My experience at Epik Hotel was mixed. The hotel is located in a rough area with a large homeless population. The room was basic and small, though clean. The first room we were offered had a bad smell, and the bed was sunken in the middle. After requesting a change, we were given a better room, but it still wasn’t ideal. The service at the front desk was good, and the location in the city center is convenient. However, the area is completely overrun by homeless people, which makes it feel very unsafe, especially at night. This hotel is right in the middle of one of the most problematic areas of the city. I do not recommend this hotel due to the insecurity of the area, the room issues, and the lack of peace in the surroundings. Recommended for Those looking for a central location but with caution about the safety and the area.

My boyfriend and I booked with Hotel EPIK through Priceline. We were on a bit of a budget, so $380 for 5 nights was a steal for us. We had never been to San Fran before so we didn’t do much research on the specific area of the hotel. The hotel itself appeared to be pretty clean in general, they had consistent house cleaners refreshing water and coffee in the lobby. At times, they had a security guard in the lobby as well— one of the times we saw him he was asleep. Sorta defeats the purpose. As for the cleanliness of our room, it was sufficient. Maybe a bit dusty and a few stray hairs in the bathroom, but nothing crazy. Our biggest issue (which was our own fault for not doing more research) is that the room had no mini refrigerator, microwave, or anyway to store snacks/food. We made do, but this was something we sorta expected as most hotels have this. Additionally, the room is very very small (queen single). This didn’t bother us much, but it just depends on your comfort level. Air conditioner worked great. We aren’t picky people, so the room itself met our needs. Now the reason for leaving this review… This hotel is in one of the most dangerous areas in San Fransisco. The majority of the cities homeless resides here. We most definitely stayed inside the hotel room after dark, which is a bit of bummer since we enjoy nightlife. We saw open drug use, individuals who had OD’ed and were receiving medical attention, and lots and lots of human feces. If you are from a large city and have a tolerance for that sorta thing, this is a great budget hotel. If not— look elsewhere in the city. If I hadn’t been with my 6’4 boyfriend, I would have felt extremely unsafe. Overall, we made do with our stay here. However, we would never stay with Hotel EPIK again.

Nice money value hotel. Room size is decent clean. The room had sanitizer smell once I got in but it was not super bad. I opened the bathroom window and smell gone quickly. It is only 12mins to the subway station by walk. But there are pretty many of homeless people around the hotel. They are not aggressive just high themselves so for me it was not that bothered. There are no safe, no refrigerator but it was good to stay for 2 nights

I stay here at least 4 days a month to escape life. I've had only 2 issues that have reoccurred more than once. There was a booking error which was on them and the structure of their website. The other is that I still haven't received my deposit back from my most recent visit at Hotel Epik. Other than that the staff is great and the rooms are always clean and maid service is quick.

Rooms are extremely small. Parking is not convenient especially because it's located in the tenderloins. A bunch of drug addicts and homeless people around. The person who was on staff Friday night was sleep at the desk with drool coming down his mouth. My room keys did not work twice, I had to come down and then when asked if I could change my reservation to check out Saturday instead of Sunday they told me they would not give me a refund. According to policy! Now what policy if I want to modify my reservation because of a situation so now my money is just taken and I didn't stay. Asked for a receipt for check out and he claimed he couldn't give me one. I would not recommend this hotel. Price is good but the professionalism, customer service and how the business is run is NOT!

Cheap, clean, small. First time - used it to store luggage until flight. They let us check in our bags around noon. Second time - steam from the shower triggered our alarm and around 6 firefighters come running up the stairs🤦‍♀️. Otherwise, good until last day. The fire alarm went off on our floor & maintenance & the front desk were too busy to turn it off for over 2 hrs, at which time we left. We walked across the st to kfc & found someone OD’ing & didn’t have narcan. Called 911 & the fire truck and ambulance arrived within 2-3 mins (so i guess that’s a 1up?)

It did the job (for an affordable stay), however be warned. I would not walk around outside at night - it seemed pretty sketchy. Inside the hotel there seemed to be some people not in their right minds (maybe schizophrenic) too. And inside the room there was a strong chlorine smell and sound from the bathroom (water). However, it was decently clean and for the price it's an ok place to stay. Just be careful at night and the surrounding areas.

The first room was smelling weird, and then the reception helped us to switch the room . And it’s so much better , but the tv is not working , but I don’t mind it . It was a nice stay , and I love they provide coffee downstairs. Hotel is really cheap and it’s totally worth it . Also if you don’t mind a lot of homeless people around . Definitely book here . Front people are really nice . I appreciate their help .

This is a lovely, inexpensive hotel. It is extremely clean with big comfortable beds. Check-in with Vincent is a wonderful experience. He is kind and pleasant. He is far from robotic. I highly recommend this place.

This dump is in the heart of the tenderloin, you will be rubbing shoulders with street level drug dealers and attics EVERYTIME you enter or exit the lobby. You will clearly hear all of the wholesome constructive intellectual conversations the attics and homeless are screaming outside (and I was on the 3rd floor with my window closed). I came in from work and saw a rat running for its life across the lobby floor. The rooms are not clean and the room I was provided had broken items, empty soap containers and the BEST PART OF ALL that THE ROOM GAVE ME A HORRIBLE FLU! I'm not surprised, lord only knows who stayed in that room prior to me. Weirdo staff that singles out people of color by randomly turning your key card off several times so that you have to keep coming to lobby desk. Just to be up front and honest, this dump is located in such a SKETCHY part of town, they had to contract with a security company and have a security guard positioned in the lobby daily due to crime.

This was on Priceline and the price was good..I tried it and stayed for about 4 days..I had to use 2 rooms..it was clean and organized..the bathrooms nice and spacious..one bedroom queen bed..with one bathroom..hotel rooms at boutique hotel..near Van Ness..it's fun to try them and I rather stay at a home..it's better to take part in the organized service of a hotel..then hide and squat

Hotel Epik is a nice budget friendly boutique style motel located in one of the worst neighborhood in SF, which is the Tenderloin. Also be warn they do hold onto your deposit for quite sometime until you talk to them about it. Other than that and a few bed bugs in certain rooms. This place is the cheapest accommodation you can only find in San Francisco.

Priceline is a scam. I don't believe they actually look at the properties they offer on their site. I drove two and a half hours to check in to hotel epik. Epic it was not. I showed up and asked where the off street parking was as it was advertised on price line's site. There was no off street parking. There was, however, lots of homeless and lots of drug dealing going on. So much so that someone approached our vehicle and offered to sell us drugs. my teenage daughter was affraid of the place that looked so nice and welcoming on their sight. Tired and a little upset, I contacted Epik to try to cancel this reservation. The attendant told me it was fine, but priceline might still charge me. I contacted a rude customer service representative at price line who hung up on me before I got to explain what was going on. I get an email saying it was still non refundable. I contact priceline again and get someone a little more reasonable only to have the same thing happen. Stay away from priceline. They will screw you over on hotel, flights and car rentals. This people are just a middle man to a middle man. So your worries mean nothing to them.

Good hotel, rough neighborhood. This hotel was inexpensive, yet rated 3.5 stars on Priceline, so I took a chance. Having lived in San Francisco before, I knew the neighborhood was quite rough and gritty, with a lot of tents and people sprawled out on the sidewalk. I was fine with that. If you're not, this is not the hotel for you. There are a lot of good bars and restaurants nearby. Otherwise, the hotel and its rooms were modern and very clean. No foul odors. The room is on the smaller side, but I expected to be out and about all day so I was fine with that. I could hear the ice bucket on the other side of the wall next to me, but it didn't bother me. Based on the value and crispy cleanliness of this hotel, I would book here again. They did take a $150 deposit from my debit card, and said it would take a week to be refunded, which seems like a long time to hold on to my money. I'll be watching for that refund.

someone came into our room at 1 am because the front desk gave them a key. they said that they mistakenly did not mark our room booked, resulting in someone coming inside and compromising our safety. we were very scared and were not given a compensation for the night either.

Only giving one star because I cant give zero. I booked this hotel for the night of 1/10/24, when I arrived, it was clearly not open for business. All of the furniture in the lobby was pushed to one side and covered in plastic, the phone number for the hotel was disconnected, amd when I looked up from the street I could see lights on in all the rooms but no blinds or furnishings. Its not in a good area and to be stranded outside at 9pm was alarming.

Like any major city, it's Downtown is homeless ridden, loud at night and drug dealers all around the area. If you're from out of country or small town, you will be shocked at the staggering amount of people (that tech companies have displaced) and probably complain without offering solutions to aid SF residents, so STFU instead. However all the unhoused residents are kind, respectful and helpful with directions. The hotel itself is clean, bright, cool. Location is walking distance to Muni/BART stations. Lots of restaurants and bars. The rooms are small, right space even for 1 guest. Loved the Nespresso machines and fruit infused water offered. The staff were super friendly and helpful. Would definitely stay there again.

LOCATION: Hotel Epik is centrally located in San Francisco near fabulous restaurants, bars, and within walking distance to the swankiest shopping in San Francisco. It's also on the outskirts of the Tenderloin. Bums me out that this hotel has bad reviews because of the location. STAFF: Couldn't have been nicer or more accommodating. Top notch! ROOM: Tastefully decorated with modern finishes.

Me and my fiancé, planned a super last minute San Francisco trip and this is the first cheap & nice looking hotel. BUT, when we got there it was a different story. When we checked in the Lady in front lobby didn't even really acknowledge us, she was too busy talking on the phone she asked us for I.D and shooed us off.Also, just in case anyone wants too know, the rooms are extremely small, walls are so thin you can hear people sneezing & talking. Don't get me wrong the rooms and everything were super clean, clean pillows, and sheets. The streets outside are filled with bums, me & my fiancé got offered drugs down the street. Nothing around this area looking comforting. Parking isn't free, when on there website it says it is. The closest parking garage was trying too charge us $120 for 2 nights. Over all a decent hotel, just the outside isn't so pretty.

Front desk guy Alex was extremely rude and had awful customer service skills. Came and banged on our door twice for a span of 2 minutes then called us repeatedly at 9 am when we were sleeping to double check our IDs, which put us behind schedule for check out, then tried saying he was charging us two nights because of something that was his fault. When we asked to speak to the manager both times we were told that he will not be in for another 4 hours. I was also told previously that if we wanted a refund we would have to contact booking.com in which they reached out to hotel epik through email and calling multiple times. When i went down there Alex was just on his phone and acted like i was stupid and said it'll be solved whenever the manager gets to it. Then during checkout he acknowledged that he was in the wrong but didn't want to give me a refund or anything to help accommodate the stay. Very upset had to dispute charges with the bank and thankfully they agreed and did not want to pay for such service. went out of my way to book a new hotel. not to mention no parking and filthy inside and outside the hotel. Can also hear every conversation going on in the nearby .

Right in the middle of the 'loin, this hotel has gone through a rehab. Now named "Townsman by Sonder," this renovation was needed. Booking was quite simple with air bnb. The front desk let us inside and the entire process was so simple. He had our keys ready and went over the new Covid-19 regulations. He was very nice, in fact all three different front desk receptionists were very kind. The room was small, I mean really small. It was my first time to SF so I didn't realize most of the rooms in all hotels were like this. The room was spotless and it was easy for food delivery to find the building. Wifi and cable were provided! The reasons why I'm deducting a Star was because the neighborhood was terrible and we didn't feel safe waiting outside for our Uber and because of how small it was. Homeless people are camping out a few feet away from the hotel. On the plus side, there was a cute little market that was next door

To put it simply is this is a great hotel in just a not so great location. We got a good deal through 3rd party website and the photos looked good so we were sold. Certainly a great place to just sleep when your going about your days enjoying the city. Located in Tenderloin is to be expected, but would definitely pay a little more to have more peace of mind. The staff was super friendly and helped us with parking info though!

Jumping from 3.5-4 stars. I think I could give my fair share opinion from staying here 3 times / 4 nights total. As an overall hotel, it's decent and clean but the rooms were inconsistent. 1st time staying here and I loved it! It was walking distance to majority of the venues I wanted to go to. I didn't expect too much. King size room, small bathroom, no microwave, no fridge. 2nd time staying here, I accidentally bought a single twin bed for two people lol oops. Luckily I'm small so it wasn't TOO uncomfortable but if you're claustrophobic.. upgrade. The room is VERY SMALL. but what's interesting is the twin size room had a WAY bigger bathroom AND it had a fridge 3rd time staying here, had a very similar room to my first stay. King Size. Again, no microwave, no fridge. But the downfall this time was the AC wasn't working! Felt like there wasn't much ventilation. This hotel obviously got remodeled because they're trying to make it modern but there's definitely still some flaws here and there. I do wish the rooms were more consistent but maybe that would come overtime. Maybeeeee. It's true, the area is not nice at all and there are a bunch of homeless people and that one crackhead that's just yelling at nobody at 3am but honestly, they don't bother you if you don't bother them. I would stay here again.

Tl;dr bed bugs Windows are really thin so you can hear everything outside. Being the city this means sirens, yelling people, garbage trucks, etc. I've lived in Manhattan before, and this hotel has the worst soundproofing than any other place I've stayed so this isn't just "not being used to the city", it's actual bad hotel design. I'm a light sleeper so I didn't sleep at all. Past reviews had bed bugs and roaches mentioned but I checked the night I checked in, to nothing. Next morning I woke up with a bed bug on the pillow next to me!!! :) I wish I checked Yelp before I stayed here

I was debating giving this place a 1 star review. but the hotel itself is not THAT bad. Let's start with the bad; this place is in the WORST area of San Francisco - called the "Tenderloin," which is essentially worse than a third world country. I would not go bringing your family here, or go travelling alone too often. There is a whole colony of homeless people on the side of the hotel, and the commotion at night can be a bit unbearable. Drug use, public defecation and urination, police sirens, prostitution, you name it and you'll probably find it right around the corner at this place. The hotel also takes a $150.00 incidental hold on your card upon arrival. I've stayed at four and five star hotels that don't authorize that much on your card. I felt that was a bit outrageous. The rooms themselves aren't terrible. A bit small. If staying by yourself, or with a significant other, I'd say it's roomy enough. Would not travel here in groups - as they do not have rooms with two beds in them despite telling me that I was getting a room with two beds. They classified the room I had as a "double room" which was essentially a closet with a full sized bed and a shower. Bed was comfortable, water pressure was good, and the amenities were decent, but there was A LOT of commotion at night. If it were in a better area, I'd say it would be worth the money for a night's stay, but because it is in the worst area of this country I have ever seen, I'd try my best to avoid it at any cost. I'd splurge a little more and try to go to safer, quieter area.

Absolutely perfect!! Hotel Epik is well....EPIC. From the moment we walked in we knew our stay was going to be...yes again, EPIC! Beautifully renovated boutique hotel. So close to everything. We walked all over from the hotel and is was safe and easy. We were greeted by the nicest young man. Our room was ready so we were able to check in at 11:30, no extra charge. Lobby is beautiful with free Nescafé coffee machine. Our room was fabulous. Clean, modern and they thought of everything. Even ROBES! Toiletries were top of the line, coffee machine was fancy, bed was comfy. Yes EPIC. WE WILL RETURN! Booked on Booking.com. Great price. Oh and drive a few blocks and you can easily find 24 hour parking for $25! It won't hurt you to walk a bit extra if you want to save some dollars.

BED BUGS!! I really wanted to give this place a good review because the staff was so nice and the look of the hotel was modern, it was central and had free coffee, etc etc. BUT the room definitely had bed bugs, badly. I thought maybe they were mosquito bites at first (maybe it was denial), but after doing some research today and seeing that all my bites were together I realized they were definitely bed bugs. Once we got home last night we immediately put all our luggage and clothes in bags and washed them and dried them on high heat, however this morning I spotted new bites on my body. They say sometimes the bites take a bit to appear so I'm hoping it's just from our stay and that the bed bugs didn't come home with us. Needless to say it's a horrible experience to have, thinking the hotel was going to be such a great deal and otherwise having a good experience there- but bed bugs aren't worth any of that. Beware :( :(

**Updated: With screenshot of managers response.** DO NOT STAY HERE! Extremely dissatisfied. Hotel room was booked and paid for several weeks in advance through a 3rd party. Received a call at 900 pm notifying me that I was not going to be able to check in since they over booked and gave my room away, despite being informed earlier that day, that I could check in at any point. The hotel receptionist (bald, sassy, earrings) was beyond unprofessional and unapologetic. Pathetic business practices. It's 9:42 pm and I have nowhere to sleep tonight. Worst experience ever.

Stayed for two nights. Other than the parking situation, it is a very average hotel. Parked at the parking garage on O'Farrell St a few blocks from the hotel. It can be around $32 for 24hrs there. It is in the rougher part of San Francisco, so be mindful of that when booking. My room didn't have a microwave and fridge, but the room was still fine and clean. Great toiletries and shower. Respectable workers. Surrounded by many different good food choices. April 2022

Stayed her for a short while, but had a pleasant experience. For such a contemporary hotel, prices were relatively inexpensive (I purchased through Expedia). $90/night Queen size bed, regular room. The customer service representatives were friendly and hospitable. Willing to lend traveler hot spot advisements. There is a $40-$50 charge to valet your car as well as a $150-$300 deposit in case any damage is found in your hotel premise after your stay. Only downside depending on what you're looking for is the size of the room. Since I was there for a short while, it didn't matter, but the room is quite small. Just enough room for the bed and not much wiggle room. This hotel is also located in the tenderloins so one street may be relatively safe whereas the next can be a little less safe. Another note is that the walls are quite thin too since rooms are very close to eachother. But on the upside, they do provide complimentary shortbread, water bottles, and nespresso. Robes are also available which is nice. And truly you are getting then bang for your buck. Overall, I would come back since the hotel is so updated and modern if I'm looking for a quick stay, but would opt for another if I had a longer stay.

I know dirty, homeless, drug-infested neighborhoods, but Seattle has did their fair share of cleaning up the streets. Trust me. I know what it's like to grow up and live in the ghetto-i did for most my life. But dayummmm Gina.... this is ghetto on another level, sadly. SF, wake up and help your fellow people!!!! You will see drug deals happen, people on drugs, people just chillin' on the streets, and no one sees the issue here? I have a LOVE for humanity and humans, so this breaks my heart to know that I know people born and raised in the Bay REFUSE to come to downtown SF b/c of this issue. I feel for the people who are homeless in these streets. Okay, rant done. The hotel itself is beautiful!!! I tell you, they make up for the neighborhood by trying to make you forget you're even in the Tenderloin District with fancy new modern/chic touches to this hotel. from touch-screen huge tvs to help you find where to go in the lobby, to coffee/water in the lobby, and your room gets even cozier! Now, YES, the room are small AF. Like, you open the door, and your double bed is less than 1 foot away. and you walk maybe 10 steps to your right and BAM there's the bathroom and the toilet is at your feet to the left when you open the door. 4 more steps, you're at the very small, slender, pretty new shower and fancy schmancy sink. I love how new the appliances are. LOVE the toto brand toilet, and I love the sink and the shower. See how they try to make up for the bad neighborhood by upgrading your room? Double bed was cozy yasss. I wanted to sleep on it all day. The TV was decent, had great channels and yes, the volume goes up to like 16, but it's pretty loud. I know, cus I love loud TV. They also have 2 free bottles of water (Thank you, b/c I LOVE having water on my bedside), and some breadstick snacks. Sucky thing, no microwave or fridge, but that's okay. I would say the room is pretty small, like less than 300 sq feet small, but honestly, I was out and about in SF so I didn't have much time to do anything in the room except sleep and chill for 2 hours in between sight-seeing. I ventured off like a local, so it is pretty close to various bus routes if you needed. Right next to Brenda's for soul food (TOO long of a wait when I tried), and lyft/uber is sooo easy to get here, it's amazing. Staff is oh-so-friendly. Definitely appreciated how hospitable everyone was, especially the GM and the valet guys. Affordable, clean and nice. I wouldn't stay here again, just because of the neighborhood, but it was an interesting experience. Hallways smell kind of sour and weird. And random noises in the middle of the night, kind of creepy. But overall, great people/hotel. Just you might want to pass on the neighborhood :)

Overall, a very respectable stay. Let me start off by saying that I lived in Oakland for 1.5 years, and have visited SF quite frequently. For some reason, I am even less unnerved by homeless people than even my San Francisco resident friends. I don't know how to explain that. I was very aware of where this was located, and honestly, it was not that bad. Yes, there are homeless people camping on certain streets, yes, there was smashed poo on the ground, and yes, there were some people milling around the corner. However, walk quickly, be friendly and decisive about where you are going. Are there drug deals and drug usage happening? Maybe? I'm not looking; just trying to get from my car to the hotel. I also walked the 8 minutes on two separate nights at about 10 and 11 PM by myself to the Van Ness 24 Hour Fitness and had no problems. And I parked my car on the street for three nights and it came out unscathed by people or parking tickets and it was a million times easier to find parking in this area of TL/Polk Street than in Union Square. And the meters in SF have apps to pay so you don't even have to leave your comfy bed to pay or extend your time!! I checked in about 8 PM and it was easy. The staff don't seem super highly trained and more like college students if you ask me, but whatever, I already know I'm not at a Marriott. It was all very quick and I got keys to the room, which was a corner room facing Polk street. Maybe this was on the louder side since it faced a major street, but it was fine. I heard the tv from the next room, and people yelling in the streets, but it was nothing I couldn't deal with. As others have stated, the room is small (there isn't much room to walk around the bed, with a small coat structure that reminds me of my dorm and a small desk), but the bed did not have bed bugs, I saw no roaches, and everything was fairly newly renovated. The bathroom was cozy, but also recently renovated, and the lux bath items were a nice touch. The heater worked great and there were ample USB outlets throughout. I stayed by myself, so the room was definitely fine for me, but it could feel tight with two people, and definitely claustrophobic if you are not a couple. Unlike other reviews that mentioned robes or individual Nespresso machines, my room had neither. A little disappointed as I had wanted to check out the Nespresso machine, but there was a large one downstairs in the lobby for guest use that I never actually did use. Front staff is unavailable after a certain time so just be aware. Plan accordingly. There is a security guard who will open the door for you, as your key card doesn't work on the outside. Additionally, there was no housekeeping service for the room for my three nights. Wish I had known that, but it really didn't matter. I did ask the front desk my second day, and asked for more toiletries...but they fixed the bed and didn't leave any extra toiletries, lol. Oh well! Overall, I wouldn't mind staying here again. I did appreciate that it was away from the hub bub of Union Square, cuz that drives me nuts.

This was one of the more affordable and cleaner hotels i have stayed at in sf. Even though the surrounding area is a bit sketch, the hotel is brand new, renovated, and really clean. The rooms are pretty small, but there are drawers underneath the bed and a few storage spaces. This is a good hotel to stay in for less than 3 days. Anymore than 3 and i would have felt claustrophobic. The only gripes I had were with the air conditioning, and the lack of soundproof walls. The air conditioner would constantly make random noises even when it was turned off. The lack of insulation was so horrible that we could hear everything in the morning, slamming doors, maids, etc. I would still stay here again, because since it is in a central location it is easy to walk or uber everywhere. The nespresso machine in every room and in the lobby was also a nice touch.

So glad we decided to stay here for two nights while in San Francisco. I had a few other hotels in mind but they looked very grungy compared to this one. -The staff was awesome and check in and check out were a breeze. -The room was tiny but clean, really nice, and comfortable. -There was free water, snacks and a nespresso machine in the room -The shower was great and there were bathrobes! -The location was perfect! Right in the heart of SF. For something this nice you really can't go wrong with 100 a night in the city and in close proximity to everything -The only thing is that the location is near an area where a lot of junkies hang out, but they didn't cause issues. You might just witness a few drug deals lol

Not knowing much about San Francisco, I booked a hotel through Travelocity and asked for a hotel in Union Square. Well, the epically epic Hotel Epik is definitely in the Tenderloin but honestly, as someone who has lived in Washington DC and Boston, the area is really not that bad. Yes, there are a lot of homeless people who are either mentally unstable or on drugs but they are harmless. Same as with any city, take Ubers late at night if you're a woman traveling alone and accept the fact that people may be screaming out your window at 2 am. I'm someone who is so used to falling asleep with the sounds of sirens having only lived in cities so that didn't bother me either. For under 100 dollars a night, I found this hotel to be clean, cute, and a typical tiny, boutique room. They have espresso in the room and water bottles for free. They also have a safe if you're concerned about security. They also have cucumber water in the lobby. The one thing I didn't love was the $200 security deposit but understandable given the area. Like someone else said, this is a great hotel for quick business trips where you are spending minimal time in your room. I wouldn't recommend this to honeymooners or bachelorette parties because I'm not sure how you take more than two people in this room.

I am going to simply list the pros and cons of my stay here. PROS: -The expresso machine is divine, like I will come back to stay at this hotel for the wonderful free expresso in the lobby. Do try! -The ambient lighting in the rooms is super cool and you have tons of different options for dimming and reading lights. -Check in is super friendly easy and straight forward, I requested a late check out and was accommodated without charge. CONS: -Homeless people come into the lobby and raid the snack bar.... they should put the snack bar away and only have it during peak hours for sanitary reasons. -Maids need to wipe the walls more throughly. I had some stains on the wall and looks like no one has given the room walls a good disinfect in a while. You know if there is coffee splashes (easy to remove with cleaner) than no one bothered to wipe down walls after previous guests. -The Area... It isn't the best let's just say not a whole lot of restaurant choices besides Thai food... meh. -They charged my card several times and credited it several times... I actually called to see why it was on my statement 4-5 times however the call wait was too long so I will have to try again.

This hotel tries to use tech and innovation to differentiate itself in one of America's most impoverished areas between wealth and poverty. There are homeless, drug addicts, uncapped hypodermic syringes, human faecaes, people urinating publicly on the streets and drug infested encampments surrounding the hotel. Where there will be groups of 20-30 men loitering outside. It is far from safe particularly for tourists and shows the seedier side of America. The Mayor of San Francisco has acknowledged the problem but is challenged solving this social issue. Some more specifics now about the actual property Itself: 1/ expect to pay a "resort fee" at this property of over $100 per week with tax. This is one of the very few properties in San Francisco (less than 5% of properties) charging a "resort fee". I find this pretty disingenuous as it allows the hotel to purport a rate which is lower than the final rate the consumer will finally pay as it gets wrapped up beyond the pure room rate which is reported in platforms like Expedia and meta search platforms thus providing an unfair advantage to the hotel for consumers who are searching purely on room rate only. The hotel will justify this by saying they provide additional features for this price which some consumers may not care about such as a free phone call or a bottle of water. This "resort fee" includes access to two bikes in reception, bottled water, an unhealthy snack in the room (peanuts coated in salt and sugar), WiFi, "coffee" and receiving two vouchers for a mule drink in their bar - which is basically light alcoholic ginger beer with a tiny touch of spirits on the top for which you have to deal with an bar tender who doesn't know where anything is, and takes a while to serve you in a bar with 2 other people. 2/ the room even on the higher floors are noisy you can hear people screaming, doing drug deals down the alley, blaring music at 12am on the streets, street cleaners at 4am. Don't expect a good nights sleep even with "double glazed" windows. 3/ the room had quite a bit of challenges - the tile on the bathroom floor was damaged, the toilet seat was too small for the toilet bowl, the bathroom was impossible to maneuver around (the door takes up part of the vanity area), there is no iron or ironing board in the room, the pillows are lumpy and expect to hear neighbors doors slamming throughout the night. Despite it being very cold in San Francisco there is no heat on the air conditioning there is only fan, de-humidify or A/C. Choosing the heat function does nothing when I tried. 4/ the checkout process was painful - they use technology ie an iPad to check you out the entire process takes a while and they can't even properly print out a receipt for you in that time if you choose to pay with a different card. The staff understanding your situation and challenges they say "have a nice day" without empathy feels more robotic honestly. Nothing about this stay reflected safety, comfort or hospitality based on the aforementioned facts. You are in the epicenter of one of the major homeless, drug infested areas in America. There are better areas of San Francisco to choose.

My new favorite hotel in SF. Well, except for the neighborhood. It's beautiful, unusual, and modern. And oh man, free fruit-infused water and individually-brewed coffee in their lobby? I am so there. We got a very inexpensive queen suite due to work reward points I had saved up. It had a separate room with separating door for the couch, which could be pulled out into a bed. It faced a window looking out onto the front street. Great view of drugs dealers and KFC/Taco Bell. Haha. The decor was just so impressive - a Jean Claude Van Dam pillow! Hahaha. We also got a fridge, microwave, and coffeemaker in our room. The shower was huge, and the couch pillows were also creative and random. Another downside besides the crummy neighborhood atmosphere is the expensive valet parking. $40 a night for a Prius! Thankfully we found street parking and were only staying one night, so we only paid under $10 for 5:45 pm (becomes free from 6 pm - 9 am) through 12 pm the next day. Oh yeah, did I mention check-out is at 12 pm?? Heck yeah, most hotels are 11am by standard. They do always have a solid-looking security guard in the front lobby, so even though the block outside looks crummy and scary, you don't need to be frightened once you're inside the hotel. If you're young, there are multiple liquor stores within a 10-40 ft radius. Just FYI.

I LOVED our stay here, the hotel is newly renovated, super modern and is obviously designed to appeal to millennials, moderately priced, good location, walking distance from the Bart and bus stops, espresso machine in every room and in the lobby, service is super friendly and personable, interesting books in the room, loved the app logos hanged on the wall of the lobby, free water bottles (labeled EPIK HYDRATION lol) and free tasty cookies in the room, bath robes, nice new bathroom, valet parking is cheaper than most other hotels. Obviously I said quite a bit about this hotel, it really is very unique, it was all the little things that grabbed my attention and made this hotel memorable. Yes the area is a bit noisy at night but only because I live in a 3500sf house in a small suburban city where nothing happens and I'm not used to noise. Will most definitely stay here again.

Buyers be aware this is NOT a 4 Star hotel!!! More like 2 s. The only reason I'm giving them one star is because the staff was very kind, and helpful. Staying here for one night was nothing short of a NIGHTMARE!!!! The room was tiny. Like "matchbox" tiny. It was clean and retro. The glass windows are paper thin. You could hear screaming from the streets all night long! We literally got zero sleep or rest. The location is in a very bad neighborhood. We didn't even feel safe walking during the day to the parking garage to get are car. The area is very sketchy. Obviously the hotel can't control the crime going on but, it still transcends into the zero peace of mind! We were once again woken up at 6:30 AM Friday morning to major construction and demolition going on outside of are window. They were drilling into the sidewalks. Since we had stayed for a business trip, and were they're for work, we were truly frustrated and, disappointed. We emailed the owner KP who refused to give us any of are money back. His resolution was to offer us another stay (free night). We will never go back, and you couldn't pay me to stay there! This was are beautiful view at 700 AM. See photos.

Affordable 5 star service and accommodations. Very swank and great value price. Upon entrance the staff said, "welcome you must be Mr. Edwards, we are so happy you are here. The front desk did a very quick check in, explained the services well and was very inviting. A warm and refreshing greeting for a big city hotel with no pretense. Clean comfortable and nice amenities I'll certainly be back. Just a block or two from Opera Plaza and a few blocks down from Civic Center and the must see Asian Art Museum; so convenient. Also located close to a great dinner choice such Jardinière or Max's Opera Cafe. Convenient and centrally located to get to anywhere in the city without being stuck in traffic. The manager Austin Bennet checked to ensure all was satisfactory and was super. The hotel has a new bar that recently opened and is clean, very posh and the service was excellent. Bartender was super friendly and quick to serve. The staff was helpful at all phases of my visit in asking if I needed directions or could be assisted in any way. Did not feel rushed to check out like you feel at some hotels as the house keeping staff was courteous and thoughtful but efficient. A very good experience for a city hotel. The cords, plugs and lighting was perfect for reading or work and convenient for computers and sell phones with plenty of available plugs. Rooms are similar in style and size to some Manhattan hotels but with a clean upscale posh feel and a great value in America's most expensive city. Highly recommended I'll be back!

Mixed review on this place. Firstly, the price was great and had availability when I booked it about 1 week in advance. Also, the location was close to the event I was attending that weekend, so that was a plus. Also, the room was very clean and the appointments to the room and hotel in general were modern and updated. When my wife and I checked-in, we were greeted nicely at the front desk, welcoming us to the hotel and gave us some free coupons for a drink in their bar downstairs, which was nice and the bartender was very friendly. When we arrived at our room, we found that the room was TINY. I mean really small, and so was the bed. . maybe a double, not even a queen. 2 people really can't sleep comfortably on it. I went downstairs and I asked about larger beds .. apparently only 1 other room in the hotel has a queen, all others have the same size bed as ours. The room is so small the you can barely walk around the edge of the bed, there is no closet, and a tiny bathroom. Again, it was clean and modern, but just very small, and I felt a little claustrophobic. When we got to our room, I wanted to take an afternoon nap, knowing that we'd be out late that night. That was impossible, as the maintenance staff was vacuuming for literally at least 1 full hour with the loudest vacuum ever created. The walls are pretty thin too, hence we could hear everything and everybody around us. There was a small window on one end of the room, which had a lovely view of a dirty window in the adjacent building. I was first happy about the location, due to it's proximity to our event, however walking around that neighborhood is not a good idea. In fact, after our event, when our UBER driver was dropping us off at the hotel at 1:30AM, he recommended to go straight into the hotel and not to walk around. I saw prostitutes screaming at each other and throwing beer bottles at each other. The next morning, I walked outside to see human waste and hypodermic needles on the ground. Sure this is no reflection on the hotel itself, but the area around the hotel is pretty sad. Thus, it has some redeeming qualities in terms of the facility itself and the staff, but next time I stay in SF, I will likely choose another spot.

Honestly one of the nastiest hotels I've been to. Hair one my bed that I never even laid in. The shower was absolutely disgusting. I would need to wear shoes if I was planning on even thinking about taking a shower. The location of the hotel was horrible. Not a single place to go. Every since street covered in trash, homeless people, drugs etc. literally a man passed out on drugs In the middle of the sidewalk. The pictures honestly do not look the same as the rooms. I was very disappointed and asked for a refund and went and stayed elsewhere. Somewhere I felt more safe.

We were able to book a room about a week and a half in advance through a third party for a very good price! Check in was smooth and quick, and the front desk attendant was very nice and informative. They even provide a complimentary drink at the bar, which we of course took advantage of. Photos on the website were kinda misleading, as the room was modern and trendy but incredibly small, and there wasn't much space at all to even put our two duffel bags without tripping over them. We didn't mind the size much since we were only staying one night, but those who prefer larger rooms or who get claustrophobic should book elsewhere. The walls and windows were also super thin--we could hear housekeeping all over our floor for hours and a lot of noise from the streets below. Loved the rainfall shower head and the lighted vanity mirror though!

Please don't stay here if you don't want to compromise your sleep. We nearly spent $200 on this place and it wasn't even enough to cover a decent nights rest. I could hear knocking on other people's doors (sounded like someone was banging on ours) and flushing of a toilet. At about 3am I woke up to banging, noises, and talking as if someone was doing handy work behind our room. It lasted a long time where I got up to address the noise. Not only could I hear the noise but feel it. I could deal with the feeling of being in an unsafe dirty neighborhood and a small room (the rooms are very small). I can't accept though a hotel where their rooms aren't equipped to handle noise.

The only reason why I am giving this place one star is because of its great staff. As many have mentioned, the hotel is located in a bad neighborhood that is full of crack heads and homeless. As soon as we arrived we saw 2 drug deals occur in less than 5 minutes. If you end up staying here I recommend getting the Lyft and uber rides that pick you up directly at the door. As many have also mentioned, the hotel walls are extremely thin and the rooms are very tiny. I knew the streets of San Francisco were bad but not this bad. During our first night we heard a gun shot and during the second night we heard what appeared to be an explosion that woke up several of the other guest in the building.

They have a BED BUG problem, which they know about but they don't tell anyone, and then if/when you ask to cancel your reservation they refuse since they know people are running away from this place. They also have horrible customer service. Their staff doesn't know what's going on and they ladder everything up to their manager named Austin who is the least customer friendly, least customer centric person in the hospitality industry. He has no hospitality management training, actually he has an art degree, so it makes sense that he acts like an amateur. Don't waste you time, your money or your trip.

So... this was marketed as a "gamer" "nerd" experience. Most assuredly was not! Staff was aloof. Did not really speak to them and them to me so no real blaming on that. The only "video game" was one solitary Arcade game in the bar area. The bed was terrible! If you have back problems keep that in mind. SO Many flat sheets!!!! I mean come on with the flat sheets!! The noise of the city is right outside the window, so much so that you can hear all that is happening with the drug deal going down on the corner. If you are a light sleeper than pack ear plugs!! The bathroom isn't that bad, no light in the shower so for those with poor eye sight be careful. The room layout was not thought out, the nespresso machine was in the wardrobe, where there was no light to do anything and the microwave and mini fridge was on the other side next to the bathroom.

I thought I was going to be the only one to complain about this, but looks like a lot of people have already beat me to it. I stayed one night and woke up with bed bug bites on my leg. It is such a dirty feeling to think that I slept in a bug infested bed. Although the staff was nice and the hotel seemed clean, I will NEVER return here again. $170 down the drain.
