment management/staff are the most underqualified, rude, self-unaware people. Ms. Stacy is the only staff member who cared, she is by far the sweetest human. 5. When I couldn't endure this place anymore, I decided to break my lease. It took weeks to get a hold of someone to start the process. The amount of money they required was absurd! They said that because of how many people are leaving, they are requiring more upfront to break the lease. Regardless of whether this is legal or not. I paid the amount. After a month of turning my keys in, they sent me an invoice of over 4k for damages, with pictures provided. Nearly all the pictures showed no issues, yet there was a comment on each. I ended up getting a hold of the Grey Star Company, which owns Anthology, and they were completely shocked. They said they would investigate. Though I never heard back from them, the charges were removed, and my deposit was never refunded. So I hope this review will serve as a warning of what will come if you decide to give the anthology a chance to be a temporary or permanent living space. (Don't Do It!)

I'm new to The Anthology Apartments, and I'm looking forward to making it my home for the foreseeable future. The accessibility to grocery stores and restaurants alone makes The Anthology a prime candidate for a great urban living experience. The staff has been attentive to my specific concerns. There's no place like home. Addendum: I almost forgot to mention that the fully enclosed courtyard is a world unto itself. You can go outside without ever having to leave the building...which I've not seen at any other apartment complex. Oh, and a special thanks to James Zarate! He led the way. Darrin Smith

Do not, under any circumstances, rent here. Walk in to say hi to Stacey because she is wonderful and then leave. The management is a pile of incompetent liars; they do zero work, ever, they don’t know who you are and they don’t care. It’s a sham. We did 15 months on a lease I regretted almost immediately - it was a prison sentence.

I feel like the community manager ms peta Gay doesn't have integrity when it comes to perspective residents, she needs to learn communication skills, and take accountability for your actions or get another job and stop having your staff lie for you it isn't right or professional.

I cannot express enough but how grateful my wife and I are for Ms. Stacy’s service for us as our concierge. From the moment we stepped into the building, we were met with warm smiles. She actually helped get us a tour the day we walked in and we soon signed our lease after that. I can say through the years of staying at Anthology she has always been a rock and helped us with any problem we have ever had.

I moved in Anthology as of this year, 2024. It has been the best experience far as any apartment I have reside in far as consistency, staff welcoming, greeting upon entry and exit, staff being attentive to specific concerns of the tenants. I love that the community is a diverse community. We have 24 hour front desk, when packages are mailed, they have a area where they put your packages, food deliveries will be left with staff at front desk in area on there shelves they have for tenants to pick up and confirm there order. I love that front desk staff also does call or will not let anyone up on floors unless they have consent to do so, I like that our floors are lock and elevators won’t work unless you have a fob. The accessibility to grocery stores and restaurant makes the experience even more great living here, there is also a PETCO store we have that sits right next door to our property if you have a pet. The property has a courtyard that is fully enclosed which is a great private space for me to do work, study along with eating tables and seating chairs. The best part about the rooftop space we have a pool along with restrooms and showers that we can use. The property has a lot of amenities, a big exercise space, also management has calendar flyers far as anything there having for us in the building, we have yoga classes on some days, activities far as dogs if you have a pet. I must say living at Anthology I don’t have any regrets moving here and being apart of the community. I want to also thank Simone Simmons who was very knowledgeable about the property and had great customer service throughout my entire moving process, even after days of being in my place, Simone still checks in with me when she sees me on the property to make sure everything is going great regarding my unit and experience at Anthology with staff or neighbors that I can reach out to her.

Hello, I only wanted to say that Ms. Stacy has been among the favorite of the employees of so many here at The Anthology. Somehow, she's come to memorize the name of every dog in the building. That should at least qualify her for a place in Ripley's Believe or Not... maybe even the Guinness Book of Records. She's a friend to everyone, both residents or guests. I remember seeing former residents stopping by to just say hello. On three separate occasions, over the last year, I've personally seen her being given slices of birthday cake....all at the insistence of the smallest residents of 625. With Stacy, you never know how she's going to make you feel. Sometimes it's our Birthday, our Christmas, sometimes it's even Thanksgiving....but it always feels like a holiday. I lived here for almost 2-years and should have considered the reviews more heavily. While the apartment was nice, the rent is over priced and the management was not the easiest to communicate with. The concierge staff - particularly Donna and Stacy, was the highlight of my stay (always nice and professional). However, moving out and returning my deposit has been a nightmare. They asked me to be patient, but 8 months (and counting) is a bit much. I am sure if i did not pay my rent for 8 months I would not have been extended the same patience. Thankfully I always followed up with emails, which the tone has been very condescending (same as in-person).

I had a nice virtual tour with a relatively new employee and decided to put in an application. This was my first red flag. The application fee was $500+89(person), totaling $767. I figured it was just higher because DC rent is high compared to other cities, but after checking with other complexes I realized this is exorbitantly high. I never heard from Anthology after they got my money. My partner and I emailed and called several times because we wanted to discuss the issues brought up in the other Yelp reviews such as rats and roaches. No one responded to us or returned our messages. According to the application agreement, if the application is not approved within a week, you are entitled to your full fee back. My application has not been approved and I still can't get ahold of anybody. However, considering how avoidant management is, I don't have any hope that I will be getting my money back without going to court. Don't bother with this place. You can find something similar for a similar price.

DO NOT! We've had serious issues of FILTH and RATS. They'll trick you into signing a fraudulent contract. Be very vigilant and have your lawyer review their contract before you sign. I've lived here for a while and I can't wait to leave for the followup reasons: 1. The staff is rude and thinks you owe them something whenever you try to see them in the office. They talk to you like a homeless person 2. They fraudulent for ET every tenant to sign a new contract in November last year to change the terms of the contract ( which is illegal) 3. They are forcing tenants to use an outside company for mail( when we already pay premium rates for the consierge service). You mail can only delivered when you are home and they leave your critical packages at your door. 4. Insecurity- Our female Neighbor recently returned home to find a homeless man in her bed( yes the only thing that helped her is that she's a police officer and she had a gun which scared the intruder.) 5.Filth and Rats- Last year we had major rat problem and most of my neighbors left. Each apartment has a visible rat trap ( see my photos). Most spaces are filthy. Don't be deceived by the cosmetic wall paining ad carpet change.The other day there was a dog poop On the elevators which took days To be cleared.(see my photos). With the premium rate you can find a better apartment in DC.

I've lived in Anthology for 5 years and can say that the front desk staff in particular make it a truly exceptional experience. Ms. Donna & Ms. Stacy are two of my favorite people here and are an absolute pleasure to interact with. Whether I need help, have a question, or just want to catch up, these two exemplify what a warm, welcoming, and home-like resident experience can and should be. If you are looking for more than just a place to live, the quality of staff here far exceeds expectations.

While I think there are a couple of improvements they can continue to build on, as a long term tenant, I can say this place feels like home and the staff are family. Ms. Stacey always helps me with anything I need! Her professionalism along with her personal demeanor is exactly what you want out of a concierge. The other staff also are exceptional at making this place a wonderful place to stay. Can't see myself living anywhere else in D.C.!

They were HORRIBLE to residents and employers. I was with NVT staffing at the time, they never paid me my money and the staff bullied and harassed me throughout the time of working with them. The lead concierge was very rude and unpleasant to residents. The property is roaches, rats infested, and ghetto. I wouldn't recommend my worst enemy to this place.

I haven't lived here but I parked in the garage that was supposed to be public parking. Was there on a Sunday. Parked at 1000, left at 1024, charged 12 dollars. It was supposed to be 6. Pressed the call button, no one answered. Beware about parking here. It looks like their residence isn't that great either so they are nickle and diming everyone they can.

Resident here for over a year(forgot to give 60 day notice that I was leaving on my 12 month lease or else I'd have already left). Let's start with the good! The maintenace team and some of the concierge staff are great. The roof top area is small but has a great view of all the other wonderful apartment buildings you should have leased with instead. Did I forget to mention the poorly insulated windows on the H street side of the building comes with excitement of never knowing if you're going to be jolted out of your sleep by a bum fight or street car. I could go on a deep rant about the building and leasing staff but that's not why I'm making this review. This review is for the next wide eyed tenant contemplating living here. DON'T. The bad is pretty much everything else. The leasing office to the building itself. Don't move here. You're much better off with a Bozzuto company.

ABSOLUTELY DONT MOVE HERE!!!!!! AFTER BEING ABSOLUTE SHIT! THEY ARE RAISING RENTS BY MORE THAN 30%! F**k these greedy corporate bastards. I really cannot stress how much I would encourage anyone to NOT move here. The place is a fucking dump. Trash rooms are disgusting, never replaced recycling bin. Animal piss in elevator constantly. Bugs everywhere. I've seen rats or mice IN THE LOBBY! On top to the actual amount of literal rodents, trash,bugs and piss. MANAGEMENT DOESNT GIVE A FUCK. And to top it all off, they now are going to charge me to fucking leave!!!! Here's some about an experience where they were redoing the Galway carpet: Incredibly poor communication. The building general gave late notice and unclear information during renovation. Absolute trash. Do not move here unless you want to have management tell you, you can't enter/exit your apartment for hours at a time with basically no notice. The building was unnecessarily and waste-fully updating the hall carpet. This meant for hours at a time we were unable to enter or exit our apartments for multiple days in a row. Anthology informed us of the renovation we're to begin with 15 hours notice, stating that there was an unknown window hour long window on Wednesday where we could not enter or exit the apartment. Unacceptable notice and unclear information. On Thursday and Friday the anthology team, sent out notifications at 8am about the time windows for renovations and inability to enter or exit the apartment. However, the emails were riddled with grammatical errors and unclear information making it hard to tell what was actually going on. It's been three days now of wondering if I can enter or exit my apartment. The communication was so bad. I would not recommend moving into this building if you want to actually be able to know what is going on around you.

I lived here for over a year and recently moved out and I am so happy to be gone. You can get a much nicer apartment in the area for the same price that is newer and has better amenities. Where do I start though... 1) My apartment flooded probably 8-10 times when I lived there. They " fixed " the issue for a while then it happened again. They said I could move units and then told me the unit I planned to move to was not available. Before that, they tried to charge me a transfer fee... Every time it would rain heavily, I would always have to be worried about a flood. The maintenance people would respond quickly and come clean up the water, but management only reached out to me a week before I moved (the last time it happened) and offered to pay my Pepco bill for a month and send cleaners. Like that would make up for all the issues that occurred. 2) The building is dirty and not well taken care of because there are only a few cleaners. If you go in any stairwell or outside of the lobby, it's filthy. I never had roaches but I 100% believe they are in other units. 3) The walls are paper thin. You can hear every word someone says in the room next to you. 4) The appliances and especially the washer and dryer are dated. 5) I tried to give my move out notice for months before I could actually get ahold of someone in the leasing office. 6) Days after I moved out I got a call from the maintenance manager, who I never interacted with despite having many major maintenance issues, who rudely accused me of stealing a moving cart that I never had access to. Once I told him my lease had ended and I moved out before the date he claimed I "stole" the cart, he abruptly ended the call. Overall, steer wayyyyyy clear of Anthology. Greystar is clearly incompetent and just doesn't care. There are much nicer, newer places in the area that you can get for a comparable price.

I'll start with this: I do not consider myself to be easily rattled, nor am I someone who typically writes reviews. It takes something either really phenomenal or really heinous to get me to write a review, and unfortunately, this was the latter. I experienced a living situation at Anthology that was so bad that it's now on my list of go-to party stories. Over the course of the three months that I lived there, I witnessed a cockroach infestation unlike anything I've ever seen before. There were cockroaches in every room of my apartment, including inside of kitchen appliances, my cat's food and water bowls, and the walls. Multiple complaints to the management office got me a 30-second visit from an exterminator who sprayed an unknown pesticide in a couple of corners and called it a day--needless to say, the army of cockroaches that was staging a takeover of my apartment was undeterred. All the while, my calls and emails to the management office weren't answered for weeks at a time if they were ever answered at all. What I thought was an unrelated issue with my fire alarm turned into the last straw. The alarm had developed an unpleasant habit of going off randomly and frequently, and one night while I was entertaining some friends, it got so bad that we had no choice to remove it from the wall. As we separated the alarm from the wall, out fell DOZENS of cockroaches. It turned out that there was a nest in the wall behind the fire alarm that had apparently been shorting the wires. One might think that such a horrific incident on the heels of months of complaints might spur management into action. Reader, it did not. My calls and emails continued to go unanswered, even though I included the many pictures I had taken of the roaches and expressed interest in ending my lease almost nine months early due to the infestation. I ended up taking my cat and leaving one night after roaches fell out of my microwave and into my food. I spent the remainder of that week sleeping on a friend's couch and searching for a new living situation. To add insult to injury, Anthology management remained uncaring and dismissive. They offered me absolutely nothing in compensation for the food and furniture that I had to discard as a result of a cockroach infestation that they refused to fix. Ending my lease required legal assistance despite the fact that my unit was totally uninhabitable--I was fortunate that I managed to escape this situation without being bankrupted by what might be the most apathetic and money-hungry property management company I have ever dealt with. I can only hope that others read this and take it to heart--DO NOT rent from Greystar, and stay far away from Anthology. Go somewhere else. Anywhere else. Don't do this to yourself.

Wow, the management is in--saaane!! I'm so glad I backed out and only got ripped of for the hold fee and wasn't actually at the mercy of these people by living there. My guess is that the hidden "business management" is stressing out the good people who work there, but it has definitely turned them bad. Run.

This was the absolute worst living experience. Noise coming from everywhere- neighbors on both sides and above at ALL hours of the day and from the street. Cockroach infestation so bad you won't be able to use your kitchen. Hands down rudest management I've ever come into contact with. I was repeatedly overcharged on utilities despite rarely being home or running AC. Management refused to look into this. They're quick to take your money but radio silence when something is needed on their end. If this review stops at least one person from signing a lease here, I'll feel satisfied. Do not waste your money at anthology!

This review is in regards to the doorman artice (sp?) and a warning to those who may be hard of hearing to think twice before moving into this building. I had the misfortune of running into this man on Christmas Eve while visiting a friend. Artice kindly buzzed me into the lobby however, no matter if I pushed or pulled on either door, I was unable to open them. He kept trying to talk to me behind glass doors with what I assume were instructions while remaining seated at the desk. Finally some nice girls who were sitting in the lobby let me in and I proceeded to walk past the front desk. However, i was unable to make it through the lobby without being insulted and spoken down to by Artice who called me stupid and insisted on knowing whether I lived there. Not sure why the way the doorman speaks to you is based on whether you're a guest or resident? TL:DR BEWARE of the front door man. He may call you stupid (or hurl worse insults at you) if you're unable to hear him properly when entering the building.

I'm a current resident, and though I love the unit I'm in (it's beautiful, has an incredible view and is spacious), like others, I have to complain about management and the leasing office. My complaint is that I have been charged for the last 9 months with violating the renter's insurance clause of the lease, despite the fact that I have had the same renter's insurance for almost 20 years, and have supplied them with proof every month. I have gone down to the leasing office multiple times after getting the first notification, emailed them proof of my renter's insurance while I stood there, got confirmation that they received it, and that I would be reimbursed for all the months that I have been charged a violation fee, and yet every month, they charge me again. I'm posting this here because I want it to be public since going down to the office doesn't seem to be working. I _TRIED_ to post it on the building's internal app/message board, but the leasing office moderates all the posts before they go up, so my original post was rejected. Given that Yelp is a 3rd party that they can't regulate, I'm posting here, and will update when (IF) this is resolved. Edit: after posting this review, my boyfriend went down and talked to the leasing office _again_, and Tarrance, the leasing agent that was in the office, refunded us and resolved the issue on the spot. We've worked with Tarrance once or twice before, and he's super helpful, and just a good guy, but we don't see him often. What's frustrating is that it was a simple fix that should not have taken 9 months to resolve. I really appreciate the ease and professionalism with which Tarrance handled this, I just which it didn't take this long for it to be resolved.

All in all, location & building is a 3/5 Leasing office: 0/5 If you are an LGBTQ+ young Black person/ POC or woman, I would recommend avoiding this building unless you want to be finessed and ridiculed. If you are someone w/ infinite resources, no hardships ever, you should live here though lol. I went to this apartment with the highest expectations, which couldn't have been a worse decision. Immediately walking in, my partner and I expressed our interest in the building to D'angelo (the leasing agent we worked with) and when we began asking if the current special (two months free) could be prorated across the lease term, he literally laughed at us. He then continued to mansplain the specials to us while being condescending to us, and we still hadn't started our tour yet. My partner and I fell in love with the building as we were touring with D'Angelo, and At the start of our tour, D'Angelo quoted us $2182 (431) from a time-stamped sheet of available units in the building. We continued to tour for longer than expected with D'angelo as he began to then tell us about his past jobs with other property companies in D.C. He told us how "messed with his money," how many tours they had that day, how many people signed yesterday, made extensive mention that if we were to sign for a unit that we would be taking it from two other girls, and so on for what was about an hour and some change. My partner and I, for the most part, ignored the condensing tone Throughout the tour because we had expressed interest in applying for the property. However, once the tour was concluded, and we sat down to begin our application- to our shock - the unit's price had increased by several hundred dollars (start of tour ~ $2100 to the end of the tour ~$2600) And while my partner and I arrived before noon and expressed our interest in applying immediately, that is when D'Angelo decided to inform us after an hour touring that the prices change in the system at noon. This perplexed my partner and me because he had been mansplaining everything from lease terms to prorated rent but failed to mention the essential fact that if we wanted to secure the price he directly quoted us, we should apply before noon. We asked what the next steps could be, and D'Angelo gave us two options don't apply at all or apply...risk the $150 application fee and then see if the higher-ups could do anything to help. He seriously asked out to sign up just in case if they could do something about the price with him knowing our budget and the application fee is non-refundable. Leaving extremely disappointed, we contacted two of the higher up D'Angelo told us to via email, and after four days, neither has yet to respond. I called the office at Anthology, finally being able to contact Lauren (assistant property manager), who then told me nothing could be done after we explain that prices change within the hour tour and going downstairs to apply in the office. She still (rudely) told me we could do nothing. When I brought up D'Angelo lack of transparency about the system change & my partners and my discomfort, she said, and I quote, "Let me dead that" and accused me of attacking his character when I very clearly expressed his actions made us uncomfortable and made no mention of his character to her besides the fact that he laughed at us. I've toured many apartments, lived here for five years, and as dirty as DC landlord and housing can be, I have never had as awful of an experience like this one. ** After my phone call with Lauren, I asked to schedule a meeting so we may be matched with a different agent and gain more clarity on the situation while also bringing a federal agent with whom I work because they have more understanding of the language to which she quickly said "well if your going to get someone involved we are going to have to get our lawyer involved as well" to which was fine with me. This place is insane. I tried to rent from them for MONTHS and they ignored all my phone calls, dozens of emails, etc. I finally scheduled a virtual tour appointment, and they actually missed the appointment -- never called me, and then never answered those emails either. I had finally given up and was ready to just apply online without seeing it in person since I had friends in the building and was familiar, but when the prices on the application didn't match up, I emailed and called dozens of times again to inquire (...and what do you think happened?). I still can't believe they didn't want to just ... take my money ... in the middle of a pandemic ... when they're offering 2 months free rent because there's so many vacancies. It's a pretty building, and "affordable" for dc/amenities but from friends in the building-- this level of complete lack of management also exists when you live there. Feel truly lucky I just gave up on the "deal", which clearly from these other reviews would have caused problems down the road. Be wary.

I lived at Anthology for over three years. One thing is consist, management is horrible!!! Unresponsive and constantly changing. The building has had a MAJOR ROACH infestation for almost two years now. It got out of hand when management failed to address is properly. I provided more than sixty days notice that I was moving and didn't receive any move out instructions, despite many emails and visits to the management office. Trash is not picked up in the garage and there's vomit that's collecting mold that has been there more than six months despite management being made aware of the situation. I attempted to extend my lease but they'd rather have an empty apartment and I'm much happier now that I have a landlord that is responsive!

I applied to this building earlier this summer in hopes of renting a studio. After touring the building, I applied and put their required deposit of $500 down. However, after my application was approved, the leasing staff went from being attentive to being hard to reach -- ignoring my inquiries and requests to see a copy of the lease. For TWO WEEKS they never called me back or replied to my emails about seeing a lease, yet they had time to cash my check. After constant back and forth with the leasing staff and going unanswered, I had to find a new place since my old lease was up. I finally got a hold of the building manager, who apologized, and confirmed that I would be refunded by live check (???) within 45 days. It's been over two months and I have not gotten my money back. I've left dozens of messages that have gone unanswered. I'm not the type of person that leaves reviews for places, but the lack of consideration and chasing down I've had to deal with just because APPLIED to this building is absolutely crazy. I've even tried to get in touch with GreyStar and been only directed to voicemail. Normally, if this was just $50 or some small amount I wouldn't care -- but this is a lot of money to not answer or efficiently refund in the timeframe mentioned in the application agreement. Don't live here.

Honestly if i could leave a review with no stars i would, i personally have never left a Yelp review in my life. I tend to make jokes with my friends about people who sit and write their opinion about companies. but Anthology apartments was the most horrible experience of my life. The apartments are so expensive and overly priced for how awful the employees treat you. The "amenities" they brag so much about are always out of service. the pool was closed half the summer. The hot tub also was constantly closed for what ever reason they came up with. My AC broke for a month and a half and 4 maintenance tickets later, lets not forget it was over 100 degrees inside, my power bill went from $30 dollars a month to $110 and they refused to credit it back for taking so long to fix it. Also i was the first to live in my apartment so it shouldn't have broke. They change your contract with out telling you and with out your signature, if you ask for your contact that they are holding you liable to they will NOT provide it to you, they refused to put my ledger in the app for my records and wouldn't email me back when i requested for the ledgers. There are so many better places to live where your treated fair and not discriminated and lied to or cheated with way better deal. Good luck heat my warning if not, good luck

I lived in Anthology for 25 months -the longest I have ever rented in a single location. While the actual concierge staff and leasing staff that run the day to day operations are absolutely phenomenal, the actual management is entirely focused on finding any opportunity possible to screw over the occupants. It is frankly no wonder that the building has struggled to find consistent renters, fill the entire property, and has had multiple turnovers in the management staff. I would strong recommend that anyone attempting to rent in the H Street / NoMa area rent from any other building or individual besides Anthology or Apollo -the complex nextdoor which is operated by the same predatory management staff. I am sure it is a significantly better and much more affordable option to rent at the Station up the street or 360H street for comparable amenities and a significantly better experience. The cons: * The building massively overcharges for amenities that are often broken for months at a time including outside grills, a second floor terrace that cannot be accessed reliably because the entrance is always locked on both sides or a gym that had broken equipment for up to 7 months. * While moving in, they directed me to the wrong loading dock (adding hours to my total move time), gave me no FOB to accommodate my move, failed to inform me I could use the locked elevators to assist my move, failed to actual fix a front door that would not close or lock like they said they would do when I toured 3 months prior. The management staff provided no remedy for any of these failures and miscommunications until I literally spoke in-person on the phone with the regional manager. * Moreover, while moving out, I provided over 2 months notice to management that I had to make an involuntary move for work and due the fact that I was starting a graduate program and that I would move out by August 3rd. Instead of pro-rating my rent for the 3rd of that month, the last full month in my lease, they very graciously "pro-rated" all of August for the low cost of approximately $1700 effectively charging me for over two weeks that I would not be living in the unit. All this despite my advance notice of my involuntary move and track record of being a long-time community member that always paid my rent in full either on time or early. Whatever you do, do not rent here or at the Apollo which I am sure suffers from similar predatory practices. Any other option on H Street would be an improvement and may literally save you years of your total lifespan from avoided stress.

I've visited Anthology (I have several friends who are residents) at least 10 times now. The first thing you encounter when you walk into the building is a slightly confusing video interface to let people know you're there. I haven't managed to get it to work yet, but it sometimes provides entertaining moments when you're trying to use it. Once you enter the lobby, you are overwhelmed with their "signature scent". I don't consider myself sensitive to smells, but it's really quite overpowering and reminds me of an Abercrombie store. The common areas are really nicely laid out and we've had several gatherings there. The staff make you feel welcome and my friends have never had any trouble getting space for birthdays or other parties. If you're security conscious, this will be the place for you. You can't work the elevators without a key fob, so if you're a guest, the person you're visiting will have to come down to retrieve you. I personally find that a bit annoying, but again, for someone who is very conscious of security, I imagine that's reassuring. The hallways are very dark for some reason and you can hear quite a bit of noise in the hallways, though not inside the apartments themselves. The apartments themselves have some really nice touches like nooks in the bathrooms that make them stand out from some other high end apartments in the area. I loathe the kitchen tile backsplash, but that's probably just a difference in taste. The pantry shelves are VERY deep and have lots of room for storage. One odd thing... the ceilings look as if they're made out of plywood. Again, for the price I'm not certain I understand that aesthetic. All in all, it's another luxury apartment building in DC, though stands out with it's own unique touches. Not my favorite place to visit friends, but I understand why they are security conscious.

First of all, highest praise to Artis' Holland (the concierge) and the janitorial staff-they are PHENOMENAL. We mostly enjoyed our 18 month stay at the Anthology but must give it the lowest possible rating due to our TERRIBLE experience with the leasing/management office-in particular, the Community Manager, Shannon Talley. We attempted to contact Shannon in person, through e-mail and by telephone/voicemail to discuss our lease multiple times prior to moving out. We were always told she was "in a meeting" or that she would "call or write us back" (she never did any of those things). The one time we managed to speak with her on the phone to discuss incorrect charges on our final bill, she was extremely rude, dismissive and abruptly hung up on us. She refused to reverse an incorrect charge and then further refused to provide us with contact information for her supervisor in order for us to dispute our charge or to file a complaint. Anthology/Greystar insists that individuals may negotiate directly with the leasing office for individual assistance, but discussion with many other tenants at the Anthology makes clear that this has NOT been the case and that Anthology/Greystar often refuses to respond to requests altogether. Save yourself time, trouble and money and consider renting elsewhere.

My stay at Anthology was great except for the very end. I lived there for 14 months and had to pay an $8,000+ (!!) penalty (3 x monthly rent) for breaking my lease when I got laid off and found a job in another city. I had three months left on my lease and could not give the requisite 60-day notice. This penalty is in the lease, so I was contractually obliged to pay, but I hoped for some respite given my job situation and was told they could offer none. I know for a fact other apt complexes waive this penalty out of compassion if job loss is a factor for breaking a lease. With the bad is always some good and at Anthology, that would be concierge Artis and leasing agent Brooklyn -- both are absolutely fantastic.

To Whom It May Concern, My name is a knob, and I am writing this letter to express my thoughts and disappointment. I started with Greystar back on November 31, 2015. As a concierge for over 14 years, the journey has been a great one, but it always had its challenges. So, when I came to the Anthology from being a transfer from the Virginia sister property the Ascent I would never have thought in a million years that I would encounter a Manger naming Mr. Jamison Williams who in my opinion is the worse property manager in my long history of being a concierge professional in this business. Mr. Williams has shown very odd behavior from the first day he took over as Property Manager at 625 H street location. Mr. Williamsdisplays an unusual style of trickery and sneakiness. Please let me give some examples he would hide behind walls and drop out from it to try to catch you doing something that you should not be doing on your shift. He would talk to you face to face as if he so, concern and he is not and then turn into something totally different as if somehow, he was offended by the conservation. Since his arrival, he agone out of his way to trap or put pressure on employees if they did not agree with his method of doing things his way. I felt he was on a mission to eradicate the current staff to his liking from concierge, leasing, maintenance, and housekeeping. I would like to add to this that the Regional Manager Melissa was never supportive when it came to all the complaints from employees and residents. So, with all that being said I felt that my job was always on the line, so I choose to put in my letter of resignation. I hope this letter will shed light on the behavior of Mr. William's unorthodox style of managing at the Anthology property.

I just moved in to Anthology and so far things have broken here and there and I haven't complained because that is to be expected every once in a while. However, yesterday when the maintenance crew came by yesterday they LOCKED my cat in my roommate's room without access to his food, water, or litter box for 5 hours. I did not tell them to touch my cat or go in my roommates room, we asked them to check our fire alarm since it had been making noises for days. When my roommate got home my cat was startled and visibly scared and upset. When I tried to email leasing and the front desk about this they both ignored me. This is very concerning if I feel like my cat isn't safe if we ever need to get something fixed because the staff at Anthology intentionally moves him and locks him in areas where he doesn't have what he needs. I am deeply concerned and disappointed.

Unkind and immoral. 8 days after being approved for an 11 month lease in this building, I was literally minutes ago emailed the income requirements. Not only had they already sent me the welcome letter, the tenant portal link and the LEASE to e-sign, when I called to ask to reserve a parking spot, they tell me I need to show the past three months bank statements showing deposits of at least 3 x the monthly rent. I said that Anna who I spoke to on May 14, 2018 when I applied online told me that in lieu of paycheck stubs, I could show 3 x monthly rent x 12 months as a total available balance on a bank statement (she was very clear that it could not be locked in a c.d. or stocks, but must be liquid funds available now). No problem, I uploaded the documentation to the application portal. AND WAS APPROVED. AND WAS SENT A WELCOME LETTER. AND WAS SENT THE LEASE. **Now** it's a different story. And Brooklyn, Brittany and their boss Crystal tell me, "so sorry for the miscommunication, but we can't help you. You can't live here. GREAT. I wouldn't have wasted the past week on Anthology if I hadn't thought that everything was set to go for May 31. Unbelievably unethical business practices.

Moving out first chance we get. Management is remarkably incompetent. We were charged a pet fee despite not having a pet, and then rental insurance fees even though we have updated and active insurance. We were not informed about these fees ahead of time, we had to find them on our own and then complain. Construction noise is a big concern. We moved into a unit facing the courtyard to try to mitigate this. Little did we know that one side of the courtyard isn't actually part of anthology. Right when we moved in that building began major renovations, including a new rooftop area. I can see construction crews walking around the roof as I try to work from home. There is constant banging and drilling. Management refused to do anything about this. Just recently a piece of scaffolding literally fell off the side of the development into our courtyard! It was a large metal bar...it could have killed someone if anyone was down there at the time. Management of course did nothing, and the construction crew is back to drilling today. Stay the hell away from this place.

I have lived in Anthology since January 2019 and I have really enjoyed my experience here. Residents are friendly and kind and I find myself using the amenities often (from the pool to the gym). Without a doubt, one of my favorite parts about living at anthology has been interacting with the front-desk associates and leasing staff. Notably, Tony and Artis make you feel at home and taken care of as a resident at anthology and I have been grateful for their friendly and accommodating energy as a newcomer to DC. Brooklyn was my leasing agent, and he was flexible and accommodating in the process of getting my rental agreement underway!

The building faces a very busy H street and they do not offer sound proof windows. If you are facing H street you will hear everything from people talking on the street to the busy sounds of cars, trucks and the street car sounding it's bell and honking. The building has vendors on the ground level that get deliveries at 4 am and the 18 wheeler trucks and handcarts rumbling on the gravel sidewalk don't allow for any rest in this building. As for other units that face public courtyards it's the same with the noise level Although that slows down some after hours. If you value sleep or a management that cares about their residents this is not the place. I'm still waiting for an email reply or any kind of reply from the property management team to address this issue...it's been over two months.

Lived here briefly and broke my lease when I found out the previous tenants (just before me) had moved out because of German ROACHES (a much heartier variety that are nearly impossible to get rid of unless you tent...which they won't do)! This was not disclosed, and it was not a day after moving in before I started seeing them myself. The last straw was when several fell from the microwave above the stovetop into my dinner on the stove one evening!! I was offered bribes by leasing staff and front desk staff to "take care of it", was told to bring down my dry cleaning once or they would mark my dog down as a service animal so that I wouldn't have to pay the pet fee. As if these bribes were meant to compensate for the fact that the building is infested with roaches. They also refused my multiple requests to tell me what chemicals pest control was using (I had asked to ensure my dog would be safe or I could remove my dog while they treated if need be). And yes, it is the entire building. Friends and neighbors on different floors and different parts of the massive complex have all mentioned seeing roaches in their units. When I moved, management then tried to fight me as I tried to get my rent back since this all falls under a DC law known as Warranty of Habitability (they are required by law to disclose this infestation to any new tenant). DO NOT RENT HERE!!!! From the top down this place is horrible and not worth your time or money!

I went in for a tour and they forgot to give my ID back. I was notified and was told that i could come and grab my ID anytime because it woks be at the front desk. I Went on Saturday afternoon to pick it up and the young front desk girl ignored me and didn't even greet me when I walked in. When she finally looked up and didn't say hello or asked if she could help me. Infact, she looked very tense and bothered. Finally I told her I was looking for my Id and she went off on me and told me she wasn't notified of an ID so therefor she can't help me. I am NOT interested in this property as concierge staff is poorly trained. Completely turned off but his entire building. Thanks to this young girl, I am no longer interested in leasing here

H St Corridor and NOMA are great areas of DC to live in. If you are considering living at Anthology I would highly recommend finding another apartment complex. There are many others close by who will provide you with the same thing with much less headaches. When I read other people's reviews who had bad experiences before moving to the apartment complex the common theme was always management being unresponsive, rude, or unwilling to help their residents. I figured that there probably were just some misunderstandings. In reality I kick myself for not taking those negative reviews more seriously. They were unwilling to work with other residents before me. They were unwilling to work with me. And they will be unwilling to work with you too. I unfortunately left Anthology on very bad terms caused by management. Most apartment complexes require you to give them a notice to vacate a month or two in advance to leave or they will charge you an additional two months' rent. When it came time to decide to renew my lease or move out I had several questions regarding the new leases being offered. It became impossible to reach anyone that could give me an answer. I left countless emails that were never answered. I tried calling and would always be transferred to numbers that had full voicemails or would never call me back. After 4 plus weeks of trying to get a hold of anyone, a leasing associate finally answered my questions. When they finally got back to me I was able to make a decision that I needed to move out. Of course they took so long to respond I was past the date to give notice to vacate without getting slapped with a fee. I told the leasing associate I would like to move out at the end of my lease and then she told me I needed to pay the two month fee for late notice. They did not care that I had been asking for answers for an entire month and that they had been completely unresponsive to me. When I tried to explain the situation to the leasing associate they were rude, dismissive, and hung up the phone on me. I tried for two weeks after that to talk with management to get the issue resolved. A property team member was assigned to talk with me but I was never given the opportunity to talk with anyone from management. Ultimately, they didn't care that they had been unresponsive for an entire month. They were unwilling to work with me to any sort of compromise for the lack of response caused on their end and ultimately I ended up paying for it in both my own time and money. I cannot express enough how terrible this whole experience was with trying to get a hold of and deal with management. In the end, I paid for the mistakes of management which could have been easily prevented by just answering my questions in a timely manner. I leave Anthology feeling disrespected and taken advantage of through this entire experience.

UPDATE November 2017 I've moved out along with a growing number of residents who moved in around the time of the opening of the building. I'm increasing the rating from one star to two because the property manager was finally replaced and she seemed to have been a large part of the problem. Since she left, the staff became so much more friendly and happy and I'm honestly going to miss their smiles. Up until I moved, there were still serious issues like missing referral checks or things not being charged correctly, the bike storage door that doesn't usually doesn't work unless you grab a staff member with a key, and the fact that the weekend concierge staff are temps and thus don't have access to the package system (meaning you won't get notifications over the weekend). They did eventually institute curfews for public spaces to cut down on noise, rules for the number of guests on the roof to ensure that residents are prioritized, and they stopped the public events due to complaints from residents, so all in all, things have improved. Original Review: I'm an actual resident of this building and I've lived here since November, shortly after it opened. I wanted to move in immediately after my tour. It's beautiful and located in the perfect spot. The evening concierge, Artis, is super friendly, and I've made some amazing friends. But after months of complaining politely, letting things slide, completing internal surveys, sending emails, making calls, and literally taking a day off and putting my dogs in daycare just to have an audience with the property manager, this place has finally beaten me down. How can a luxury building be managed so poorly? You would think that the positives of living here would counterbalance the extremely terrible management, and for a while they did, but not anymore. This place is a shit show. - Management is arguably the worst in DC. The property manager is quick to blame someone else or simply not respond to emailed complaints unless her boss is copied. - My leasing agent didn't tell anyone else that I was moving in, so when I showed up with my truck and movers (being paid by the hour), I was first told that I couldn't move in on that day. I had to convince the manager that I was trustworthy enough to be given access to an apartment that I had already leased. It was also my introduction to the "You should have known" attitude around here where the customer is always wrong. - I was told by the property manager that they were planning to build a dog park on the roof to open in the Spring. It's summer and this was never spoken of again. I made my leasing decision in part because of that, so...beware the sales tactics, I guess. The Apollo across the street does have a dog park on their roof, by the way. - The doors DO NOT HAVE DEADBOLTS! They do not show this on the tours, so beware that the doors can be unlocked from the inside by simply turning or tapping the handle. If you have dogs that can reach, they can easily escape. Mine did and a neighbor's did as well. But don't worry, the building may or may not call you. They may just drag your dogs back into your unit without telling you what happened (which a neighbor caught on camera) or you may come home to a block of wood bolted to the inside of your door and boot prints in your bathroom (like I did). - There is no dedicated event space, though you can reserve an area of the lobby for a fee. But good luck finding the one-day event insurance required for less than $100. (Because for some reason your renter's insurance plus their insurance on the space isn't enough?) - Speaking of events, the entire lobby is sometimes open to public events that residents are "invited" to. Try walking your dog through a bunch of annoyed strangers or playing pool with friends with obnoxiously loud music blasting or trying to go to sleep while that music continues into the night. It's not fun. - And if any maintenance must be done on all units, be prepared to have it left unfinished in your unit for at least a week with no communication as to when it will be put back into place or no communication ahead of time that the process would take that long. I was so excited to live here and I expected better customer service. I am so disappointed to have to come to the conclusion that there are better places to live on H if you're willing to pay this much. They talk a big customer service and luxury game, but if quality property management is important to you, look elsewhere. If you can ignore it, the location may be the only good thing about this place.

ll my experiences with Anthology has been exceptional. From the user friendly website that provides a nice overview, to the online execution of the lease, i was completely satisfied with the service and support I received. In summary, the staff couldn't have been more clear and concise with the information I needed to make informed decisions. I hold organizations like this to a high standard, but that does not preclude problems from occasionally occurring, nor does it excuse me from performing my obligations as a responsible tenant. For me, this means I am always professional, write down my concerns on paper (I know its old school), be respectful even if the situation is emotional, and work directly with the person(s) involved with the issue. I never measure service by the mistakes that are made, only the lack of desire or competency to correct them. In conclusion, its safe to say the staff at Anthology wants to be held to a high standard, and so far i have not been disappointed.

I've e-mailed Brookyln (a "leasing professional") several times looking to rent an apartment here. I was looking for a prompt move into the city, as I just started working in DC. I was genuinely interested, gave all the information on type of apartment I was looking for, and a time-frame that worked to come in and visit. Even for that weekend, to come see a apartment. Brooklyn asked all the right questions and I gave all the right answers to her questions. I never heard a response. I followed up with another e-mail about a week later and never got a response. At that point I didn't bother calling. There is no use chasing down a leasing agent. I'm disappointed as I was VERY interested in renting here. Not worth it if there is poor customer service. Anthology sets the bar high. Please set your customer service standards high also.

If you are looking for an apartment with working elevators and management that responds to calls and emails - look elsewhere If you are looking for an apartment where your neighbors smoke enough pot to get a contact high and common amenities are unavailable to residents - this is the place for you. Bonus fact: apparently the Greystar regional manager has instructed buildings to ignore the no smoking clause - so all of those buildings are probably not great if you work for the federal government. The reason this does not get only 1 star is because the staff is awesome. The concierge team, sales team, maintenance are really there to do what they can, too bad their hands are tied.

Justin Couchman, Community Manager recently assisted me with upgrading my apt. He's incredibly professional and empathetic of a tenant's needs. It couldn't have been easier and user-friendly. Updated March 2018: I am reducing my rating to 2 stars for a few, with full explanation below. To quickly summarize, they showed zero interest and urgency in helping me with the issues THEY were responsible for after my move-out, and it really soured the experience for me. The building itself is just OK. Roof is small for how many residents there are. Unless you don't mind waiting a long time to get up/ down, having only two elevators was an inconvenience (especially when one was always broken). Also, be prepared to hear the fire alarms often. Those were always broken, being set off inadvertently, or being "tested". I will maintain that Artis, Glenita, and the rest of the front desk staff and maintenance staff are awesome people to see each day. Personally, I would recommend looking into the Apollo if you are considering the high rise properties on H street. FYI, most of the reviews were written because they had a contest to win a flat-screen TV if you left a review somewhere (Yelp, Facebook, Google, etc.). #### I moved out on December 1st, and it has taken four months to fully close out with Anthology. I had auto-pay turned on for my rent, and it was automatically deducted for all of December when I only owed a few days. They also charged me a month-to-month fee in this auto-deduction because my lease had expired in December-- again, which I did not owe as I had notified them I was moving out. No big deal, I thought, they can just send me a check, but I was wrong. They dodged numerous voicemails and emails, and I finally received a check in early January (they also never asked for my new mailing address after I moved out). It turns out that no one had closed out my lease, which would have automatically triggered the check to be issued through Greystar. However, the check I received was just my security deposit. After reaching out again, they finally cut me a new check for the rent they docked me in December + the month-to-month fee that I did not owe, which I received in mid-February. We're now in March, 4 months after moving out, and I'm still receiving bills for electricity. No big deal, the electricity company is just behind, but the bill was for 12/1-1/1. It turns out Anthology never notified the electricity company that I had moved out, which was their responsibility (per the electricity company). Basically, they showed zero urgency in getting me my money back and had I not been organized, would have kept the almost full month of rent they took from me. They were also almost responsible for me paying a month of electricity for a current resident.

The gym, grills, and rooftop facilities have always been clean and usable, and I have had no issues inside my apartment aside from one fly issue back in September. In regards to my interactions with Anthology staff, I have developed a great relationship with Artis, who always promptly assists me in receiving packages, pointing me in the right direction for contacting facilities (if needed), and overall providing any much needed life advise along the way. Major props to Artis for being the best. The front desk man (whose name I can't recall) in the mornings during the weekdays has also been extremely friendly, courteous, and helpful. Overall, great apartment to live in as a young DC professional.

I've never ever written a negative review before today. I am so beyond disappointed and frustrated with my experiences at Anthology. Luckily I was finally able to move out. The management does NOT respond to emails, calls, or messages. There inbox has been "full" for as long as I can even remember. (This is all pre-COVID as well) I was given ridiculous charges with NO explanations. The times I was able to speak with someone, they were nothing but rude and aggressive. I have recently reached out with more than eleven phone calls and emails asking where my security deposit is, why my last month of rent was so much higher than the others, and to confirm my utility charges were cancelled and no word. (This is typical) I'm beyond sad to even write such a negative review, but never have I EVER been treated so badly at a professional establishment. I do want to leave on a positive note. The maintenance men are wonderful and very kind! The amenities are great as well. It's just unfortunate the management had to make this experience so unpleasant for me and my neighbors I was able to befriend from dealing with the same constant issues. I've been moved out for weeks and STILL waiting to get a response from Anthology on any of the questions I mentioned above.

I have worked in hotel and residential development for over 12 years. I never review other properties as I know that my views are biased based on projects I've worked on. (Note: Greystar, the mgmt company, and Jair Lynch, the developer, have never been clients of mine). I moved in in March and after 6 months, feel ready to submit a review. The lobby area does remind me of hotels that I've worked on, a huge reason why I chose this place. It's loungy, lots of workspace for those that work from home like I do. Wifi works fine, and it's quiet enough during the day to be productive with work. I happened to move in the week of my 40th birthday and with the help of the Anthology team, I was able to throw an amazing party with about 75 people - catering, hired bartender, and wait staff. Quite a memorable and classy event for me and my guests. I personally had a great experience with the leasing team. Brooklyn was very thorough and patient, answered all of my questions, and despite his very welcoming personality, I never felt pressured or hustled. The process was transparent, and minor changes to my contract were done smoothly. I would easily hire Brooklyn for any of the properties I work with. I can honestly say that I felt the "customer first" experience with him nd his colleagues, making the decision to move an easy one. As the building continues to fill up, hiccups will certainly arise. For the most part, the building has responded well and put controls in place to ensure comfort and safety for us all. There's a nice mix of professionals and small families of every walk of life, and fortunately application requirements tend to minimize excessive amounts of immature people that think they're still in college.

Anthology is an amazing property! Its awesome to see the property manger, Tanya, and asst property manager, Roshan, help out with move ins! I thoroughly enjoyed the experience with meeting them and their level of hospitality along with superior customer service is untouchable by most managers I've encountered.

I was invited to attend a resident event by a friend who lives in the building and I must say I was very impressed with Anthology. I've lived in quite a few buildings in the DC area but Anthology was definitely refreshing. Cool decor, friendly staff and a sense of community which is a rare find. My current lease isn't up for a few months but this place will be on the top of my list to check out. Keep up the good work.

AVOID. this place is like a frat house. Loud obnoxious people all hours of the day. The walls are paper thin so you'll hear people walking or moving around above you constantly, slamming doors, the hallways reek of smoke both cigarettes and pot. There are roaches everywhere. If you have a unit facing the backside you'll here the millions of neighborhood kids outside starting at 4 screaming at the top of their lungs. If you face the courtyard you hear people screaming and yelling parties everything all hours of the night and early morning. Do not waste your money. Came here for work on a 2 month rental and it was the worst experience ever. Only good thing I can say is the people who work the front desk are friendly and kind miss Donna, Jaunice, the younger woman who works doubles all the time and the older gentleman who works at night.. The last week the fire alarm has gone off every day - after 15 minutes of it going off at almost 3 in the morning, i decided to call non-emergency police line - and low and behold they told me I'm the first to report the alarm! The fire department was not even notified, the police had to call the FD. 29 minutes the fire alarm was going off at 2:48am, good to know the building isn't connected to the city departments in case it does in fact burn down!! You will NEVER have a quiet night staying in these apartments. If you enjoy peace and quiet STAY AWAY. Did I mention an Uber driver delivering food on a bicycle had his bike stolen in the 2 minutes he came inside to drop off an order. This place is downright awful and a party central with NON STOP NOISE all hours of the day and night. If you rent air bnb with Abode living know that their units on the first floor and 3rd floor are incredibly noisy. Avoid at all costs.
