I was pleasantly surprised by how clean, well maintained, and friendly everyone was. This is definitely worth the money we paid for it - it was a really good stay for us overall. We got a room with two beds and the bathroom/ shower were just outside the room. The shower was HUGE and we had a lot of space and both spaces were maintained super clean. Would recommend! PS, if there’s anyway to add more plugs in a room or add extension chords to reach the beds, that would make this room even better.

We stayed in this hotel many years ago long before it was renovated. It’s haunted. My daughter and I had the strangest experience and I’ll never forget this place. There’s a VERY old elevator in this tiny hotel and when we checked in the hotel staff (ghost) led us to the elevator and up to our room. My daughter and I were talking about how great it was that the staff dressed in old time vintage clothing. We loved that. My husband was looking at us like we were crazy and asked who we were referring to. I said the man who brought us up to the room. He didn’t know what we were talking about and said NO ONE was in that elevator with us. My daughter and I both saw him. We saw the elevator ghost…apparently. Also had a weird feeling that time was different here too. Has anyone else seen a ghost in this hotel? We may go back someday just to see if we can catch the elevator ghost again.

UPDATE: Just came home today from my second stay at the Edwardian. Stayed there again for 8 nights. It was as great as the first time, no complaints at all. I even got the same room again, which I really like to stay in. I will be back soon! --- This was my first stay at the Edwardian. I stayed there for a week. The room is small but very clean. The bed is very comfortable. The bathroom is also clean and the towels are thick and fluffy. There are amenities in the bathroom like hair drier and shampoo/body wash dispensers in the shower. The water pressure in the shower is great. My room was facing Market street and I had no problem with traffic noise. The Hotel is perfectly located on Market Street and there is a Muni/F-Line station right in front of the Hotel. The staff is very friendly and helpful. I was also able to check in early. I definitely will come back. Highly recommended.

Chose this hotel for its great location—close to my meetings and downtown. The room was compact but clean, with a comfortable bed and good Wi-Fi (essential for work). Staff was polite and efficient, nothing fancy but no complaints. Would stay again for business, especially if the price is right.

We had a very good experience at this hotel. It has a unique architectural style, is centrally located yet very quiet, and has lots of historic charm. The staff were helpful and friendly. Public transportation, convenient stores, and restaurants are nearby.

Here for the audition at SFCM, wanted a good night sleep before my audition on the next day. I first booked another hotel but was told that hotel is nice but has a reputation being a haunted hotel, ghosts can haunt me for all I care but I want to make sure that I’m well prepared so I immediately re-book to this one. Price is okay for its quality considering its location in such touristy city. Room is clean, functional bathroom and comfy bed was all I needed. The only thing that made me take a star off is this place isn’t ideal for light sleepers, as you can literally hear everything around you, people in the hall, next door and cars outside. But other than the noise I think everything is perfectly fine. Would recommend.

Not a nice/safe area of town to walk to destinations. The hotel had no heat and no hot water. February in San Fran is quite chilly so I slept in layers because I was so cold. No extra blankets available. Got a small mini space heater second night but it was still freezing. When asked about the heat, I was told it’s been out for a while and they’re fixing it. This information should have been made available on the website or emailed prior to so guests can make an informed decision for their stay. ||After spending all day in the chilly weather, I was looking forward to a hot shower. There was no hot water and water pressure was awful. ||Do not recommend.

This hotel certainly did the trick for a no frills stay. Don't like the idea of the homeless issue in this area but they don't seem to mess with you. The hotel room was small but clean and offered the necessities. Large bathroom didn't feel claustrophobic. They have a portable heater and fan if you desire and a hair dryer. Staff ranged from friendly to not so sociable, but that's ok as I don't have to make friends with everyone. They offer water and coffee and teas at the entrace and it has a secure door up front so you don't get people just wondering in and out that don't belong there. It's close to a few restaurants and trolleys. If you're looking for just a place that won't break the bank then this should be worth looking at.

Our one-night hotel stay here was okay. Checking in was easy, no problems, the place was clean enough, they offered free water in the lobby, the bed was comfortable, and they had a good quality hair dryer, and nice clean towels softer and thicker than most other hotels. But be aware that they offer just the basics. The biggest downside for us was that there is no real temperature control, just a radiator and portable fan. And there was no screen on our window, which we had to open during a heat wave this past weekend, and ended up with flies inside the room. Otherwise, for a budget hotel, it was fine.

A good budget-friendly option for a quick stay, but I don't think I would choose to stay here again in the future. PROS Most of the staff were very friendly and accommodating. Some were a little stand offish. We were able to check in early and check out a bit late, which was appreciated. Location is decent. In 10-15 minutes you can walk to good bars, restaurants, and shops. The room seemed clean, but it looked like it had been awhile since it had a deeper clean. CONS There was some mold in the room, likely due to it being incredibly damp inside. There was a definitely lack of air flow. When we left, most of our stuff just smelled musty. Room was a good size and honestly bigger than I expected. Basic amenities were available The bed was comfy, but it was so loud! It creaked anytime anyone shifted. The room looked kind of sloppily put together. The door handle on the shower was wobbly. The lock to our door didn't seem super secure. And there was a repair patch that needed to be painted over.

Absolutely perfect. A place to rest your head, curl up and keep things simple. Love the old school accordion gate, two person elevator. Rocky is an absolute charming check-in host. And I love the front desk charm complete with coffee pods and hot tea, andes mints and fresh "spa water" The rooms have such cute old school charm. With comfy beds, and fresh linens. Our room was cozy with a nice city view and walking distance from everything from fancy dining to adorable cafes. I'm happy that as a Prince FSN, I got the "purple room" so that was already a win-win. I could complain about a few things like city noises, doors slamming, but for the price, a place to rest these feet and head after a long tour of the city, it's nice to come "home" to a comfy room and be ready for the following day's adventure! I appreciate Rocky and the staff and definitely will be coming back again here for my trips to SF.

Cry Me a Fcking River .... to all the past guests who have stayed here but made the choice to leave a total sh*t review! Edwardian Hotel is such an amazing diamond in the rough, and is conveniently located in the perfect zone in San Francisco with access to many great venues, delicious restaurants and attractions close by! The most exciting part for my gal & i was the walking distance to Haight & Ashbury, but make sure you are conditioned ebough to take yourself on that adventure. You also have Cable Car access to get to get around town and visit The Embarcadero, the Wharf, or even a Giants Baseball game! You want "cute & quiet"... go drop 1100 a weekend at the Intercontinental. You want an amazing hosts? Look no further, Rocky at the front desk went above & beyond for us and we are forever grateful for coming across him. Night time may be a little extra, so pack some GOOD sleeping pills, or get piss drunk and those loud ass police & fire horns that go off all night won't exist for a MINUTE! Edwardian is my go to, forever, and if you're not a picky ass you will feel the same way too! *mic drop

The room heaters say they will go on at 3:00 -10:00pm and 5:00 am - 11:00am. I waited a full day and night freezing in my room and it never went on . I called to find out that all the heat in whole building was out for good . How is this legal ?! I complained and got a tiny space heater for the room otherwise I would have had to leave this building . Ugh than I wake up in the am to the cleaning lady having a full phone convo yelling right outside my door I had to ask her to please quite some people are sleeping . Not really great place to relax that's for sure

I booked a one night reservation on Hotels.Com. My card was charged four night prior to my stay , granted it shouldn't have been charged until day of. Rocky could not give me an explanation of why I was charged except for "our system is a day early" - like I'm suppose to know that??. I was only to get a refund if my booking was CANCELLED? Rocky refused to even listen to what I had to say- as she kept talking over me. I did not want to cancel my reservation simply called to ask as to why my card was charged a whole 3 days early. To which the response I got was " I can't do this I just can't" and then proceeded to hang up on me. I was quite excited to stay here and I'm disappointed with the customer service. I'm thinking you have this issue repeatedly for you to have been so rude. Hopefully you get that system together.

I love this hotel for an affordable and convenient night or two in the city, especially if you want to spend time in neighborhoods versus tourist centers like Union Square or Fishermans Wharf. Spend less on a fancy hotel and have more $$ to spend on eating and having fun! The Edwardian is within easy walking distance of entertainment venues like the opera house, symphony hall and SF Jazz Center, along with many great restaurants in Hayes Valley, just a few blocks away. You can also walk easily to the Mission neighborhood, although the walk is a little longer and sketchier. The hotel itself is no-frills, but a clean and well maintained place to rest between outings and sleep for the night. The rooms are small but have the basics like hairdryers and plenty of outlets for charging your devices. No coffee maker or hot water heater in the room, but there is a self-service coffee and tea station at the front desk. I have stayed here twice, most recently when my husband and I came to town for a show and a nice dinner to celebrate my birthday. I booked directly on the hotel's web site and used Spot Hero to pre-pay $50 for parking at the 1550 Mission Street Garage, maybe a five minute walk away. We parked our car there and walked everywhere for the next 24 hours. In the morning we walked two blocks to the Mercury Cafe (Octavia and Page), a cozy spot for coffee, tea, toast, scones, and delicious biscuits and jam.

My daughter and I stayed here for a quick overnight trip. I found it a bit difficult to find and to park since we got into town late at about 9pm after a day of doctor appointments at Stanford. Circled around a bit looking for it and came across lots of the city sights of homeless. I thought it would be ok to park on the street since it was after 7 and we would be leaving before 8am like the meter stated. However, once at the hotel he told me that it was best to park in the lot across the street otherwise my car would be towed. The lot sketched me a bit since there were people sleeping in tents and despite this it still costs $30 for parking!!?!? Regardless since the room was reasonably priced for just my daughter and I for a quick overnighter it was still substantially cheaper than a crappy hotel in Palo Alto. And it was fun to stay in the city. Rocky at the front desk was very nice. He told me where to park, and even called ahead to help us order a pizza front he nearby place who has gluten free crust before they closed. He also let us choose our room from the two different rooms which was a nice touch. Small rooms with not much more space than the bed and a small bathroom but it was clean and tidy. The hallways are narrow and the stairways are steep but it was quiet and felt safe. The next morning we easily hopped on the trolley to China town for a fun walk and quick lunch. My car was safe when we returned to the lot.

Mostly want to review the service, the hotel is clean and safe and not much to brag about. If you need something like that, it's a solid and affordable place to stay. I mostly just want to say how incredible the front desk check in person, Rocky was. Will absolutely remember how we were treated when in town and would return just based on that.

TOTAL SCAM. Booked a room on hotels.com. When I arrived no one was there to let me in. I called the late check-ins number and no one answered. No one replied to the voicemail I left. So I had to go find a different room at 11pm. Then they had the audacity to refund only 1 night of the 2 nights of stay I had already paid for.

This hotel has super friendly staff, an old fashioned elevator and small but cozy rooms. We got the cheapest room available and it has a TV, private bathroom and old heater that is turned on during the night time. There's free coffee and tea at the front desk. There isn't a fridge, dresser, trash can (other than in the bathroom), cups in the room or an AC/heater unit. There weren't ice buckets provided and I didn't see any signs so I don't think this hotel has an ice machine. The window didn't have a screen on it so I wouldn't say this hotel is kid friendly unless you kept it shut. The room was very clean and smelled recently sanitized and the sheets were pristine. The bed was comfy and there was 4 full sized pillows and enough blankets to stay warm. My biggest issue is the noise from outside and the lack of ventilation. Starting at 6 AM on a Saturday morning we were hearing people yelling from the street, trucks unloading, cars honking, etc. I struggled falling asleep because of the noise and how stuffy the room got. I couldn't keep the window open because it would've made the outside noise worse. I'd recommend ear plugs or headphones for this stay and bringing a fan. Overall, this hotel was decently priced, clean, and nice staff but I would not recommend it if outside noise bothers you.

Myself and my friend originally booked up for 2020 but due to covid this was moved to 2021. However the hotel was closed due to covid. They said they would refund our money via cheque in the mail but nothong has come in 4months and they are not responding to emails and when you call they tell you to email. We have been understanding and polite but nothing. We are now having to spend more money to seek legal action. GIVE BACK THE MONEY THAT I HAVE WRITTEN CONFIRMATION YOU SAID YOU WOULD SEND!

I absolutely loved this historical & quaint hotel. It was so charming and Rocky, the manager, was exceptional! We stayed for 4 days and the level of service and accommodations was above and beyond. Looking forward to staying there again very soon.

For my first time visiting San Francisco, I wanted to focus on sightseeing and not spending a lot hotel wise. My criteria: some place I felt secure, clean bed, hot shower. I got all of that with this hotel. For those who are looking for more, there's not much of it here. It's a boutique hotel. It's small and from what I understand has undergone renovations in the past year and a half. There were some snafus, but it fit what I needed and in this specific traveling instance, that didn't include much. Pros: - Location; F street car runs right in front of the hotel and the main bus that goes down to Fisherman's Wharf is only 3 blocks away on Van Ness. - Friendly staff; very accommodating from before we arrived to when we were checking out. - Less expensive price; it's a pricey city, you have to choose what you spend your money on if you're following a budget. - They arranged a shuttle for us to the airport which arrived right on time for $15/person. A great deal and it took away a hassle for us. - There is a Walgreen's and Bank of America ATM nearby as well as a small convenience store across the street and a martini bar and breakfast diner up the street. Cons: - The rooms ARE small. As in, bed and small nightstands only. It took me by surprise for a second, but honestly, we were barely in our room. It fit our needs. - The power went off twice. They provided us with space heaters since it is an older hotel and was cold at night, but I think the wiring was having a hard time handling it. Good news? The staff fixed the problem right away and acted like it was a priority not an annoyance. - The shower takes awhile to heat up. Again, after learning this the first night, we just started it a few minutes early, but if you're expecting to jump right in, that won't be the case. This is an old building. The hotel is not meant to be luxurious; it's meant to be an affordable and modest stay. Our room was clean, the bed comfortable and it had enough space for our things and a big bathroom. If you have prepared for minimal accommodations, stay here. I truly appreciate the kind staff (we encountered three different people, all of whom were friendly; kindness can take you far.) Enjoy the city! Pick up a map at the front desk and be on your way.

Old-style accordian-gate metal elevators. Tiny rooms (maybe 10'x10'). Takes a while for the hot water to kick in. Front desk staff unpolished. Not a luxury to be found. That being said, it's walking distance to everything downtown, secure, and cheap. Would I stay again? Honestly, I hope that next year I'm making a bit more money and I can stay somewhere nicer. Was it awful? No, it wasn't.

This Hotel does not care about their guests. We chose this hotel because it was cute, central located and had an elevator. I am a partially disabled person with a breathing tube so stairs are not an option. When we arrived at the hotel we noticed they had voluntarily closed the elevator for renovations. We were at first given a room on the fourth floor then they offered us a room on the third floor. This was during the height of the wildfires so the city was bathed in smoke - making it extra difficult for me to breathe. Unfortunately there was no way we would be able to walk up and down 2 flights of stairs multiple times during the day. We asked to cancel our reservations which we had to do through booking.com. The hotel refused to refund the money and still refuses to refund the money. The manager refuses to speak with me and there was absolutely no effort on the hotels part to hear my side of the story. Despite no refund, we moved to a different hotel. I am glad because the neighborhood where the Edwardian is was not great. It's at a part of Market street with very little around it. Sketchy at best. Do yourself a favor and do it give this hotel your business.

The actual hotel was perfectly fine, but the older woman working the front desk was incredibly rude. One night I asked for two glasses (because they provide nothing in the rooms) and she asked me why I needed them and what I was going to drink out of them. It felt like I was being interrogated. When I told her we were going to drink wine (I'm 30+ years old) she proceeded to ask me for my ID! When I showed it to her, she continued to question me. Since when do you need ID to use glasses?! The next afternoon when we came back to the hotel I walked straight to the elevator and she once again stopped and interrogated me, asking for my room number and if I had a key (as if she didn't remember us from the night before). I have never felt so unwelcome and monitored in my life. It got to the point that I worried she would go into our room while we were gone and snoop through our belongings. She made me feel extremely uncomfortable and creeped out. In the hotel's defense, all of the other employees were super helpful and accommodating. I do business quite a bit in San Francisco and am always looking for a good place to stay. Unfortunately because of this woman's behavior I will never stay at the Edwardian again.

A lot of what you read is true - but that's OK! It's a decent price for SF and in walking distance to many bars and shops. There is a Whole Foods right up the street, but we were woken up at 2am to the sound of gunshots and sirens below our window (which had to stay open because there's no AC or fan). Just know what you're getting into and you can accept some of the Edwardian's rough edges. From my two night experience at The Edwardian: There is no/limited hot water True: we were warned at check-in that their pipes are being redone and hot water could take a while. This wasn't a problem the first day when we had time to wait (though doesn't say much for water conservation), however, this was a pretty huge drag at 4am when we needed to shower for our long day of traveling back to the east coast. The rooms are small/hot/nicely decorated Partially True: I've stayed in much smaller other cities, but compared to the hotel we were in the week before, yeah the room was kind of small. - No mini fridge, coffee maker, glasses, etc. + There is a TV. -+ Our wall was painted bright fuschia which isn't the most relaxing color but you can tell there was effort put in. - No AC. I get this is common in Northern California but as a hotel that has floors which open to the street and those that are above the restaurant next door, it would be nice to be comfortable in our room without having the window open. Even just a floor fan to move air around in the room would have been a step up from the open, screenless, window which welcomed a smorgasbord of unwanted food smells, nor provided refuge from the endless rummaging through trashcans of empty glass bottles that went on throughout the night. Not to mention the constant threat of a visit from a winged-creature who were roosting on the rooftop a few floors below. + No bed bugs. - Our feet were above our head while we slept. I come from a historic city and understand slanted floors, but we figure out which way the room is slanting and position the furniture appropriately. We slept with our heads at the foot of the bed the second night. The Staff is Rude. False: We found the staff friendly and helpful. The Elevator is small True: It's not only small, it's super old-school thus terrifying but a modern elevator makes me nervous. If you like risk and antiques, the Edwardian's elevator should be a treat. The hotel is in walking distance to ______ True: SF is a walking city so we had no problem walking to Union Square or Dolores Park. We really never felt unsafe but as a general rule of thumb when visiting a big city, we didn't explore at night. They provide a shuttle service. Partially True: The *arrange* a shuttle to the airport - costs about $11-15/person. Overall, it's a decent budget hotel with a few quirks. I wouldn't call it a boutique hotel but definitely "gets the job done."

There was no hot water. Even after we transferred rooms, there was no hot water in the entire building. The rooms don't look anything like the pictures and everything is extremely sparse. No way this hotel is worth its asking price. The worst part - the hotel didn't apologize to us for its lack of hot water or anything. Nothing to remedy our stay. There were also bugs all over our luggage after we left it there for a few hours before our room was ready. Ugh - worst hotel I've ever stayed in.

The perfect place to stay for one night. We came early and the men at the reception (probably he is an owner of the hotel, it seems that he takes care about the place) was so kind to let us leave our backpacks before check in. The hotel is located near the subway station in the heart of SF that was perfect for us. Our room was small but we got all we needed. There were coffee, tea and candy at reception so we didn't struggle to get hot drinks at morning. Highly recommended it!

The whole hotel is super pretty, and a lot of money has been put into this place to bring it up to a decent standard. This is a very mixed review. I'm an optimist. Who is now covered in bed bug bites. After staying for two nights I realised there was bed bugs. I told the staff and Darren was very nice about it and moved me to a different room. Apparently they have a bug dude who comes in every two weeks. The room I got moved to was nicer and has NO bed bugs. The rooms are small, a tad claustrophobic and the heating can make it a bit stuffy. Open the window if you don't mind street noise and the smokey smell from the restaurant next door. The tram/street car stops right outside the door which is great but don't even think about trying to check-in before 3pm. They will hold your bags in a secure place though.

You know, I gave this hotel 4 stars before. It deserved them for being the type of place I wanted. A (mostly) safe, chill, and just general place to crash, with friendly people and so on. Then I had a, um, sort of living nightmare. I went back to this hotel a second time. I was hoping to try somewhere else on my second visit to SF, but I didn't book until right before I had to leave for my flight. Anyway, I thought, it's okay, this place was ok. I'll stay someplace else next time. Check in was very easy. I arrived at about 9:30 pm, and I was given the key to my room, and I went upstairs, etc. This visit I was given a room on the first floor of rooms (at the top of the stairs, number 14. That's important.) The room was at first just another rendition of the other rooms in the hotel. Old, quaint, perhaps even cozy (yes, small). Then...the remote did not turn on the tv. The satellite was off, I finally went downstairs and got another (universal) remote, that also didn't work. It was fresh out of the package. From the time I was here last time til now, they have hired at least 2 people at the Edwardian. This guy was nice, but I don't think he had any idea how to program a remote, so I didn't bother him about it after he handed it to me, telling me it would work. I finally got one channel, showing House. I watched that. So, the reason I was visiting SF this time, by myself, was because I had an interview the next day. (Since I'm moving there, I need a job too...) At 11, I laid down to go to sleep, turned off the light, etc. The window was giggling/vibrating, in and out. I have no idea what caused this, but I got up several times to try and fix it. Finally, shoving the glass into the "fully closed" position seemed to work, along with propping my suitcase against the glass. I laid down again. There was a break room around the corner, and some people were talking, speaking German. I tried to sleep, I turned on the sleep sounds app I had on my phone to try to make the noises from their conversation go away. Finally, at 11:45, I turned on the light to go and ask them (yes, I had been practicing my German skills in my head for the last 30 minutes...) to go to their bedrooms and talk. Anyway, I began to get dressed to go out and down the hall when I saw something on my pillow. It was a bug! In fact, it was a bug I'd never seen before... That's right folks, you know what I thought it might be. I immediately grabbed my phone and did an image search. It was indeed a bed bug! I freaked. I was already upset before I saw the bug. I thought, oh, I'll take a picture, but I was too busy watching him try to get back to the darker side of the pillow, and making sure I didn't lose him...so instead I flushed him (in the nice, renovated bathroom.) Incidentally, this is the time when the Germans went to bed. I checked the sheets and the bedding, all appeared clean, except for a small blood stain. Note: I read an article today that claims that can be a sign of bed bugs. The building is old, and I had no idea what I was looking for anyway. I concluded that the hotel must know about the problem given the cleanliness of their bedding...and concluded that they must be in the floor. Needless to say, I think, I was alone in what was not the best part of SF late at night, and the office closed at 11 for the hotel. I can't claim that this was an emergency--Should I take another room at the same risk? Not quite sure. I waited until morning and tried to focus on sleeping...but woke up many times and turned on the lamp to check for anything on me, or the bed. Then, I woke up and showered and got ready from my interview from 6:30 til 8, when I went downstairs. The office opened at 8, but the manager (owner?) was at least 10 minutes late. I needed to leave my bag and come back for it later. Given this, and my want to focus on my interview, I left my bag and went to my interview. When I came back at 6:30 or so, the manager was training someone new. I didn't quite have the heart to get in a fight with him about it then, pretty stupidly. I really just wanted to go and sleep in the airport before my flight got me home. Now I must take care of my clothes and freeze them, or something, to make sure there are no bed bugs. Luckily, my suitcase did not touch the bed or the floor. But I can't be too careful! Bed bugs are a deal breaker. Reading about them, they were nearly eradicated 50 years ago, when we still used DDT. Now that it's outlawed, they've come back in lots of places, and are hard to get rid of. I guess the main points...the Edwardian does have bed bugs, and 2, do not go there if you absolutely must sleep. EDIT: Btw, I did get the job. Perhaps it was because I was more worried about bed bugs than the interview. Either way, it all worked out, thankfully. :)

I'm honestly wondering if everyone that left bad reviews either stayed at a different hotel altogether, or if they just have unrealistic expectations for a cheap hotel in San Francisco. This place is GREAT. Small room, but what are you doing in the room, anyway? You're in SAN FRANCISCO! Go see the place, geez. If you don't want to spend a lot of money, but you want to stay somewhere safe, clean, cute, with a ton of personality, just stay here. In fact, just stay here anyway, because of how central it is to anything else you might want to do while you're visiting San Francisco. Some people's kids. I swear.

I think this place deserved a little more credit than where its at now. first of all, yes. the rooms are small. not to be confused with uncomfortable, simply just small. if you're coming to SF to spend epic amounts of time in your room, then you're doing it wrong anyhow. it was cozy & clean, the bed was soft with a fluffy comforter, its simple but it did the trick. i found the staff to be helpful and kind. i definitely felt like they were accommodating and there to make my trip easier. i was given tips for some great little boutique-y areas near by, transportation etc. the location is a little awkward, its in between things really. there isn't nightlife or many people on the street there at night as far as i could see anyhow. it is however a short walk to the mission which sufficed for me for daytime exploring. bottom line, cozy & basic place, nice staff.

Contrary to many reviews I found, we (two of us, single queen room) had a good experience here. We stayed two nights for the LGBT Pride celebration and were satisfied. The location was great for us, near Civic Center where the Pride festivities are held. Other great neighborhoods are nearby, like the Castro, Hayes Valley, SoMa, Mission District, and Lower Haight. We took BART to get there, and it's about a half-mile walk from the Civic Center/UN Plaza station. Lots of places to eat and drink nearby at almost any hour, a bus/streetcar stop just outside, and a liquor store across the street. Oh my! *PROS: -Great location. No, FABULOUS location. -Pretty good neighborhood -Comfortable queen-size bed w/ nice, clean linens -Nice room and bathroom, everything was clean -Flatscreen, Cable TV -Friendly and helpful staff -Inexpensive/Competitive rates -Free internet -Great view of Market St. -Elevator -Streetcar/bus stop right outside -Coffee in the lobby *CONS: -Street noise (not their fault, Market St. is busy!) -Fewer extra amenities than larger hotels -Not much furniture, wish we had another chair and a table in the room Look everyone. This isn't the Hilton. There isn't an indoor pool or conference center, so don't expect crap like that. There are clean rooms at fair prices, and the location is fabulous! P.S.- call them directly to book for a lower rate.

The Edwardian "Hotel" receives an EPIC FAIL! After a long mess of a day at the airport (flights delayed, then cancelled, then trying to get on standby), I sleepily arrived in San Francisco at 2:00 a.m. The night watchman was there at the Edwardian to check me in. The lobby was cute and historic. Thus, my first impression was one of "Oh, thank god. Here's my home for the night! I'm going to shower and sleep like a baby after the horrible day I just had". After the gentleman swiped my credit card for $125.00, he stated, "Oh, by the way, I don't think your room has a shower. You'll have to use the one at the end of the hall which is shared with another room". Ew. At this point I decided that I'll probably just crash anyways, BUT it would have been nice if they had told me this when I booked the room over a month beforehand. I get into my tiny room and I instantly notice that the comforter is old and worn, the floor has NOT been vacuumed, the teeny-tiny sink has not been cleaned, there is someone else's trash in the trashcan, there are NO towels, NO washcloths, AND the sheets were dirty!!!! Do you want me to go into detail about how I knew the sheets were dirty? No, you probably do not. I checked carefully for bedbugs and didn't see any, but it ended up being one of those nights were I slept in my clothes and jumped every time I felt the slightest tickle. Also, the walls are paper-thin and I could hear the gentleman breathing in the room next door. No exaggeration. The next morning, I lugged my suitcase to the front desk and told the gentleman I would not pay full price. I told him all of the reasons above and he started rambling off reasons why the room was dirty such as "sometimes people switch rooms and they touch the pillows, etc. etc." "Sir, these pillows were more than touched". He gave me $50 back and I called it a day. I had a much nicer place to check into and I had somewhere else to be. So, in closing. San Francisco is not cheap by any means but to assume that you get what you pay for vs. what other hotels in other cities offer is a line of B.S. The Edwardian has absolutely no excuse for operating under the conditions that they currently do. Each room should be checked before someone checks in and if it isn't satisfactory, then fire the maids and hire some new staff! Duh. I've stayed in hostels in Europe with cleaner rooms than this place, and for waaaaaay less money! I am in SF every summer and will not stay here again.

I think the other reviewers are being pretty harsh. But this place is definitely a 3.5 star place to be just. I think I read in one of the other reviews that the place was renovated and has a new owner since a few years ago. To correct some of the other reviewers this place is not in the tenderloins (aka rough part of san fran). There are a few homeless ppl roaming around the area but I think that's generally what you get with the city. You do hear some street noise but I think that'll probably be the case in any part of the city. The room was nice and clean but it was tiny. The sink in the bathroom is way to small to do anything other than was your hands, the hot water in the shower takes a few minutes before heating up and there is bare minimum furnishing. They didn't have a blow dryer in the bathroom but when I called the desk about it, it was brought up within 5 minutes. The staff here is also wonderful! I was in traveling with my brother and booked a double room thinking that it meant two beds. But it was actually one tiny bed. When I brought it to their attention they were able to upgrade us to a queen as well as bring us a mattress incase the queen bed didn't work out. If you are on a budget and looking for a clean friendly place to stay I recommend this place. *they also do give you actual keys and the elevator is kinda antiquated but I actually enjoyed it as the quirks of the trip/exploring/living history. ***advice to the hotel is, the sinks definitely need to be larger. That was really my only complaint.

Horrible....horrible and did I mention horrible!? First of all...STOP READING THIS REVIEW AND DON'T BOTHER WITH THIS SO CALLED HOTEL... ITS NOT WORTH IT NOT EVEN FOR 50 BUCKS! "Each of the rooms are individually decorated featuring private bathrooms, fresh flowers, and include direct dial telephones, cable TV and wireless internet." First of all....crappy decor. Furniture looks like it was bought from a thrift store. Private bathrooms? Not ours! We had to go across the hall and share the same toilet and shower with the people down the hall. Fresh flowers? What about them? I didn't see any here. The rooms are smaller then my bathroom back at home. The carpeting was disgusting. The the little closet area space where u can hang a few pieces of clothing and the sink was falling apart. Horrible experience. I work in the travel industry so I travel a lot for business and pleasure. This time was pleasure. So trust me I know decent hotels and nice hotels. This was a piece of garbage. The only reason why this placed was booked was because of the false advertising on their website. And because it was the closest "hotel" to the area I was visiting for the weekend. We were about to say screw it and go to the Hilton or Intercontinental. Its way further from where we were visiting but we were going to do it. But we didn't because we were only in SF for about 24 hours. We were tired and just decided to make the HUGE sacrifice. All in all...don't bother staying here. Unless your maybe staying for 20-25 dollars a night. Anything else...pay that little bit extra and stay at another hotel. It's worth it. It's so embarrassing telling people where my friend and i stayed at this past weekend. And to the the management team...here is a message... -Your "hotel" is a joke- PS The pictures on both the hotel website and Expedia are completely fake. And all the "good" reviews on here...they are probably friends and family of the management team trying to put a good word.

this hotel cancelled my reservation the night before check-in with no notice except a cancellation email (which i could have easily missed) when i called the front desk the lady who answered had no explanation beyond "issues with their system" and didn't even act apologetic about it. left me high and dry - completely unacceptable.

My affection for this place is colored by 3 things 1. I had just spent 3 weeks traveling in European Hostels, so by comparison this place is quite nice, and spacious. Nothing fancy, but not a shack. 2. I had just moved to city and had no place to live. They're prices were awesome ( think i paid 250 a week, easily equal to one night at more modern Hilton style places). 3. Very friendly front counter guy that allowed me to extend my stay week by week, and was encouraging about my job & apt hunting. This is not a late night place. The guys shuts check in late at night, and the wifi turned off sometime after that. But its got a great location and its safe and clean. Over all, not a bad place for price.

It was the tenderloins, so I didn't expect much. Parking is difficult and quite far away from the actual hotel. Walking in the small 'lobby' I was greeted by a friendly staff member and he was really informative. We got our room key, which was an ACTUAL key, so that was interesting. Our room is extremely small and the TV awkwardly placed. The foot of the bed and the toilet were literally 6 feet apart. I didn't spend too much for the room because I had a Groupon, but I wouldn't pay regular price for this place. The staff was nice to me, but the hotel room and the location of the parking lot were not okay. I wouldn't come back but if you really REALLY need a room, then it's not that bad.

I felt unsafe staying in this hotel after we reported our fire detector chirping in need of a new battery. The front desk attendant had two recommendations for us: 1) Use this stick they reserved for resetting the detector (they were prepared) or 2) Put a plastic bag over the fire detector to keep it from beeping, even though I was insistent it needed a new battery. That night the detector kept chirping, keeping us from a sound sleep. In an attempt to reset it ourselves san stick, the device fell from the ceiling. And guess what, the wires had all been cut! Our safety was compromised the moment we stepped foot in the door and we had no idea until this point. The "maintenance guy" replaced the battery to no avail and noted the light was still flashing and they should check on getting the light reset. The whole thing was never even connected to a fire safety system in the first place! Anthony from Hotel Impossible would throw a fit about the lack of concern for the safety of guests in this hotel! Do not stay here just in case the place goes up in flames while you're asleep at night.. You wouldn't have the first clue there was a fire. DEATH TRAP!

I was referred to the Edwardian Hotel by their sister hotel The Hays Valley Inn and booked a room over the phone before checking it out on Yelp. When I did I was concerned about the reviews I saw here. So I called them back to check out the facts. The bottom line: reviews here from before August 2011 should be discounted and this place be given a fresh look. That's because the hotel changed ownership and things started getting better around that time. And there is wireless internet, despite reviews that state that there is not. Since such things are important to me, I thought it over and kept my reservation and I am glad that I did. This old hotel is steadily being renovated and improved and I saw none of the problems reported in the earlier reviews. My room was small, with a connected private bath. Both were spotless and kept that way by housekeeping. My windows were single-pane and fitted poorly, letting the noise of my vibrant Market Street view into my room. That was hard to live with, so my second day there I bought some foam ear plugs and wore those to bed and had no more problems sleeping because of noise. Hopefully that is on the agenda for things to improve. They were installing new carpeting in the halls and stairways when I stayed there in late April 2012, so that should provide an even nicer atmosphere. Also, the hotel's sign was missing so it is completely easy to walk right by it if you're looking for it. Again, this was true as of April 2012 and probably has been fixed by now. The hotel is within walking distance of several fine restaurants and things to do. Some excellent and expensive restaurants are literally right next door or around the corner. The hotel a walkable mile or so from two different BART stations. There is also an early-morning cafe right across the street with live music in the early evenings. So this is a good affordable place to stay that's right in the heart of things in the city. The new owners are turning the place inside out to provide a safe pleasant visit.

Crazy people screaming outside all times of day RIGHT across the street. Water is cold. Outdated overall and anything but boutique.

As a yelp viewer, I like to be able to get straight to the point and make it easy. So I will make short for everyone and simple. 1) If you are short on money and only going to stay there for the night ---this would be ok (i was there for couple hrs? came back from the club) 2) True its clean, but very old, almost freaky sometimes, the bathroom is newly remodeled(nice) 3)Elevator is scary is hell 4)Very small, you feel like you are spending a night at a friends house 5)Has a weird smell inside the room (maybe from the restaurant next door) 6)ALSO this is what was a negative ---it was like spending a night at your familys house and coming home late---you have be real quiet coming back --so i didn't like that Would I come back again? ---Prob not ---For an extra $10 - $20 bucks I think I would have better off at motel 6 or one of those cheap motel/inns WHY I WOULD NOT COME BACK? 1) NO PARKING! 2) I DON'T HAVE TO BE QUIET AT NIGHT( and i don't mean like party, i just mean simply walking to my room) 3)EASIER IN & OUT PRIVILEGE WHERE I DON'T NEED AN EXTRA KEY TO GO THRU LOBBY 4)THERE IS NO ATTENDANT AT NIGHT! 5)WHERE I DON'T FEEL LIKE THE BUILDING IS GOING TO COLLAPSE BECAUSE ITS SO OLD SO OVERALL, NOT A BAD PLACE --HONESTLY FOR A COUPLE MORE BUCKS SOME TIMES YOU GET A LITTLE MORE "PRIVILEGES" AT A MOTEL/INN HOPE THAT HELPS YOU GUYS

Advice: Spend the extra $50 and stay at the Hilton. Pro: Location, location, location. Cons: The front desk clerk: Unhelpful and borderline rude. The rooms: Tiny and only surface clean. The bed: Uncomfortable. Not enough blankets. Truth: I felt itchy and unclean the entire time I was there.

This place is affordable but extremely basic. It is neat, clean, and well maintained. The bathroom was surprisingly nice with a great shower head. However, the water took 10 minutes to get hot. Tiny rooms, but it gets the job done. Friendly staff.

I stayed here in November and was pleasantly surprised. For an SF hotel, you can't beat the price of this place and it is in an awesome location with parking across the street for just $15. The hotel staff was very helpful & friendly, especially Marissa, who answered all of my many questions that I asked before booking. The hotel is very clean, but I probably wouldn't choose to stay here for an extended period of time because the rooms are rather small; however, for a night or weekend away, it was perfect. I'd definitely consider staying here again, especially if there was an offer on Groupon or Living Social (hint hint).

2nd Flr room 24. Room smells of smoke due to the restaurant located next to the hotel. For $150/night I'd would have rather enjoy the BBQ instead of the smoke coming in the room from the restaurant next door.

Pros: -Decent price and central location -San Francisco character (not your standard run of the mill hotel) -Friendly and helpful staff -Clean bathroom, linens, carpet, etc -Nice TV Cons: -Small rooms -Old style rickety elevator -There was supposedly free wifi but I couldn't seem to get it to work on the 4th floor -It took a long time for the water to heat up in the shower... Sometimes half an hour!!!! -Some windows were new and more sound proof while others were old and made for a noisy night. Just depends what room you get (we got lucky, our friends directly next door to us did not). All in all, it was good for the price (we paid less than $100/night) when you consider comparable hotels in the area. It's SF, so I don't have super high expectations of hotels unless they have a $250/night price tag....

I have mixed feelings about this hotel: On one hand, I love history. On the other hand, historical buildings aren't always the best places to stay. On one hand, the hotel was conveniently located. On the other hand, the neighborhood is a reminder of the severity of homelessness in San Francisco. On one hand, the hotel staff let us check in early. On the other hand, there is no hotel staff after 11pm. We came to San Francisco to see Wicked, and since the hotel is just several blocks away from the Orpheum, it seemed like a good place to stay. I realized that the hotel was in a bad neighborhood when I made the reservation, but I still wasn't prepared. To be fair, the rooms, although small, were quite nice. In fact, the bed was the most comfortable bed I slept on during our vacation. Our bathroom was also small. It was clean, but it had a definite creepy vibe that made it difficult for me to pee alone. In the early morning, large birds squawked above the ventilation shafts of the building. They were loud and bizarre. I imagined them as flying monkeys. I actually skipped my morning shower. But hey, I'm a wimp. Being a wimp, I was also dismayed by the "secure parking" provided by the hotel. It looked like a set for CSI. I know that driving/parking isn't ideal in San Francisco, but it was a stop on our 1400 mile road trip and we didn't have a choice. Also, $179 for one night in a tiny room seemed outrageous to me. However, other hotels in the area go for a lot more. It's definitely unique and an experience I'll always remember. But if not for the being able to check in early, the comfy bed and historic building, I'd probably give the place 1 or 2 stars.

Met my needs for crashing in the city for one night of partying. Small halls, small rooms, but that is expected if you are on a budget and looking for a place to stay overnight in SF. Looked clean, shared bathrooms were clean and showers worked really well. We smushed 4 people in the room, so it was extra packed and extra cheap! Overnight parking was several blocks away, and it was a little confusing to figure out where to actually park at first to check in. The other reviews are brutally honest, but if you aren't looking for 5-star (or 4, or 3...) hotels and aren't planning on spending a lot of time in the room, then this place is good for the sleep and wallet. And, the rooms are red- that's my favorite color.
