Been to the mall location a few times and love the food so was glad to find out there was this Glendale location when I was in the area. Thus location is a stand alone restaurant that has a private parking lot. The restaurant is clean and has plenty of seating. We received friendly and helpful service from Esmeralda. The food came out in a timely manner and was delicious. I downloaded their app and received a free side item. Highly recommend the Cornish Game Hen (#15), it was flavorful!

I came and picked up my order, it was really fast. The place is clean and the atmosphere is cool and love the energy of the place.The staff are friendly and nice. The food is on point - the salmon plate is delicious with its side dishes of tomato and jalopeno. They have station for salsa verde and hot sauce which you dont see in their other locations. I love their patio dining area- it relaxing. I would definitely come back here again.

What a surprise and absolutely delicious meal. I ordered the Chelo Kabob & Chicken Kabob. Chicken and beaf both perfectly cooked. I could pull it all apart with plasticware. Shirazi Salad lightly peppered, rice wash fresh, garlic oil w/parsley was tasty as was the yogurt dip. Large portion filled me up and gave me another meal for later. I'll definitely be back. 👍🏼👍🏼

We entered the beautiful kingdom of Massis Kabob. Upon entering we were greeted by joyous faces who were anxiously awaiting our delectable experience. We were recommended the monumental and flavorful #13, the beef shish kabob. The fusion of fresh and savory from the cucumber and tomato salad paired with the tender beef was nothing short of spectacular. Overall a magical experience. I recommend anyone in search of flavor and satisfaction to visit.

The food is absolutely. Myself and my family enjoy the food here. The only issue is that the parking is absolutely abysmal. I understand it is not the restaurants fault but their guest are rude and lack common courtesy. I suggest ordering to to-go and bringing an additional person to drop you off and drive around while you pick up your food.

To be honest, this wasn't the best kebab I had but it wasn't the worst either as far as how the food tasted but overall Service was great and the place was clean.

I just ordered here tonight 2 #11 and 1 #17C and was very disappointed. I have always been going here since they established the restaurant, but tonight was different. I found a piece of gloves inside the chicken I ordered. I wish they could be more careful. Nonetheless, service is fast and has good parking space. Easy to order, but honestly be careful.

This is my third time coming to this location and it was the worst. I ordered their number 21 and I was lucky to have cut my chicken with a knife before putting the meat into my mouth. To my surprise the chicken was raw from the inside. Mind you...the location wasn't even busy. I tell one of the ladies and she automatically took the plate to the cook. They gave me another plate but right when I was about to take a bite I noticed a huge black hair on my food. At this point I just wanted a refund...how can you mess up a plate not once but TWICE. I then showed them the plate and asked for a refund. I think I dealt with the manager and he was rude as fuck. While I was waiting for my refund confirmation, I noticed none of the cooks wear a hair net.... With that....I will never come back. I'll make sure to tell everyone I know about my experience. Seems like it's an ongoing issue with the food quality based previous posts. Please do not come here to eat, you'll be served raw meat or end up with hair in your food.

The food is delicious, meats are seasoned, tasty and fresh, I recommend it for that. I don't recommend the customer service. I didn't mind the wait after you order food because it's fresh. You order at register, get your drink and get a table I don't why there's parking numbers all over the parking lot but I guess it didn't matter. The inside was clean mostly, the person that brought my food was friendly unlike the person at the register.

First time at a standalone Massis! I used to eat at Massis a lot back in high school, so it's comfort food. This is a nice new location with clean bathrooms and plenty of seating. Service was standard. The food was underwhelming, especially for the price. The beef was bland (lack of seasoning) and the chicken was just ok. My tastebuds may have developed a lot more because the food here just isn't as tasty as it used to be. It's definitely not the best Mediterranean food in LA, but since it's a chain, it has the consistency.

We were so impressed! I've been to the food court version of this establishment over the years growing up in the area. I think if it as a solid option if I'm in the galleria, but not someplace I'd drive out of my way to visit. When the standalone restaurant opened I was interested but didn't rush over. My family and I were in the are and decided to give it a try and we were all impressed! We ordered Lamb, salmon, beef and chicken breast kabob plates. All were very good with the lamb and salmon being excellent. Pricing is very reasonable for the quality you get. Rice, pita and salad are very good. The hummus side was a must as was baklava for dessert. We sat outside with a refreshing breeze. The place is nice, new and clean. The location is ideal, dedicated parking lot on major streets. It's huge inside and can handle tons of people.

I have Massis almost everyday for lunch. I love the food. The chicken is cooked well- recommend 12B or the Cornish Game Hen. It's a good price (chicken-rice-salad) and the service is great. I like the new location's buildout, and the owner greeted us nicely.

My bf and I came to try this place out instead of Z's down the street. Horrible mistake The food was mid and pretty expensive for what it was. We split the #21, the cucumber salad was the best part, the meat was a little too dry and and the chicken was like I said, mid. The sauces cost an additional 4.95 so we skipped out on it. I usually like pita bread but this one tasted a little too hard for my liking. The staff weren't at all excited to be there, the lady who was taking my order actually rolled her eyes at me when I changed my menu item from a 22 to a 21. Overall I would not recommend this place.

They need to update the menu there are items that they do not offer any more. I asked for Argentinian Skirt Steak it looked mouthwatering. It was hard and rubbery. Also 25 minutes for a food court order is a little excessive. The only thing I enjoyed was the hummus after adding salt and garlic oh and the pita bread. Also asked for Garlic Fries and they gave us regular fries we were just hungry didn't feel the need to argue. Not coming back again.

I've passed this place a few times, it's crowded, seems inviting and casual ambiance with lots of outdoor seating... an eye eyecatching glass building on the corner of Glendale and Colorado...so finally today was the day I pulled into the small parking lot. Service, just order from the cashier from a nice menu or from reading a gigantic overhead board. Service was quick, at 4:50 pm on a Saturday. You get a number affixed to a metal stand...and find a table...I chose to sit outside. Metal tables. The table was rocky but the server who delivered the food fixed it sliding a wad of menu under a leg. Yay! Food was good. I had the gyros sandwich...it was lavash instead of pita...crispy pita chips...small containers of hummus and cucumber yogurt sauce. Yum. I want to try other things, next time!

This LOCATION IS EVERYTHING!!!! My husband & I ordered in because we were having a movie night. The attention to detail of making our food hot & fresh beautiful presentation was everything! Let me get into the taste........ all meats were cooked to perfection, seasoned to perfection. It takes a real art to have meat & chicken tender and when I tell YOU THAT MEAT & CHICKEN was tender our sides just added to the deliciousness. We'd use to go to the Galleria but that spot is first come first serve.. you get what you get around closing time. This New location has the Service has the quality of food. I'm so happy there's an actual restaurant.. keep up the integrity of the food!

To say I'm disappointed would be an understatement, I ordered the #10 Skewers of Beef Shish Kabob, and it tasted like I was biting into a tire! They should rename it to Beef Shit Kabob because that's exactly what it tasted like. If I would give 1 star I would. Photo shows the manager, hands down the worst service I've gotten in my whole life! His head looks like a lolipop when you drop it on carpet and hair gets stuck to it LOL. Stay away from this place

From their beginings in a mall food court Massis Kabob has remained a good consistency and following that has led them to open up a stand alone location outside their norm. In a town full of examples, the competition is abundant, but Massis can still hold their own. Their pricing is reasonable for the portions you get. This is why probably they have a good base of customers sampling such a long menu of middle eastern cuisine. Their kebab plates is generally a good go-to, but you can still find many patrons ordering their Gyro and Felafo. I especially like a combo plate where you can get Sultani or Koubideh. I have yet to be dissatisfied with a meal. Seating is still mall like, but still enjoyable. During busy hours, the small parking lot may be a challenge, but it isn't difficult to just park farther and walk. Open later than others, Massis is a good alternative.

I had ordered from here before for Catering Services, which is amazing! A lot of food is great portions. I had ordered a meal the first time since I'm a fan. Unfortunately, I was not impressed with the portions meal. There was more rice than chicken. I had 3 pitas. I was missing the other half. You can tell they had cut it into 4 pieces and just put 3 so sad to see that I literally got ripped off... please change your containers or add more protein and pitas.

The shiny new stand-alone location of Massis Kabob in the former Conroy's Flowers location. It's a tough market for kabob restaurants especially in this town... Expectations are high. I actually liked the food here better than the ones I've gotten from their Glendale Galleria. I got the mixed koubideh plate ($13.95) for take-out. 1/2 chicken, 1/2 beef... The meat was good. The beef was tastier than the chicken. I usually like the chicken better. The koubideh was standard. Nothing special but also not terrible or overcooked. The rice lacked flavor which was disappointing. You get a good serving of rice as per usual but it needed to be more flavorful. You get a grill roasted tomato and pepper. Overall, it was just ok. Wish I liked it better as the location is easy to get to. Free parking in their lot. Street parking around the area can be difficult to find. Located at the corner of Colorado St & Glendale Ave.

I was kind of hesitant to come and try the new Massis kebab because of all the up-and-down reviews... I think that lots of those reviews could be from competitors afraid of losing their business... This place is pretty busy all day since it's closer than going to the mall for most of the people that live in the area... I can tell you that the online/phone orders for pickup are huge!!! I saw for orders to go than dine in and I thought the dine was super busy... The young man serving the food to us was very nice and made sure we had everything we ordered and needed... The size of the plated were ok I mean my kids were full but I could have let a bit less hungry... The kiddos told me to say they loved the kebabs and the wife said she thought the were ok and felt something was missing... So we couldn't give 5 stars but maybe if we come back that could change....

Food was good, the girl who took my order was nice and friendly. However if you are not taking your food to go be prepared to inhale your food or your car be towed by the time you get out, I was there maybe for a hour and a half I'm a slow eater and the plate comes with lots of rice, by the time we got outside a employee was outside on the phone and a final towing notice was on the window of the car. He said the car had been there for too long. Not once did a employee inside ever call out to ask if the car belonged to a customer. Clearly not a place to go and chill and enjoy your food. Sorry but they lost a customer, never going again. Very disappointing

I just placed an order through Postmates and horrible is a nice word for what we received. The rice was old and crunchy, the meat was overcooked. It was as if it had been cooked, and then heated and re heated. The tomatoes in the salad were slimy, and the lettuce was wilted. We were looking so forward to dinner, and this was just such a horrible experience .

Having eaten at their mall locations, I was excited to hear they were opening their first stand-alone restaurant. When we arrived, the place was packed which is to be expected during the first few weeks of their grand opening. The line moved quickly and we placed an order for a Gyro Wrap, a Beef & Chicken Koubideh Combo Plate, and an order of Baba Ghanoush with a side of pita bread. The cashier has obviously not been trained on the correct pronunciation of their dishes as he didn't understand what I meant when I asked for a Gyro ("Yeer-O") Wrap. After pointing it out on the menu, he responded "Oh...the Gyro (rhymed with eye row)". Don't get me started on his pronunciation of Koudibeh! LOL! The dishes took about 15 minutes to come out as the kabobs are grilled to order. When they arrived, we were impressed by the amount of food. Their portions are quite large and we quickly wondered if we should have split something. But we dug in anyway. The Gyro Wrap was huge and a bit difficult to eat. It was nothing special but at least it had meat that was carved off of a rotating spit instead of the pre-formed slices that many places use. The Koubideh kabobs were meaty though they could have used a bit more spice in my opinion. Maybe they are catering to American tastes. (shrug) As we were eating, we realized they forgot our Baba Ghanoush. We stopped a nice lady that was cleaning a nearby table only to realize she spoke very little English. She grabbed someone who quickly brought it out to the table and apologized. Overall, it was as good as what I've gotten in their mall locations, maybe even a little better. We will certainly come back as it is a good value for the price. Hopefully by then they will have worked out the kinks that we experienced.

NEVER COMING BACK HERE. This is the location at Colorado blvd / Glendale Ave. - 301 S. Glendale avenue to be exact. This is a disgrace to the Massis name. It does NOT hold up to the standards of every other Massis we have been to. If I could give it a 0 I would. First off.. The place is untidy, not clean, sticky floors, sticky tables, the area where the condiments are is dirty. The sauces are not clean and nothing was stocked. The people working there are gross. Everyone is just standing around chatting, looking unprofessional, un groomed, no smiles or hellos or welcomes, they just stare at you strange. There are WAY TOO MANY PPL working there doing nothing. Rather than cleaning up the place, greeting customers, restocking and cleaning condiments area. The cashier he was very impatient, RUDE, and sarcastic. He wouldn't let us finish what we were ordering!! He would cut us off. I can't believe the owner would put anyone at the cash register taking orders, who is rude. They are the first impression of the business!? Actually all of them as you walk in just give off a negative vibe. They just snarl as you walk in. Very moody bunch. We ordered 5 meals. Different kinds. To go. The guy said "we'll call your number". We waited 30 minutes no number called so I approached the counter. I asked politely if our number had been called yet and a very rude lady just looked at me shrugged her shoulders and said "yeah" and looked mad then away. So I had to ask another guy standing there. Which he said yes and gave me our food. I am not sure where the owner is hiring these ppl honestly. Horrible horrible customer service! The food. The food was bad. Totally disappointing! GO TO THE LOCATION AT THE MALL INSTEAD! The food tasted old! The rice undercooked, the meats rubbery and dry! ..the tomatoes almost raw they were barely grilled. The ENTIRE experience was sh!tty. I do not recommend this location unless you truly dont care about where you spend your money nor care about customer service and food. This place needs a total revamp of workers and cooks. Bad misrepresentation of Massis!

If you are in Mediterranean Food, I recommend this place! Their Basmati Rice with Salmon or Chicken Kabob is a must-try! I don't recommend the beef because it often times turned to be chewy, but the service is great. People are friendly and helpful and the location is definitely okay as well. The parking lot though is challenging because they put their pick orders in the same space as you park, so often times makes it difficult. But, above all, I love their food. :)

This place is nothing spectacular, especially for the price. Each of the 2 times I came here, there were no parking spots available, and we had to wait until someone left to get a space. None of the staff seem to know what's going on. Some barely speak English. The music was blasting, like you were at a club. Not very enjoyable while you are trying to have dinner. I asked one of the staff if she knew if the fish they serve, such as the Salmon, was wild caught, or farm raised. She had no idea what that even meant. She claimed to ask another staff member and said they didn't know the answer. So later we asked another staff member, she did not know either. So she then asked the manager, and he had no idea either! The last time I was there I ordered the chicken kabob over a Greek salad, and some Hummus. The chicken itself was good. But the salad was not that good. It had a very tiny amount of shaved Feta which had no flavor at all. They threw in some big roasted pepper that was too spicy to eat. And the Hummus was thin and watery, like they were trying to cut corners by adding water! It was not like any hummus I've ever had. It was just a watery liquid without much flavor. I'm not going to rush back here anytime soon.

Highly anticipated coming here. Seriously disappointed leaving. First, you walk in and have no idea where to order. No less that myself and 10 others stepped up to the take out counter by mistake. Realizing you have to walk around the seating area to a register. Unfortunate for a newly designed place. Some wayfinding in the design would have solved this. Second, at 1:15pm on a weekday, as a short line gathers, there's only one cashier. Frustrating. Especially when there are 5-6 other staff behind the counter looking a bit dazed and confused. Perhaps it's from the smoke of 15-20 kabobs pre-cooking on a super hot grill that noticeably consumes the place. Third, they have swai and tilapia on the menu. The lowest grade and quality of fish on the planet. Swai is typically Vietnamese-imported and grown in fish farms that have raised several health concerns globally. Once called, Asian catfish, this now had me wondering where their chicken actually comes from. But I digress... Ultimately ordered the chicken breast with Greek salad. Chicken and hummus had some serious salt and seasoning issues, if that's what you like, go for it. The chicken itself lacked flavor and texture. Slightly overcooked and dry so I asked for some cucumber yogurt dip to lessen the blow. As I sat watched this place in action, I couldn't help but think about the fact that this general establishment has been around for 40+ years serving the Armenian+ culture. Is it because we creatures of habit? Loyal to our tribe? Or perhaps afraid to venture out? Some how some way, there are doing something right. I just couldn't figure out what it was. And I wondered how long this location will last without some serious rethinking. Yes, I like my meat tender and perfectly grilled. Yes, I want my hummus to actually taste like a garbanzo bean. And yes, I want to know that the quality of food on a menu is commensurate with the price and that it comes from a reliable source. Is that asking too much? The upside? Glendale is chock full of Kaboberies. They may not be 'The Original', but having eaten at many of them, I know for a fact, many do not rest on their laurels. They are reinventing what is to enjoy mouthwatering, succulent chicken that reflects our current desire for fresh wholesome food. Unfortunately, that's not the case here.

I just walked in at 3 o'clock and I'm standing there and I'm waiting there is but nobody's working and they're just all standing around and I'm waiting to place my order the girls on the phone she gets off the phone doesn't make eye contact turns around and just walks away from the back he doesn't make eye contact or say can I help you nothing so I just walked outwhen the manager/owner is here this nonsense doesn't happen

My rating for this place is due to the customer service! The cashier Karla needs some training in customer service especially if this is the girl you want on the register. Not only did she take her time to take our order but before she took our order she was just staring at me like she didn't want to help at all.

I tried this place in the mall for the first time. I ordered the #19 Lamb Chop plate. Everything was good except the lamb chops were overcooked a bit. Also I ordered extra taboule and it was really good. The lines were really long so maybe they were rushing. I would try it again and hopefully it could be cooked regularly. It would be great if this was a stand alone location because the food court was so packed and dirty. There were actual pigeons flying in the food court so I left unfortunately.

This new location has been on my mind to visit ever since they have opened. And finally I got a chance today to have lunch with my husband. (He had lunch with a friend few days ago and he said the food is ok, he ordered a chicken kabob) I was very surprised to see so many negative reviews on Yelp and for a minute I hesitated to go buy then I thought to myself that we have been eating at Massis Kabob for years and we always loved it. So we went. Great location with lots of indoor and outdoor seating. Didn't have an issue with parking. We ordered one beef koubideh plate,one chelo kabob bark and French fries. The koubideh was tasteless, looked so pale and unappetizing. The chelo kabob bark was appetizing but didn't taste any better, the rice and the salad were ok (it's hard to mess up rice ) so was the French fries. But the main thing we came for (the kabobs) were very disappointing. I really don't understand how and why, the other locations I went to have been great for many years. What are they doing different here. The management/owner should read all these reviews and try to understand what the problem is. Why does the food taste different. As I said earlier it's a great location and would love to bring my family to eat here from time to time but I don't think I will return for a while. At least not until these reviews get better. Nowdays it's a luxury to eat out for so many people and buying tasteless food is unacceptable. I have confidence that in time they will make changes and serve good food to the community, like they have been for so many years.

Customer service is horrible the managers don't try helping at all instead they start screaming and being extremely rude . The food is extremely horrible id rather eat canned food. #massisshetkabob

Brand new location has an amazing ambiance and vibe. Love the fact that they have beer and wine. Good food. Fast and courteous service. Perfect for a quick lunch or dinner.

Had to wait 10 minutes for online order pickup (which was ready) while all the employees were there and ignored me for 10 minutes. On top of that for the second time, the order sides were not matching the order.

I remember eating at Massis inside Glendale Mall before and they had great kabobs. Great quality food. Well prepared and efficiently served before. Unfortunately the location on Glendale Ave is not good. Our kabobs were burnt, and very very dry, they had a lot of staff but it took 30 minutes to get our food! They brought the wrong order also. Staff serving the food was a really nice kid but it seemed to me that all other workers weren't paying much attention and they didn't seem to have a manager etc showing them how to do things. I remember before the owner always being behind the counter greeting customers and watching employees. That doesn't seem to be the case anymore. I hope they'll be able to turn their quality around because I really liked their kabobs before. Crossing fingers.

I have been having Persian style kebabs all my life and I buy food from them when I go to Glendale Galleria which has excellent food and customer service. This is second time that I'm placing my order from Glendale Ave location. The rice was not cooked, the lule kebobs were cooked on one side (I guess they forgot to turn the skewers on the barbecue). And there was a missing salad. When I called they offered me to go to their store and pick it up(which why would I place a delivery order in a first place if I was going to go there) or they are going to make a note that if I place an order within a next few days, they can give me an extra salad which means that I should spend another $90 to get my missing salad.

Great food, fresh sides and the family platter was way more than enough for a family of foir.

So happy this location opened up. Super convenient and the food quality and price is perfect. This location saved me a lot of time from having to stop into the mall locations especially Glendale Galleria which can get hectic. Most days I use the app for take home option which usually means my order is ready when I arrive. Recently have been using this spot as a meet up for quick lunches. The parking can get busy but lots of 2 hour parking or I just wait for someone to back out. Ordering in store is the same as the other locations order at the counter except they bring for here orders to your table. Just under 15 minutes for anything grilled which is fine for me and means I can eat and be out well under an hour. Casual and clean is the ambiance indoor space has lots of seating but if it's super busy or a cool evening I like sitting outside on the patio area. They just added a Keto menu on their app and you can ask for it at the counter (kind of a secret menu option).

I like the fact that they decided to have their own private space aside from those chains they have in different fast food branches. Each table is spacious & always clean despite the fast turnover. I also noticed that the serving size is much bigger & the quality of food is extra special. My fave are the Koubideh Beef & Chicken & the Boneless Idaho Trout, juicy & tender. The persian rice & Greek salad are excellent too. One order can be shared by two persons unless you're that hungry :D The staff are divided into various functions for ordering, cooking, serving & packaging for takeout. They also have a designated person who is very attentive in maintaining the orderliness & cleanliness of the place. Restroom is always fresh. Parking is decent in size so big groups won't be a question. Good job guys!

The Latina girl at register is always "EXTREMELY RUDE". She Stands there ignoring customers right in front of her for well over a minute, WE have to wait for her to be in the mood to work so you can place a order. she's always giving attitude like "F" you People. She's chatting with other employees and is always angry at customers for placing a order. Iv been to this location about 6 or 7 times and every time I go, I end up regretting it. I was cutting up chicken for my 3 year son to eat and noticed the chicken was raw. I checked my other 3 plates that had chicken and all the chicken pieces were raw too. I went up to the cashier and told them about the situation and they acted like they didn't care. They checked our food and left it on our table until we asked them to take it away. The manager insisted they'd give us just the chicken instead of 3 new orders. We refused what the manager said because the rice and steak was touching the raw chicken.

No parking space The tables and chair are broken food is ok , but i will never come back this place homeless people in parking lot

I ordered for pick up and food was horrible. They didn't use salt in my kabob. I will not order any more time

Honestly I was very disappointed I came in wanting to try the food. There's about 2 employees standing around talking doing absolutely nothing it's 11am and it's not busy at all. We placed our order and I went to go find a place to sit, every table was dirty had tiny dead bugs on them these little fruit flys or the table were just dirty with food. I went up to the guy at the register and told him the tables are dirty. I overheard him say to the two guys to clean up the tables. One of them turned around and said "you go clean it". That was a turn off big time. I'm in the restaurant business, There is no management and these young guys are disrespectful. I will never come here again btw the kabob is 1 stars only. Not worth it at all. We didn't finish our food, we chucked it and went to Raffi Kebab.

Best kabobs anywhere in California. This new location carries the vibes from the mall locations perfectly. Had no issues with the cashiers or cooks.

Well I have to say this place is I have been visiting their other locations over the years and the location is on point as my lunch date stated. The reason I'm short a star is that parking is really limited. Maybe 15 spots? I ordered the Soltani plate and it was satisfying! Price was justified for the fresh made meats.... Staff was friendly and fast to cook the food. This is one of the places I think is priced in the eaters favor.... I enjoyed the experience!

Food was good but my chicken kabob was a little on the dry side. Should give hummus or more hummus with a plate. Will be back again.

Good food but I think the owner should think about the cashiers especially 2 rude Spanish ones no customer service and every time I'm coming here I have to deal with their attitude

The service is very good food sometimes good. This time I went to the Glendale Galleria the meat was not cooked as well as I want it I had to re-cook it in my air fryer next time I'm gonna make sure to address this matter with the manager

I know Masis kebab for 25 years . When I was young we used to hang out in Glendale Galleria their first location before they bought the pizzeria cross the food court and had a small booth. Great place to eat . However, this new location had some issues . Loleh Kebab was great for a fancy fast food . Chicken was a little raw. Portions were small but I liked the presentation. I understand recently the meat situation is not easy for restaurant owners . Prices were great between 12$ to 20$ and you get fair amount of food. Music was ok but there are better music choices for that place. Plenty of parking in nearby streets and restaurants itself . Restrooms were super clean and brand new. As conclusion , I missed the old Masis kebab which presented a high end restaurant quality in a fraction of price. But nowadays it's difficult to keep the price and quality high at the same time. Overall it's recommended to try once at least and see how you like it.
