The location is perfect. The apt’s are all so different based on which side of building. You’re so close to restaurants, dog parks, Petco field. Brianna & Adrian(sp?) are fantastic. And the all glass windows make the place look like a continual art gallery.

We moved here 6 months ago and we love it here. It’s on a quieter section of downtown. During the games this block gets very busy. Close to public transit. Amazing amenities. Offices for those who work remote. High value for the rate. The staff does an amazing job to keep things running. 24/7 security keeps us safe. I def recommend living here

Do NOT apply here! TLDR: 1.) Terrible Leasing Office Staff 2.) Read the Negative Reviews, They are all accurate! 3.) Hidden $400 non-refundable application fee The leasing office takes 12+ days to review applications while in the meantime gives you false promises along the way of when they’ll get back to you with an answer the whole time. We dealt with Nicole and while she was very sweet during the 20% of the time we were able to reach her or anyone in the leasing office, the process is anything but painless. It was almost 2 weeks before we finally got approved but ended up deciding to not move forward because if this is how they treat prospects, I can’t imagine how they treat you when you already live there - Oh wait I can, it’s laid out for you in the 1 star reviews. We dodged a bullet not deciding to stay here and have to warn anyone else considering. Also, they keep your $400 application fee too if you don’t withdraw within 24hrs - ironic for a place that can’t be timely themselves. If you’re somehow forced to apply here rather than going literally anywhere else, ask to only correspond with Megan as she’s the only seemingly competent individual at this building.

Mirna is truly one of the best Residence Services Coordinators I’ve encountered in my 10+ years of living in San Diego! I recently moved into this complex, and I am truly shocked by the condition of the shared furniture, particularly the pool area loungers. Dear Management, please explain how a complex of this caliber can have such old, worn-out, and shabby loungers. There are only three for the entire pool, even though you are well aware that a large number of residents live here. People are literally forced to lay their towels on the ground because there are not enough usable loungers. Please let me know when you plan to replace this furniture. I will follow up with another review here to check the status of this issue. Thank you for your attention to this matter.

I accompanied my friend on her apartment hunt and MY was showing us around. I was beyond impressed with My’s professionalism and customer service. She answered all our questions and gave us the information we needed. We have been looking at apartments for the past few weeks and all the other agents were rude and nasty to us but My really changed our experience. My lease is up in a couple of months and I’m honestly considering moving here myself because My shows that she cares and her customer service is top tier. If the manager is reading this, I hope you know you have a star in your team. We really enjoyed the tour and it’s a beautiful community with great amenities:)

First off, Greystar and Park12, if you have an active account on IG, then expect people to message you. Then going one step further, on your website you have a contact form to fill out. I filled out the form 3x and still could not get a human to contact me back. They use a very customer unfriendly AI leasing bot that is a HUGE turnoff. Leasing is a human thing. Then I received some strange correspondence from current residents, 4 told me straight up, 'don't live here, don't sign a lease'. Yesterday before shutting the door on Park12 forever, I again tried calling, directly. Nicole answered the phone, she sounded very young and inexperienced. I asked why I had to reach out 4x, she got flustered and couldn't handle ONE question. It got even worse with Anna or Hana, the property Mgr. She just got on the phone to make excuses, not make it better. Views are awesome but they're nothing without positive customer service from the leasing office. To be this turned off, is crazy but they're off my list!

So we got to the place and waited more than 10 mins for someone to answer the door. The virtual tour thing is confusing and doesn't work. The directions are not clear on who to meet with, where, etc. Lots of apts with no balcony's and small spaces. No one calls you back to get feedback on your tour. I've called more than 10 times no one answers. The lady who is the "business owner" but up a number to call and no one answers that phone. I sent and email and no response for over 24 hours. I loved the place although all this happened, submitted and application and still no one called me. Extremely disappointing experience. If I move in it's only because one parking spot is free and it's a month free rent. Not happy at all with the management of this company, or lack of follow up and slow response times.

I really like this apartment, but mainly because of the attention to detail that the maintenance staff takes with the building. This apartment is centrally located downtown amidst the worst homeless populations that we have here. Right outside the doors are encampments of the unhoused, but when you step inside of the building you feel safe, everything is clean, and everything smells great. There is round the clock security, and accessible package pickup rooms and Amazon hub lockers, and an underground secured parking facility. This apartment is also next to Petco Park, so it's very lively with concerts and fireworks from time to time, which as a younger person is exciting to me and not a nuisance. The kitchens are crazy. The kitchen's in a studio or one bedroom apartment are much larger than you will probably find at any other apartment complex in San Diego. Certainly larger than any other apartment complex I've lived at.

Stay Away - Unprofessional Management & Unresolved Issues I signed my lease with Greystar in August 2024, thinking I was moving into a well-managed, quality property. Unfortunately, a few months later the building was sold to MG Properties with no prior notice to residents. We only found out through a paper taped to the front door announcing the transition--no communication, no transparency. Shortly after moving in, I discovered several problems in my unit: the ice maker didn't work, the AC filter was causing severe allergies, and multiple power outlets were dead. It took the new management nearly six months to address these basic maintenance issues. The staff I originally knew and trusted are all gone. In their place is a disorganized and frustrating new management team. My boyfriend and I wanted to transfer to a larger, upgraded unit and were willing to pay the higher rent. But shockingly, they refused to let us even tour a unit unless we paid a $1,500 transfer fee--a ridiculous and exploitative policy. Any attempt to discuss the issue with management went nowhere. In particular, Assistant Manager Brenna Banegas was consistently rude, combative, and unwilling to listen. Every interaction with her felt like dealing with someone who sees residents as a burden rather than a priority. The current staff is generally unhelpful and unapproachable--with the exception of Adrian, who is a hardworking, kind, and professional member of the team. It's a shame he has to work under such poor leadership. Other concerns include parking enforcement that unfairly targets long-term residents. A neighbor who has lived here for seven years had his car towed because a tire was touching the line, yet non-residents parking here during Padres games face no consequences. For a property this large--with around 800 units and no assigned parking--the disorganization is alarming. To make matters worse, since the recent earthquake and the installation of speed bumps on the property, my unit shakes every 10-15 minutes. Maintenance came to investigate and confirmed it's due to cars driving over the new bumps, but no solution has been offered. Living in a unit that constantly vibrates is disruptive and unacceptable. This review reflects my experience at Park12 under MG Properties, and my advice is simple: find somewhere else to live. Avoid properties managed by MG Properties if you value responsive communication, quality service, and respect as a resident.

I lived at Park 12 last year. It is a beautiful building, but they could definitely keep it maintained better. While I lived there, the hot tub was down half of the time, which was very disappointing. Seems like they always had issues with it. My main complaint would be, that my dirt bike got stolen from my private paid storage unit in the parking garage, and they didn't seem to care at all. The security gate to get in the parking garage was having issues often and was left open all the time!! With the amount of local homeless people right next to the complex this is NOT OK!! In my opinion. They had no camera footage in the garage, so I literally got nothing. Also, yes, the floor with the dog run always smelt like pet urine, so thank god I didn't live on that floor. I basically felt like once I signed on the dotted line, they didn't care about anything. Rent was very expensive as well, but I lived on the 17th floor. Beware of issues... if you decide to move here...

After everything I have been through and have been called a problem "tenant" by staff at Park 12 is disappointing. I had updated my review because I truly believed I was valued as a tenant. Living in the tower would be too notch, not the case. However, I did see the Management and even said hello and was looked over like I was a stranger. They don't like truth being published but it is MY experience. Rent at your own risk. I have lived in several buildings in downtown but by far this is the most disheartening one.

Took the guided tour using their app. The place looked totally run down. The units felt small. I've lived in other apartments in SD and this does not meet the hype that we felt was put out there. Their appears to be little or none maintenance as indicated by the pics we took. This is an overpriced apartment for sure. The gray star management is frighting as we use to live in the Grand in Denver and that place is run by them and in terrible shape.

I've been at park 12 for over a year now and I can't say my time here has been all that great OR luxurious. For starters, when I first moved into my unit on the 5th floor of the tower, I was not made aware that there would be ZERO cell service. I do not receive text messages unless my phone is sitting by the window, same with phone calls. I've had to tell my family and friends to use the FaceTime feature (thank god for technology and Wi-Fi!!!!!). There was a power outage here for over 12 hours and I had absolutely no service in my dark apartment. God forbid something serious happened, I'd have no way of getting a hold of anyone. There is constantly construction or maintenance going on, so just be aware of that if you decide to move here. I've had my doormat stolen from my front door, so I decided to install a blink camera/doorbell. Maintenance guys are very friendly and respond quick! I've never had a problem with getting any of my stuff fixed. Taelor and Adrian at front desk are amazing too. 7th floor is where the dog park is and the whole floor really smells like dog urine. ALSO! If you don't live higher than the 25th floor, you are NOT allowed to use the rooftop amenity... which is really unfortunate. I would also like to enjoy that view but instead I look like Joe Goldberg people watching from my window :)

We moved into Park 12 when it was first built, lived here for a year then moved away. We enjoyed living in this beautiful, luxurious high-rise so much that we have since moved back and enjoy every minute of it. Valentino helped us secure an absolutely gorgeous unit, he worked so hard on our behalf. Very helpful, professional, and always followed up promptly. He made the experience seamless and he is very knowledgeable with the building, and the entire lease process. With a great personality, and always greeting you with a smile we appreciate all you did Valentino, thank you so much and we couldn't be happier to be back!!

I've been living here for about two months and so far this is probably one of my favorite buildings I've ever resided in! The amenities are off the hook, there are over 500 different unit layouts and I happen to find one of the best ones and it's everything I could've wanted. I think one of the biggest factors having a great experience whenever you live anywhere, though, is your relationship with the staff. I have been treated with so much kindness, and respect from every person who works for the building even down to the after hours security everyone is always so helpful and goes above and beyond, one in particular is Maleek, he is my favorite for sure, not to say everyone else is an absolutely amazing, but Maleek is just The bomb! He helped me find exactly what I was looking for the day I came in to do a tour, but wanted to see more. Maleek Spent time with me while I told him what I wanted in an apartment and narrowed down the search (there's over 500 layouts here) and found the perfect unit for me! Everyone here is very approachable and always willing to help with anything. Shout out to all you guys at Park12 !

This is very very disappointing because we have really enjoyed our time here. We WERE going to renew the lease but due to managements POOR code of ethics, unsympathetic communication towards us, and how they ultimately handed this situation, we honestly cannot wait to leave. When you have to feel like every time you talk to management you need to record that conversation with your phone or explicitly have them document what they say in an email back to you is not a healthy environment. The amount of things I've been told vs. what actually happens is ATROCIOUS. I'm seriously EMOTIONALLY and MONETARILY drained after what just happened. To recap, we were in a financial hardship (Dec 23) and I had let MALEEK know SEVERAL times. I had several Conversations with him about our situation and had asked him about potential scenarios if we were not able to pay rent. We finally locked down jobs in March but paying rent in January and February were extremely difficult yet we did it. We were late for March but we made that payment. I had asked when it would be okay to make our April rent payment and I was told as long as it's before the 21 we would be fine but that we'd need to makes May rent by the first. We couldn't pay rent by the 21st and then next months by the 21st. Apparently because I didn't have this recorded or in writing, it never happened. What actually happened is since we had back to back months of late rent, beginning April 6 we started accruing "legal fees" totaling $790! All in all, we had to pay April and Junes rent all at once including the legal fees ($790) and Late fees ($100) totaling close to $8K!!! ($7,980!!!) They also make you have to pay your late rent with a cashiers check and if you're not familiar, they are NOT free from the bank (they're $10 from Chase). What a poorly handled situation from solid tenants who had always paid rent on time and spoke highly of living here. I cannot in good faith recommend someone to live here in this economy. It's already really hard out there for most people and when you have to deal with a property management company that has no heart or understanding of financial hardships, TAKE YOUR HARD EARNED MONEY SOMEWHERE ELSE WHERE IT IS TRULY VALUED.

Management has promised several times that construction during quarantine will only commence from 9am to 6pm however this guideline has never been followed. They have also promised that weekend construction would be stopped. Also not true and I have to send them picture evidence every time for any action to be taken by Park 12. Either management has no idea what is going on with construction or the construction team has zero regard for the Park 12 management or the tenants of the building. Either way it's a lose - lose situation for residents. It took a review on Yelp to ever get a response! All I want is reasonable living accommodations or compensation for such. Since I have actually managed to reach a manager there have been several emails and phone calls. However, it is all conflicting information and promises that are not followed through. After a 45-minute conversation I was promised by Joel (regional manager) that he would reach out by the following Friday with an offer for compensation. No answer. I followed up Monday. Still no answer. Two weeks later he asked what I would suggest as compensation. I offered a settlement in the form of rent compensation. Two weeks after this - still no answer. Even the regional manager has gotten nothing accomplished after 4 weeks of communications and more time wasted on my behalf.

I moved into my apartment in October and I can't say that it's been the greatest experience. When we were getting ready to move in, we couldn't get a call or email back from our leasing person, and had to drive down and talk to her in person every time we had a question or needed to supply info. Within the first weeks of arriving, I was sleeping during the day and someone walked into my apartment and ruffled some things around, then left after about 3-5 min. I called the front desk and they said it was a worker who didn't know that my apt had been rented out, so why did they not immeditely turn around? I will say that I love my apartment. It's beautiful and has everything that I wanted. But it's honestly not enough for the price I pay. My key fob often doesn't work for the side doors and the game room so I have to walk around the entire building to get inside. Quite a few of the amenities don't work often, such as the games in the game room, the tvs by the pool, the coffee machine and the lights in the bike storage room. There used to be guards and people stationed at the doors to keep people who don't live there out, and to keep the homeless people from loitering, but I never see anyone doing that these days. The parking is a free for all which is kinda annoying, but I've also seen multiple homeless people wandering the parking garage. I considered breaking my lease, but apparently it's $8k to break it, so I guess I'll be staying ETA- as a resident you have to pay for a pass to park, but random people tailgate you into the garage and no one removes the cars that don't have parking passes.

Well the images tell the story. I am an animal lover. I have one. I take pride in being one and treat mine with the love and respect I would give to my children. The rent we pay here is substantial. There are animal owners here that don't respect their neighbors, the grounds or their animals. In addition, I have reported the issues adnosium to the management and the management Covers their Back End by explaining their procedure for walking the grounds of the complex each day (they are doing a sub-standard job). The dogs urinate all over and management professes that they clean the messes up. No..... the urination is not cleaned up. It sits for days. It is only cleaned if you go down to the lobby and alert them of it. SO DISGUSTING. A staff member said I must make an appointment with the manager to voice my concerns. I spoke with management. A frustrating meeting. There is no resolution. They need cameras in the common area. I continue to take images and walk them down to the lobby desk to get the urine cleaned up . I have made appointments with the management to discuss this issue and not kept the appointment. Not really up to hearing the same excuses. By the way, Jessica, if you respond, RESPOND IN YELP WITH A SOLUTION, DO NOT RESPOND WITH, oh, I'm sorry this is happening, or oh I wasn't aware, let's resolve this. YOU AND YOUR STAFF ARE WELL AWARE. Time to Conduct business and put a plan together to eradicate this! When I initially moved in, this happened 2 or 3 times outside my door, I ignored it. Then I said wait a minute, how much do I pay???????? Well I am not stopping here......

Anytime tenants post authentic negative reviews on here the manager, Jessica, does everything she can to get them removed. They try and hide the truth. This building has been a disaster from the beginning, and it only continues to get worse and worse. Security guards are racist and every time my friends of color come over they are harassed and treated like they are doing something wrong. They tell me it is exhausting to come and visit having to deal with them. It has been reported to management and they do nothing. The same couple of security guards that are the problem are still here after reporting them over and over again. Sherman is the only really good security guard and has been with the building from the beginning. MANAGEMENT IS THE WORST AND WILL MAKE YOUR LIFE HELL. They care nothing about residents. Jessica is the worst manager in the history of property management. I've talked to over 100 residents that have had awful experiences with dealing with her. She cares nothing for residents and is just the eat-shit person for the ownership group. She gets on here and responds as if she cares, but actually talk to tenants before making a decision to move here and I guarantee you they will tell you that management only cares about new move ins. We were promised all sorts of things when we moved in at the beginning of the building opening two years ago, and most of them were lies. Then the staff turnover is so high you constantly have to deal with worse and worse people that care less and less. We used to have great people in the front office and Erik, who was an amazing concierge, until they eliminated his position (which a concierge is one of the things we were promised). He was one of the few people who actually looked out for residents. Amenities are constantly broken or closed. The building flooded because the wires in the building were not put in properly and are most likely going to cause a huge fire one day. The flood was caused because of that very thing, hot wires placed improperly that caused a water pipe to bust. They hid pictures of the improper wiring and forced a tenant to sign a non disclosure agreement to be able to break their lease. During and since the flood, management has been incredible unhelpful to say the least. We have had feces in the stairwells and for the past three months a non-stop barrage of restoration workers clogging up the elevators so wait times can be more than 15 minutes. Constant banging and clanking from workers until almost 11pm at night. Elevators crowded with construction workers during an airborne virus pandemic is as dangerous as it gets. "Security" is a joke. My unit had someone on drugs off the street break into it and management wouldn't even tell me what happened or show me the footage. Amazing how security harasses my guests of color, but they allow a guy on drugs off the street to get all the way up to the 32nd floor, through multiple fabs, and into my unit through the big balcony my unit is attached to. Security guards are constantly on the phone and use the amenities as if they are their own. They are constantly talking on the phone on our balcony taking pictures and video for instagram, and FaceTiming with people. Every day as they "patrol" the building they are either looking at their phone or talking to someone with headphones in. The only good security guard was gay, and was discriminated against by the other security guards, so they got him fired because he actually cared about the residents and looked out for us. This complex is losing so much money they had to pivot and start Airbnb'ing units and they then spend less and less money on employees and taking care of the place. Park 12 is run worse than a hostel in a third world country. I would never recommend anyone to live here unless you enjoy being treated like trash. -Joshua Michael Medcalf

Future Tenants BEWARE. There is a 3 million dollar renovation currently underway at Park 12. The building is only 2 years old and already a water main pipe burst on the 30th floor. All elevators were closed for 2 days and continue to have issues since. This forced me to climb up and down over 25 flights of stairs multiple times a day. What about the residents with physical disabilities? My parents were one of those people being trapped in my own apartment forced to spend the night without medication. It has been over 2 weeks now and you have constant construction going on in the hallways. There is water damage on practically every floor. Moving crews and contractors pack the rarely available elevators with their equipment. You have to wait a life time just to be packed in like sardines. I don't blame onsite management but at the corporate level they are dropping the ball. No type of compensation is being offered. I have other tenants passing out law firm business cards for people that want someone to help them break their lease. For how much I pay to live here it's not worth this headache. I would expect this from Pinnacle but not Park 12. That's saying something. Go to Shift or Alexan.

The resident support and safety at Park 12 are excellent. I have had several situations recently where I was assisted by staff member Adrian and was so pleased by his service. He is very knowledgable on all of their systems and stayed 110% engaged until all personal needs were fully resolved. This staff member takes his service very seriously and it shows!! My bf and I stayed here as an airbnb and besides the host not being as attentive with our parking, everything else was great! The lobby people were attentive and did what they can to accommodate my boyfriend and I. The fitness center was clean even with people inside but everyone was friendly. The place was easy to navigate as well. I didn't get lost and found the pool and fitness center and game room easily. There were a couple of people coming in and out but nothing too crazy. For the most part, it was peaceful. Of course though, you cannot go wrong with the views. That made everything worth it. Would stay here again.

Park12 the collection in San Diego part of Greystar, has had the worst customer service I've ever dealt with. You can never get a hold of anyone on the phone or email, they use a service and take your number and no one gets back to you no matter how many times I've called. We left our residence on December 21, 2023 and are still waiting for our refund deposit back, it is now February 26, 2024 as of this writing. By law in CA they have to pay or mail detailed itemized deductions to you within 21 days after move out, to give you a bill or refund. I'm still waiting as of this letter. First they incorrectly deducted rent that wasn't owed because they rented our residence before we left, as we were breaking lease early to move out of town for a job. They took forever to correct error. I would have never received the notification of money owed if it wasn't for my due diligence asking for it. They would have kept my refund as it had gone unnoticed. I talked to someone whom I assume was from corp, but was rude and completely not comprehending the legality of CA law. Refused to work with us on getting are entire deposit back due to not getting itemized report in 21 day time frame. They have been so exhausting communicating with and trying to resolve issue that was their fault to begin with. Greystar is notorious for taking your money and not giving it back. Be wary.

Don't do it! . No attention to detail. moving blankets used to be hung in the elevator for a move in/ out for a few hrs. Now it's indicative of their laziness. The moving blankets stay up 24/7 . Residents in gym work out w music blaring on their iPhone speaker & take calls on speaker phone. Talked to mngmnt they said they can't control residents. . Homeless mothership is right down the block= Father Joe's and the trolley station down Imperial Ave. Which means Everytime you leave you drive down skid row. . Have to give staff work orders multiple times. They won't take care of something on their in accord. Let alone after it's mentioned first time. . Often there's trash for 5 days + in hallways/carpet. . Halls smell like trash chute, or residents that smoke cigarettes after repeated complaints to management. . Look to rent in Little Italy instead. . Avoid this place!!

Outstanding customer service from Jose, he was very helpful throughout the entire application and leasing process. On the other hand, I wish there was a better customer service provided after moving in; some services (ie. Trash disposal, mail and packaging services) have to be self taught. Facilities are very nice, although location is exposed to lots of homeless on one side of the complex. Not a park 12 issue though.

We moved to Park 12 couple weeks ago and everything has been absolutely amazing from the moment we started this process. The building is beautiful. They are well built. Although our apartment is facing Petco Park the noise is minor and has not been a bother for us. The security is great. The amenities are unlike anything I saw when I was touring other places. The parking is surprisingly easy with many open spots. I had already put in an application at another building, but I wanted to tour couple more properties before I make a final decision. I did a self-guided tour which was very user friendly, and I met with Valentino in the leasing office after. He is the main reason I am writing this review. He was very friendly from the beginning and gave me all the information needed. He showed me the actual unit and was very patient with me and all my questions. I was so impressed that I decided to put in a deposit and apply for the apartment although I had other tours scheduled for the rest of the day. He made everything very easy on us and met all our needs. I actually ended up switching units before our move in date and he never lost patience with and help me through all of that with the same friendly personality. I have needed his help couple of time after we moved in as well and he is always there to help. I have lived in many apartment complexes. I have me met a lot of good and bad staff members. I must say Valentino is the absolute best. I have also been helped by Daniel, Jose and others and they have all been great. Greystar has done a fantastic job with this building and the staff.

Overall I would not recommend living at the park 12. While there were a few good things I did feel as though there were more negatives than positives. When I moved Into the park 12 I thought the apartment was very nice. The materials are pretty and the amenities inside the apartment were newer so that was nice. The park 12 struggles because the overall layout of the building is fragmented and confusing. For example, there are three separate places that you can receive your mail and they are in two different buildings so you have to go to all three everytime you want to check your mail. They have a locked package room with cameras but when my wife's laptop was lost none of those things helped because of the lax enforcement of scanning items in and out. The garage has no saved parking spaces and the garage all looks the same. so you are always trying to remeber where you parked your car. Also, the signage in the garage is completely incorrect. When you go through the entrance you are immediately greeted by a sign reading "exit" among others throughought the garage. Not to mention the apartment is on the same street as many homeless outreach programs and the metro train station. So it's noisy, loud, and smells bad. When you drive to the apartment you have to drive by an extremely large population of homeless. I have seen people selling drugs openly, injecting drugs, passed out in the middle of the street, old women walking with no clothing on their top half, and last but not least people deficating on the sidewalk. Also, it bears mentioning that reservations are not the same for all tentants. I was living at the park 12 while on a work trip. My lodging was managed by a housing company. I was not allowed the same amenities as standard residents, even though I payed a higher price to stay in the same apartment. I lived at the park 12 for about four months and moved. It's not worth the price.

Although there are some issues with the building, I have lived here for several years and have had an overall really good experience. The maintenance team is very attentive if you reach out to them in person (they are a bit understaffed) - shout out to Darius who took the time to clear up my severely clogged sink and got it fixed the same day.

I wanted to update my review. Management has worked with me to help and resolve the concerns I was having. Communication with management has been excellent since they were informed of my situation. Management has been very accommodating during the process of trying to resolve the issues and they seemed genuinely concerned with my situation. I am so glad management and I came up with a solution to the problem so I can continue to live at Park 12 as the amenities are great, the units are beautiful and the location is perfect.

I have very convenience and easy way to access to my favorite spot (Seaport Village) just few steps away from the building. He was very knowledgeable and was able to answer every question thrown at him. He made the touring process so easy, even in this time of Covid. Overall our experience was top notch.

I've lived in several different buildings downtown but this has been by far the best. Are there some problems? Of course, no building is ever perfect. Even when I've lived in other parts of the county or different cities. Great views, staff has always been friendly with me and any maintenance requests I've submitted are usually answered fairly quickly. The one complaint I have about my unit. Where the heck is the peephole? How do you build a luxury apartment and not put peepholes on doors. I'd obviously like to know who's knocking on my door please. Major safety issue. Few more negatives are the parking garage gate seems to always be up (was also this way at my last building) and hot tubs constantly down. But when I'm in the building 90% of the time I'm in my own unit which I love. Very quiet unit (can only speak to my floor, maybe I just have good neighbors), great views. And the rooftop is amazing. Can watch every concert and games live (games obstructed view). Will definitely renew. UPDATE! I struck up a casual conversation with the maintenance man Darius and asked about the peephole. He immediately had one installed in my unit less than 12 hours later. He's the Man!!! Thanks Darius!!

Even after showing us a few available apartments and all of the facilities on the premises, he was willing to take us back to the first one we looked at for a second look. I have been at park12 about 7 months. Both leasing staff and residents office staff has been absolutely amazing! I Love the amenities, neighbors are super friendly and I see security in the underground parking very often. Security is very helpful and actually work their overnight shifts. You see them every where doing their rounds. I would give Park 12, 5 stars if it weren't for the dogs. I have developed anxiety (diagnosed) while living here. I am 32 and have always been healthy. Of course since I don't have a dog I didn't look into the breed restrictions unfortunately I don't think there are any. I have seen every breed you can think of. I do not dislike dogs by any means but I am scared of dogs. I understand dog lovers like to treat their dogs like human children but outside of the home need to be realistic. They are not humans and have different commands ect. so for strangers we cannot communicate with your dogs. They do not put their dogs on leashes. I cannot count to number of times I have been alone in the elevator with other people's giant and small dogs!!!!!! I'm 5'2 130 on a good day and dogs who stand chest high are jumping on me and the owner is either standing at the buttons across the elevator texting or having a conversation not even realizing the door is open and their dog is already inside, it may be just a few seconds but your dog is all over me and I am terrified. I've had my rolled tacos snatched from my hands by a huge dog & My shoe string untied and being pulled by a small dog in the elevator . I've had several encounters with unleashed dogs walking to the gym and in the arcade. The owners do rush in and get their dogs and are very apologetic. I do appreciate their apology but the damage is done. It happens most coming from the 7th floor I am above the 18 floor and when I get home I still can't clam down. My heart is racing I'm sweating can't catch my breath thoughts of "I'm having a heart attack even though I'm telling myself I am not. It's truly terrifying. I no longer bring my children home because they are small I fear an attack. I am at My Parents most days (My Children everyday). It started only when the elevator would stop on the seventh floor that I would go into an immediate panic attack. Now it also happens whenever I'm driving home and just randomly. I was rushed to the ER twice before the diagnosis and realizing the source and where it begin. For Seven months I had no idea what was happening to me. After 2 ER Visits, My Doctor/ER Doctors/ordering Bloodwork/EKG's & X-rays and all Being Normal I am diagnosed with Anxiety. I've been with Kaiser 32 years prior to My lease I never had any symptoms of anxiety or anything close. So I am now walking over 18 flights of stairs to get home and then over 18 flights back down to my car. It's unfortunate that I pay my rent like everyone else and can't enjoy my home due to this ridiculous anxiety that I live with home and away from home now. (I would also like to add please bring trashing bags and napkins for when your dogs use the bathroom in the elevators). I wish there was a dog elevator or dog side of the tower building. I Love My apartment, I love the views, I love the pools game room, gym,movie room,bowling alley I wish I could enjoy them with my children and more often especially due to the amount of rent I pay but you'll see unleashed running around the pools and game room as well. Instead I'm being stuck/ limited to My studio apartment that's over 3200.00 a month.

This has honestly been one of my worst experiences with a company. They have had closures all year of amenities and non compensated renters. It's 2020 and everyone is hurting for money. We moved into a two bedroom two bathroom apartment with the promise - and the floor plan- that the bedrooms were similar in size. This was not the case and they said their floor plans are "subject to change." They are completely unresponsive at the end of the month, and will not get back to you until you have already received a late fee on your rent for whatever issue it is you're trying to solve. I got a new car and high temp plates on the car, I let the property management team know and they issued me a new garage remote. The day of my first job my car was towed in December. I had severe medical issues with my dog and they told me she had gone to the bathroom nine separate times in the building. This was not the case and they were not able to provide proof instead issuing me nine hundred dollars in fines. We've had parts of our apartment broken for weeks, with no notice from the team. They are cleaning service broke my TV but they did issue me a new one. Been unemployed since March, my roommate also wanted to move home to New Hampshire, I asked them what the options were. They informed me that they couldn't even let me out for Covid related purposes for my roommates family death. Instead offering me the low price of $11,000 to break my lease. Don't worry though there's a payment plan.

If you have breathing issues this building has something called fiberglass dust in the ventilation system! Me and my wife had to deal with it for months, been to the dermatologist who stated we had contact irritant dermatitis caused from the fiberglass! Been to the ER because of bad asthma flare ups. Management did nothing and refused to except it! So if you notice any breathing issues and skin irritation, you're not crazy it's coming from your vents! Please hire a air quality specialist and have your unit checked! We I lived here two years ago we also experienced a flood in Feb of 2020 when a pipe burst on the 31st floor, causing major damage to our unit on the 26th floor so is this a thing the building is doing every two years for insurance purposes? Again! Please get an outside source to check your air quality and vents, because we were exposed to fiberglass particles. Causing contact dermatitis, asthma flare ups, and having to trash most of our belongings. Regardless of all the evidence shown to management. Nothing was done! Wish you the best of luck.

We've been at Park12 for about 9 months now and we absolutely love it! Every apartment complex has their downfalls, but I'd say this one doesn't have many. The worst thing we have had to deal with is the flooding that has gone on and the repair work following the flooding. But everything else has been great! Valentino is the first person we met who gave us the grand tour and he is just absolutely lovely! He is so kind and personable and goes over all the information you need. We found out we are expecting our baby a few months ago and we went straight to Valentino to help us work out on moving out of here to find somewhere bigger for our family to grow. He has been on top of it every step of the way and keeps us updated. He responds super fast and is just always a pleasure to greet when you have run ins around the building. He can always put a smile on your face!

Hello I wanna say thank you to the staff first of all I went in for a self guided tour kind of confused at first on what I had to do upon arrival, until one of the best agents walked up to me asking if i needed any assistance, Arlene is probably the best agent to work with in terms of find the right home for you. Upon arrival I told arlene that i was there to tour a 1 bd apartment she then said don't worry about it I have the time at the moment to take you on a tour with many different options, she then proceeded to ask questions on budget and what i was looking for in a home . We began our taking me to a 1 bd apartment i had in mind I LOVED THE PLACE.Arlene then showed me all the amenities and features that Park12 has to offer i was impressed. Arlene was so easy to talk too and had such a great attitude Long story short I ended up getting a home today thanks to her. I recommend coming to park 12 and talking to Arlene if you're interested in finding a home!! Thanks again Arlene you're the best!!!

When I moved in in July 2019, I moved into my dream apartment. I mean it was incredible. On the 26th floor, overlooking the ballpark, with rent listed at a little over 4k/month. It really was my very own Carrie Bradshaw penthouse moment. I felt like I made it. I toured the amenities and saw what a downtown cosmopolitan lifestyle could be. I was excited and quickly committed to joining the Park12 family. I was happy, although things were broken constantly, and dog owners were not held responsible for their dogs, and packages being "misplaced", I could live with the minor inconveniences and turn a blind-eye; but then we experience a major issue in the building in February of 2020, as you've seen in many of the comments here. I had to move out as many tenents did, and lived in a hotel clear across town for 2+ months, with 2 dogs and a roommate with a "remediation schedule" that kept shifting to the right, as things never seem to work as planned. This was a disaster...as I lived on the 26th floor and had to walk dogs three times a day while the elevators were down. FML. Since then, it's been a whirlwind of issues and disappointments, one after the other. Now, I consider myself a very reasonable and understanding person, but I have had such a negative experience that I can't help but feel compelled to warn people of moving in, not too. The price is simply not worth it!!! Look...I have my car broken into and damaged, I have had my storage unit broken into and had 5k+ worth of goods stolen. Due to the flood, I had thousands of dollars of damages to my things incurred; many of which I can't just buy, like pictures and awards, which were ruined. I have more packages stolen from their large package room than I can count. I now have items shipped to my friend's house now because I simply do not trust this building. As a result of the flood, I had to move out of my dream unit as it wasn't available to move back in to until July...yes, 4 months after the flood...and so I moved into a basic, nothing special, no fril unit, still but spending 3k/month. Now, I could talk about the riots, events at Petco, seasonal traffic issues, events in the parking lot across the street, lack of covid-19 precaution enforcement, police activity, fires, and subsequent evacuations, broken garage doors, and non-stop construction, and the wonderful scent of urine on the 7th floor leading to the dog park and little poop presents left on the way to the dog park, but I would rather focus on how gym access was practically limited to zero as you have to reserve 3-4 weeks out, although it's always empty; or maybe mention the homeless issue that is very concerning where you simply do not feel safe being outside. We have "security" but they do not solve this problem. Again, for what they charge, I expect much much more. I have two small dogs and although they offer the dog park as a luxury amenity, it's always dirty and the smell is awful, so we can't even use it. Management limited access to all of the amenities but offered no kick-back as tenants had to make other arrangements to work out, host social events, and work; although it's sold as a perk and included in our rent. The building offered no discounted rents or credits for all of the issues, and the management is very unresponsive, and when they do, they do not follow through. I have sent countless emails, called numerous times and gone down to talk to resident services, and am constantly dismissed. although friendly, they simply don't solve your problem. My lease is coming up due and I am debating to move out because I just don't see a reason to stay... The worst part is that I once really loved this place...It really had so much potential.

So over priced!!!! The location is in a bad area where the trolley and busses drop off bums.. I've done a tour and none of the apartments have windows unless you have a patio.... which you need to run your AC for air!? Huh.... this is SD the weather is perfect. No need to run my electric bill when it's nice outside 80% of the year... If you're a person that lives here I'll just laugh at you for the price your paying for such a low quality life of living.

If you're going to charge an incredible premium to live here, I would expect a few of these to be true: (1) Great units (2) Great location (3) Great staff (4) Great amenities Unfortunately, only #1 is really true. Units are great, can't complain. The appliances could be a bit better, but that's only a minor ding. I've never had issues with noisy neighbors. If the full value of your rent is going to be just from living in your unit and you don't care about amenities, this is great. The location is a bit hit and miss - it's located on the far edge of downtown, so while you're away from the hustle and bustle, it also means you're not really within true walking distance from stuff. The promises by the sales office when I moved in nearly two years ago of the dining coming into the commercial spaces below never materialized. The management staff - super hit and miss. I've had some pretty cold email exchanges from management here - there doesn't seem to be a huge incentive for them to really care about the residents. It's unlike other luxury buildings I've lived in where there is a bit more of an effort to create a community or make you feel not so bad you're paying a huge premium per month. I'm not sure if this building is just understaffed or what, but at best - staff here is cold (Rachel being the only lone exception; she's been great). At worst - rude and indifferent to your complaints. This building has a large number of unoccupied units, even after its been open for about two years or so. Which - originally - probably just because they were trying to charge insane rents. Then when that didn't work, instead of dropping rents, they give you these huge move-in incentives. The problem is that there is constant turnover after that 1st year. Which you would think wasn't an issue until half the elevators are constantly being used by move-outs and you're waiting 5 minutes for the elevators. Or even worse, 2 of them are reserved, and another person is trying to move-out, so then they're using one of the non-reserved elevators. Maybe if they tried to actually tried to hold onto residents, might be less of an issue. Security staff and maintenance has been great. Any maintenance issues - almost immediately resolved quickly. Security staff are friendly if you make an effort to know them. Amenities - wow. You should basically assume no amenities when you move in. They try to position the higher rent you'll pay here with the nicer amenities. Interestingly - during COVID, they (understandably) restricted access to all the amenities. Funny though - rent stayed the same. My gym didn't charge my monthly membership during COVID since I couldn't access - why do we get sold on a higher rent due to amenities, then when those amenities are stripped away, get nothing in return? Does Greystar value amenities at $0? They did give us a $75 gift card, which was a nice gesture... but a 2 bedroom here is like $4,500/month. Come on... Nobody ever picks up after their dog in the dog run, so be prepared to navigate tons of dog shits. Management made a big deal about swabbing pets for DNA so they can trace offenders, yet we still have a major problem there. What's up with that? The game room (when operational) would be littered with trash constantly. Saw some coffee cup with mold growing in it (gross) - guess it had been left out at least a few days. The gym is nice. Pool(s) are a bit small for the number of people you'd expect in this type of a large building. The TV room by the pool is really awesome. Parking is confusing. You have to contract with a third party to get parking access and to remember to renew your placards and stuff. No reserved spots, which is a constant game of "where in the enormous 3-story parking garage did I last leave my car?" The best buildings I've been in have reserved spots. Don't know why Greystar doesn't do it that way here, or why they don't even try to manage their own parking. As to the other reviews around the construction - yeah, it's non-stop. For some reason, this building seems cursed. They had a huge flooding problem that basically led to non-stop construction for about three solid months (see all reviews of contractors holding elevators, non-stop noise, etc.). More recently during COVID, the parking lot across the street has been used by Petco for socially distanced events. This has led to probably a full weekend of cars honking their horns at the building non-stop (from Friday morning until Sunday night there were graduations and concerts). Is this Greystar's fault? Nah. But should residents tolerate this at the rents they are paying? Absolutely not. I would highly advise anybody thinking about moving here to recognize that the rent here is worth it *only in the best case scenario that is presented by the sales reps,* which in my time living here, has never EVER been the case for one reason or another. Renter beware.

We have lived here for a little over a year and our experience was great! Very minimal maintenance issues. When we have put in maintenance tickets they are quick to fix anything needed and Darius from maintenance is very respectful and personable when he has come to our unit to do repairs.

Pros: the gym is nice and that's about it. Cons: if you're thinking of moving here forget about it worst location downtown. It's right next to a bus and trolley station, so the bums are a plenty. Bums are always frolicking around jumping out in front of your car, I had one throw a cigarette at my windshield while I was driving. If it's not the bums then it's the guys who hang outside the bus station selling drugs all day. Petco park is also right across the street which is terrible because in season traffic is insane and backed up for blocks. The apartment units are made cheaply and you can hear everything above, the cabinets are not flush it's just cheaply made and over priced. They're currently on their 3rd leasing staff I guess these guys can't find competent people to run this place. Downtown is great don't get me wrong, just don't live at Park 12 if you want your money's worth.
