This shop is located inside Swan's Market, which is a relatively busy food court. Because of this it can be difficult to find seating. They have clearly labeled vegan options here, which I really appreciate! I tried a mini vegan Cookies & Cream cupcake which tasted great.

perfect! the pick up was perfect/easy and loved the market it's inside with lots of good spots to eat. The cake was delicious and my husband is hard to please with cake and he really enjoyed it! 10 stars!

This black owned business has the absolute best cupcakes. They are so moist and flavorful. The flavors are too die for!! This is a must! They have vegan and gluten free options.

We initially got one cupcake to split since we weren't 100% we'd love it. (Cupcakes can be such a hit or miss) My husband took one bite and said, " Yeah, your gonna need your own cupcake!" LOL. He's not even a dessert person, so that was saying a LOT! Best red velvet I've had in a long time. Super moist and rich flavor. Excited to come back to try more flavors!

We got these delivered via DoorDash for a birthday celebration. They won over even our most cupcake-skeptical guest! They were perfectly moist and not overly sweet with lots of fun flavors. Can’t wait for next time!

I love cupcakes but I was not prepared for how great they are. Any guilt about ordering cupcakes in the middle of a weekday melted away as I delighted in this high frosting ratio, moist cake base, and decorations complementary to theme. I rate the experience high!

Carrot cake was my favorite, brought some back to socal and they were still moist after a two days. They were beyond good

My best friend surprised me for my 40th birthday with a key lime cake from Cupcakin', and it was absolutely amazing! The flavor was perfect--just the right balance of tangy and sweet. The cake was moist and flavorful, and the frosting was light and creamy, complementing the key lime beautifully. You could tell it was made with high-quality ingredients and so much care. It was a showstopper at the party, and everyone loved it! I couldn't have asked for a better birthday treat. Highly recommend Cupcakin' if you're looking for something unique and delicious for your celebration. I'll definitely be coming back to try their other treats!

This is my fav cupcake spot! I love the decadent cupcakes with a variety to meet any palettes selection! It's black owned too with a few different locations. I recommend coming early to get them fresh before the sell out or preorder(for an up charge)

That key lime pie cupcake is on another level. The pie crust on the bottom -- divine! My friend got their cupcake flavor of the month (Chocolate covered strawberry), and both of us demolished our sweet treats and were very happy. Great service, awesome creativity and delicious cupcakes. Looking forward to coming back to try more flavors!

This company made a vegan chocolate wedding cake with white frosting for my son and new daughter-in-law. The person I worked with here was incredibly responsive and supportive in helping me with ideas for the cake. I had never had vegan cake before, and oh my goodness! On the day of the wedding, I was floored! This cake was so delicious! I never would have known it was vegan and it was among the top two (I can't decide if this is #1 or #2) most delicious cakes I've ever eaten in my life! The guests also loved it. This is now my go-to company for cakes and cupcakes!

Expensive, but great quality but a bit on the sweeter side. Love the sprinkles but the pearls get stuck in my teeth often. Cake is always moist and frosting is always dense. Service is great and staff are always friendly. It's a grab and go establishment. Make sure you eat your cakes fast or else they will not taste as good.

Cupcakin' Bake Shop is located inside Swan's Market. There is always a line but worth the wait! The service was amazing and I love how patient she was when I was figuring out which cupcakes to pick from. The lady that was helping me also said they make cakes which I am planning on ordering in the future. I've been here a couple times already and LOVE the cupcakes here. They have so many different flavors. The cupcakes here are always so moist with their delicious buttercream frosting. The Oreo cupcake and Chocolate Salted Caramel is definitely my favorite!

These cupcakes are SO good!! I shared a box of minis with a group and every flavor (we tried them all) was moist and delicious. I wish there were more locations outside of California as I was just visiting. If you're near one of their locations, it's worth the stop.

The lady working was super nice!! The cupcakes were crazy tender. They fall apart on you (good problems to have) so have a napkin or plate ready! Solid flavors and good size for a cupcake.

These cupcakes are incredible! They are certainly giving Susiecakes a run for their money. They may be my new favorite. I've tried 3 cupcake flavors: Funfetti, Key Lime, and Mint Chocolate Chip. I liked the Key Lime most, followed by Funfetti for a close second, then Mint Chocolate Chip, but all were amazing. Their cupcakes are regularly priced between $5.25 to $5.75 each. But they also sell a few discounted cupcakes that are 1-2 days old (see left side of photo). If one day old: $1 for mini or $3.25 for regular size. If 2 days old: $3 for regular size. The friendly employee told me they opened just about a year ago (last April). Come check it out! This bakery is hidden from Street view since it is located within the Chase Center pavilion, next to the Warriors gift shop. They are open on the weekend. I noticed they also sell a gluten-free cupcake. No bathroom or seating inside, but there's plenty of seating on the bench outdoors, plus I think there is a bathroom somewhere in this pavilion.

I always associate cupcakes with home. Because that's what we would bake. It was cupcakes or cookies etc. So the idea of actually going and buying cupcakes is a foreign idea. Who would've thought to create a spot to get cupcakes? Well I'm glad they did. We came around 4pm and ordered about 10 cupcakes of all the varieties available. I wish I could remember exactly what each flavor was, for sure one was lemon, the others I can't remember the names of. But they were good! Moist, flavorful, sweet cupcakes. If I'm in Old Oakland, Cupcakin is a decent spot in the Town.

This place continues to convince me that I may actually love cupcakes. I am typically not a fan of cupcakes but everytime I see this place, I have to have some. I have tried almost all the flavors and they are baked to perfection where you can taste everything. My favorites are key lime, pumpkin and strawberry but you truly cannot go wrong with any flavor.

Oh my goodness!!!!! Key ‍ and sweet potato pie cupcakes!!!!!! Make sure to get them this holiday season. Not sure how long they will last. Fabulous.

I tried 3 flavors. All cupcakes had flavor. Even the vegan cupcake was good to me, a non-vegan. I got two cupcakes to-go one day and ate one cupcake at the location on another day. My experience eating the cupcake on location was better than the to-go experience. The to-go cupcakes tasted fine but they were melted and mushy. I don't know if they were not packed correctly or if the cupcakes are simply not made to eat to-go. Either way, I was very disappointed to see how messed up the cupcakes were by the time I got to my hotel, which was only a 5-minute walk from the market.

Cupcakin makes cupcakes that more resemble cupcakes you make at home both in terms of size, flavors, and accoutrement. While most other cupcakes places do massive cupcakes, these are more petite and don't make you feel terrible for eating one by yourself. But we tried red velvet, key lime, cookies and cream, and carrot cake. Each cake amazingly moist and soft. The icing were lucious, not dried or crystally. The red velvet and carrot cake cream cheese frosting had delicious hints of vanilla and cream cheese. All in all, these are some of the most delicious unpretentious cupcakes I've had. Will be back!

The cupcakes were sooo good!! Usually I'm skeptic because every cupcake I buy ,is hard enough to throw at someone and cause a bruise . This one was fluffy and the right amount of sweetness !! Price is reasonable. Cannot wait to come back !!

This place bakes a mighty amazing cupcake! One of the best we've had. Our absolute fav is the key lime cupcake!! In every way, from the perfectly buttery and crunch graham crust, to the mildly tart key lime taste, to moist but not overly sweet cake, to the delicious creme, it's everything you would want in a cupcake and more. Their cupcakes are moist and tasty. My dad keep saying how much he loves the cupcakes here. We got to come back again soon. Located somewhat deeper inside the swan market.

Holy hell this place is good. Some of the softest, and tastiest cupcakes. I tried the pumpkin cupcake, and the apricot crumble. Both were unique, and absolutely wonderful. They disappeared way too fast.

This was a great cupcake experience. The stand is located inside of Swan's Market in downtown Oakland, CA. I arrived during the lunch rush and this cupcake stand had plenty of customers. It seemed to be a one-person show serving customers however the service was quick and efficient. As a DMV native these cupcakes remind me of the quality of the original Georgetown Cupcakes when they first hit the scene in DC in the late 2000s. The cake and icing quality was near perfect execution for this style of cupcake. It could have been that the cupcakes were fresh out of the oven which is another nod to their quality. I originally intended to not eat the cupcakes immediately however they looked so delicious I ended up eating the cupcakes on site. A great experience overall and one which I will draw me to return when in the area again.

Delish! We got a selection of mini cupcakes plus a couple full-size ones plus several discount day-old cupcakes. We couldn't tell what was old or not -- everything was moist and really, really flavorful. There was just the right amount of icing, too. The server was friendly and helped us with our selections.

BEST CUPCAKES IN TOWN!! We happen to be in the area so decided to stop by on a Saturday afternoon. They are located inside of Swan's Market, which has a wide variety of food stalls. I'm not a huge fan of cupcakes since I never like the cream/icing, but Cupcakin' is the place to go if you're craving some dessert. We shared the Lemon Cream Pie and it was decadent. Not only was it moist on the inside, but the cream and icing was not too sweet! I could eat at least 3 if I wanted to because they are that good. A little on the pricier side ($4.75/each) but it's well worth the price! The staff there are very friendly. Will definitely be back again if I'm ever craving cupcakes!

Every year we purchase our little girls birthday cake and cupcakes from Cupcakin, and every year the cake and cupcakes are amazingly delicious, moist, and beautifully designed.

I went by today. I absolutely love their cupcakes I go by every time I'm in the area. Their cupcakes are so good and addictive. They feature a different flavor every month. Last month it was peach cobbler. A little to sweet. This month it's summer berry. So delicious!. That staff is always nice, polite, and courteous. Will continue to go support this establishment.

Mannnnnnnn these damn cupcakes. Not gonna lie, hands down best cupcakes I've had of anywhere and I've done them all. Magnolia in NY. Georgetown Cupcakes in DC. Sprinkles in NY. There's another famous one in Nashville. Done them all and this place is fire. The creativity of the combinations, paired with a moist cake and just sweet-enough, whipped to perfection icing, makes this a must stop. Thankful I don't live in Cali or I'd be in trouble!!!

Best cupcakes I've ever had. I'm not a big desert person, but I've made an effort to stop here whenever I'm in the area. The cupcakes are super moist and packed with flavor. The frostinggggg is smooth, soft, rich & delightful. The mini cupcakes are also great to have a light touch of sweetness if you don't want a full cupcake.

Picked up 2 cupcakes here and they were really beautiful and moist. However the taste was a bit greasy and the flavors/varieties were pretty standard.

I work nearby and I would get one for desert during lunch. I bought one for my wife and she said it's the best key lime she's ever had. I started buying her 4 every Friday and her favorites are the red velvet and carrot cake. I introduced it to a coworker and he brought some home and he is now the cupcake king of his family. We bought a dozen for my brother-in-law's birthday and they were wiped out and one posted in her facebook

Always amazing!!!!! Seasonal flavor is a cranberry vanilla, yummy!!!!! AND THE LEMON GINGERBREAD DIVINE!!!!! Pricey but ooooohhhhh so worth it!!

Cupcakes are amazing, delicious,moist and flavorful everything you're looking for in a cupcake. Had the minis for a party and full size for myself. You can pre-order because they do get busy and sale out of certain flavors. Arrive early or pre-order My favorite is all of them but the key lime pie has my taste buds in overlord. The mini chocolate cupcake was the best cupcake I have ever had in my life, from anywhere in the world. I don't know how it's so perfect. I think the size contributes to the ratio of cupcake perfection. GO TO CUPCAKIN!!! And don't complain about price when it may well be the best cupcake you've ever had. You get what you pay for.

Did cupcakin as our wedding cake and it turned out amazing! Top tier was carrot cake, bottom tier vanilla salted caramel Usually the drizzle is on the outside of the cake, but they were able to put it inside within the layer of the cake! Our guests loved it!

I previously gave Cupcakin a 5 star review because I love their cupcakes so much. Like I'm a diehard for them. I would sing their praises from the mountain tops. Idk how they make them so moist, and the sweetness is balanced. They're an absolute favorite of my family. Why this isn't a 5 star for me anymore-- we got a vegan cake for my brother's wedding and it was surprisingly not very good. The frosting was kinda crunchy like the sugar wasn't fully mixed in and the cake was super sweet. I was genuinely surprised because I raved about it and had tried their other vegan cupcakes in the past. Just make sure you try the cake before ordering even if you've had their cupcakes before! The other reason-- I was gifted a $10 gift card and I can't redeem it. I've tried 3 times and nobody ever seems to know how to redeem it when I'm there. It's pretty frustrating because I'd hoped after the first time I tried, they would have an answer for me when I returned. It was even the same girl working who apologized but said there's nothing she can do for me because she asked her managers and they said they don't know what to do either but I should consider trying to call the owner at a other location. Kinda sucks because everybody knows I'm a huge Cupcakin fan but now I wouldn't want my people spending the $ on the gift card that can't be used .

Best cupcake around the bay. Their flavors are unique or classics but they all taste so comforting. Service is always good, nice people always trying to help you when they can.

I came here to get half a dozen mini cupcakes for a friend. Clean and welcoming! It is located inside Swan's Market where there are a couple other restaurants inside. They share the dining space with each other. The staff was kind and patient. There wasn't a long line today but sometimes the line can get pretty long. There were 6 mini cupcake flavors today so I got one of each. They are super cute and delicious! The small ones currently are $1.95 each. The regular size ones are $4.25 each. This is a great place to get cupcakes for friends, family and yourself! They have a great variety of flavors to choose from and they all look and taste very delicious!

Their cupcakes are sooooo good. I have tried the strawberry, key lime pie, lemon pie, and raspberry chocolate. Will definitely be returning for more! Flavor 9/10 - strawberry one is made with real strawberries, but I would have liked more strawberry flavor Texture 10/10 - some of the most tender, moist cupcakes I've ever had Sweetness 9/10 - I don't like super sweet frosting. I found the cream cheese frosting on the strawberry cupcake to be a bit too sweet, but I loved the whipped cream frosting on the other flavors. I haven't tried their buttercream, but I expect it would be along the sweetness of the cream cheese. The cakes and the raspberry, lemon and lime fillings were the perfect sweetness.

I love Cupcakin! My only go to for my cake sweet tooth. They don't except cash, so make sure charges ready cause you'll be outta luck, I hate walking out without my cupcake because of how my credit card is set up‍ There is no dine in, take and go they have multiple locations. Always nice clean fully stocked cupcakes. You can also look online to see what they have available for that day. My favorite is double chocolate, red velvet, and key lime. I love it allot (Jim Carey voice) Also support black owned businesses.

My first visit and I know it won't be my last.. I loved the different flavors and the size of the cupcakes... Minus one star because my vegan Solon only had one flavor to chose from.. They key lime was impressive, but my chocolate toffee crunch was Amazing!!! I also got a Salted Carmel for our friend! Please come to Reno and open a shop!

For years, I've loved Cupcakin' and their deliciously moist cupcakes and fun flavors. I am so pleased to have had such a beautiful experience with them when I ordered a small celebration cake. I sent an email with initial request and someone replied with a few initial questions. Once details were confirm, they called me a couple days after for final confirmation of the order. During the call, I decided to add writing and Jimmie's. I was surprised that these were included in the cost of the cake. As we were wrapping up the order and I realized that I could also order vegan and GF cupcakes for my friends with dietary restrictions. The person on the phone was so patient and kind. A+! I requested delivery and the goods arrived on time and it was such a smooth process. The cakes arrived as expected and were so good! Everyone was impressed. I wish there was a little bit more of the key lime curd and less buttercream (it's a different ratio vs. the cupcake), but otherwise, I was VERY happy. My friends also enjoyed the GF and vegan cupcakes. Overall, a fab experience and I look forward to continuing to go to Cupcakin' for casual and more special occasions. I love cupcakin's cupcakes, so I decided to order a cake for my birthday. Not only are they absolutely reasonable with their prices but they're so helpful over the phone. I really like that the cake was elegant, simple, and very accurate on what I asked for. Not only was the cake beautiful but it taste so good! My guest were so happy and amazed at the flavor. I'm here for a conference and I'm glad because if I lived here I would be eating cupcakes every day! The mini red velvet was so moist and good!! I'm probably stopping by again before this conference is over. The ladies working were very hospitable!!

I love their gluten free cupcakes! I like this location over the Telegraph one. The cupcakes are always fresh and soft. If it's at the end of the day, and they don't have what you want, they will tell you vs just sending you anything.

This place makes the best cupcakes in the Bay! Wow! What makes them so good? Well, they are moist and have not too-sweet toppings. We tried the following cupcakes: * Salted caramel * Strawberry * Chocolate All were A+ and 10 out of 10. The service was fantastic. Parking was easy. Cupcakin' is a new chain that is growing. If you look on their webpage you will find that they now have many locations in Northern California. I hope they continue to expand!

Absolutely delicious! Our family friend brought this as dessert for our bbq meetup and it was a big hit with us all. He recommended family style so we can try some from each one and I was totally thinking that too from the get go as well. Great minds...lol They were so pretty but I was so excited to eat them I forgot to get a before picture! It's ok though because now you can see how it looks on the inside right? My favorite flavor was the sea salt! Also the inside of the cupcakes are not all the same for instance I think the s'mores one had graham crackers on the bottom. The icing and toppings also vary so like the mocha had a chocolate covered coffee bean. The raspberry had a raspberry fruit on the top of the icing. The s'mores had a melted marshmallow, etc. Such fun cupcakes with something for everyone. Not super sweet either which is a good thing!
