03/04/17: 4.5 out of 5 - It's a small eatery with big flavors. There's been some added items to the menu and a few more family members helping out. Although it's been a long while, the food and service is still good to go. If not sure what order in this Asian eatery don't fret. There are menus with pictures. So try this eatery once and decide for yourself. Enjoy! 12/2015: Family owned and operated, this place has a such a great variety that it's a great place for everyone and anyone. The place is simple, reasonably priced, has pictured menus for easy ordering, tasty foods and the people are friendly. You can eat in, get it to go or just call it in. Just be weary of the shared parking; it can be a bit tight. Otherwise, this place is a great eatery in SE Portland.

We dine here a few times over the past two years. There is a posted sign at the counter for No Contactless Payment. We did not ask for specific since we paid cash. It's a small family owned. Menu is posted on the wall above each table, and they also bring it to the table for you. Hot tea is complementary. Service is alright. I have been here a few times by myself and with friends; beside brought our order to the table, they didn't check in on us at all after that. It offers various comfort Chinese, Cambodian, and Vietnamese dishes, which rarely find elsewhere. Overall food quality is average. The liver comes with Hu Tieu Trieu Chau is often overcooked and tiny portion. Most of their soup are on the sweeter side for taste. I only come here whenever I crave Bon Chien/Pan Fried Rice Cake; it's not that great since they never make it crunchy and crispy enough for me even though I always ask for it. It is my comfort street food whenever I miss Vietnam.

Food was good, but I would not call this place veg friendly. They have a veg section of their menu, but I ordered a vegan meal and fout small bits of beef in my food. I trust that it wasnt the waiters fault because I asked if the meal was vegetarian about 10 times. He comped the meal which was nice. Also the others in my group loved it.

Seriously the best single plate food in all Portland for asian flavors! A regular go-to dish for me is the Com Sate Bo, and for dine-in it’s served in a clay pot and the egg on top comes out sizzling!!! Service is always on point and the food never fails.

We only ordered a couple of things but, wow, they were fantastic! The steamed dumplings were carefully and deliciously made, complex, and delicate. The spicy sate dry tossed beef noodle was complex and spicy, unlike anything I'd had before. I got there at 10:30 and the place was already packed with a line out the door. I think this will become a regular stop when I'm in Portland!

Love coming here for a meal alone or with friends. I find this place to be like a home cooked meal as it is a small family wonder business. The food isn't exactly perfect, but it's certainly comforting and a nice warm meal at great prices. Upon arrival, they have menus above the table you're seated at, and bring a cup of hot tea. If you'd like water, they have a station where you're able to get it yourself. I often opt for the same dishes when I visit; the pan fried rice cakes 9/10, kimchi stone pot with beef 7.5/10, or the kimchi fried rice 9/10. All dishes taste great, especially when craving a warm filling meal. Service is very minimal, but the family working are very kind people.

So this place is consistently on PDX eater for the Hu Tieu Sate so I've been meaning to try it. I'll start with it's a good noodle soup dish. Definitely not like the Vietnamese Hu Tieu dish I'm used to as it has a rich peanut flavor. I asked the owner about it and it's a Chinese sate flavor which is cool. To me it was like a cross between a Thai curry and Taiwanese cold noodles. I'll have to let it marinate in my subconscious some...

I'm stingy with 5-Stars, this earns more like 4.5, but heck, let's round up. Winner, Winner on taste and price, i.e., value. The first item is usually the most popular and that applies here: the pan fried rice cakes were excellent? The salted fish and chicken fried rice is one of the best versions I've tried. For certain, it's tops in Portland. The complementary tea was above average, while the iced limeade was oh so refreshing. Service was friendly and fast. Prices are more than fair. Ambiance is so-so as it seems like the seating layout could be improved to allow for more customers. Parking can be tough during peak hours. Lastly, they close way too early for an Asian restaurant, especially a popular tone.

Wow! It's been a while since I've died here. Why? Well, between COVID, parking and just busy life in general. Today, we decided to fight other drivers and won ourselves a parking spot! Arriving at 1pm on a Saturday, boy, they were a bit busy! We took one of the two remaining tables and quickly scanned the wall menus. Prices have gone up, but what hasn't? Well, I can tell you that the hot water in a paper cup is still the same. Quick friendly service is the same. Not to mention, they still wear a mask, thank you! Food: ordered the sate beef clay pot $13 and kimchi fried rice with chicken $12. After minutes of ordering, my streamy hot food arrives. Decent portions and still yummy, delicious as ever. Saucy rice and full of flavor once mixed up, a little spicy. Yes, I'm still talking about my clay pot. Is there scorched rice inside? Some, not a lot, but enough to taste it without hurting my teeth. One thing to note: they no longer have unlimited pickled carrots and radish for grabs. They are portioned out in 2oz individual cups and you need to ask for them. Cash or card. No Tap-to-pay. Ice water is self served. To-go boxes are near the front. No additional services will be provided, that's just the service model. Don't need to buss your own table, but you need to go up and pay when ready. Parking is tight, very small as they share the same lot with multiple businesses. No RSVP, there will be a wait if their 10 tables are full. Enjoy!

I enjoyed a great lunch with a friend at Jin Jin Deli. As other Yelpers have noted, there are 10 tables so you may need to wait to dine. My friend and I got lucky and got seated right away. The shopping center has a limited amount of parking. We got lucky with the parking as well. We got spring rolls, kimchi fried rice clay pot with beef, and the special spicy dry tossed noodle with egg noodles. The food was ready quickly. The spring rolls were tasty. The fried rice was fantastic. I loved the crispy rice at the bottom of the pot and it was so flavorful. The noodles came with some sauce to pour over. They were delicious and had a good amount of meat in them. They weren't very spicy but that was okay. Overall, I would highly recommend visiting this restaurant and I could see it being a great take out spot as well.

Family-owned, around for years with consistent quality. Interior has been recently remodeled. Low maintenance service with self-serve water. Bummer when they are closed on Sundays, the occasional random day, and for the entire month they are gone on vacation. The pan-fried rice cake and the beef sate dishes are solid. My beef sate dishes of choice are the rice pot with extra crispiness and teriyaki sauce or spicy sate beef egg noodle soup.

After going to this place for years, Jin Jin has definitely become a reliable, comfort hole-in-the-wall restaurant between my friends and I. Offering a variety of Asian fusion dishes for a really affordable price, I love going here when I just want a cozy place to get food. I'm not sure about the current dine-in situation because the last time I went here was a while ago, but when I did go, they only had limited seating. Definitely not as much seating as pre-COVID but you could still dine-in if you wanted to! The service is really sweet and pretty fast and always reliable. I love that they have Korean, Chinese, Thai, Japanese ,and Vietnamese food so you can choose whichever you want based on your mood. And, the appetizers are amazing too. A great place for a rainy day or when you want some warm comfort food. :)

Tasty meals in a small, busy, obviously popular restaurant. When you walk in you see a sign by the door that says the wait for a table will be thirty to forty-five minutes. Jin Jin is worth the wait. Lunched with Dan and fully agree with his assessment. The beef sate hot pot is ample, satisfying, and delicious. Nicely spiced, very flavorful. An ideal meal for what was at the time a somewhat cold and rainy day. Ordering isn't easy since Jin Jin seems to have two menus -- one taped to the wall and another handed to you as you sit down. Part of the restaurant's charm.

Small place with two huge menus, one text one pictures, different items. So much to choose from so went for the beef satay hot pot--spiced beef w/ some onions on rice in a hot bowl-so simple yet so satisfying and delicious. some nice crusty patches of rice. and both Tony and I detected 1 piece of liver in each our bowls. I took the picture after breaking the egg and starting to stir--stirring as you go is important.

Very nice vibes and the food is sooo good. Everything I have had would be really tasteful and delicious. They bring you hot tea but if you would like cold water you have to go to get it yourself. Nice workers and I got the kimchi fried rice. Super good and even thought this place isn't Korean it does this place justice.

Great variety of Chinese and vietname fusion dishes. I had the pan fried rice rolls, kimchi fried rice, and spicy satay beef noodle soup. The pan fried rice rolls was my favorite dish. Chewy and great with the dipping sauce. I didn't love the other two dishes but due to my own preference in flavor. However, I will say that the wide noodles in the soup was amazing. Loveee thick noodles.

We ordered the Pan Fried Taro Cake, Kimchi fried rice, and Hu Tieu Bo Vien. The flavors of the Hu Tieu is spot on and definitely hits the spot. The pan fried taro cake is like a staple here and must get. The kimchi fried rice is worth a try.

Jin Jin Deli is still one of my favorite go to places in Portland for a really casual meal or take out. Nothing too fancy here...just a friendly and clean spot for Asian food. Since you can't dine in right now anywhere in Portland, I decided to stray away from my usual pan fried rice cakes and noodle soups and got a dry tossed noodle dish instead. I got the dry tossed beef sate egg noodles. Food came out piping hot with a generous portion of noodles and beef. Pandemic protocols were taken pretty seriously here. Staff and customers were separated 6 feet with additional tables in front of the cashiers register with a large plastic barricade in between while staff were wearing masks. So important that people shop and dine locally during this pandemic. Give Jin Jin a shot if you already haven't.

I love home cooked meals, and Jin Jin's deli provides that little slice of home that hits the spot after a long day. My two favorite items to order from here are their House Special Noodle Soup, and their Salty Fish and Chicken fried rice. For fried rice, I want to clarify that I never order fried rice from other restaurants, because it is something that I can easily make at home. However, the salty fish fish that is added to the fried rice in this dish is something that is not easily accessible in many grocery stores. It is definitely an acquired taste, and if not done correctly, can be a salt overload on the tastebuds. Their fried rice also does not feel as greasy as it can often get at many restaurants. Instead, it is a wonderful balance of the salty fish and the plain rice. The soup is also a must have. Made with flat rice noodles, and with a lot of seafood, you get a good amount of food for the price. I love the rice noodles because unlike other noodles, they do not absorb water as much as other noodles do, and can maintain their integrity for the most part. The variety of seafood and fish balls also added plenty of flavor, and the broth was warm and delicious. If you're looking for a delicious home cooked meal, this is definitely the place to try!

I had a major craving for kimchi fried rice and found out it was taken off of the menu of my usual go to place for it. After asking around for kimchi fried rice, my friends recommended Jin Jin Deli. Boy they did not disappoint! It's a little spot inside the food center on 82nd that's easily missed. Before trying it, I would pass by it without thinking twice about it. After trying it, I can see why it's some people's go to place. I usually get the pan fried rice cakes. It comes with fried scrambled eggs and pickled radish on top. The sauce accompanying it, is both sweet and salty. This is a great dish to share. The house special kim chi fried rice comes with a little of everything. Spam, shrimp, bbq pork, chicken, a sunny side egg, everything! The beef chow fun is quite tasty. It has a distinct smokey flavor from the pan that you can't replicate at home. The beef is fresh and thinly sliced. I brought my mom here and she's a tough one to please. At first she was weary, but after trying everything she was fairly pleased. She recommends everything we got with lots of sriracha. Everyone there is very friendly. Food there is relatively cheap. Definitely getting a good deal for what you're paying for.

Still my go to! There is no place like it in town. During covid there are only 4 tables open for dine in and they are really spaced out. They are limiting to a 30 minute dine in time because of the limited seating. The food is just as great! The menu is taped on the wall by your table and water is no longer self service. My favorites are still the rice cakes, beef satay rice bowl, beef satay noodle soup and beef chow fun.

I think the locals love to rave about this place, since many of them probably grew up coming here for cheap food. Imo, it wasn't that cheap, since a bowl of noodles is easily $10. I got the spicy beef and beef meatball soup, which was decent and had good flavor, but nothing mindblowing. Come early to avoid the lines!

Overall: An Asian restaurant that has rightfully earned its place within the southeast community through comforting food at a reasonable price. Parking: They are located inside of an extremely busy and packed plaza with very limited parking. Normally, I would rate an establishment lower because of their parking but it's not their fault as it is more so on the drivers. The complex has tried to make some efforts in improving the parking lot by making it a one way but many don't pay attention. It's gotten so bad that people are parking at the entrance where it's not even a parking spot. Location: This is a prime spot and located in what I would personally say is in the heart of the Jade District since Portland Community College is next door. Food: There's one thing that you can say about Jin Jin Deli - they are consistent. Unlike other places, the taste hasn't changed much at all which is surprising. I would truly call this my comfort food. My go to dish is usually the kimchi fried rice, something about having a sunny side egg on top makes it complete. Service: Always dependable - fast and friendly. There are limited amount of tables, so if you have a large group make sure to plan accordingly.

This restaurant offers a wide assortment of Asian cuisines, but I would classify it as mostly Vietnamese. I tried the Special noodle soup, which had a mixture of seafood (fish, shrimp) and meat with your choice of egg or rice noodles. The wife rice noodles were fresh--not from dried. The broth was clear and had a nice clean flavor. It reminded me of a dish at Rose VL with the romaine and fried shallots. They bring you hot tea in disposable cups and water and pickled carrots (!) are self-serve. The carrots are a real bonus! The warm soup hit the spot on a cold day. Service is friendly. If your party can't agree on one type of food, it's like the Bahbu Bhat of East Asian cuisine!

My usually go to dishes are the kimchi fried rice and the beef sate noodles/rice noodles soup. I can't believe this place has been in business for almost 20 years or so. Am so glad their food are still good and customer service is always great. They used to make mooncakes during the full moon festival. Come check out the sate noodles soup if you're around the SE Portland area.

The sate noodle soup! I live off this stuff. Just the right amount of spice in this flavor packed yet clean and refreshing broth. There are several options for noodle type and protein - I go for the rice noodles with beef. The portion is also quite generous, you may even have leftovers. Consistently delicious with a home cooking feel, Jin Jin is a classic for the Asian community here in Portland.

This place is a favorite for locals, and somewhere a lot of my friends frequent. I had one bad experience a couple years ago, where I ordered the stone pot rice dish and the rice tasted really funky, texture, taste and all. Since then I vowed I wouldn't go back - but I went back and it was better. I ordered the pan fried kimchi udon noodles. My favorite things all in one dish. I wasn't expecting it to taste authentically korean, which it didn't, but it was still good. The kimchi was crunchy, noodles well cooked, and the assortment of meat and shrimp were perfect. For the portion and price I would get again. I also got to try the rice cakes, which were good, but I like mine a little more rubbery and chewy. These kind of just fell apart when dipped in the sauce. Overall, would come again because it's so local and has a wide range of menu items!

One of Portland's what you would call hole in the wall. Their priority is food as they provide plastic cups and utensils. Tea in styrofoam cups are placed on your table shortly after you are seated. If you want water, it is self-serve. I love this place because it serves unique dishes that I haven't been able to find anywhere else. Their sate beef rice pot, spicy beef sate noodle soup and panfried rice cakes are a must try! If you come often, you will always see a familiar face as it is family-owned. The only downside to this place is when they go on vacation for about a month and close shop

This can be a meal or a nice appetizer to a rice dish as well! My mom LOVES their salty fish fried rice. Excellent service. Easy to call in your order and pick up in a short period of time. They make very good recommendations if you're not sure what to eat. There is a wide variety of rice, noodles, and soup dishes. We love this spot and go regularly before heading to the Portland Airport, not too far away. Easy parking. Great spot to enjoy great food!

I don't think I can ever find a restaurant with the same food as Jin Jin Deli. This restaurant is one of a kind. If I were to ever move elsewhere, I would certainly miss this place. Jin Jin has different food served with very unique flavors. All of their clay pots are its own taste. The restaurant itself looks run down, but do not let that prevent you from eating here. The quality of food served at Jin Jin is consistent. It is worth a try & most certainly you will get hooked! This is my go to place, especially if I'm around the college campus. Two thumbs waaaaay up, for sure!

This place is so good and not sure how I've missed them in living in Portland my entire life! This is my new favorite place. I had the Sate Rice Pot one day and the Spicy Sate noodle soup with beef, and each dish did not disappoint. I am already looking forward to eating again!!

Still open during COVID with limited seating but every time I went I never had to wait. Menus are posted on the wall but the menu with pictures are on the table near the register (picture). Food is still great, customer service is great, they bring you water instead of you getting it yourself and the pickled vegetables aren't there anymore but you could probably ask for them.

First time here. Its a nice quaint place. We got here at about 10:15am on a saturday and it wasn't busy. By the time we left at 11am they had processed a couple of catering orders and other patrons had come and gone. There is a water station for water with little cups. I had to refill a couple of times. The food came out quickly and it was fresh tasting. I feel like the food was on the bland side but still delicious. We ordered rice cakes as an appetizer and we each ordered a hot pot thingy. Beef for her and pork and shrimp for me. The total was $24 without tip. I might come here again if I were in the area. But there's so many other places to try in this small shopping mall area. I give it 4 stars because the staff was very friendly, the restaurant was clean and they were quick.

Another great find! A hole in the wall restaurant that makes everybody happy and come back for more. The place was busy but quick to find a table. The servers were friendly, helpful and fast. Food were fairly priced too. On the cheaper side actually. Our food came out in a timely manner. One menu was written in Chinese and since they were busy, I feel bad asking questions so I am hoping that they would translate it in English. I would love to try the other dishes so definitely coming back!

Want to only spend $20 for 2 people (tip included)? Then try this place!!! My friends told me about this place and finally started becoming a regular about one or two years ago. I was AMAZED!!! Even though the place calls themself a deli, they have plenty of hot foods you can order. I've tried the noodle soups, stir fry noodles, fried rice and clay pots and I never had a dish that I disliked. I try to order something different every time I go, but my stomach just tells me to order my favorite 'Sate Beef Rice Pot'. It's hard to find a rice clay pot dish that is traditional and taste delicious in Portland. This particular dish is delicious and only $8!! The 'Beef Chow Fun' is also really good for $8.50. These two dishes are my regular orders if I don't want to order something new that day. The prices are cheap, the food is delicious and the service is great. What more could you ask from a restaurant? Grab your wallet and try it today!

Yo this place is hella lit. It's so unpretentious and I love the hole in the wall vibes I get. It reminds me a lot of my hometown in LA. The restaurant screams Chinese-Vietnamese. My party ordered two clay pot dishes (I forgot what they were exactly), but they embody what natural Asian fusion is! The clay pots are what you'd expect to see at a Korean restaurant (think Soondubu) and the taste is what you'd imagine a Chinese Vietnamese restaurant to have. I loved everything about this place! I highly recommend it to anybody who has an Asian palate.

We've tried a lot of the restaurants in this plaza and finally decided to try this place. I haven't been here in over 5 years and nothing really has changed maybe just a little bit of cosmetic upgrades. It's still self serve water and their claypots still come out pipping hot. We got the beef satay clay pot and the beef and kimchi both came with a sunny side up egg on top. The food was really good. The beef by itself was okay but the kimchi was really good and worked really well with the beef and egg. It was definitely comfort food.
