"The breakfast sandwich experts at Mike & Patty’s finally opened their anticipated JP outpost. It is larger than the shop’s other outposts around Boston; here, the restaurant is lined with tables and chairs set up for dine-in service. The menu’s got all the hits, including the Fancy with two fried eggs, cheddar cheese, bacon, avocado, red onion, and a smear of tangy house mayo." - Erika Adams

"Mike & Patty’s, the cozy little sandwich shop with takeout storefronts in Boston’s Bay Village and Somerville’s Union Square, is expanding to Boston’s Jamaica Plain neighborhood in a big way. The new location will be the first to offer dine-in seating. The JP location will also have the largest menu of the three locations, featuring bestsellers from other outposts, new exclusive sandwiches and sides, and more coffee concoctions with custom cold brew recipes. The team will also apply for an alcohol license to introduce cocktails to the menu." - Rachel Leah Blumenthal

Mission breakfast burrito was delicious! The eggs were cooked just right, guac was fresh, and the hash brown was super crispy. Def get chorizo in it, seasoned perfectly! Closest I’ve gotten to a SF breakfast burrito on the East Coast 😋

Google
This is a great place for breakfast and lunch, they are quick and tasty sandwiches and burritos. I've been coming here everyone once in a while for years cause I get cravings for the Breakfast Grilled Crack. Can never go wrong with that, or the Fancy, or even the Mission Breakfast Burrito (+chorizo). Can highly recommend them.

Google
Superb breakfast sandwiches! My favorite is the Carolina caviar which also comes in under $10. My wife can’t stop ordering the Fancy when we come here. Staff is always helpful and friendly and whole service can get slow during the weekend brunch rush, it’s well worth the wait!

Google
Coffee was great. Vegan breakfast burrito was fresh, hot, tasty and came out quickly. The man at the counter was absolutely lovely. My only suggestion is that burrito not get cut in half in the foil as there a few bits of foil that I had to pick out of each half of the burrito. Maybe slice then wrap or leave whole. I’ll be back!

Google
I had heard great things about Mike & Patty's, and they were all true! The sandwich I had was delicious, good quality ingredients and cooked just right. The guys behind the counter were really friendly and nice, too. I also had a loaded hash brown that was fried to perfection! It was also fun seeing all the locals coming in to get breakfast. It's a real neighborhood joint!

Google
The food is delicious. If you do not want a runny egg, you need to ask though, because otherwise it will be over easy! (I prefer over medium). The staff are friendly, the cafe is adorable. There are MEM teas, coffee, and pastries, as well as locally sourced Milk from Shaw Farm in Dracut, Natalie’s OJ (which is from Florida and super tasty), as well as other cooler drinks. The tables are super heavy and closely placed, so not super accessible if you plan to eat in with a wheelchair. I hit my hip on the edge of the table trying to get in (and the thing is metal so it hurt). But that’s the nature of tiny tiny spaces. The plants are beautiful!!! Do watch your step. The door will remind you and you will be unhappy if you forget. The children’s book is super cute 🥰

Google
Mike and Patty's has one of the best breakfast sandwiches. The Grilled Cracked breakfast sandwich... DUDE... a simple grilled bacon egg and cheese, BUT my fave paht is the scrambled egg with the amount of cheese: the cheese is sooo cheesy and it cheeses on the tin foil wrap so there's extra cheeses!! Who doesn't like picking that extra cheese off the wrap? Ya guy, it is phenomenal. The staff always greets me with a smile and the atmosphere is inviting to sit and eat if you'd like. Hope this makes someone laugh and try that grilled cracked

Google
“classic” breakfast sandwich came with a shard of plastic. when I tried to call to get this fixed, the number was disconnected. do not recommend. hash browns were ok though.

Yelp
Flavors - 3.6/5 Textures - 4/5 Presentation - 4/5 Value for Money - 3.8/5 Loved how fresh the ingredients were! I tried the fancy and the baller, and I'd recommend the fancy. Pretty well constructed, needs tomato or something fresh.

Yelp
Great food. The guy who ran the register and orders - outstanding person. Really solid place.

Yelp
How exciting it was to see a Mike & Patty's in JP on a Saturday morning! We knew we had to grab breakfast here. Most of the tables were occupied but we snagged one by the window. We ordered a sassquatch and a side of the hashbrown. The sassquatch though slightly burnt was delicious. The grilled squash with the chili oil (very mild, could've used some more for sure!), the delicious maple aioli, the fried egg on the milk bun was a wonderful combination. All three stars are for this breakfast sandwich. The hash brown was a let down in multiple ways. First of all, look at the size for $3. And it arrived cold. I could get a whole box at TJs and there are larger in size, tastier, and crispier. For $3, they should've given three of these. Don't waste your money on the hash brown, you will be disappointed.

Yelp
The English muffins are delicious! If anything, grab a few plain ones to try. I typically order the Carolina Caviar but, I've tried a few of the other breakfast sandwiches as well. All very good. This location, really all of them, are super busy on weekend mornings. Order ahead for pickup is highly advised. I waited about an hour for 4 breakfast sandwiches one Saturday morning. Unfortunately, the muffins were burnt.

Yelp
I heard so much about this place and I'm so glad I stopped by. I ordered the Fancy and added a hash brown. It was the best breakfast sandwich I've ever had! I did not get anything else with the sandwich but there were a ton of drink options. The inside is on the small side but there a few tables if you want to sit down and eat. The service was great and quick. There is a step at the door so watch out for that when you walk in. I'd definitely get another sandwich on a weekend morning.

Yelp
I'm new to the JP area and am so glad I found this place. Clean, bright, and welcoming spot for a sandwich or brunch fix. You order at the counter, and while there might be a little bit of a wait for the food to come out (15 mins or so), it's worth it! I got the fancy which had eggs, bacon, cheese, avocado, on multigrain bread - a nutritious way to start the day!

Yelp
A vegan-specific complaint. The vegan sandwich used to be extraordinary, with this delicious mushroom mixture and maple syrup. And then they took the mushrooms and maple out! Same price, and the sandwich went from amazing to mid. If you're gonna halfass your vegan options, just don't bother. Non-vegan options remain very tasty according to the non-vegans in my household.

Yelp
Went to have breakfast and was talked out of eating there by a staff member before anything. Poor business practice!

Kimberly S.

Yelp
So good!!! We went thirty minutes before they closed on a weekday, and wow we were blown away! We ordered two of their classic Fancy sandwiches. It was to die for! A perfect breakfast or lunch sandwich. The service was amazing--they offered us an extra sandwich (I believe it was their bacon, egg, and cheese) just because some of their staff was going to make some before they closed. So kind! Will definitely be returning.

Yelp
I had heard of Mike & Patty's many years before from a friend who lived in the South End, but I never found my way to the Bay Village to try one of their famous sandwiches. By chance, I was staying in Jamaica Plain and saw that they now have a location here and had to check them out. I had a bit of a customized sandwich- egg and cheddar cheese with avocado and tomato on sourdough. It was so good! Seems simple but they make the sandwich take so delicious. They also offer seating which is nice, both indoors and outdoors. A great place to check out!

Yelp
Weekday Startup pains. Stopped by for a BF sandwich after dropping my kids at school. Ordered a classic with bacon. $8 with $1 tip. No line. Was told it would take 6min. Waited 20min for the order. In that time, I saw the front staff member get fired, the manager loudly coaching the team in the back on how to make BF sandwiches, and then someone from the back arguing with the manager at front of the house about the bacon. Overall not a great experience. I am sure they are working on it but go with tempered expectations for now until they get on their feet. It's not yet the well oiled machine downtown.

Yelp
Ordered a maple cluster on the yelp website but was giving a McLustin? Then I called and was told I was calling the wrong location even though I had just walked in? I'm a little confused because they said they don't serve chicken but it's on the menu? Although I do admit this is not what I wanted and was extremely looking forward to that chicken, it's not bad. I've never been a fan of breakfast sandwiches because something about a fried egg weirds me out but this has the perfect balance of flavors. The saltiness of the hash brown with the sweetest of the bacon and sauce they put on. It's a good blend of flavors. I'm usually not a fan of English muffins because they're usually a little dry and airy on the inside but not a bouncy airy but almost dry cardboard? This one is light but dense, you don't feel like it's too heavy when you're chewing you get just the right ratio of bread/hash/bacon/egg/ sauce. Nice staff, ambiance is a little white, would benefits from some green and brown accent tones to compliment the blue light sign

Yelp
Amazing Experience!! First time at Mike & Patty's after hearing the hype. Well the hype is definitely lived up to. I had the Fancy and it was sooo good! The team in the front was nice, helpful and the place was clean. I even brought my laptop to do a little work. Will be coming back for sure!

Yelp
Second time visitor while on East Coast but different location (food hall). Always delicious!

Yelp
Really excited to welcome this breakfast and brunch spot to Hyde Square! Located in part of the old Sorella's, this breakfast sandwich chain has already thrived in other parts of Boston and finally brings the excellent breakfast sammie to 02130. They're open Wed-Sun from 8am-2pm and you can order ahead for easy pick up. You can also order inside and it was about a 15 min wait on a Sunday at noon. Not too bad! I sat outside admiring all the dogs going by until someone came out calling my name and holding my hot breakfast in a bag and wrapping that kept everything surprisingly warm for my walk home. There are maybe 6 tables inside that you can rearrange to fit your group, but it's def not a brunch spot. People file right down from the door to the counter placing orders for take out so there's a lot of traffic by the tables. It's homey like an upscale diner. The food offerings are amazing. The grilled crack lives up the hype!!! Loved the eco friendly packaging on everything. There's a big digital order thing but it didn't work and you can order from a human if you wait a minute for someone to man the counter. Lost one star because for a massive breakfast sandwich I want more than a $3.50 self serve coffee pumped from a carafe that tasted kind of burnt. There are lots of juice bottle and can options, but coffee bar type of thing would've reeeeally made my morning. I still lament the loss of Cafe Aromi from this area. But if you want a fancier coffee drink, little City Feed is a short walk away. So excited to have this new place in the area and can't wait to try the other options! Speaking of options- no nuts on anything if you're dealing with a peanut or tree nut allergy, and there are vegan sandwiches. Also, a perfect hash brown. I cannot wait to eat this. Aaaaand, a kids menu (a grilled cheese but only $6 which, fair by me). Also a kids happy meal with some prizes to go with the drink and sandwich! So cute!

Yelp
I always LOVE coming here. THE STAFF ... is always soooo nice. They make me feel like I'm visiting friends. Superior Neighborhood vibe. Clean, fresh, bright & a tad retro...ish. Today, the amazing Preksha is the 'face' of Mike & Patty's. She is SOOOOO EXCEPTIONALLY warm , welcoming and cheerful, that she connected with each and every guest!! I literally said to her... "whatever you choose to do in life, you'll be a superstar" this cool place certainly has a knack for hiring THE most friendly staff.

Sam P.

Yelp
Took over 40 minutes past pick up time for us to get 2 sandwiches. I understand things being busy on a Sunday morning but update your website if there's a delay. Ridiculous. I'd rather walk to the south end location from JP and back, they actually have their shit together on church street lol

Lewis I.

Yelp
I had the Baller sandwich & Coffee. It was delicious, This is a great breakfast spot.

S A.

Yelp
I'm a huge fan of Mike & Patty's in Bay Village and Bow Market so I had to try out their new location in JP -- it did not disappoint!! My go-to, the fancy, was on point as was the grilled crack...yum.. cheese pull anyone?! The newer addition to the menu I tried was the hash browns & they are to die for! The chocolate chip cookies from Flourhouse the M&P bakery are so addictive. It's awesome that you can sit and eat at this location and street parking isn't difficult to find. Can't wait to return!

AJ K.

Yelp
I've been here now 3 times and it hasn't gotten any better. First time I came, the guy was completely disheveled and couldn't keep up with the demand, waited 45 min for my sandwich and it wasn't that good. 2nd time I called in and he put me on hold and never switched back over, ended up ordering online. This time I picked up and got home and my sandwiches were burnt as all hell. Tasted disgusting and nothing can make burnt toast taste better. On top of that, the egg was over cooked and not runny at all. Do yourself a favor and go to the one on church street, it's not much further and they give much bigger sandwiches and they don't burn them and the eggs are cooked perfectly over-easy...this location isnt even worthy of the same name.

Yelp
Was just an awkward experience, doesn't feel very welcoming but whatever I'm just there to get a sandwich. Ordered the $11 breakfast sandwich from the robotic saleswomen and waited for about 10 minutes. Sandwich was ok but not great, they cut it like a third of the way but not all the way through so bad to rip it apart, the proportion of their special sauce was off. Will probably go back after they iron things out more and once they adjust back down for decreasing inflation, food prices have come down it's time for restaurants to follow suit too now

Jay H.

Yelp
Sandwich was served on what looked and tasted like store bought pre sliced wheat bread. Portion size was tiny too. Eggs were over cooked. Sandwich + coffee = $15 + the dreaded tip screen. The place is tiny so gets super cold if anyone opens the door. Not pleasant if you're eating in. Entrance has a 3 inch ledge. Every other customer seems to bang their toe on it. Not ADA complaint. The value is just not there. Lots of room for improvement.

Michelle M.

Yelp
Sooo many amazing delicious options, we love the english muffins and fresh orange juice. Highly recommend and cant wait to go back!

Sanae G.

Yelp
I was not hopeful when we walked in and I saw the limited menu. But the vegan offering is excellent and can be made on toasted gluten free brioche slices!

Rati V.

Yelp
SO HAPPY M&Ps opened up in the area!! The breakfast sandwiches are outstanding and reasonably priced. However when I walked in over 30 minutes before the closing time to pick up an already prepared order, they asked me if I knew what time they closed and were clearly not happy I walked in to grab my food. It's all still new though so I'm sure it's just part of starting up and I'm still very happy to have them. Plus you really can't go wrong with these breakfast sandwiches they're all incredible.

Robert P.

Yelp
I went for the first time last week to this location. I was so happy they had indoor dining! Sandwiches were the exact same as other locations and felt a warm vibe from the young lady that worked the counter, very helpful

Melissa S.

Yelp
I am so happy to have Mike and Patty's in JP now! When I walked in, there was a small line that moved quickly, and I was greeted with a warm hello. I ordered the Grilled Crack, a coffee, and an orange juice for later. The grilled crack was amazing, as always. The eggs were cooked perfectly, and it came out piping hot. My coffee was tasty and hot as well. I also definitely would recommend the Fancy and the burrito. I am slowly making my way through the menu and can't wait to try more of the lunch items. Welcome to the neighborhood Mike and Patty's, I can't wait to come back for more!

Laura G.

Yelp
The Carolina Caviar was excellent. I don't know what exactly they do to their breakfast sandwiches, but they seem to taste better than they sound. The English muffin is homemade, the egg perfectly cooked. The only reason I give four instead of five stars is you can't make any substitutions. For example, I got the Carolina Caviar without sausage and still had to pay $2 for adding in a hashbrown. I understand you can't just sub whatever you want, but it might not nice to over 1-2 options. Definitely recommend.

Ania Z.

Yelp
Love getting the Breakfast Grilled Crack with a coffee! This location I can order hashbrowns on the side :) Going to do a little brunch morning on the weekend with friends next time!

Kerry D.

Yelp
This restaurant is amazing! I love the fact there is inside seating. I had the "grilled crack" which was DELICIOUS! I'll definitely be back soon. So happy this opened up in my neighborhood!

Jessica M.

Yelp
OMG! Highly recommend this breakfast spot I stumbled upon. I had the McLustin and my bf had the baller and woahhh they were delicious and filling. Plus we had to get the hash browns...obviously and they were sooo good!Everything was fresh and cooked to perfection. Friendly, fast service, great prices with delicious food - what more can you ask for. Can't wait to go back and try other sandwiches!

Marzena C.

Yelp
Visited Mike and Patty's with my 2 kids. The sandwiches were amazing, fresh and delicious. The customer service was wonderful. The staff was polite, and helpful in helping us decide on our sandwiches. The place was clean. Will definitely go back.
