During my tour, I was thoroughly impressed by the well-maintained grounds, modern amenities, and welcoming atmosphere. The units are spacious, with updated appliances and plenty of natural light. What truly made the experience stand out was the exceptional service provided by Naveanna. She was knowledgeable, friendly, and took the time to answer all my questions, ensuring I had all the details needed to make an informed decision. Her professionalism and warmth made the tour even more enjoyable. I highly recommend this property to anyone looking for a quality living space!

There was a suspicious looking man and I felt slightly uncomfortable walking to my car. Jabari (the security guard on site) demonstrated exceptional vigilance and professionalism in his role as he accompanied me to my vehicle. I was very impressed by his kindness, clear communication, alertness to the surroundings and how he proactively addressed a potential issue before it escalated. Thank you for making me feel safe Jabari. You all are doing a great job :)

The edge seems like a great place to live so far. I had an awesome tour with Tori and she answered all of my annoying questions even after I left. I moved into my B1 floor plan on January 3rd, the process was quick and easy. The floor plan is perfect for just one but definitely has good comprises for a roommate set up. The bathrooms and closets are huge, which is perfect for someone with as much hair and clothes as me. They have great amenities, a pretty pool (can't wait to use), GREAT GYM with everything you need, a dog parlor, clean grounds and halls (I was nervous about moving into an apartment building because I didn't have good experiences with neighbors and cleanliness in the past) and really nice agents in the office. A few weeks after I moved in a ton of cars were quickly broken into here and 2 or 3 places close by. Luckily my truck was a part of the heist. After everyone settled down, I asked my neighbors about it, they said management team TOOK CARE OF EVERYTHING, all they had to do was submit paperwork to be compensated. So I find it a little funny so many people decided to get on their soap box and complain as if it wasn't taken care of or we were the only ones that got hit, like it was management's fault. I had been looking at apartments for a while and Edge had nothing but great reviews before I moved in and it's sad to see people can be so petty. If in the future I feel they don't deserve as many stars, I will change my review. I'll also add pictures of my actual apartment after I get things exactly how I want it.

I’ve lived here for awhile now and it’s a great location and wish I could give a higher review because it truly is the ideal apartment although it seems as if the apartments reliability has been lacking for awhile. I’ve had multiple important packages stolen. It’s very disappointing to have the apartment accept packages and then be gone when I go to retrieve them. I’m not sure what’s going on but it needs to be looked into before nobody get a Christmas gift from me this year. In all seriousness though it’s hard to live somewhere that you cannot trust will get your deliveries to you.

I saw these apartments this past weekend and was blown away by the professionalism of Hayley and the cleanliness of the community. Hayley went above and beyond in showing me a few apartments even though I'm not moving for a couple of months. I love that the gym is open all the time for residents and the pool is to die for. Edge is definitely at the top of my list for future apartments. Thanks!

I applied for a unit ($400 to apply) and at the last minute, the leasing agent let me know it was no longer available due to the previous tenants no longer moving out. I am not sure why the unit was even posted then? Worst part is they have still not refunded my money and have not contacted me back after me trying to get the money back. Save yourself time and do not deal with this nightmare of a leasing office. Very scammy.

As someone who only toured the complex, don’t rent here. The hallways reeked of garbage due to the valet trash requirement, which cost $25 a month. The cans are small so people stack bags of trash next to each other and it’s just sitting outside for who knows how long in a closed hallway with carpet ( maybe put in hardwood instead?). A resident told me his hallway constantly reeks of animal pee and that the saving grace is it being right on the beltline. The pool is also small, dark, and shallow. The tour guide mentioned that she warned certain residents multiple times to break down pizza boxes and not leave trash outside the bin but they don’t listen… maybe fine them? Overall red flags all around. It’s the cheapest option on the beltline for a reason. I can put up with a decent bit and it was too gross for me.

Note on the five star reviews - the office pressures residents to submit positive reviews. My review was one of those, I am editing now that I have moved out. Great location but renters beware...there are some things you should consider before moving here. I lived here for three years. The neighbors and neighborhood are great, but the management leaves a lot to be desired. Some highlights: - Maintenance: my air conditioning was out for four and a half months. I have email receipts documenting this. Temperatures inside the apartment were frequently over 80 degrees. It took dozens of emails, nine maintenance requests, frequent office visits, and 140 days to resolve. My power bills doubled during this time because the non-functional AC was working overtime to keep the temperature below 85. Management could not have been clearer - my situation was not a priority to them. This is an expensive building and I paid full rent during those months. I should add, the maintenance staff was very nice, but they were not able to provide a timely resolution to a major quality-of-life issue. - Building security and package theft: Building one has an entrance directly from Edgewood ave on the third floor. There is no camera at this entrance, although the leasing agents will tell you all exterior entrances have cameras. I frequently found the door propped open by cardboard or other material that prevents the latch from locking. This gives the general public access to the residential floors. I had packages stolen on two occasions. Emails to the office went unanswered. Visits to the office resulted in them telling me, in no uncertain terms, that it was my problem and not theirs. I ended up having to buy and install my own security cameras to prevent further theft. This is a major security issue and the office didn't even pretend to care. - Move-out fees: I was charged $355 to repair nail holes from hanging art. I had a moderate amount of art on the walls, nothing crazy. They charged over $10 per hole. Some of these holes were related to a curtain rod that was present at move-in, left over from a prior tenant. They charged me for those too, and when I suggested removing those from the invoice, rather than try to understand my position, the office immediately threatens collections. A rather inhumane way to deal with residents. This was the general theme - they will be nice to you until you sign your lease. Once you sign, the inhumane treatment begins. You will have to invest considerable time advocating for basic living conditions like air conditioning and a secure building, and even then some of those requests will go ignored. I recommend the beltline area, but I do not recommend Edge on the Beltline. I would look at the surrounding properties - Citizen, Ayla, and The Indie.

Have just been here a week. This property has an extremely competitive price point per sift while maintaining higher end features (appliances and finishes are great). Great location and the leasing staff are super responsive (shoutout Michal who went above and beyond to expedite my move in process!). Great location but the parking garage is very annoying if you're in the building across the skywalk - unit location is important for parking/noise/views. Nice amenities but the pool is a bit small if that's important to you.

Noise coming from Duke's Hideaway at McCray's on EACH FRIDAY (3pm-12am), SATURDAY(12pm-12am), SUNDAY(12pm-12am) is insane. Inside the apartment walls are shaking. I can't even watch tv at 70% volume. Basically paying premium rent and can't stay during the weekend. Not much help from management. I've been here for a while, and it just keeps getting worse. I'm leaving at the end of the month. The office staff consistently says "we are doing everything we can", which is... nothing. They do nothing. They schedule routine maintenance (like painting the building) and give you less than 24 hours notice that you will be inconvenienced. Just today they sent an email saying they will be painting areas around the pool, and as of tomorrow the pool will be closed for 2 weeks, why couldn't they do this in Winter or Spring? The carpets in the hallways are covered in dog urine, garbage spills, and are cleaned once a year, in fact I think its more than a year since it's been cleaned (not just vacuumed). The bar that just opened downstairs, with an open rooftop patio, has a DJ from noon till midnight, or later all weekend and some weeknights. It is so loud throughout my apartment. The people above and below me moved out due to it. When I talk to the office they say "sorry, we are doing everything we can", which is... nothing. Last spring they closed the gym and pool for a month for maintenance, when the gym re-opened, someone took the 25lb dumbbells. Still haven't been replaced. Its only been 17 months. A couple years ago I rented one of their month to month POD offices downstairs, $500 a month, once I moved my stuff in I was told that I then would have to purchase separate wifi, it wasn't included, and required a 12 month contract. What use is an office without internet? There is a charge for everything, we pay for common area utilities on top of our own utilities. Included in that is a "gas" fee, which there is no gas service in the building, they just keep our money. Bobby & team (maintenance) and Trey (security) are good guys, they are courteous and will help when they can. They are the best part of this place.

While touring Janae gave an experience like no other. I had not experienced such an informative and knowledgeable tour like the one she provided, which is why I applied. I have been living here for a few months now and love the location and views from my apartment, it's also accessible to a lot of things I enjoy. I applied with them to lease and received a move in itinerary only to be told I wasn't approved. after setting up my utilities and forwarding my mail. to be told it's a computer generated message sent to all applicants. Took 3 days to get power stopped only to have a usage bill from me never have moved in. Shady practices going on. On top of the $300 admin fee and $100 applocation fee.

I have lived at the Edge for over a year and I have loved it. The location is amazing and the apartments are very nice and spacious especially being located in such a good and busy area. But the most important thing has been how the staff has taken care of everything. Michal and Savannah have been so nice and very helpful with everything I needed. Dennis in the leasing office is very polite and efficient. I went there to get help logging into the Active Building website and it was very difficult, but he was relentless. It took a while, but he never gave up until it finally worked after numerous phone calls to several people. Also a shout out to the maintenance manager Bobby. He is always helpful, efficient and nice. Maintenance issues get resolved promptly. Trey's Security Company who guards our building is outstanding. Also very courteous. Every time I see one of the security people they ask if everything is ok. I see them constantly patrolling. I love the neighborhood and the people that live here are awesome!

Do not rent here. The staff here bully you and are racist. Amenities are a liie. they have a coffee machine but they don't supply any coffee. It's always out. They will claim whatever you want to hear to get you to sign a lease. When I first rented I was excited about all the amenities but once I signed my lease everything changed. Staff are rude and unhelpful. These people can't even get the keys right. On the first day my keys were not working. You would think they would check that the fobs would work prior to taking possession but no. Didn't have access to my suite for a full day as they claimed they couldn't get a locksmith there in time. The staff are incompetent and rude. There are many other places that are better and treat people with respect. I can't wait to get out of here. Do not make the same mistake I did and save yourself the headache and Rent somewhere else.

If you are thinking of renting here, think again. The location is great, and the security staff make you feel safe but between the subpar facilities and abject failure that is the building management company, December can't come fast enough for my lease to end so that I can move away from this property. The staff here never answer the phone for resident calls, which is annoying when you have to walk down to the leasing office to ask a simple question, but is especially challenging to reach them when you -- like me -- spend four to five days working out-of-state. Speaking of which, I am writing this review from outside the leasing office, where I was told I would have to wait all day for a package to be delivered from USPS because it would not fit in my mailbox. The building rolled out a new service, Fetch, for package management in June and since I pre-ordered this item in May, they will no longer accept it because it was not ordered through the new system. But this annoyance is just the latest in a long line of frustrations and red tape designed to inconvenience and nickel-and-dime residents unneccesarily. The building is always announcing new ways to fine residents and charge them for services, even if they are not receiving them. When I moved in, I was offered a choice between an access card to the building and a key FOB with garage access (for an additional $75 parking fee a month). I specifically asked if I could return the FOB when my car lease ended and was told I could. Five months later, when I was preparing to move to DC, I was told I would have to continue paying for the parking space I don't use for the remainder of my lease. The stairwells are routinely dirty and frequently have broken glass on them. The garage gate is broken every other day. Last week the main elevator and a carpeted hall on the third floor were covered in poop for hours before the property management cleaned it. The deck furniture is moldy and mildewed, the walls are so thin, you can hear someone speaking two rooms away on the other side of our unit, and the power randomly goes out. Early on in our lease, in the aftermath of a leak that left one of our closets and bathrooms reeking of mold, we had to beg, barter and threaten management for weeks to do the bare minimum of mold remediation while my housemates and I struggled with asthma related complications, and they only did that because my partner is a health and safety professional who was able to walk them through how to safely resolve the issue. Your home is supposed to be your peace. If you're looking to keep your peace, whatever you do, don't move here.

I'm not sure if they have a new Yelp page, but I'm leaving this review because my original review appears to have been deleted. TL;DR: Do not move here. There are far better places on the Beltline for less money. The Connor Group is a terrible management company that only cares about their bottom line, and you will highly regret living here. Stay away. I moved into the Edge in 2019, and it was great. Unfortunately, in December 2019, The Connor Group purchased the property and it has rapidly gone down hill over the last year. Shortly after firing the security company, 70+ cars and multiple apartments were broken into. While they have re-hired the original security company, security remains an issue as the security gate is constantly broken. When TCG took over, they began charging residents for parking, yet there are far more issues with the gates and garage maintenance than ever before. Even though our leases prohibit short-term (Airbnb) rentals, there is at least one Airbnb in our building. This was reported to the staff as a security issue, but nothing was done about it. I'm all for someone being allowed to rent out their home for some extra cash, but not when it's in a building that already has security issues. TCG also drastically reduced the housekeeping and maintenance staff, leaving just one cleaning and maintenance person for 300+ units. With the old management company, the cleaning staff was constantly cleaning the property. Now, the hallways and common areas are rarely cleaned. I've seen a used mask in the hallway for nearly a week, countless cigarette butts on the pool deck, and the walls/doors/etc throughout the property are scuffed. This is a "luxury" apartment building that is less than two years old, but looks like it's 10+ years old because of lack of cleaning and maintenance. I've heard stories of residents putting small marks in the elevator or leaving pieces of trash out to see how long it takes to be cleaned, and inevitably, it's weeks. The building uses Valet Trash, and residents' trash is regularly not collected. At the height of the COVID restrictions, they were actively advertising open houses and giving tours to prospective tenants, while every other building in our area was closed. They truly care about money more than the health of the current residents. All of the amenities were closed to residents because of COVID, yet they were bringing outside potential tenants through every space. Finally, I was forced to renew my lease during the Atlanta "stay at home order." My lease was due to expire in April, and I planned on moving out and signed a lease at a new complex. However, I was scheduled to move out at the start of Atlanta's stay at home order. Because of the situation, my new apartment complex rightfully allowed me to delay my move in until July. I conveyed this to the Edge management, and was told I needed to move out at the end of my lease or renew for a full year - even though my original lease allowed me to go month-to-month. They knew I wouldn't be able to move during the stay at home order, and took advantage of the situation. If you choose to live here, do so at your own risk. Five star reviews on other sites are fake, and are constantly being reported by residents. The property manager even left her own review, and has been caught posting fake listing for units on rental platforms with "too good to be true" rates.

Walked in to look at a 1 bedroom apartment, then walked right out. The signage was confusing as they advised the paint was wet at the entrance but the cones were pushed to the side. We tried to enter in the back but the directions were not clear. I felt that if you are a resident you would've known how to get in from that way. However bc the cones were to the side we walked in thru the front. Upon entering the leasing agent said "I mean the cones are there for a reason." She the walked up and around us when we told her they were pushed to the side so she could check. She then ask us what do we want. Not saying I was particularly in the right when it came to entering but to be addressed that way from what should have been a professional was off putting. Confusion about signage aside following up her first statement with what do you want is crazy. She then says well go in and sit down give me a moment to go outside and replace the cones where they should have been in the first place. Just based on how she was talking I decided not to look at an apartment and couldn't even find the exit that I was supposed to come in with the sidewalk being closed. She acted shocked we didn't want to see the place but who would after being talked down to like toddlers. If that interaction was any resemblance of what I would get living there I'm so good on this place!!! I wanted to see based on location but the attitude from the lady there was bitchy.

I came in for a tour but ended up coming late due to traffic and this wonderful woman, Michal, who works in leasing still gave me a tour after she was technically off work. She was so sweet and have an amazing and detailed tour! She sold me on the place and I'm so thankful for the sweet experience I had with her!

I lived in this building for two years and was happy with many aspects of it. The units are high-quality, with nice finishings and they maintain the larger building well. The building is quite loud and the walls and ceilings thin enough that you can hear every argument, party, or amorous encounter that your neighbors might engage in, but I largely accepted that as a part of living in a multi-unit building like this. The reason I am warning you against choosing this building is the very painful process I went through in trying to get my security deposit back once I moved out. Long story to follow, but TLDR is I do not believe the front office staff can be trusted with your money and I would look for a building with a better track record of customer service. Full story here: I made sure to be present for the walkthrough on the day my lease ended, which was conducted by the property manager. At that time, she assured me that the unit was in pristine condition and I would be receiving my full deposit back. She told me I would get my final statement the next day and that my check should take about a week to arrive, citing that there was some rule about them arriving at the end of a pay cycle (which seems to be untrue, as they just overnighted me a check) and that was why it would take a little over a week. I was told I would be contacted when the check arrived and that I could pick it up. I waited until the time she indicated, then called when I hadn't heard from anyone. I also hadn't received a final statement, which felt odd. I'll somewhat shorten my story here and just say that the next two months involved me having to call in weekly to check on the status of my refund and being treated as basically a pain in their a** (which I am sure I was, although I was polite throughout). I had to remind them they needed to send me a final statement, which prompted them to realize they hadn't closed my account at all (which is why I was still being sent emails asking if I wanted to renew my lease, despite informing them three months earlier that I did not). They tried to convince me no inspection had been done, despite my having been present for it, then conducted a secondary inspection I was not invited to (despite it being GA law that the tenant have the option to be present). After determining I would get my full security deposit back, they tried to convince me they had 30 days to cut me a check starting from when they sent me the account statement, despite the fact that it had been their own mistake the statement was sent to me weeks after I moved out. Finally, I asked if I could speak to their corporate office, Carter Haston, as the people at Edge constantly blamed them for why the check had not been sent to me. They refused to connect me with Carter Haston and when I asked if there was a phone number I could call independently, told me they didn't know it. I Googled it, and called the next day. I spoke with a lovely woman from their accounting department who immediately gave me my answer: Edge had never closed my account or sent them a final statement, so they didn't even know I was supposed to get my security deposit back. This could have been easily solved the first time I called to check in, over two months before this writing, if they had checked their system to ensure no mistake had been made. But instead, they were consistently rude and clearly just wanted to get me off the phone. Every time I called they told me it was coming next week and not to worry, clearly never once taking this issue seriously. In the grand scheme of life, this isn't a huge deal, but since you're here looking for an apartment, I think you should know that these guys do not have good customer service and have mishandled my money, which probably means they've done it to other people. I am lucky enough that I can handle not having 2 grand hit my account when I think it is going to, but that obviously isn't the case for everyone. I have grounds to take them to small claims court (know your tenant rights), as they are required to refund the security deposit within 30 days, but hopefully this post is enough to turn people off from trusting them. Don't let these people screw with your money- pick a different building.

Let me start by saying that this place really didn't present any serious issues at first. I am not the type that is caught up in other peoples reviews as I'd like to make my own. However, the one thing that stands out to me most is that this apartment's residents are its last priority. They will not work with you. They will not compromise. They will send back your packages within 48 hours. And frankly the parking situation if you live in the second building is your greatest nightmare. The only good thing about this apartment is that it is near the beltline.

I applied for an apartment at Edge on the Beltline with Lakeycha Montague and Cordelia Whitaker. From the start, there were tons of red flags. Property smelled, tenants left trash outside of their doors that should have been picked up by valet, the property up keep wasn't up to par, etc. I still pushed forward, not knowing any better as a first time renter. I thought I did my due diligence by reading reviews, but apparently, Edge on the Beltline offers incentives/asks for Google Reviews to push the good reviews up to the top. They try to wow you by the apartment amenities and the Beltline strip outside of the apartment. Lakeysha and Cordelia constantly forces potential tenants into applications by saying things like "Hurry and get this apartment, our building is at 98% capacity." Lakeysha even told me, "The person before you got denied, you got here just in time to apply". I am disgusted with the tactics they use on potential renters. I've been on several apartment tours this week and no one did that. They told me to let them know when I am ready to submit an application and that was IT. No forcing me to do anything. My first issue is - on the day that I paid the application fee, the printer mysteriously stops working and Lakeycha (the person who helped me) says that she will email me my documents and she never did. I took pictures of them for my own record, but she quickly tried to convince me that I didn't need to do that because she would just scan the paperwork in and email it to me, instead of making copies. I followed up via email and I still have not received the documents. Originally, I toured an apartment that did not even look like the unit I was given on the application. After I paid for the application, I went back and asked for a second tour, just to be sure. Just as I thought, the unit was not like what I toured. Extremely small and packed. Cordelia tried to convince me that since the bedroom was small, I could just put my dresser in the closet. The unit is across from a freight train yard, so the windows are supposed to be sound proof, but that is not true. I could hear the normal Marta train passing by as we did the walk through. All in all, Lakeycha and Cordelia saw the opportunity to manipulate me and they went for it. This is not a place that I would like to reside. I foresee so many new issues arising if this is how they conduct business now. They took my money instantly but have been extremely slow to get my documents to me. This apartment complex is a scam. $400 for an application, meanwhile no other complex asked for this much upfront. This $400 did not include the deposit. There was still the deposit + first months due after all of this. $150 application fee + $250 for an administrative fee. SCAM. These people like to FINESSE. Don't even look this way unless you do DEEP thorough research and you are seasoned. This taught me a lesson.

This place looks good only on the outside. I promise it's really frustrating dealing daily with the issues that constantly overwhelms residents. We have a big issue with the service provided by the administration and the way they don't solve the problems that the building is going through. Trash, security, animal waste, lost packages, billing and so many other things. I would caution everyone thinking about moving here to read over everything carefully before signing (which, to be fair, you should do anyways!) This isn't a review for the building, but rather for the management. I've lived in many apartment buildings and the process has *always* been to fill out an application first, and then once that's approved, to sign a lease. I talked yesterday with Tori (and she seemed quite pleasant!) to inquire about some available units and, long story short, I ended up asking to fill out an application. Tori sent over a document that I thought was the application, but apparently it was the lease. This was the first document that I was given, and in my naiveté and ignorance I didn't closely read the fine print and thought this document was part of the application process. My "application" was sent over *after* I signed the lease. I can genuinely say I would never have knowingly signed a lease without my application having been approved. After reading some reviews about the complex (which, I fully admit, I should have done before filling anything out!!) I decided that I wanted to cancel my application. I contacted the office and, even though my application was still being processed, they said that my lease was legally-binding. I asked if they could deny my application, and they refuse to. I own my mistakes in this process. I should have absolutely read what I was signing more closely, but I've gone through the apartment process so many times that it didn't occur to me that this would be any different (aka, signing the application first AND THEN the lease, once that is approved). I'm sure the building is fine, and I know that the location is nice, but it makes me so deeply uncomfortable to be working with this management company and I would hate to move into a building with this as my starting introduction. I'm hoping that they can take pity on me and just "deny" my application, so that I can move on.

To echo some of the other previous residents that have written reviews ... TL;DR: DO NOT MOVE HERE. I've waited a few months after I've moved out to post this. In my experience at EDGE, I feel that The Connor Group is one of the most dysfunctional, careless, slumlord-like management companies around. It would be hard to go over every case of their negligence and greediness, but I'll try to give a few examples. When I moved in my lease was under MATRIX residential. However a few months after my move in The Connor Group bought them out. There appeared to be MANY mismanaged transitions. The Connor Group apparently didn't inherit any documentation about the units or residents etc. as I was informed by a maintenance staff member. I was also told that they had bought the building solely with the intention to get the occupancy up to a certain % so that they could turn around and sell again. The Connor Group seemed to cut a number of costs in taking over the building, including but not limited to the security staff. When I moved in we always had security sitting at the first floor of the garage and when TCG took over that went away. This is in addition to the fact that the security surveillance/cameras that do exist seem insufficient for a property of this size. I'll touch base later on the impact that had... During my time at EDGE there were a NUMBER of broken doors in the building - including those that allowed access to the outside of the building. A few of these went unfixed for long periods of time. The gate into and out of the residential garage seemed to be CONSTANTLY broken. In fact in one case it was broken and I had sent management unanswered requests for it to be fixed; a few days later the garage was accessed by criminals (easily because the gates were broken) and 76 car windows were smashed and cars robbed. Look it up on google... there was a bunch of news on it. Management refused to accept responsibility at first, even though they'd been notified that the gate was broken and security was lacking. We had a community meeting afterwards where a police officer recommended that we form a community of residents to walk the premises to enhance security. Like, I'm sorry, but I'm paying nearly $2,000 a month in rent I'm not walking around at 1AM unarmed to deter criminal activity when my building should be providing basic security. TCG eventually offered to pay for everyone's window repairs because of the backlash. They finally upgraded the security staff and promised to install the cameras that they had already promised to install previously. This all comes after there were multiple break-ins whereby the criminals accessed the building, bashed in apartment doors, and robbed apartments. Maintenance repairs took LONG periods of time. If your dishwasher or washing machine is ever in disrepair be prepared to wait some time for it to be operational. Both broke for me while I was a resident and it took almost two weeks for both incidents. The maintenance repair staff in the building seems extremely unskilled despite their best efforts. If it is anything more complicated than a fuse or a hammer they'll have to call in a regional TCG repair person and that could take another few days. They will do everything in their effort to salvage the equipment already in your apartment instead of replacing it which often means you'll be left for great lengths of time without operational appliances. When I moved out there were multiple units with failing air conditioning systems in the Atlanta heat, and I was informed by the maintenance staff that it was because the building was built quickly and isn't good quality. In general the premises are simply unkempt. If any of the staff walked the property they should easily be able to identify areas where they need maintenance/cleaning improvements. Light posts were constantly knocked over and in disrepair. Doors and handles were broken throughout the building. Carpeting was stained and went uncleaned for long periods of time until the complaints got bad enough. I ended my lease period in October 2020, and in JUNE I received a letter informing me that I needed to accept a ~9% increase in rent by the end of the week or else if I wanted to renew later they'd be increasing my rent by nearly 13%. We went back and forth on this for WEEKS until very close to my move-out date they agreed to keep my rent flat to current. I understand rent increases, but this was obnoxious. UPDATE: Thank you for the follow up! I did reach out to The Connor Group at EDGE OTB via phone/email regarding some outstanding issues. Not only did I find the TCG employees at EDGE wildly unhelpful, but they apparently also decided that my concerns weren't worth responding to. Email was sent 1/12/2021 with no response received. What would appear to be a cookie cutter response from corporate and zero action at Edge OTB is completely in line with my expectations of this organization.

do not move here! when the office people half ass do their job, the resident gets tacked on extra fees. the agents get commission from the fees they tag you with. they dont listen or do their job. this is the worst apartment i've ever lived in here in atlanta. 100% do not recommend. if i could give zero stars i would. this is not the kind of stress you want where you live. 1/5 Update Despite the response from whoever it was, my issue was not resolved and they're putting the blame on the payment SYSTEM, a system that has communicated with them that they're not responsible for the issue.

The water alarm has been broken for months. They refuse to fix it. Running on 4-5 hours of sleep has become a regular occurrence. It went off at least 6 times last night. There are two constructions going on around the building and most of the nearby restaurants have closed their doors. The 5 star reviews on google are clearly bought or by office people.

We lived in Edge at the beltline for 11 months, and what started as our dream apartment turned into an awful experience when it was bought by The Connor Group at the end of 2019. Be wary of positive reviews here and other sites - many are not by actual residents with any experience living in the complex, or by people who have very recently moved in. The leasing office is unprofessional, difficult to speak with, and often downright rude to many residents. They only care about potential new residents - don't be fooled by their demeanor on a tour, because it will 1000% change when you live here. The office openly advertised in person tours during the shelter in place in Atlanta, despite repeated complaints and concerns from residents. While residents were stuck in their apartments with no access to any common space, we watched tours parade through our pool, gym, and community room during a global pandemic. The tours were not even made by appointment - they were openly advertising open houses. This is also the same complex that had 77 car break ins back in December 2019. Though they hired a new security company (actually the previous company used under prior management, after residents asked for that specific company back), there were constantly issues with the door to the parking deck being stuck open, allowing anyone to access the community. It is also assumed by residents that the leasing office was involved in removing a communication channel between residents, taking away valuable community and neighborhood resources used by many. We truly could not have gotten out any sooner - many people who ended up resigning under The Connor Group have expressed regrets over the lease and ridiculous utility billing methods. There are so many other complexes in the same area with the same or better value - I cannot in good faith recommend this complex to anyone while under ownership of TCG.

I have had the worse experience with janae the assistant manger at the property during my stay. She has been extremely rude and unprofessional many times. She has hung up on me mid conversation and made derogatory comments that I've found very inappropriate. She conducts herself in away as if she doesn't like her job or assisting residents. She has used curse words which I felt very offended by during basic inquiries I had regarding maintenance issues or receiving my deposit back upon moving out of my unit. It has been well over 60 days and I still haven't received my deposit back from the property. My stay at Edge was a good stay until I had a roach infestation towards the second year of my stay. However, Abby was very helpful in regards to allowing me to complete my lease term a month early due to the inconvenience. All in all edge has some great things about the property but janae the assistant property manager will give you more than a headache and make you feel worthless as a resident. On the other hand Mikal is an agent at the property who will do her best to assist with every issue and she goes above and beyond to make residents feel at home. I do appreciate her for that but I have had the worse experience staying at the edge due to my encounters with Janae.

Do not move here. This place was great before the Connor group took over. Since then, cars have been broken into, the security gate is constantly broken, they cut back on actual security guards, valet trash ($60/month) was only picked up a few times a week, and the overall grounds became dirty. Just a few days ago a number of residents had their bikes stolen after the "secure parking" gates had been broken for weeks. Not only that but the management is constantly changing. We lived there for 2 years and I can count 5 different Connor group property managers and countless other front office staff. That leads to a disconnect between the residents and staff. Upon moving out you will be charged numerous fees. Edge has a rating of 4.3 because they allegedly incentivize prospective residents to leave reviews before they even move in. They also allegedly seek legal against folks who leave negative (true) reviews like this one. The location is awesome but if you value respect and your sanity you will stay away. Please look elsewhere, it's NOT worth it. Ask anyone who has actually lived here for more than a month. Edit: to Connor group who responded. I have tried the leasing office, they won't respond.

The only thing good about this place is that it's located on the Beltline! Other than that it's dirty...And I'm sure the blow up pool toy is still in the stairwell, been there since September. The biggest complaint of all is the extra charges they tack on at the end! Go to the Lumen they are great.

The apartments are nice, but the service here is terrible. I've had a few requests in the 4 months I have been here, and none of them have ever been addressed 1. Garbage service - they charge you $50 a month, for 4 straight weeks they didn't take my garbage, they promised to fix it (I went to the office 6 times), not fixed. They told me they wouldn't charge me for the month, they did. Then, as I'm disputing the charge, they charge me a $150 late fee. 2. They make residents split the common area electric bill (which is ridiculous). The pool light timer has been set for 4 months to go on at midnight and off at 11am. I consistently tell them to please fix this, as the pool closes at 10, and there are no lights between 7-10 when we would want them. Occasionally someone puts them on manually, but they won't fix the issue. 3. I'm in building 3. Our entrance/elevator is in a hallway that also receives all deliveries and trash for Shake Shack. It is never cleaned, there has been "cheese sauce" in the floor since early September, still there. It smells so bad, and this is the first impression any of my guests see when they visit my "luxury" apartment. 4. The package room. It is the worst part of my day. Things are never where they should be, it is a chaotic mess, and packages consistently get lost or stolen. 5. The staff constantly changes, so no one ever knows what's going on here or the history of issues. Always a meeting person that's going to fix it. 6. Ive scheduled the guy to "touch up paint" 3 times since I moved in. He hasn't yet. Just doesn't show up. No accountability. 7. Do not believe most of the reviews. "Sam" who is a sales person, writes reviews as if she lives here talking about how great the place is. She doesn't live here, she is a rental agent. That is complete BS. 8. The design was not thought out. The pool is in the shade all day long, even in July you only get sun from 10-1, because it was out in an inner courtyard. So stupid. Don't move in, it's just not worth it. The problem is management has no accountability for the issues, it's always someone else's fault.

DO NOT MOVE HERE. PLEASE JUST DON'T DO IT. When I first moved here with my fiancée, this was a wonderful complex. Since the Connor Group took over mid-December, it has taken an absolute nose-dive.The new management has been uncommunicative through the transition process and unhelpful when asked for help or further information. Amenities have been slashed, billing has been a disaster, and the community is no longer safe. Last night, my car, along with 75 others, was broken into while a security guard was apparently on duty (see news story here: https://www.wsbtv.com/news/local/76-cars-broken-into-vandalized-beltline-apartment-complex/LP3BQA5OPVDBJKAVMCKW4Z6W2U/). Our parking deck gate has been malfunctioning for a week with no apparent action taken by management. This is no longer the community I moved into and I plan to leave as soon as possible. If you're looking to live on The Beltline, there are many other options. Don't move to Edge.
