This place is 🤩 🤩, fair prices, cute cozy little shop with nice decor and friendly staff. I really enjoyed that you could tell them the amount of sweetness you wanted in your boba. 10/10 a must try. The flavor I got was red bean.

Came here with a cute date! The staff was very friendly and happy to explain any variations to how you could order your tea. I tried the strawberry milk at 50% sweetness and it was very tasty. They also have board games and comfy seating inside. 10/10 would visit again.

I ordered Brown Sugar Freezie with 50% sweetness. It’s tatsty! I love it!

This place is so good!! My daughter’s favorite place to get anything matcha. Their waffle puffs are all so delicious, they do the sweet ones like in the mall with ice cream and toppings but they also do a breakfast one with the egg and bacon cooked into the waffle puff 🤤 SO GOOD! They just started doing these fried mochi balls with red bean or pork, we had both and I think I could eat 10 of those things, they are amazing! The chicken and rice bowl was one of the first bowls I’ve ever tasted where you can actually taste every ingredient, especially the lemon grass, which I have never been able to taste in any lemon grass anything anywhere, but I love lemon so I always try. And the homemade chili oil made the whole thing! We really like the family that runs the whole thing as well, they are all so sweet and genuinely kind. And don’t get me started on the Dutch cheesecake either.. dang 😋🤤

This is now my favorite bubble tea place in Portland! They are right next door to the Midland library which is super convenient. I also love that we can order through the drive through. The people are super nice and the order comes up fast. I am able to easily adjust the amount of ice and sugar and use oat milk in my drink, which is very important to me. I get the Thai iced tea with boba. It's delicious. I take my three teenage boys here for a treat and they love it as well. They gave me a punch card which gives me a free drink after purchasing 10. Great business! Update: February 2024. We tried coming into the store today, as we usually go through the drive-thru. It was very nice inside. We played Pictionary at a table for four while we drank our tea. There are other board games available as well. We had a great time. I love all the plants inside. The atmosphere is clean, well lit, and cozy. The staff is welcoming and friendly and will make your tea just how you like it.

I ordered a coconut 🥥 coffee ☕ freezie with boba. It was pretty good although I wish it was a bit more "creamy" it was more on the "icy" side. I ordered it at 25% sweet and had it made with oatmilk. It was good, I'd like to try some other flavors.

Newly opened bubble tea shop! Cute and roomy place. Lots of seating. The decor and design is very nice. The bubble waffle is TRULY AMAZINGLY DELICIOUS. Nice portion size and definitely filling for two people. If I lived closer to here I would definitely be coming here everyday. I had the matcha smoothie and it was very good on a rainy Portland day. Would recommend trying Just Tea! Excellent selection of bubble tea and incredible bubble waffle. Just try Just Tea!

ADA friendly! Loved the egg puff and ice cream. When we first came up I was worried since I use a wheelchair, but go around back and they have a full ramp available. Yay! They have nice sayings on the walls and tons of plants. Made it very welcoming.

I love it here! The prices are still affordable, and the owner is so sweet! Everytime I come back to town, I make sure to stop for a visit! The teas are so flavorful, and the boba is chewy and sweet. Wish I could bring you guys to Texas with me :)

Cute little boba shop! Easy to miss when driving by but worth the stop. The drinks aren't too sweet and the boba has a nice chew. There are also games available to play. Contrary to their name, they have different kinds of bubble waffles available as well and not just tea!

Be on the lookout because it is easy to pass the location when driving. It is very cute though, looks like a little cottage. I love that they have a drive thru window, especially when it is raining hard. The staff is quick and accommodating. We were able to mix flavors and with six orders it was about 10 minutes if that. I love that you can choose the sweetness level.

Very cute place. Friendly and helpful staff. They were very nice about finding something I could have due to my dietary restrictions. A+ on the chairs. It's a weird thing I know, but Café chairs are usually uncomfortable, these were comfortable and had a very cute design. I enjoyed my bubble tea very much, and my friend did as well.

This spot is easily to miss when driving by, I missed it the first time looking for it. They have a drive thru which is nice and the outside looks similar to a home. The inside is very clean and modern. It was a bit warm in the shop when I went. They have the Egg Puffs with various toppings on it. Got the black sesame egg puff, they told me it took 10 mins to make which was fine. Fresh and warm when we got it. There was a good amount of black sesame on top of the egg puff. Nice scoop of ice cream, and whipped cream. I was surprised to see an Oreo and some cookies on top of it. Also got the wintermelon milk tea at 50% sweetness and less ice with boba. The boba they have is sweet so cutting the sweetness for the milk tea was good. I do wish the wintermelon flavor was stronger but it was decent. For the taro blended drink, they don't use fresh taro rather it's powder. Just like a classic taro drink with boba in it. Overall good boba shop, and will come back again.

Also most missed it. I want to note I only went through the drive-thru. The shop is a small building that you may miss if you're not paying attention. The drive thru was easy to get around and took you right back to the street. I got my go to, Matcha Latte, and it was good. Not the best I've had, but refreshing when you need tea. Didn't take long to get it, in fact it was still warm and took a few minutes to cool done. Totally will swing by again if I need tea and I'm in the area.

The tea is as great as the lovely people that make it. Try the fried mochi dumplings and the egg puff - you won't regret it!

Want to try out a boba place in Portland and saw this place had good reviews on yelp. The inside of the place is really nice and has a good vibe. The workers were also really nice and the service was good. We ordered the Taro Milk Tea with Boba and a Jasmine Tea with Mango boba which they were able to make by modifying the Jasmine Milk Tea. Both drinks tasted really great and had just the right amount of sweetness. The boba was really good quality and tasted fresh. Tips - You can modify some of the milk teas on the menu to just regular iced teas. - I got 75% sweetness and thought it was perfect.

Love their coconut boba, taste really good. Also love that they have a drive through.

I was in the area on a business trip and found Just Tea on Yelp. The business was not the easiest to find - my GPS kept saying I had arrived, but it took me a few minutes to realize the business looked more like a house than a commercial building. I am SO happy that I took the extra effort to find the place. The woman at the drive thru was very pleasant and gave me some recommendations. I went with the lychee tea and it's one of the best that I've very had! I really regret not getting a bubble waffle. If I'm in the area again this will be one of my first stops! 5 stars!!

Can park and enter through the back of this sit in or drive through boba cafe. Off of 122nd Ave, it's easy to miss this unassuming light blue building. This place sells a variety of tea/coffee/smoothies with add ons and also egg puff waffles with ice cream and toppings. Service is fast, place is pretty quiet. Good place to get some work done in peace while treating myself to a jasmine boba tea and a black sesame waffle.

First time here and what a cool space and service with walk ins and a drive thru! Drinks start at $4 and higher due to toppings and add ons. A great price point! When ordering you can customize sugar and ice levels, as well as some new toppings like the taro whip cream! There is a punch card and drinks come out fast The restroom is spacious and very clean too Definitely would return if in the area!

I'm sorry, I want to retract my review of earlier. I confused Just Tea with Sharetea and Royal Tea. Royal tea and Share tea that changed their Taro boba tea recipe. Then they raised the price and made the cup smaller. Instead of the taro powder, they use real taro root. It tastes grainy and chunky. I don't like the idea of eating a potato while I'm drinking my favorite boba tea. I don't know if they boil or steam the root, but they made the mistake of not puréeing it before adding it to the drink. I love Just Tea,

Friendly service. Drinks were refreshing. I was a bit put off initially by the exterior appearance (location) but it's totally fine and clean comfortable place.

First time in Portland, and wanted to try a dessert place. The staff was very friendly. We ordered the matcha waffle and a thai tea both were great!

500 STAR SERVICE! The owners are incredibly sweet, and their demeanor alone will have me coming back! It was our first time here, so we ordered Peach Fruit tea w/Boba and Passion Fruit Tea w/Lychee jelly. Delicious! You can taste the tea itself, and the boba is sweet and sugary. Please note that there is only one way in and one way out. If you pull in and park, you will have to enter the drive-thru lane to exit. It's a pretty tight fit, but there are no issues in our 4runner. We will be back to try their Freezies!

Love the egg puffs. I like mine cooked slightly less and they kindly comply. Their royal tea with bubbles is awesome. The staff are super sweet. However if you want the egg puffs, it's better to call and order because it could take up to 10-15 minutes. And they have drive thru! Definitely go here

Absolutely loved this place. The employees were super friendly! The waffles were amazing along with the tea. BUT I do wish they had fruits as topping options. I'm not much of a candy person so I ordered mine with only ice cream. Overall recommend it! Will definitely be back. :).

The boba is pretty good for the price it's definitely worth it and it tastes like the boba you'd get anywhere else but because it's cheaper it's a great place to go to, as well as it's aesthetically pleasing to be inside!

My family loves this place. If you like bubble tea and such- check this place out. They mostly have just tea and freezies, but a couple of other items too. Clean, pleasant interior and also a drive through window.

Absolutely amazing boba and milk tea! Just moved to the neighborhood and am so excited as a half Taiwanese person I can say this is QUALITY and delicious. We tried the matcha milk tea as well as the Thai milk tea and loved both, the consistency of the boba is perfect and the flavor is authentic. They are drive-thru only so I would recommend calling ahead if you would like to order their egg puffs :)!

The best drive thru bubble tea experience you could ask for! Everyone who works here is wonderful and the bubble tea, puff waffles, and cheesecake are all excellent. We're so glad to have this place in the neighborhood.

Inside area closed during covid but they have a drive thru! Matcha soufflé: TAKES 30 MIN TO MAKE. Kind of insane that it takes this long there were no customers before or after us but they have a sign warning it takes this long. Tasted like an omelette? Very eggy and I don't think it's worth $9 Taro smoothie with boba: tastes like boba you would get from a pho restaurant, powdering and overly sweet. I'd like to give this place another chance and try the milk tea next time.

My boyfriend and I decided to stop by Portland before heading to Seattle. My boyfriend found this delicious dessert/milk tea spot. After reading some reviews how some orders will take time, we decided to put in an order and pick them up when we get there. The lady who helped us was very sweet and helpful. Our order was ready by the time we arrived (due to phone order - within 15 min). We ordered the chocolate egg puff with vanilla ice cream and it was DELICIOUS. Must try! You will not regret it!

HOLY CROW!!! What an unexpected gem out here on the east side! This place is amazing, they hand make every waffle when you order it so it's not fast food, you order at the drive up window and then loop back around and park and hang out while they cook and scoop up your egg waffles! My friend ordered the original with vanilla, chocolate sauce and peppermint and I asked for chocolate filled, Carmel sauce and rainbow sprinkles. What I didn't realize is that the 'chocolate waffle' is a regular waffle with the pockets filled with little chocolate bits‽ WHAT, this stuff is like crack honestly. I used to go to Puffle Waffle in inner southeast all of the time but this is next level. I have yet to try their other offerings but I'm very excited to have such a unique and amazing shop out here on 122nd. Thank you so much for doing what you do and I will be back many times.

We have tried them twice now. Once for just the bubble tea and the second time for the egg puff and bubble tea. The only reason I gave a four stars was the 10 minute wait for the egg puff. We knew going in that there was a wait but we were asked to park on the street and it was a tow zone! Nothing happened but it was weird. Food is really great and we will continue to get our bubble tea from them instead of our usual place!

When just tea popped up we were a bit nervous cause we've had some bad Boba tea, but this completely changed our experience best Boba tea in the world, friendly service and great bubble waffles!!

Below average milk tea. I ordered the royal milk tea and it tasted like sweet chocolate almond milk. They didn't have boba ready either. I probably would not come back.

Glad we tried this new tea shop which just opened on 122nd. A bright simple setup with a clear cut menu. The owner was friendly and let us sample the coffee flavored egg puffs (think a pancake and an ice cream cone have a baby). The place is very clean, always a plus especially considering the area. Just as we entered so too did two families and a group of high school students speaking to the appeal of the place. The Royal milk tea was creamy and delightful and my family enjoyed their boba tea. Overall, I'd say this is a great local hangout for an afternoon tea time.

The bubble tea here is amazing. It's totally customizable from the flavor, to the milk, down to the sweetness and add ins. I absolutely adore it! The service is quick and they're super sweet.

Just Tea has the best customer service! We live within walking distance, and my teenager can walk their safely. Can't say enough how kind they are. The drinks are amazing too! Cozy little environment and good prices.

Ok customer service A+. The rest C - I got egg puff and it was soooooo sweet, they barely have any topping options. The egg puff it self is kinda crunchy and hard. I wanted fresh fruits, or even pocky, Nutella, mochi,.... so many options for toppings and they barely got any good ones. - The interior design is ok, open space, has a lot of seating, lots of light but it is just not cute. - I might come back and try the teas, but I don't know......

Cute little place in SE Portland with great customer service! I got the matcha milk tea and it was too sweet. I was also only able to taste a hint of matcha. I went home and added some more milk and matcha powder and that fixed it. However, the tapioca pearls were perfect. I live close by, so I will be back to try their waffles and other drinks if I'm lazy to drive to Beaverton. This place is a bit hard to find. It's on a busy street and there wasn't any tall sign for me to see from far away. I initially drove past it and had to circle back around. It's also hard to get out of here due to all the cars parked along the road. The parked cars blocked my view of oncoming traffic and bicyclists.

I'm always on the search for good places to meet with frIends, but I'm also a huge bubble tea lover so finding this spot near my house was amazing! Good prices compared to other bubble tea places I've been to. Nice set up inside and the music they play increases the vibe. Definitely coming back for more Taro Bubble tea

I'm a regular here, and to know that they remember me is a plus! Their drinks are always so fresh and tasty. I have not yet tried their waffles but i will soon! looooove just tea.

I'm very pleased with this place .. it's out my way but I do not mind the distance because they have great tea and also nice customer service every time . I will continue supporting this place

I like the drive through system especially for nowadays. It would be better if they can provide a bag to cover the other side of the egg puff.

I WAITED 15 MINUTES TO GET MY ORDER TAKEN! I've been seeing this place since it's not so far from where I live and was driving home and decided to stop to give it a try. I walked in and was greeted and then stood at the register for 15 minutes before my order was even taken. I had started to debate whether or not to just leave! I watched as the lady made others drinks. I'm not sure if they're short-staffed and I tried to be patient and understanding but I would think she could take a quick minute to take my order really quickly. Only pros of my experience were there's parking in the back & I do like the decor of the place and prices are not so bad so two stars. Maybe I'll come back another day and it'll be better.

Found this place on yelp. The egg puff drew my attention over. Ordered the taro milk tea as always and egg puff for my hubby which is very yummy!

We live down the street and when we saw that there was a bubble tea cafe opening we were beyond excited. My husband and I lived in the SF Bay Area for years and have yet to find a boba place in Portland that we love. Just Tea is top notch. Soft boba, great flavor, and wonderful costumer service. We will definitely be regulars

I was born in Hong Kong so I have eaten egg puffs all my life. Egg puffs here is the best I have had in the U.S. I am from San Francisco visiting Portland enjoying the tax free shopping. Egg puff I had here was light and crispy. Sweetness was just right. I enjoyed it plain and warm in a bag but you could have a deluxe version on a board with ice-cream, chocolate sauce and wafer rolls...The drinks were great. The texture of the boba was just right chewy and soft balanced well. The environment was clean, bright and comfortable. The staff were friendly. Great place to hangout with friends.

Awesome place to relax with friends, and the tea is great. The customer service is nice as well! Definitely a boba place to check out if you're in the SE area.
