Great stat at Eaton HK!
Rooms: Tiny and compact (as one would expect in the Yau Tsim Mong area), but have everything you need. My room has a fantastic view of the YMT area (it is on the 15th floor, so very high up, perhaps rooms that are lower don't).
Service: Reception staff are super friendly and helpful, and can speak 3 languages fluently (English, Cantonese, and Mandarin). Breakfast staff is attentive and friendly as well, so impeccable service overall.
Location: Cannot expect more. Right next to the famous Temple Street Night Market, a lot of bus stations right next to the hotel (bus would be a nice way to get around, although Nathan Street and Gascoigne Road could get very congested sometimes). It is relatively close to the Jordan MTR station (400 m-ish), and the Tsuen Wan Line would take you to a lot of attractions.
Breakfast: One of the best I ever had in Hong Kong, beautiful coffee, amazing Chinese, Western, and HK options. I pay 121 HKD per person, which is a good price for hotels in HK. That being said, there are amazing restaurants nearby as well; you don't necessarily need to pay for breakfast in the hotel. Australian Dairy Company is famous, and the breakfast set menu is only 48 HKD (it is, however, not close to the hotel, so I recommend the hotel breakfast).
Gym/Swimming Pool: The gym is nice, although not have too many facilities. I've seen better gyms in 4-star hotels in HK. The swimming pool is clean and warm, but it is way too small...
But overall, highly recommend this hotel as a starting point for your visit! Going to 西九龍 if travelling from the Mainland or to the airport is both super convenient (with the former being very convenient, obviously).
