A breakfast dream come true! This place absolutely nailed it. The prices are super reasonable, especially for the massive portions they serve — you will not leave hungry! The waffles were perfectly golden and fluffy, the eggs were cooked to perfection, and everything came out hot and fresh. You can really tell they put love into the food. It’s rare to find a spot that delivers on both quality and quantity without breaking the bank, but this place does it. Highly recommend!

One of my favorite diners in the valley, which is saying something because there are a lot of great ones up there. I drove all the way up from West LA specifically for this place because it really is that good. Also parking is much easier in the valley however this place has a very small free parking lot. It was full when we arrived so we had to park on the street, but it was free parking. My favorite part about it is the retro charm and the food taste. We ate at the counter because it is my favorite seat in the house, I love watching the kitchen operate and just being in the center and inside. They also have a few booths inside but the majority of the seating is outside, but covered. Our server was very polite and attentive and we only had to wait about 10 mins to be seated for a 10:30 Sunday brunch. The food here is seriously delicious. It has all the classic diner options but done with premium ingredients. The menu is quite large, so it took me quite a bit to choose what I wanted to order. For myself, I chose the Eggs Benedict with steak and thought it was fantastic. Eggs Benedict is probably my favorite breakfast dish and so having it with quality steak really made it for me. We also ordered the Fruity Pebbles Waffle and it was deliciously sweet and a great treat. We also split a couple of biscuits with jam and butter and I can say they are homemade and fluffy and definitely worth ordering. Overall a fantastic diner and I would recommend to anyone looking for a great breakfast or lunch option.

The WORST "chicken fried" steak I have ever had. Not chicken fried. Dry as hell. Horrible gravy. What in the hell was that? I took two bites to be sure it wasn't the whole thing before setting it to the side and leaving it. Hash browns are not hash browns. More like a slab of potato mash burned on two sides. Rye toast and eggs were my saving grace to help me eat the potatoes. Never again!

I’ve been craving for pancakes and French toast for breakfast, lunch, and dinner. I think it’s probably one of the best meals of the day to not miss. So here I am writing a good review on my experience at this local diner located in Burbank. They have a variety of options for all types of breakfast people. I ordered their breakfast tacos which is basically scrambled eggs with bacon and cheddar cheese on corn tortilla (total of 3 tacos). I also ordered their specialty pancakes of Cinnamon Toast Crunch (single) and an order of French Toast with Strawberries and Bananas. Their breakfast tacos are reasonably priced and good quantity for anyone who wants a lighter option. As for their pancakes I couldn’t have been any happier because Cinnamon Toast Crunch is one of my favorite cereals. It made me feel like a kid all over again. Overall, I think their French toast is probably the most popular off their menu because nothing ever beats a sweet and syrupy toast covered in powdered sugar. Plus, the staff was very welcoming, accommodating, and fast paced when taking our orders and serving us. Thank you for the ultimate experience. I’m planning on taking my parents to this diner again because they really loved the food and atmosphere :)

Havent eaten here since I lived in around the corner more than a decade ago… It hasn’t changed a bit and that’s a great thing. It still has that old-school diner feel: simple, cozy, and no nonsense. Exactly what I was hoping for. The omelets are still top-notch. Fluffy, packed with flavor, and just all around amazing. And when they ask what kind of bread you want, do yourself a favor and take the damn biscuit. Trust me on this one. Not to make it sound like I’m 100 years old, but it feels good to know some places still do things right. I won’t wait another ten years to come back.

"Best omelettes in town!" I don't know if that is true, but they're really good! I've tried their lox one, and now their vegetarian one. Delicious! Nice big portions. Friendly service that keeps the coffee coming. I dig the old school diner vibe. There is plenty of free parking. The only thing is that the restrooms are outside and on a cold, rainy day like today, that's not ideal. I'll still keep coming back to try their other omelets on the menu!

Came here on a Sunday for brunch with the kids. We ordered and rated our own dishes: 1. Corned beef hash with poached eggs, crispy hash brown, and sourdough toast (shared) - 5/5 2. Chocolate chip pancakes - 5/5, however, there was way too much chocolate chips for me so I would rate this a 3/10. 3. Kid's French toast with scrambled eggs and sausage - 5/5 Generous servings and reasonably priced. I loved the decor of novelty movie and concert posters, we sat in a booth that advertised Marilyn Monroe's "The Seven Year Itch" and a concert with the Beatles! Great place to take the kids. We would definitely frequent this establishment!

My French toast came out cold, I'm not one to take food back because I don't trust it after it is brought back to the kitchen. Was really hungry so just ate cold French toast, but I know for sure the server messed up and left it sitting there for a while My sons pancakes came out 3 minutes after mine steaming hot so I think she just forgot about the whole order in general As a former server I never bring out one before another especially if it's two people eating. The service was ok, the best server there is the guy server

A Burbank establishment for many years- if you love old diners you'll love their food and their deals. The decor in this place is well loved, and there's nothing wrong with that. If it isn't broke, don't fix it. It gets pretty packed on the weekends so expect to wait, but they do their best to accommodate everyone. Parking is easy in the lot or on the streets. If you have a dog you can bring them and sit outside. My husband and I frequently split their largest omelette, which also comes with a side biscuit and potatoes, and it's great. Come hungry, it's an amazing deal.

Great food!! My friend & I both really enjoyed what we ordered, very fresh & made to order! The customer service here was great! Very kind & friendly staff, they were very patient with us since my friend and I were catching up & talking so we took a while to look at the menus & order, so I appreciate them for reassuring us that there was no rush! (-: The ambiance is very cozy inside & definitely feels like it's a classic diner. Definitely wanna try their other menu items & will be going back!!

Diverted to Eat'n Park after making the rookie mistake of not making a reservation for Cafe de Olla but I'm glad we did! Plenty of parking and they had plenty of regulars -- that tells me they're doing something right. We ordered the Monte Cristo sandwich, the Weekday special, and the Breakfast burrito with the biscuits and gravy to share. We all enjoyed our food and the biscuits and gravy were just the comfort food we wanted for breakfast. We'll be back!

Unique omelet selection so I tried something different. The portions were way more generous than we had anticipated, so great value for the money (The Wife took 1.5 tacos home). Our food arrived in a completely reasonable amount of time and tasted great. The only downside was the Manager Type Blonde Lady that made a scene about someone parking in the "employees only" spot right next to the front door. Seems like that was less of an employee spot and more like her personal reserved parking - so yea, maybe something to think about from a leadership perspective. Though leadership might be lacking the servers were freaking amazing. We were greeted quickly, the team hustled, and our coffee cups were magically refilled before hitting the halfway mark. I love being places where the team acts as one, there is just a vibe you get that puts you in a good mood.

My review is based on delivery only as I have never set foot inside the restaurant and I most likely will not ever set foot in this restaurant after my experiences with them through online delivery. The food is decent but the quality is not consistent but they were the closest breakfast place to me which is why I ordered from them 5 times I think in the last couple of weeks as I was on a breakfast craving!! Lol yes I LOVE breakfast for dinner. :) The pancakes were ok BUT don't expect butter and maple syrup with your order. The pancakes were nice and thick but they could've been a little fluffier in my opinion. AND be ready to pay an extra fee when you ask for butter and syrup for your pancakes even if they forgot to pack it on the last order cuz they will charge you for "special instructions". And one time the pancakes were really yummy and fresh tasting, the second they tasted like they gave me pancakes that had been sitting their for a while? Maybe when they get busy, they cook a large batch of pancakes and hot hd them?? I'm not sure how that works BUT then again the third time the pancakes were good. So it's a toss up on which pancakes you will get. Maybe it's based on the cooks in the kitchen. Who knows? It's just not consistent. Oatmeal - yes I am one of those weird people that like oatmeal! Lol If you specify add raisins because on the menu it says raisins and milk on request, expect an upcharge. IF they wanted to do an upcharge on the raisins and milk, wouldn't it make more sense to have it as an option so that people that want the raisins are aware that there is an upcharge for the raisins instead of just being charged a mysterious upcharge? My 2 cents! And the same quality issue thing with the oatmeal... One day it was the perfect texture and the next time it was so thick that I had to take half of it out and add milk to get it to a consistency that I could eat and of course on the flip side the next time it was so runny that it felt like they added a lot of water to the oatmeal to make it last as they were running low or something like that. I'm guessing as I'm not really sure why the oatmeal is different in textures everyday. I basically drank that last oatmeal I ordered as there was nothing to scoop since it was so watery. I'm also guessing that if you ask for your eggs to be cooked hard, expect an upcharge. If you ask for extra crispy bacon expect an upcharge. So basically any kind of special instructions, expect an upcharge. Go figure, I've never ordered from a breakfast place that charged for things like that but that is why I won't be ordering from here again. Yes it was only a couple of dollars BUT I like knowing up front and not being charged an up charge just because they couldn't pack their items consistently or I specified a specific temperature for items to be cooked. So the food is decent sometimes at a decent price which is why the 2 stars instead of 1 BUT the nickel and diming me over "special instructions" is kind of annoying and frustrating as they never really specify which special instructions which makes me think that it's ALL of them. And make sure to have butter and syrup at home since you might not get them with your order. And be prepared to re cook your food if you don't want to be charged for "special instructions" for asking for a specific temperature for your food.

Super delicious spot to come have brunch. My husband introduced me to Eat and park and it is quite nice. Everything here is so good but my favorite are the pancakes with fruit and Nutella. The owner here is super kind and always welcoming with a smile. The servers always have a positive attitude. The inside is always clean. It can get crowded so I would recommend coming during the week since on the weekends it can get packed. Overall wait times are great here and you will not be disappointed with the food.

Biscuits were good, everything else mediocre. If I am going to spend that much money I'm going to get some ambiance rather than tired diner.

Never returning. You are better off going to Denny's. But honestly, with so many breakfast options in the area, no need to bother with places like this.

I've driven by Eat 'N Park Restaurant countless times at this busy intersection of Victory Blvd. and Buena Vista St. as I went from one rental property to another, shopped at the Ralphs across the street, and did some banking in the U.S. Bank located inside the Ralphs. I found fairly good value based on the prices, service, and experience noted above (TOTAL paid experience was around $25.00 BEFORE any discounts and/or tip). We came for the pancake special which was great. Greasy spoon diner. Needs a little bit of a remodel. We sat at the bar but it seems that area is mainly used for pick up orders and not guests which is a shame as I always prefer the bar at diners, but it wasn't very guest facing, if you know what I mean. The bacon, sausage and eggs came out first and then the pancakes we added extras to our pancakes which came with a $2 upcharge which I didn't mind. Pancakes were great l.

Stopped here with a group of 5 before heading out of Burbank. We received top notched service. Everyone we interacted with was very friendly and attentive. Our coffees and waters were never empty. We ordered an omelet for two. It was cooked perfectly. They offer many side options, there is something for everyone on the menu. Easy parking, clean restroom. Great place, would recommend.

Well this place gets busy by 11 am so come early. Nevertheless we were seated quickly. But it does take a bit longer to get your breakfast. The crew works quickly to get all the orders out, they are not slouching. Today we enjoyed the broccoli omelette with country potatoes and biscuits. All good food! A single serving omelette is big enough for two of us.

Came here after a drs visit in Burbank and they had good reviews, the manager was very nice and greeted us when we arrived place was packed but they sat us right away ordered our drinks they brought the water but not the coffee so I asked for the coffee the waitress said the coffee machine wasn't working good so she would try To get us coffee so I ordered the chicken fried steak it was a house special and I got it and I was sadly disappointed it was dry , bland and the gravy was eggs and toast were burnt And I was so looking forward to a good chicken fried steak unfortunetly it wasn't here at park n eat we did end up getting our coffee and the service was good but the food I was disappointed

I guess I can't complain. The pancakes are good. The ham omelette was good, but there was one problem. They forgot to put butter in my bag for pick up. I would like butter for my hashbrowns and for my pancakes I guess they were busy.

Just tried the Top Sirloin and eggs. Steak is very tough and dry. I ordered med well. I also ordered sourdough toast and got super hard white bread. This was ordered through either postmates or door dash via my job. Terrible. I don't recommend. Oh and the hash browns are also hard. Food was likewarm. Eggs were the only decent thing but nothing has flavor!!!

Stopped in on a Friday at approximately 12:30. We were promptly greeted and allowed to sit wherever we wanted. Our server was friendly and efficient. We ordered juice, a crazy omelette, and a breakfast burrito. The food was incredibly delicious and we could only eat half as the portions were huge. They had so many great choices on the menu that it was hard to decide. We will definitely return to try some of the other items soon.

How is anyone saying this is an amazing place to eat? It was kind of grimy, owner was not nice, crepes were just large pancakes (not thin). Large portions of Sysco quality food. Bacon was thin, burnt, and dry. I don't get it.

Ordered the following - crepes - denver omelet - special omelet - chicken fried steak Crepes - absolutely too sweet and has so sort of alcohol taste. The nutella they put in tastes that it has expired. Chicken Fried steak - the streak was too hard and chewy. The eggs with the steak were under cooked (asked them to recook it)

Gotta tell you the vibe is cool, middle America truck stop...but the food's not particularly good. Like you question whether it's worth finishing. Pancakes eggs bacon and sausage...bacon was the only decent thing. Even the sausage was meh. That was the special for $14, probably the type of thing should be $9. Coffee smelled like death..I caught a wind when it was put in the table...tasted like burnt instant Folgers. I should not have had the 2 sips I took. Also came home and immediately it all came out of me. Took about 25 min head to tail..Use your imagination.

Im not the kind of person that abuses places on this app. I rarely use it even if I have a really bad experience. You can check my history, that being said: I used to order the breakfast burrito here, but the last two times I felt fully conned. 13 dollars and more than half my burrito is potato. When I say more than half I literally mean there is hashbrown all the way through the burrito and the bottom half is ONLY potato. I feel kind of robbed considering their photos on the apps. Unfortunately I would have to recommend anyone that enjoys breakfast burritos to never pay for their business.

We recently ordered take-out breakfast from Eat'n Park. We called in the order because we've been told how busy they are on the weekends and we're glad we did. When we arrived around 10am on a recent Saturday, they were packed. Whole restaurant was full and many more parties waiting to be seated. I ordered 3 French toast with ham steak ($15.95) and also ordered were the Hobo omelet ($18.95) & a Chef's Special omelet ($16.95). The french toast was great. The bread was soft with a slight crisp upon first biting into it. I can only imagine how much better it would be if we dined-in. We're gonna have to do that soon... And when I read 3 french toast, i expected 3 halves. Nope... You get 6 slices! Man... I forced myself to eat the very last piece of bread. I was so full. It's served with perfectly whipped butter on the side. The ham steak was a good size and had your typical smoked flavor. Great with ketchup. The Hobo omelet comes with ham, bacon, beef, sausage, American cheese , peppers, onions & tomatoes. It was a big omelet and came with some tasty bigger-cut hash browns. Not sure why it took me so long to try this place. But in all fairness, I didnt know about since way back. That's too bad cause it's my type of place. I'm sure we'll be back sooner than later. Free parking in their lot. Some street parking is available. Great for breakfast. Opens early, closes after lunch.

It was my mother's birthday and she has been craving for a breakfast meal. I told her that I would take her out for breakfast and she was very happy about it. Surprised her by taking her to a new place. Upon arrival we were greeted nicely and asked us to choose any table we wanted. At the moment I let them know it was my mom's bday and that she is the boss. She finally chose a seat. While looking at the menu my mom was surprised and intimidated on the selection. Since she just wanted a simple pancake breakfast and coffee I pointed her in the right direction. But for me, I didn't know what I wanted since there were so many things to choose from. I usually tend to veer towards a Mexican style breakfast so I went with the huevos rancheros. (I do not recommend) My mother chose the Mon-Fri breakfast deal which gets to either 2 of pancakes, bacon, sausage and eggs. There are other options to choose from within this deal. Overall Mama Goto enjoyed her birthday breakfast so I call it a hit! I hear that the place gets pretty crowded over the weekends so get in line and satisfy your breakfast cravings! Parking: small private lot, street parking VERDICT: Rinse and repeat

The omelettes we had were very dry and overdone. I think they're using allspice in their hash browns, which is a really bizarre choice. Service and actually getting a table were chaotic.

Service was amazing but had a breakfast burrito filled with dry hash browns and hardly any bacon and han and sausage the pieces of me were so tiny, but it had a lot of burnt hashbrowns and super dry and the coffee they served was Folgers and to my taste it's nasty we also ordered crêpes and they were pancake thick and had no flavor at all. I do not recommend the spot. I will not come back either.

What an amazing place! Been hearing about it from friends for a while and was finally awake early enough to try it lmao. When my friend and I got there, the place was packed but they quickly are able to turn tables around. The owner guy is really funny and charming and I can see why he runs such a successful breakfast spot. The monte cristo was delicious! The fries were just trash but it's a breakfast spot, do not get the fries The omelette was delicious but the hash browns could have been crispier. Overall an amazing place. We also ordered a waffle on the side and it was perfect!! Their butter is very good. I don't know if they make it or buy it but it took the waffle and toast to the next level. I appreciate quality butter! I still would give it 4.5 stars for accuracy but I'll round up cause of amazing staff. Great place!

This is a delivery rating: I normally really love their food but I spent $5 for what looks and tastes like Kraft Mac and cheese. one box costs $4 less and provides way more food so I feel scammed after buying this.
