If you're debating between Modera Belmont and another building, skip down to read "service" and become my neighbor.
I recently moved back to Portland from Washington, DC after four years away and was surprised by how many new apartment buildings had sprung up. While looking for apartments in Portland, I saw at about 20 studio / one bedroom units in 11 buildings (prices ranging from $1700-$1100) on the Eastside between Burnside and Division.
I still had four showings scheduled when I visited Grant at Modera Belmont, and was immediately struck by the value offered:
Community Spaces
- Outdoor Space: Great top floor deck with grills and lounge chairs; ground level gated courtyard
- Logistics: digital package concierge and mailroom
- Gym: screens for streaming workouts, equipment, and a barre
- Living Space: a community lounge and demo kitchen with professional-quality appliances; a game room with pinball machine, arcade games, pool table and darts, and a VR theatre.
Other Amenities
- Valet Trash: You know when you get excited about something dull and realize you're "an adult?" In this building there's an included service where you just put your trash / recycling outside your door each night...and it just disappears. Adulting Magic.
- There is a fancy little coffee machine in the lobby brewing free lattes.
- Apparently on Friday they're serving free beer and Sizzle pie?!
Units
- Floor plans: maximize the space in their studio and open one-bedroom layouts
- Finishes: full-sized appliances, including quiet and efficient washer, dryers, and dishwashers; high-quality soft close drawers / cabinets, generous storage in kitchen and bathroom
- Utilities: pre-wired for fibersphere internet ($40/m), or century link cable / internet; everything else except electricity is billed through the building online and you can set up autopay.
- Price: with confidence, these are a better value than comp units in neighboring buildings, especially if you're looking for something with a lot of amenities.
Location
- Public transportation: you're on several bus lines, the street car A/B loop, there's often a ReachNow car within three blocks
- Dining / Entertainment: You're walking distance from 6 breweries, the Hawthorne food carts, Taqueria Nueve, Rum Club, Dig a Pony, Kachka, Market of Choice, Water Ave Coffee etc.
Service
- Leasing: after signing a lease at the Modera, I needed to fly back to DC and work for a week. The leasing agent, Grant, was able to get all of my paperwork handled that day and even provided pro-rated parking so I had somewhere safe to leave my car (which was stuffed with my personal items).
- Move In: When furniture and boxes started to arrive while I was still 3000 miles away, and Grant and Daunte were nice enough to sign for and stash some of the boxes--one even made its way into the unit. Picking up and moving across the country is rough but thanks to the Mill Creek staff, it went so smoothly!
- Service Requests: When I had an issue with a light, PJ had an electrician there the next day. Despite it only being a minor issue and only one light that was out, Daunte and Grant brought up lamps from the show unit downstairs. Unreal.
