In early 2021, I bravely ventured into the unique world of Latitude on the River, and oh, do I have tales to tell! - Elevators: Picture this: a post-quarantine version of me, slightly rounder thanks to an aggressive northern state's lockdown regime, desperately seeking a weight loss miracle. Enter the building's elevators, or rather, the lack thereof. These elevators are more mythical than functional, forcing residents to tackle the Herculean task of ascending and descending 40 stories on foot. While some might see this as an inconvenience, I saw it as a clandestine fitness regime. If it weren't for these elusive elevators, I'd still be dreaming of getting back into shape, not living it. - Pool: Then there's the pool, a shimmering oasis that we briefly enjoyed before it transformed into an eternal construction site. Initially, the pool's allure was like a siren song, luring me away from work productivity. But, as luck would have it, this aquatic paradise has been under renovation for the past two and a half years, with no end in sight and rumors of a grand reopening somewhere in the distant future of mid-2026. Thanks to this, my productivity has soared, unhampered by the distractions of functional high-end amenities like a pool or a common area roof deck. Navigating the sea of choices in Brickell can be overwhelming, but I assure you, no other building will sculpt your physique with stair climbing or boost your work efficiency quite like Latitude on the River. Frankly, they should be charging a premium for such unique lifestyle enhancements - there's simply no other place in Miami that delivers an experience quite like this.

Update: Thanks to the always-broken elevators, I have become well-acquainted with the stairwells. Here's some brown fluid sprayed all over the walls and stairs in one of the stairwells. When you're signing a lease for a ridiculous amount of money, remember thar the building can't even bother to clean up suspected sewage from the walls in common areas.

Sadly, the maintenance and good image of this building is going down!! Building has been in repairs since May 2021, with pool completely closed until probably end of 2023, and balconies closed for exterior repairs, so you have workers all over in platforms passing your windows all the time, and absurd drilling noise. Besides that, from 4 elevators ONLY TWO ARE WORKING for the last 2 months or so, on and off. Valet parking area is always a mess and they don't respond for bumps in your car!! They think they deserve to charge Brickell rent prices like other buildings, but it is NOT the same level. Sorry!

The building management turned away the locksmith coming to replace the locks on a tenant that was kicked out. I have been trying to weeks to get the locksmith back and the building management refuses to let him in unless he give then a million dollars for insurance. Its very common in the lease business to have a locksmith come and change the locks but the building management seem to consider a lock smith to be major construction and treating them as construction workers. I don't know if my place has been vandalized at this point because these people won't allow a simple lock smith to come in a change the locks Absolutely absurd and out of touch with the industry standards. These people need to be fired and replaced.

I loved living here!! And this is coming from a woman in her mid-20s who is very particular. I rented here for about 2 years. Lucky to have had such a great landlord. Loved my apartment. Loved the location and the security of the building. Easy access in and out to the highway. Having valet park my car versus going to the garage was a luxury. Loved it. Visitors should use valet or find street parking (not that big of a deal). Loved the pool. Loved the gym. Loved the walkway behind the building next to the water . Pet friendly with a nice dog park. The area is cleaned every day. Management and maintenance were always so so helpful and nice. Anyone complaining in the reviews below or in the google reviews is over-exaggerating or plain difficult people.

If there is one saying that perfectly describes this building, it is "all that glitters is not gold." Yes, the building is beautiful and has about everything that you would want in a Brickell apartment. However, there is more beneath the surface that makes the experience of living in this building less than enjoyable. First, I'll start with the pros: * Facilities: The building was finished in 2007 and was designed by a renowned architecture firm, Arquitectonica. It has a striking exterior design that is both contemporary and expressive. Inside, the lobby is beautifully finished with high ceilings, marble floors, dark wooden walls, and colorful lighting. The apartments are also well designed, with stainless steel appliances, granite countertops, and contemporary lighting. The 12th floor features an infinity pool and a two-story gym. * Location: The building is right in the heart of Brickell. It is footsteps away from some of Miami's best bars, restaurants, shopping, and the metro. It is also right next to the river, which has some great areas to take a walk. * Views: My apartment was on a higher floor and had views of the skyscrapers and the surrounding suburban areas. I could even see all the way out to the water. I loved waking up to the city view every day! * Management and Staff: Although Miami apartments are notorious for poor management companies that are often inefficient and have rude staff, I found the management at this building to be really easy to deal with. The security staff were also very friendly and always smiled when I was in the lobby. At first glance, this sounds like the perfect apartment building in Brickell. However, not everything about this building is good news. Now on to the cons: * Elevators: The building has four elevators. However, one of them is a designated service elevator and is reserved whenever someone is moving in or out of their unit. On top of this, the elevators broke down ALL THE TIME! There was almost always at least one elevator broken, and combined with the service elevator being used for move-ins, this would bring the available elevators down to two. As a result, I would be crammed in the elevator with everyone and their dogs and would have to then wait as we stopped at several floors before I arrived at my own. * Construction Quality: Although the building looks beautiful, it is actually built very cheaply like many other Miami apartments. My shower faucet fell off just from routine use, which I had to fix on my own. In addition, there were tiles along the wall base that came loose. For a building that charges so much for rent, you'd think they would put in a little more care into the construction quality. But it's clear the developer was willing to cut costs in order to make as much money from each unit as possible. * Valet Service: My particular unit did not come with a parking spot. Instead, I had to use the valet service every time I wanted to get my car. When they were busy, it could take up to five minutes for them to bring my car down. Although other staff in the building were quite friendly, the valet staff were not, and always seemed like they were in a bad mood. * Barking Dogs: What really put the nail in the coffin for me and made me decide not to renew my lease was the high number of dogs in this building. It seems like every other person who lives in this building has a dog. Although most buildings in Brickell are pet friendly, this is one of the only places that allows large dogs, so it is one of the only options for some people. Due to this, I was constantly disturbed by barking in the hallway as the dogs were taken in and out of their apartments for walks. It would happen at all hours of the day, from early in the morning when I was trying to sleep in on the weekend, to later in the evening when I wanted a quiet night to myself. My unit was a studio apartment located right next to the elevators, so there was no sound barrier between the hallway and where I slept. As a result of this, I had to rely on earplugs and white noise to sleep. It is clear that this building cares more about catering to every Miami dog owner who wants to live in an apartment than it does to giving everyone the right to the quiet enjoyment of their own apartment. Even a simple policy of every other floor being dog-friendly would solve this problem. It would be the perfect balance to cater to people who have dogs while also giving people the option for a quieter floor. Overall, while this building may be the luxury high-rise experience that many people think of when they think of living in Miami, it comes with compromises that I was unwilling to make. Do yourself a favor and think twice about whether it is worth it before you decide to rent here. The only thing this building made me realize is that living in a glitzy high rise in Miami is not all that it is cracked up to be. It is expensive for what you get, and you can get a much better value elsewhere.

Beautiful building but it is ruined by the baboon they chose as a security this Neanderthal treats guests horribly doesn't bother to inquire into the situation or figure out what is going on choosing instead to act hostile and kick us off the property when we have the proper paperwork todo the job don't move here this place is luxury but it is muddled by jungle attitude and shitty valet service good luck leaving to anywhere

I've been living here for a little under a year now with my boyfriend who is Caucasian. We usually leave and come in the building together and we are rarely ever apart. On March 27th around 9:45am, my grandparents and my mother who are all older and Black came to visit me for the first time. I went down alone to the first floor to meet them and direct them back up to my apartment. We all walked through the lobby and there was a crowd waiting for the elevators so we joined the line to wait. One of the security guards, an older short black woman, singled us out of the crowd that was mainly Caucasian and rudely asked verbatim " where are all you going?" I answered her and said that we were going up to my apartment and she rudely asked "oh, you live here" and I said "yes" and she said "ok" and continued to stare at us until we got on the elevator. I was extremely embarrassed in front of my family and the crowd because she only singled us out and it's never happened when I'm with my boyfriend. I actually feel extremely uncomfortable to even leave and come in the building by myself because I don't ever want the same thing to happen again. I will not be renewing my lease and I hope they never make anybody else feel the way that I did.

I'm LATE to WORK every day because of valet. I'm paying $120 in additional to rent/monthly on valet service. Self parking space is $200 upon your luck if there is one available. I feel bullied at my own home. Staffs are vert rude and unprofessional. Valet guy messed up my car but the owner took zero accountability for his employee or management. I filed a report as soon as I noticed the dent before I drove off. Weeks later, they sent me a letter accusing that I left the property prior to claiming the damage which was evidentially inaccurate! When I confronted them, they said that letter was a general acknowledgment. Apparently, they send this letter to everyone that ever file a claim, no investigation was taken place. They do not care about you/ or your car. BE CAREFUL !

I would have given more stars if it had not been for the circumstances regarding toxic chinese drywall. Basically this drywall contains a chemical that emits fumes that erodes electronics. Nearly all of my complains about the unit itself stem from this issue. Our AC kept running hot because the drywall fumes ate away at the coils and the freon kept leaking out. We had testers come into our unit and cut out large chunks of the wall every few weeks during the last few months that we lived there to get samples for testing. It is something they can fix, so it is understandable that I need to say more for people who may want to move in now when everything should be fixed. This is one of the only buildings in Brickell that allows large dogs, so there were quite a few pets. The rule is that there should be up to two pets for the unit, and the pets should be less than 60 pounds total. While there were multiple dogs who were obviously well above 60 pounds, I don't have a complaint about it. They had this shabby gravel pet area right next to the back door. It smelled horrible despite being cleaned every day, people did not clean up after their pets, and because there are so many, it ended up being completely unsanitary by noon so people would allow their pets to go on the brick river walk instead. For a building that accepts so many pets, it is crucial to have a nice place for them to go, or you run the risk of stinking up the entire block. You can only bring your dogs in through the back door, not the lobby, so someone always tracks poop into the area next to the elevators. They have someone cleaning a lot, but not enough. They hose down the back in the morning, but only then. They have a wonderful amount of grass in the front, but dogs are not allowed to go on there. Other than what I mentioned about the pet area, it is nice. They clean the halls often and the lobby daily. Some areas in the hallways could use a bit of paint, I guess people have run into some of the awkward corners and chipped it, but it's not a big deal, it just doesn't look as upscale as they want it too. Everything else was nice. If they fix the drywall and the pet area issues this place would have 4 stars. I liked the security guards, though there isn't one there for more than a few months. It is a generally quiet area, it's right across the street from a hooker motel (I guess that's not so nice... but it didn't bother me), not many other tall buildings in the area so you have a nice view.

A group of colleagues and I rented units in the Latitude for 1 year and we loved it! If you are relocating to Miami for work or a just getting a feel for the city - this is a great place to start. 1. Loved being near the Miami river. Has great views of the Bay from higher floors. Very scenic for someone who wants to see the water without the big prices of the buildings on Brickell Ave. 2. Building security was VERY helpful and always very friendly. Really comforting to have them around for someone who did not know many people in town. The front desk/security team was helpful on move in/move out, with guests and with shipments. NOTE: Latitude let you pick up packages 24/7 which was amazing. Most buildings only allowed pick ups during business hours, which was impossible for people working late. 3. Common areas are always very clean and updated. They have a cleaning service there every day, even weekends. 4. Units are individually owned but are very spacious, clean with new appliances and marble counters. Never had a problem with the washer/dryer, oven or dishwasher when I was there. 5. Gym and pool areas are clean, well kept and not very busy. 6. Parking was abundant and easy to get. 7. Proximity to the highway - SO much easier for morning/evening commutes. Most of the traffic in Brickell is caused on Brickell Ave or streets trying to get to the highway. Loved being able to pop right onto the highway from the Latitude. Saved 20 min on all commutes! 8. Only frustrating thing was Management Office is only open from 9-5 on Weekdays, which was difficult for someone that was working 8:30 - 7:30 most days. Moves and large shipments must be handled through the office and elevators rented. This is STANDARD in Miami, but still an extra step for someone who is used to flexibility in other cities. For the most part, the management office was very help and pleasant to work with. If you are looking for an easy, reasonably priced place to live in Miami the Latitude is the spot to look for! You are walking distance to so much - grocery stores, CVS, restaurants/bars, Mary Brickell Village. Could not recommend this building more. We used Yelp to help make our decision when we moved sight unseen last year. Felt compelled to write a Yelp review so others are encouraged to move here when looking! Wish I could have stayed longer.

I have lived in Latitude on the River for over 4 years and it has been a pleasure. The access to parking, two-story gym, ok pool, top lobby, large balconies, quiet atmosphere, great location and good management had made it a place we will not leave. The negative --the China dry wall issue impacted something like 25 percent of the units but they have now removed the drywall in all of the units that had such an issue. The construction around the area is a nuisance but the access to the Brickell city centre and being on the River is awesome . Ease of access to 95, walking distance to Brickell, the AA arena,bayside, Perez Museum, Adrienne Arsht Center, Mary Brickell and Biscayne Bay make every weekend a vacation. Management has also been attentive and anytime we had an issue, they were quick to respond. I would put 5 stars but the construction--Grrr-- maybe in 2 years.
