I recently moved into One Santa Fe, and I have to say, this is the best apartment I’ve lived in since moving to the U.S. I want to especially thank Galilea, the leasing agent who helped me with my move-in process. Even though my situation was a bit complicated, she went out of her way to help me, always responding kindly and making the whole process much easier. Her support played a big role in my decision to move here, and I truly appreciate everything she did for me. The apartment itself is amazing. The pool is spacious and always clean, and the location is perfect — close enough to the heart of Little Tokyo to enjoy everything by foot, but also just far enough to feel peaceful. I’ve only lived here for about four days, but I already feel at home. Every day, I see the staff taking great care of the building, and the 24/7 concierge team is always friendly and helpful. I’m really glad I chose One Santa Fe, and I can definitely recommend it to anyone looking for a great place to live in LA!

I just moved in, so I can’t speak much about the building yet aside from the fact that it’s very clean and you can tell the residents and employees care about the space. But the reason for my 5 star review is Galilea. She’s an amazing leasing agent who truly made me want to live here. She answered all my questions, gave me a thorough tour, and was incredibly kind and helpful throughout the entire process. Her professionalism and warmth made a big difference and made the whole experience feel easy and welcoming.

I love this building for many reasons - it is a great location with tons of stuff to walk to, it has pretty decent amenities, the concierge team is very friendly, and I love my apartment itself. However there are constantly issues that make living here such a pain. In the last two weeks they have shut off the water three times (for 8-12 hours each time), and the water this morning still hasn’t come back on despite the stated time of 7am. 4 packages that I’ve had delivered over the last three months have gone missing. The fire alarm goes off far more often than reasonable at all hours of the day and night, including last night at 3am. We found termites in our apartment 4 days ago and still haven’t been able to get anyone to come take a look. And on top of everything it is impossible to get in touch with anyone. The leasing office was charging us an unnecessary monthly insurance fee, and we tried to contact them for over 3 months with no response before we finally got them to cancel it and refund us.

You will never get a package delivered here to save your life. Packages go missing more than they arrive. That plus a huge problem with Car break ins. Amenities are nice but the property management company does not have amount of staff needed to provide proper security.

I gotta admit, upon touring this property my roommate and I were sold on a luxury style apartment in the Arts District. As of July 2022, I can tell you with full confidence that there is nothing "luxurious." The amenities have been under construction since 2019. Over the course of the year, they've rescinded every other perk they offer. No more concierge package service, all the packages are left in the mailroom for thieves. No parking security; cars are broken into or have parts stolen. No communication with the office; even when you try to report a problem the line never gets picked up and phone calls don't get returned. They got rid of the resident activated elevators; homeless people have been spotted in the halls. TBH, nice location but not worth the money.

I'd like to commend a maintenance man at One Santa Fe apartments named JASON (He's the guy with the two British bulldogs). I put in maintenance requests to fix four items on a Sunday. Monday morning JASON shows up at my apartment, by himself, to fix the four very different items: my oven, a cabinet, the air conditioning filters and my broken blinds. He actually ended up resolving a fifth item, and he did it all in about an hour. During that time we talked here and there; not about anything in particular, just communication, you know? Anyway, back in the day, JASON is who they would have referred to as "Good People"... And I just wanted someone else to know besides me.

My experience at one Santa Fe was miserable. Tiny cookie cutter apartments for way too much money imho. The man downstairs from me broke into my mailbox, got my name, must have googled me and my business # pops up. He started sending me cryptic messages like “your behavior is very offensive to your community” I am a single mother with 3 kids. I never even had guests over. We were barely at home. He would bang on the ceiling constantly and complain to concierge that we were too loud. One time he called to complain about the noise and no one was even home lol. Frauncell at the front desk treated us like second class citizens. It’s a bizarre relationship that the management has with the tenants. We are paying them however they act like they are like police officers and tenants are criminals….Except for Margarito, of course he’s the light at the end of that tunnel. When I complained that someone had broken into my mailbox, it was never fixed. Every time the below me complained they would give me a three day notice. Eventually, we did not feel safe. I felt like I was in the movie “the watcher” Funnily enough a year after moving out the former neighbor below us sent me another text, apologizing for the trauma that he caused my family and that it was all him and had nothing to do with us. I figured he must be 12 stepping. Now we live a little further south in a live work loft, it’s more expensive but more than double the size of my two bedroom at one Santa Fe and the management actually acts as if they care about your experience and well-being. It’s like night and day. I guess I’m sharing this because if you’re considering moving on I would exhaust all other options….. Living at one Santa Fe is like being in a toxic relationship

Issac, I emailed you about a week ago about some uncashed check which I am assuming is my deposit. I haven’t been a resident in YEARS… Tried to call the leasing office around 10am during work hours and it goes to some third party call center in Philippines or wherever, and they claim I called the on-site number and just give me different phone number and it’s back to the call center again. Will remove this negative review when I receive a reply.

I had a previous 3-star review which Ive removed, it was simply too long (with many updates) and after learning some new things today, I want to start fresh. This place has its issues. Stuff seems to break regularly (elevator, gates). Ive been here 6 mos and the fire alarm has gone off 10-12 times, once at 4:00am. There are some noise issues also. However... Why the change from 3 to 5 stars? Ive learned something very impactful. Once the lease ends, OneSF does not force you to sign a new lease if you choose to stay, it changes to month to month. The previous place I was at (STOA in DTLA also, which otherwise I wrote a 5-star review) did not offer this, they forced you to sign another long-term contract. For me, I cannot overstate what a termendous benefit this is, a sense of freedom. I can leave anytime I want with no penalty. In addition, rents have increased greatly since Ive signed my lease. But the new rent is locked in at my 12 mo rate (+ small CPI%). Being able to do a mo-mo at a 12 mo rate is a god-send. OneSF do not charge for parking, most places its $100 - $150 for 1 space. Its in the Arts District, the cleanest place in DTLA.

I have lived here for many years. And I am giving these 5 stars because of how amazing the maintenance team is. They are always so on top of things. I really base how quickly things get done and issues resolved when you need repairs. And they are top-notch all around. It doesn't hurt that the new doors on my closets look fantastic.

They have affordable housing units, the max income is 48k, but their website has it as 64k. So tons of people sign up, pay the $51 application fee, then get rejected even though they intentionally have the wrong info up. Sound business plan.

I am upgrading one star because the manager apologized, the maintenance team agreed to increase their communications, and my new breaker was installed. My trust can only be fully regained when I see consistent changes in communication style, but I also hope I don't have any more issues going forward, so it's hard to know if they will implement the feedback consistently. So I think it's fair to upgrade to 3 stars for now.

They keep deposits from people who they deny apartment to. The Manager Rosanno is the biggest liar also. He never returns phone calls. I am going to upload how many emails I've had to send in regards to my refund and haven't gotten anywhere.

The one star is for the amazing 24/7 concierge staff who do their best daily with what resources they have. We moved in 1.5 years ago and in that time have experienced our AC unit breaking down a total of 6 times. Summers in LA have been extremely hot and this summer is no exception. It's been a solid week of 90F weather and we are not just paying for a decent apartment, but amenities we still do not have. Not only do we have a consistently broken AC unit, but no pool, no gym, no real amenities. This is a greedy management issue - the AC units are clearly worn down and need full on replacing. The maintenance staff only put bandaids onto what are much larger issues and it comes down to money. Management is not willing to overhaul their crappy AC units and are milking each year they can get. For the price we pay ($3K/mo for a large 1BD), we can move across the street and get a pool, gym, and much newer apartments and units. We are counting down the days and possibly even looking at breaking our lease to get out of this situation. Our downstairs neighbors are cigarette smokers and like to blast their bass music at 1-2AM, and that's not the communities fault, but is an incentive for us to get the f* out of this place. I also got my car broken into - driver side door shattered (nothing was in my car btw LOL) and there is no video evidence. The garage gate was broken (as it usually is) and legit anyone can walk in. My car happens to be close to the entrance so I found it the next morning. I pay for a parking spot and with that comes the expectation that my car will be safe. Wrong. If you're seeking luxury and high quality amenities, DO NOT MOVE HERE. Go elsewhere and get actual amenities and RELIABLE APPLIANCES.

Another unit was a better fit, but she provided one of the best apartment tours I've ever been on. Super informative, funny, thoughtful. She really considers what your needs are and is a gem to be around. A major component in wanting to rent there was Gali.

I lived here for 3 years. Management here does not care about the safety of your vehicles, packages, or your well-being. I've had several car thefts despite the gated parking structure and dozens of stolen deliveries. After vacating the property I have yet to receive my security deposit. Good luck to anyone surviving here.

The management team has never done their job properly. I lived in that apartment for two years, and my parents have lived there for over three years. There were always many problems with the unit, and now it has been more than three months since we moved out, but they have never returned the security deposit. I have sent 5 emails and made several phone calls, but they ignore and do not respond. Do not move in here. I have now opened a small claims case. Especially avoid the manager, Isaac, and his team, Rosanno.

Spend your rent money elsewhere. I've been living at One Santa Fe for almost 2 years and the building still doesn't have any amenities. Management has kept pushing back construction on amenities while doing other things like painting the exteriors of the building. What about the current residents here that haven't had any of the amenities that were being marketed to all of us renters when we first applied to this place?? A few other gripes with this place: - Mail room is a mess as front desk stopped taking packages so they just get dumped on the floor of the mail room resulting in thefts - Constantly finding dog piss (sometimes poop) and other fluids in elevators - Not enough elevators for the amount of people living in the buildings - I'm paying extra for a tandem parking spot but people will still park in my reserved spaces - A lot of false fire alarms - Water heating issues. As of this review, tenants in the building will have to go 4-5 days without hot water - Guests are not allowed to park in the retail lot anymore unless they pay $20 for the night or the expensive day time fees - People smoke in the hallways The only reason this review isn't 1 star is because Margarito at the front desk is the best front desk person ever. He himself deserves one whole star.

I lived here for about four months out of a 12 months lease. When I signed up I was shown a swimming pool, common areas, a gym, you name it. After I moved in I found out the swimming pool was gonna be under maintenance for the full length of my lease. After COVID hit, the common areas were shut down. Throughout my time there alarms would go off non-stop at all times. Dogs organic matter was strewn into the hallways non-stop day in and day out. They are so desperate for money they would charge you if you leave your trash bin out on a Thursday rather than a Friday. The place looks like a jail, feels like a jail but charges you like it's a castle. They have fake reviews on yelp written by their own staff and continue to advertise for amenities they don't offer. DO NOT BE FOOLED. I have lived here for over 3 years now and all amenities that are shown are not available. The pool , cinema and gym has been going under repairs for over 3 years now, so don't expect access to any amenities listed. I have experienced unprofessionalism from the management and on site staff, there is no one to deal with emergencies on site so you will have to wait till somebody at the e office feels like helping you. Packages also can not be received and will be left in the mail room for any other tenant to touch or take. The front door to certain lobby's are always open allowing anyone to come in. I would not recommend this appartment to anybody especially for the price of 2600 for a one bedroom when there is no amenities or professional service from the staff.

I've lived here at one Santa Fe since the building opened and despite a few hiccups prior to pandemic and still unfinished business regarding amenities I.e. pool and work out area, I am so happy to live here and thank its a great neighborhood and the neighbors @1SF have been good friends as well. Staff is more than accommodating and run a tight ship. Jesus in maintenance is one of my fav guys always getting the job done and always smiling and friendly. We have the best shops even a new Starbucks, Van Llewan ice cream , Kombu sushi, and Grow Market, all bases covered, even a bar and nail & bookshop, right downstairs. Convenient and secure building = peace of mind and fun!

A couple days ago, residents received an email confirming "front desk concierge schedule and will continue 24/7 coverage." However, there have been countless times I have gone down to pick up a package and no one is there. Or a meal delivery has been left on the counter, as no one is at the desk to assist. And the folks behind the glass wall, pretend as though they don't see the folks waiting in the lobby. My understanding is that the concierge is also supposed to check with residents when they have guests before sending them up? THEY DO NOT DO THIS - in the past week, I've had a friend and my brother come visit - both were sent up without a phone call. They didn't ask for name or ID of my guests, just sent them right up! This is a HUGE safety concern! Response received from Isaac, about the pet urine/poop in hallways/parking garage "This is a challenging issue at any community as not all pet owners are able to walk their pets on the appropriate amount of frequency. This typically leads to pets peeing in the hallway or elevators. While we do not have cameras in our hallways, if we do catch pets peeing through the elevator cameras, we do address the issue directly with the pet owners. We are more than happy to enforce the issue when we are made aware of the specific pet owner." June 2021: asked about the sewer smell in the 300 building garage. Response, "We have parts on order to complete the repair which eliminate the smell in the garage. Since it is custom hardware, it does require more time but we expect this to be completed no later than 7/14 but hopefully sooner." Again, it's 2/2022 and the smell has not gotten any better. It is now 2/2022 - still no amenities, attaching a photo of its current state.

Great place to live, the layout of the building is very well done. The management and concierge are very helpful as well as responsive. If there is an issue they will take care of it in a timely fashion. Lived all over Los Angeles and the team is very professional and building is well Maintained. Would recommend to anyone who wants to live in the arts district or needs accommodation in downtown.

I came back here for the lols....so many of the recent reviews at one star because you guys are a joke. I feel bad for every tenant still there that is STILL waking up to construction every morning and haven't had any amenities all year yet. Construction which i can still hear from my new apartment building.....in other words you're a menace not just to your own tenants but to the ENTIRE NEIGHBORHOOD (Luckily I only hear it when i open my windows). EVERYONE: Just talk to the people at Aliso. It's where I live now. I've had pool and gym access all summer and it's amazing. One Santa Fe, you guys are a complete joke. Love the canned responses you send to every person writing about how much you suck. I still get PTSD from the two years I lived next to two major construction zones.

I've lived in One Santa Fe for the past 1.5 years and my experience has been absolutely positive. I lived in a 2-bedroom 2 bath with a roommate and my room was sunny and spacious with a private balcony. We split the rent in half so each of us paid $1400 for the rent plus $75 assigned parking ($150 for 2 tandem spaces) and utilities usually totaled to average $1500 per person per month (FYI If we opted for unassigned parking, we could've gotten parking for free..). I loved and took advantage of many of the amenities including the firepit, hot tub with the DTLA skyline, and the fabulous cabanas by the pool. The location is absolutely prime with walking distance to the bars, climbing gym, cross fit gym for my roomie, Little Tokyo, and DTLA bars and night scene and I had so many get togethers with my co-workers and friends in the neighborhood afterwork, and girlfriend get togethers at Café Gratitude after a workout on the weekends which was literally downstairs for me. The community created by the OSF staff was absolutely fantastic. Although I wasn't able to participate in most of the community events due to schedule conflicts, they had movie nights, Valentines Day events, etc. that kept our community engaged. The community is diverse and though I saw some children occasionally, I felt like this community was perfect for someone who's in their 20s-30s or young parents, ready to enjoy the life in DTLA. I think what really helps is that each of the staff genuinely cares, namely Lisa, Margarito, Kacey, Paris, Dre, etc. And having a 24-hour concierge was probably the highlight of my experience here. Not only did it give me a peace of mind with the security, but the concierge staff was the core of our community. Each of the concierge staff always greeted me and my guests with a smile, and some remembered my name which was so awesome, considering our community is huge. Also, whenever there were any noise issue (I had a neighbor who would start building furniture at 11 pm), the concierge staff was always quick to intervene and it definitely showed that they were there for you to have the best experience.

The tour scheduling form online is a joke. After selecting a date and time online, I filled in everything requested on the form, e.g. name, desired move in date, and unit size. A few days later they emailed me asking everything all over again. Not the best service, but it's fine, no big deal. So I answered their questions in the email. They confirmed my appointment on the scheduled date and time. On the date of visit, due to traffic I was expected to be late for 5 minutes. ~5 minutes prior to my appointment time, I called them to try to let them know that I would be 5 minutes late. No one picked up the phone from the office. When I arrived at the office, they told me the leasing person went to lunch, because they do not see any appointments for me on their calendar. I was confused so I showed them the email confirmation, asking who sent that. They literally said "I don't know I have no idea." This actually happened twice. I thought of moving to OSF LA a year ago, but the same thing happened (they couldn't see my appointment even though I got a confirmation email). I guess I should be glad I didn't move there. Imagine if you have to request something from the office and they respond saying okay (e.g. them agreeing to fix a malfunctioning air con); a week later nothing happens so you check in, and then they said we never said we're going to fix it, we don't know who responded to your email. UPDATE: We were told in December of 2020 when we renewed our lease that the amenities will be open "soon." Now we just learned that they will not be fully open until our lease is up, 1.5 years later. I have emailed the person that replied to my review multiple times but received no responses. I understand that there were delays due to unforeseen circumstances but the higher ups don't really care about the residents and their quality of life. They have not opened a new community space despite them having open spaces in the complex that could easily be converted into one. They have not paid a fair amount of compensation for amenities that were promised to be opened, but has been closed since 2019. As far as I know, they have banned certain users from their resident community app for trying to organize a complaint against upper management. This complex is just an investment for Berkshire. The workers here that you interact with are doing their best, but they can only do so much when the property owners don't really care what the residents' experiences are like.

The ONLY reason to move in here is the location. Amenities have been lackluster. The pool hasn't been open since I moved here in November of 2019, The whole amenities section has been "under construction" for about a year and a half. The elevators have been out of service 3xs recently. Presently the key fob for the parking garage is out of service. For awhile, painfully loud alarms would go off in the building at all hours, though that has calmed down lately. With all that, they RAISED, yes i repeat RAISED the rent recently. I can NOT recommend this place.

When I first moved into One Santa Fe in January of 2017, I thought it was a dream come true. On paper, the many amenities sound amazing. However, they are often "out of service" and sometimes just taken away- example, the outdoor movie theater area is no longer available. The management team changed over a handful of times during the one year I lived there. Many of the "great" managers listed such as Sabrina barely lasted a few weeks there. There is zero consistency, except constant unprofessionalism. They repeatedly request information such as car details for the garage- why can't they keep track of this personal information? Not to mention, they make it impossible to meet their demands. Parking forms for example can only be dropped off between 9-6 on weekdays. When I expressed this was impossible for me as I worked those hours, they threatened to tow my car. The move out process has been insane. We were given no information and all our attempts to contact management have been in vain. We just not got billed 2 insane amounts of unclear, unjustified fees. (Pictures attached. Multiple invoices on different forms with insane amounts of charges.) One Santa Fe, please spare me your fake attempts to save face by offering to speak to me in the comments in this post. I have tried contacting via phone, email, in person and tried to contact corporate. Please be suspicious of the low rent given the area and STAY AWAY.

Do not move here! This building has not had pool, gym or hot tubs for 2 years now, but they are included in your lease and you **will be charged** full rent for them! They respond to every bad Yelp review with fake concern and an email address to contact-- but no one ever replies to you from that email address. (Let's see if they do it to this one.) Management sent an email on 12/7/21 that the pool and other amenities will not be repaired **anytime soon** so RUN, don't walk, to a better building!

I've been a resident in this building for 5 years now, as of this posting the pool has been empty and out of commission for 5 months. There has been no reply from the office to emails about when it will be fixed, they just keep sending out notices that the pool is out. Seeing as the pool is the main amenity many of us once enjoyed, this is a massive upset that has zero hint of being resolved anytime soon. No compensation or plan of action has been offered from management. I will remove this review when the pool is up and running again. UPDATE: 6/15/2020 - Still no progress and no updates on when the pool will be functioning again. The management is less than useful. Now that we're a couple stages into "re-opening" ala COVID - they have reopened the gym, but it's missing equipment and has broken equipment still in there. One of the two other jacuzzis is not functioning. General upkeep has been terrible. They are now offering $1,000 discount on renewal, a very poor offer when rent is greater than $3k/month. They basically don't have any concern for the service they're providing the tenants. If you're considering moving here: DONT. They've had 3 months now during the shutdown to make ANY progress, yet they have failed, hard. We're now going on 10+ months without a pool and no end in sight. I imagine it'll EASILY be over a year we have been forced to pay top rates for community features we were promised and advertised, with no sign of management doing anything to make progress or make up for their horrible mistreatment of it's residents.

UPDATE!!! 19 days later, another one of my packages has been stolen. The best part is I walked down to the mail room, and two other residents had packages stolen today. Please do not respond by telling me to reach out to management by email. I would much rather a system be set in place so items are not left in the open to be taken.

I have been looking for apartment in the Downtown area and visited OSF. It was a hit with all that I was looking for! The Manager, Mr. Isaac Montealegre happened to be in the Concierge Area and was very pleasant and informative. Apts have 24/7 Concierge which makes it so convenient. They help you out with any Maintenance Requests, if you lock yourself out, they will go and open your apt! Apt Mgr seems to be on top of things. I moved in & love it

TL;DR - Avoid this place if you want your home to be a place of ease and relaxation! Run, don't walk, away from this building, and save yourself guaranteed headaches. 1. My car was towed from the very parking lot I was told was okay to park in while charging my car because, as you'll see from the pictures below, the chargers are ALWAYS broken. I was told I could charge my car in a designated area as long as I moved it before 7 a.m. (at some point it was 8 a.m., but they keep changing the rules without any notice). The tow slip says they came at 4 a.m. The parking lot was completely empty (not in anyone's way) and wasn't notified or given a chance to move it (I live here; they have my phone and unit number). More than $500 down the drain! One receptionist said their staff usually never do do something like this, and that I should reach out to their managers. I did - multiple times - and not a single reply back from anyone. 2. The pool has been unusable for almost half a year, and doesn't seem to be fixed any time soon. Just a few stagnant, dirty inches of water in the pool and the jacuzzi. 3. Elevators are down on an occasional basis. At one point, all three of the elevators closest to our unit were down for days. 4. Fire alarms are extremely sensitive and go off at all times of the day, but especially at night when one is trying to sleep. 5. Demolishments in the metro yard right next door is aggressive, with every concrete wall that falls making it feel like the a 5.0 earthquake throughout the day. 6. My car was parked in the gated resident parking right under a security camera and was broken into (their gates also break constantly and are left open so anyone can go in and out). I requested to view the footage so I can complete my police report and they wouldn't let me view it or have a copy. 7. In general, they will lie, or provide false statements, as to what services they offer and what the guidelines are. Then, will arbitrarily change them and you may incur additional fees because of if. Like they way they decided to change the way they receive and disperse packages. I cannot stress enough the headaches this building has put us through. Be skeptical of the 5-star ratings; reception has a sign asking for them. The only reason this place gets the one star is for *some* of their friendly reception and handy-worker staff.

Had to drop my review from a 5 to a 3 star as both the pool and some of the hot tubs have been shut down for months now with no end in sight. Gym has been closed also yet the rent is the same. I am factoring covid-19 in this review. Basically if you're a prospective renter you will not have access to the most desirable amenities advertised yet get charged the same rent as if you will. I would look elsewhere in the short term. I haven't seen much construction action going on over the past three months on any of this stuff and I have a view of the pool from my apartment window. The outdoor theatre is still operational. The gym needs to get rid of some of those bikes and put a smith machine and a few mirrors in there. No one rides all those bikes. Treadmills often break down but are usually reset quickly. It's closed d/t covid anyways. I think the concierge is fantastic here and should get a pay raise (hence the three stars). Just seems like whoever is responsible for repairs and general upkeep have been lax over the past 6 months. These repairs (pool/hot tubs) should be prioritized and done in an expedited manner to appease us tenants. Probably gonna move out at end of lease if this keeps up. I want to hear construction and see some progress and results not get emails about excuses d/t covid or prospective repair dates and plans. Aliso and Amp lofts are nice and about the same price, maybe a tad more expensive but are newer and in the same hood. I liked this place because of the concrete flooring.

This apartment complex is terrible. Instead of seeking to serve the residents, the property management (specifically upper management) actively seeks to disturb, harass, and make residents lives more difficult all while neglecting maintenance and upkeep of the buildings and other real problems. You WILL regret living here. Just don't do it. When I have more time, I will update this review with thorough details and photos.

I've lived in 3 states (Midwest, East, and West) and One Santa Fe is hands down the worst place I have ever lived. I tell anyone who will listen that they should never sign a lease here. The pool is broken. I repeat, the pool is broken and will not be fixed for months. We pay $3,500 a month to live somewhere that has no pool because they built it poorly and now have to redo it. The fire alarms go off CONSTANTLY, at all times of day or night. For instance, they've gone off 5 times just today starting at 3:30am. The leasing agents are the absolute worst. They make millions of mistakes, are rude, and never own up to anything. I could honestly go on and on forever about everything I hate here but I'm just exhausted. It sucks hating where you live and being able to do nothing about it. Just do yourself a favor, don't even take a tour. You're better than this place.

Big "A" Architecture with Big "O" Overrrated. As a member of the architecture community, in all seriousness, I must review this one with no sarcasm nor wittiness yet with the same enthusiasm as the rest of my reviews. This review will not critique the staff in which were stellar the day they gave employees of the architecture firm I work for (Gensler) an exclusive private open house which included tours, wine, and after party. Typical Michael Maltzan building. Designed as an white object only understood by seeing it from a mile in the sky. Designed too big for its own good. Someone with a lot of cash living somewhere far away decided to cram the most units they could into one thin strip and maximize their value. Besides it's long linear form, it completely ignores and dwarfs everything around it (that's what she said! Okay that's my only one). Lack of Human Scale This portion is for you, the reader, the potential renter, the guy going for drinks at the restaurant below, the girl going to shop at the boutique store. The complex may look great flying by at 60 mph but once you get out of the car and walk along the building, it lacks the single attribute a pedestrian would want in an experience. That's human scale. The amazing lifestyle that the renderings portrayed just doesn't exist because it just wasn't designed at that scale. The bare and cold facades along with the lack of landscaping makes it a unbearable to walk along. The same goes with all of the massive parking garages and eerie long hallways of the complex. My last critique is on the little detail or lets call it ornamentation on the building, the window brise soleil. It's obviously ornamentation for the building, because it shows up only on some windows yet not others. The side of the building that I would say needs it most is the west facade yet they only show up on the east facade. Some slightly north facing facades have them even though the sun never hits the window. Sun studies people! Architecture 101. Sorry Michael, this one was a flop, although I'm waiting for restaurants and shops to move in to see if life gets better on the ground floor. Updates to come.

This place deserves 0 stars. I wish I never moved into here. As you can tell by the countless other reviews, the leasing office is of absolutely zero help at all times, actually even since BEFORE we moved in here which should have been the first red flag. They were unresponsive and I had to keep calling back just to get an update on my application and that whole process took 2 months. The rent skyrocketed from 2600 to 3200 in that time. Hm, a little but convenient huh One Santa Fe? Now the living situation here is just awful. They had promised us construction would be done months ago, yet here we are in mid August with the pool gym AND jacuzzi demolition still underway at a very early 7:30am every morning. Right outside the whole complex's windows. I don't know about you but I kind of prefer my rest of my days off! One Santa Fe will make sure this is not possible. And to top it all off when asked for any discount on rent with these inconveniences we were told that they were only honoring lowered rent for tenants living there for a long time. We have lived here 6 months and endured nothing but uncomfortableness for each and every one of those days. But you guys can rise and lower your rent on any other day you please? They are money hungry leeches. Peace out hopefully sooner than later. Avoid this place at all costs. So many nicer places with decent staff in the nearby area. Just don't come here if you want to live in peace.

Whoever is charge of the leasing office is useless. Sent an email because I wanted to take a look at this place. Got a response asking what I am looking for. I responded and never heard back from them. If this is how they treat potential tenants, then I cannot imagine how they treat the tenants staying there now.

My lease is coming up, I finally decided to check out OSF and I loved it!! A lot of the units were really large and the building offers a lot of unique layouts including townhouse style and units with balconies. I also liked the retail on the ground level (coffee shop, grocery store, clothing store, comic book shop, ice cream shop and more) Nicole in the office was super helpful and you can tell she really cares about the property. Marissa showed me a few units and she was really helpful too. All in all i would say there are good vibes at OSF, Definitely the kind of place you can hang your hat and make your home!!

One Santa Fe is one of the best apartments I could ever live in! The community is clean,very friendly,amenities are amazing,the staff is wonderful! I literally could go on! This place is more than just a home! I don't plan on leaving any time soon! Valerii is so awesome!!!!! Residents/Future residents he does he best to accommodate us! I think that OSF is a great apartment. Just a few steps away from SCI-Arc where my son goes to university-so convenient location for him! The management staff have always been friendly and quick to respond. I especially want to thank Kasie for her warmth and support during the lease signing and move in process. The apartment building is well managed and clean. I submitted a maintenance request and Alex came to my room to get everything fixed on the next day! The grocery is just downstairs and there are many shops, coffee, barbers, bookstores, etc ... So far I have enjoyed living here a lot. Hope that the gym and pool will be available soon!

Having been a resident here at OSF for the past 4 years, I honestly only have great things to say. First of all, location of this complex is amazing. It's in the best section of DTLA, the Arts District, with plenty of cool shops and restaurants within walking distance. Also, being on the outskirt of downtown means you bypass all of the nasty traffic and you are minutes away from the 101, 110, 5, 60, and the 10 -- making commute to anywhere easily accessible. Second, property has amazing amenities and partnerships with other vendors. Compared to all they offer, including in-unit washer and dryer which is hard to come by in DTLA, rent prices are a steal. Last and most importantly, the management and security staff here are just the most awesome people. Shanique, Diamond, Jessica, Margarito, and Kacey are super friendly and supportive of all the residents. They go out of their way to make your life here so easy. Even though this is a big corporate operation, these people truly make you feel at home and taken care of. As a long time resident here, I highly recommend considering OSF as your next residence. It's where my husband and I first started our life together and we couldn't be happier we chose this location as our first home!

I've been living here for about 6 months and luckily my roommate and I found a great deal on the apartment due to the month we moved in. Arts district is my favorite neighborhood to live in. It's walkable, has good restaurants, and decent bars. The building itself is generally clean, amenities are decent, and front desk staff is friendly. The management is incompetent and inconsiderate. Maintenance is slow and will report issues solved when they're not. When we moved out of our last apartment within the building the entire security deposit was taken for minor issues. Most of the deposit was taken for carpet cleaning and wall painting. We don't have animals and kept the place clean. Parking has been an issue, in the south lot there is never enough parking and residents often double park. This issue is not necessarily management's fault but to add insult to injury the paid parking lots have been monetized. A few days a part of the private resident lot was rented out to a film crew. No notice or reasons were given to residents. Today was a vegan taco festival, and management has rented out our paid private parking to the public. $20 for the day, and many residents have been forced to street park. This is unacceptable. No notice was given to the residents and the attendents are filling up the lot without any regard to residents.

Terrible customer service! Do not get fooled by the amenities or the rooftop jacuzzi, you will never be able to use it since the whole building has been under maintenance for years! Poor customer service! You will never get a response from the office since they always have temporary staff!

Promised amenities (pool, gym, deck) have not been in use since 2019 with no definitive answer from management as to when these may become available again, yet they recently raised our rent. While concierge and maintenance teams are great and helpful with every day needs, management has been disappointing and not overly responsive to the greater issues: elevators are out of service an absurd amount of the time, the key fob system hasn't been working properly for over a month now, fire alarms go off regularly at all hours of the day/evening, to name a few.

The great thing about this place is the location & proximity to so many different food joints/bars/shops/etc. And that's about it. My husband and I visited LA in January 2021 to scout out locations for our move in June. When we toured One Santa Fe, we were told about all their wonderful amenities- pool, hot tubs, theater space, common area, etc. - that would be "opening soon". We debated between a few different buildings but ultimately chose OSF because of the amenities offered. When we got here in June, we found out all the amenities were still closed and actually had been for 2+ years. When reaching out to management about this, we received information back multiple times saying "we anticipate this to be completed soon" - and 9 months have gone by with seemingly no progress. I'm pretty sure the area looks the same as when we first arrived. Not only this, but OSF has been FALSELY ADVERTISING the amenities on FB, fake reviews, and to prospective tenants. I have seen MULTIPLE posts on FB about how great the amenities are (I have screenshots). I have also commented that these amenities don't exist- this is usually met with the whole post being taken down, as I'm sure they know they can't post completely false information. And yet the posts continue... In addition to the deception around amenities, there have been multiple other frustrating things that we've experienced in the 9 months we've lived here- fire alarms going off randomly and staying on for extended periods of time, elevators breaking down regularly, the FOB system not working, parking garage gate broken, etc. And on top of this you should know they are raising rent 10%, despite nothing being done to remedy these concerns. The concierge is supposedly "24/7"- I can't count the number of times I have called the front desk and haven't gotten a response or gone to get mail and no one is present. Additionally, when delivery orders come in, they often have trouble getting upstairs because no one is at the front. Not only is this inconvenient for the residents, it's also a safety concern- if you're going to have 24/7 staff, please actually be present. It's unfortunate because it really is a great area and some of the staff that we've had interactions with have been helpful and nice. More than anything it's a management problem, but it's not worth the stress/headache- there are plenty of other options and we will more than likely be looking elsewhere when it comes time for renewal.

Guys, I know it's temping - but under no circumstances move in here. Don't do what we did. You see the rent and think, 'hey that's not so crazy!'. But there's a really good reason they're turning over these apartments like mad - you will not be happy. Let me sum up three years of this place: You hear people talk about a management company being bad and think - big deal, what's the apartment like? What's the building like. Sure - until you realize the management dictate your entire experience of a building this massive. And the "management company" running OSF is entirely indifferent to any of your needs as a tenant. They WILL try and rip you off. Meanwhile, we have had a crazy neighbor who would get physically violent and they did literally absolutely nothing to fix the situation, to the point that we were forced to move apartments. They made us pay to do that. Because they WILL bill you for ANYTHING they can; someone - ANYONE - leaves something in front of your door? Expect a $35 fine. Package not picked up in time (even if they forgot to email you, which is about a 50/50) expect a $3 daily fine. Not mentioned in the lease signing, your utilities generally add up to an extra 150 A MONTH. sometimes more. And you have no idea if it's real or not. They tack on fees to BILL you for those utilities. They WILL raise your rent by $350 a month (happened to us - last renewal). If you have crazy neighbors, they won't help. If you have insanely noisy neighbors, they won't help. If you need them to do ANYTHING for you - even the things required in the lease, THEY WON'T. Today their response to yet another unanswered email (6 days and counting) was "The team is out of the office for a week - we'll respond in five days". HOW DO YOU MANAGE AN APARTMENT COMPLEX WHEN YOU HAVE NO MANAGEMENT TEAM FOR A WHOLE WEEK? This should give you an idea of what you're signing into. I wish I could say you'll be fine here, but honestly we wish we'd had someone warning us about the absolute sketchiness of these people.
