On the Grid : Public School 213

"Life lessons are best learned through the fundamentals of food and drinks taught at Public School 213. This gastropub is a frequent stop of ours for burgers and beer after a hard day of ping pong at The Standard. A designer's life is not easy, so during recess (aka Happy Hour) we typically get educated about classic cocktails and catch the game." - TypeEd

Public School 213 - Review - Downtown LA - Los Angeles - The Infatuation

"At this point Public School is basically a mini chain, but for what it’s worth, the food is still pretty good and the vibe somehow still feels local. They have a good weekday happy hour with $5 drinks and discounted bar snacks, and bottomless brunch on weekends." - Brant Cox

There are a lot of properties to choose from in Los Angeles and choosing where to live can really be a long and stressful process. I like Pegasus Apartments because you really get value for the price point. The units are modern and the property has great amenities. They also have a great staff on site. I was very impressed particularly with Gabriel Serrato with his responsiveness and attention to detail. I never have any concerns when he is involved! I would recommend this property to anybody

Living here has been such a wonderful experience! The location is in the heart of DTLA with so many food and grocery options. The pool location on the roof allows longer sun availability with also a grill to use! Bonus that there is a rooftop gym open 24 hours with views. Shout out to Mike, Gabriel, Stevan, and Taurell for being ontop of their duties with positive energy! Also, Brett was the one who helped me get an apartment here quick and effortlessly although he has moved forward from working in the leasing office. Love Pegasus oh so much!!

I’ve been living at Pegasus Apartments in downtown LA for the past three months, and it’s been a fantastic experience. From the moment I moved in, I was blown away by the property. The building is modern and sleek, and my unit is spacious and feels like home. The amenities are amazing, with a well-equipped gym, a rooftop terrace that has killer views of the city, and a pool area that’s perfect for unwinding after a long day. One thing that really stood out was the awesome customer service. I had a plumbing issue in my unit, and I wasn’t sure what to do. Mike from maintenance came to the rescue, and he couldn’t have been more helpful. He was super professional, quick to respond, and took care of everything with no hassle. Mike made sure everything was fixed and running smoothly, and he was genuinely friendly throughout the whole thing.

My cousin has been living at the Pegasus for over three years now. She loves her building and is always raving about her maintenance team. My building has such a problem with getting the maintenance team to respond in a timely manner but at the Pegasus they always go above and beyond. I’ve met a few of them a few times over the years that I’ve gone there to visit her, and they were extremely nice and accommodating. I had to get there names just to leave a review because I was so impressed with the speedy service and the follow up to ensure there were no further issues. Gabriel Serrato, Mike Kingsbury and Carlos Ohana! 5 stars a million times if I could! If I could move to LA just to live there I would! My cousin has mentioned many times that she stays at the Pegasus because the staff is so awesome and she loves knowing If anything needs to be changed or fixed it’ll be Gabrielle, Mike, or Carlos to the rescue! Thanks a million guys for taking care of my family!

I am new to DTLA and living at Pegasus has been awesome! Great amenities and central location to public transportation, the library, and lots of grocery stores and restaurants within walking distance. My unit is very comfortable and has everything I need. Taurell LeBeau and the leasing team have been extremely responsive and proactive with helping me out with maintenance issues and facilitating communication with our utility provider. Since moving in to Pegasus, he has been quick to answer any questions, allowing me to enjoy a seamless experience living here.

Living at Pegasus once turned into an unforgettable, harrowing experience that only the heroes in the maintenance team could save. It started on a typical evening, when everything seemed fine—until my toilet began to overflow. At first, I thought it was a minor issue. A little gurgle here, a little splashing there. But no. This was no simple problem. What followed was a rapid, uncontrollable flood, and not just any water, use your imagination. It was the sort of overwhelming surge that you wouldn't want to see in anyone's bathroom. It grew higher and higher, threatening to spill into the apartment, and with it came with an unpleasant odor that was impossible to ignore. I stood there in horror, looking at the situation with growing panic. I tried everything to stop it. Towels, mops, you name it—nothing worked. The situation only worsened by the second. That’s when I reached out to Pegasus maintenance, fully expecting the worst. But the team arrived so quickly, it felt like they must’ve been waiting for an emergency like mine. They didn’t bat an eye at the sight of the mess. Instead, they calmly got to work with a set of tools and industrial-grade cleaners that looked like they had been crafted for just this kind of disaster. They assessed the situation, and within moments, it was as if the issue had never existed. The toilet flushed once more, and the water receded like magic. No trace remained, no smell, no mess. It was gone. I don’t know how they did it, but Pegasus maintenance performed a miracle that day. My apartment was restored to its former, non-flooded self, and I could breathe again. So, here's to the maintenance team, Mike especially. You saved the day in a way that I never expected, and I’ll always be thankful for how you turned an awful situation into a distant memory. You all are true professionals!

When I first moved to LA, I dreamed of living in a fancy high rise in the heart of downtown. It was more than I could afford at the time but I knew it was what I wanted for my future. Fast forward two decades and I’ve lived here for two years and I still retain the wonder and joy I had when I first moved in. My apartment has an incredible view! My guests are always impressed when I show them what I wake up to. The staff here are extremely kind and attentive. They know me by name and we exchange tidbits of conversation as I come and go. I want to especially acknowledge Mike on the service team for coming to my rescue the other day. I dropped my ring in the sink, a family heirloom, and he was able to fish it out. The way the staff goes over and above just highlights my experience here and why I expect to live here for many years to come.

This review is for Marvin Leiva, Maintenance Tech at Pegasus. Marvin went ABOVE AND BEYOND regarding a plumbing issue I encountered today. Marvin was knowledgeable, skilled, friendly, and efficient in dealing the complexities of the maintenance order and was ultimately able to make the repair. I am happy that Pegasus has someone like Marvin as part of the community. The service and quality he provides is top tier and has been a very positive experience while living here.

Yelp
I LOVE living here at Pegasus. I've been here less than 2 months and love this more than any other apartment community that I've lived in and I've been here since 2006. Our building is cleaned 24/7, quiet, the leasing team is friendly and the service team is responsive and timely. Mike from the service team knows how to fix any and everything. I recently had a plumbing issue in my sink and I let him know at 4pm and the plumbing vendor was at my apartment by 6pm to fix the issue. I've never had a response that fast. Even my dishwasher was not working properly. I happened to see Mike in the office. He came up within the hour to test and replace my dishwasher. The standard of Excellence regarding maintenance issues at this property is taken very seriously and with a sense of urgency! Alanna from the leasing team is my go-to Girl! Anything I need she is responsive and gets back to me expeditiously. She is always kind and friendly and my favorite person to work with. She understands my personality and delivers a standard of excellence in communication, timeliness and she's always solution-driven. Everyone on the leasing team is friendly and professional! Leo is the GM and is extremely down-to-earth and handles business. Ashley is Leo's right-hand and equity to make decisions which I love. Ashley is also a really good listener. I can ask a question and instead of just answering yes or no, she shows me the how to find the answer via a solution to my inquiry. She's always working hard in her office. Taurell who I affectionately call "Bishop" because brotha is dressed to the nines. You can't tell him it's not Sunday Service when he comes to work. I felt like I needed to bring the collection plate for Pastor! Lol He is super cool and was the first person to assist me in finding my apartment. He also goes above and beyond like the rest of the team. I plan to stay here until I'm ready to buy. And did I mention this great location? Everything you need is in walking distance. Even my doctors are just 1 block away. God is so Faithful. I said I would never live downtown and here I am!

Yelp
Taurell and the team got me feelin welcome as hell in my first month here. Everyone (even residents) been very welcoming and kind. Would recommend this building to anyone looking for a decent space downtown.

Yelp
Ashley and the team are absolutely THE BEST. I have lived here for over 7 years and am consistently amazed at the attentiveness, professionalism and care that each team member puts into their role. Maintenance requests are always handled quickly and accurately. Rates here are beyond reasonable and the amenities are high-level. It feels good to live in a community where the team looks out for the residents so well. I would highly recommend Pegasus if you're looking for your next DTLA home.

Yelp
I've been living here at Pegasus for almost a year now and the men that make up the concierge staff are beyond amazing having just recently protected me and my apartment by not allowing an unwanted visitor onto my apartment and I can't thank them enough for that. Ashley, my leasing agent has been nothing short of amazing since I moved in last summer. The maintenance squad is amazing, helping me out when my apartment got flooded I just feel as if everyone I've encountered from the staff have been caring and thorough and I can't say enough good things about all parties involved. Today is my birthday and management left me a birthday card on my door; super cool of them. Love this place !

Yelp
The entire staff here - management, concierge, maintenance have been great during my years here. Good folks ! Just ask and they will take care of you. Special shout out to Mike, Ashley, Dee, Leo The upgrades they've made to the building common areas ie pool, gym, etc have been nice too. Location wise I love being able to walk everywhere in the city. The garage is secure and you'll meet a lot of neighbor doggies

Roger came today to install the QR codes on my appliances and he did such a great job and I was left very satisfied with his work. Thank you so much Roger!!

Yelp
Renting and living here was a night mare, when I rented the property from Karen. Karen mentioned it was Airbnb friendly . As I told her I travel a lot . Then I come to know that Airbnb is not allowed. So basically they trick you to do Airbnb to take a commission of 20%. I signed up. Then I get a call saying I would be evicted if I do Airbnb. I was eager to cancel lease and leave but then I stayed on. The parking was promised after 6 months. I reach out to ashely after 6 months my car was broke into from the spot hero app they suggested and my converter was stolen , had to buy a new car. Ashley replies in email & says I'm number 19 with the parking . then I reach out after three months , that's 9 months . Karen says I'm 25. I was like how did I go up. When Ashley said 19 . I sent them screen shots and caught them in the lie. Then Karen says I said it cause you have an Airbnb lease violation . These women in the office think I'm a joke and going to believe anything they say. I have screen shots here as proof. Then 2 months later a new lease they need me to sign with $300 rent increase. For the past 3 months the air condition was down and every time they would fix it it would keep happening I was about to complain to the city & get some of the rent back . I did not sign the lease as I was asked to pay another deposit that was non refundable . I said no I'm moving out. Then 2 months passed rent was due & i paid the guarantors ( a third party insurance company that I went through when I paid my first deposit (non refundable) . I paid them the full balance as my portal was locked. My move out was $400 in March. As continued to pay the third party, as they needed to sign new lease with increase rent so they locked me out of portal. Though I find a notice to vacate even after paying rent documents attached. The reason why they did this as they increased rent and applied an illegal eviction, & was eager to get new tenants in & fool the next batch. They never provided no summons on purpose they mailed it, their legal team have no documents stating it reached me. But saying it was sent. I'm arguing this at court. I'm attaching emails as proof and the people at office should be fired for lies and continuous conspiracy against tenants . Never rent here . The amenities are over 100 years old you prolly think your back in the 1900's don't be fooled by the reception n pool. You have to sleep in your car at the end of the day with nothing working. I suggest going to bed & have a good dream at where you & look away if you consider renting here. Y'all can read with attached proof of documents right here.

Yelp
Rented my son an apartment at Pegasus. I can't say enough good things about the people who work there. In the leasing office, Ashley and Karen were very helpful. In my humble opinion, Ashley went above and beyond the call of duty in helping me get comfortable with my son leaving home for the first time in terms of getting things done quickly and efficiently. She rocked. The concierge there is also fantastic and very helpful. " If your son or daughter is going to school nearby, the Pegasus apartments are safe, modern, clean, with many amenities.

Yelp
I'm currently residing at Pegasus. There has been significant miscommunication within the management team. Recently, I inquired about a new studio listed on the website and even signed the transfer agreement. Today, when I called to check on the status of my lease transfer, I was shocked to learn that they had leased the apartment to someone else. This situation is unfair and completely unacceptable!!

Yelp
I moved into the Pegasus just before the big rains in Feb. The staff was great about helping make move in as smooth as possible and always responsive to questions that came up. Then the rains came. And a leak from a higher floor started behind my wall, blistering the paint and dampness was gathering Not a great situation but the facilities/engineering staff was right on it, first catching the leak, then finding the source, fixing the leak and then circling back for repairs. They kept the damage to a minimum and I was very pleased with the repairs. The leasing staff and concierges are friendly and very helpful. And so far the people in the building are considerate and friendly. There are quite a few dogs in the building and they are well behaved. The building is well located with lots of restaurants and stores nearby and 7the Metro Center and the DASH bus line means not needing your car every day. So far, so good.

Yelp
I moved into the Pegasus building last year and was admittedly a little apprehensive because I was moving in fully sight-unseen and having had some terrible experiences at past rentals. That being said, I've had nothing but great interactions with everyone who works here. Yesterday I put in a maintenance request for my washer/dryer and this morning they were already at my door, ready to fix it. I can't thank Mike enough for finding me a solution so quickly.

Yelp
I currently live at Pegasus Apartments and am considering breaking my lease due to constant secondhand smoke in my apartment. The apartments themselves are nice, but if you value clean, toxin-free air and peaceful enjoyment of your unit, this is not the place for you. Management has been slow to respond to my concerns and refuses to seal vents. I am waiting to see if they start enforcing the no-smoking policy they advertise and write into every lease agreement. Additionally, management attempted to charge me an extra $50 for paying a portion of my utility bill from the first week I moved in (in addition to the utility charge). It is illegal for landlords to profit off of utilities in California, and only when I pointed this out did they remove the charge from my account.

Yelp
it has been my third day so far living in Pegasus and I honestly love it all! yes every place is never perfect so I will point out the amazing things pegasus has to offer and just some two minor flaws. Pegasus has an amazing beautiful gym overlooking the downtown la sky scrapers and it looks even more beautiful at night. They also have a beautiful nice long pool that has a a wonderful view of the DTLA sky scrapers as well. The lobby is beautiful and so are the apartments. I honestly love my apartment. it's nice and spacious. It comes with modern appliances such a stove, dishwasher, refrigerator and washer/dryer in one! (pretty cool) and the bathroom is pretty big too. You are also in the middle of downtown LA which is also awesome and is such a flex lol. **also the leasing team is amazing. my leasing agents name is Karen. And I appreciate her making it happen and getting my new apartment! If you want someone that will be there for all your questions and concerns make sure to ask for Karen! She is amazing. Now for just two things that are inconvenient for me of living here which really doesn't affect me at all that much I don't mind. 1.) There will be no parking space available for you when you move in due to there being limited spaces. You will be on a waitlist for a few months. Which is what I was told. And it will be $200 a month. (I found parking elsewhere for $180 a month not so far from Pegasus. And I have an electric scooter too which makes it like 3 minutes to get there.) 2) The hallways when going to some floors do have a unique smell that is sweet in a way it's very unique. The smell isn't revolting or bad it's just a unique smell you will get used to. Fortunately for me the smell in my floor is not too strong. The apartments do not have any smell it smells like nothing. In all it's nothing major for parking or the "smell" in the hallway. In conclusion I love Pegasus and I can see myself living here for a few years and hopefully upgrade to a penthouse with a terrace / balcony. Shout out Karen again and the team for giving me a go in leasing my new apartment I'm in love with it ! Thank you

Daniel M.

Yelp
The folks in the Pegasus leasing office are a delight (shout out to Ashley and the crew!); always friendly, and imminently helpful-- I really appreciate this team. Also: bonus points for always wanting to give my pup a pat or a scratch behind the ears! The front desk support are similarly great and one of the best things about the building. They're always doing their best, especially in the often extraordinary circumstances of DTLA.

Yelp
Living at Pegasus is an amazing experience, not only because of location - you are literally blocks away from everything - but because of the team!! Everyone is so helpful from custodial, to front desk, to management, to your neighbors. There is really a sense of community. Ashley is who you need to speak with when signing here and with any of your needs. She is professional, empathetic, and a great person to just talk to! She has made Pegasus like home for me during my short time here.

Yelp
Okay management. A little lack of communication but they have been quick to fix it so far. Maintenance is amazing though. I have had a few issues and they were always quick and on time. Mr. Gabriel is the one who usually stops by to help me out and he's always so considerate. Also very respectful, always. Maintenance wise, no worries. Very on point. An extra star ONLY because of that. I'd give maintenance 5 stars.

Christine P.

Yelp
Updating and downgrading my rating. The last handful of times I've gone to pick up a package, I've been told it's not there, despite photo proof of delivery from FedEx/UPS/etc. Communal areas (especially the elevators) are consistently gross--spills of unidentifiable liquid, trash strewn around, etc. And constant presence of sketch randos sifting through trash and asking you to let them up because they allegedly forgot their key fob. I've lived here for a few years now, and the whole place just keeps going downhill. Can't wait for my lease to be up; I won't be renewing.

Yelp
Avoid Pegasus at all costs. I lived here during the peak of the pandemic and am not pleased with the experience that I had here as a resident. The building is poorly maintained and managed. The management team prioritizes building a facade that Pegasus is a well-maintained, well-functioning operational building as demonstrated through extensive lobby construction. However, it is abhorrent how poorly managed and poorly taken all of the resident feedback truly is, as I am aware of several times that residents have brought their frustrations regarding various facets of basic living at Pegasus to the attention of management. Pegasus has 8 elevators, but at most two worked at one time. One entire side of four elevators was out of service for the entire year that I lived at Pegasus. Furthermore, all of the elevator permits were expired. Given that only two elevators remained operational at most times, there were days when I waited over 6 minutes to get into an elevator. There were days where I'd be late to class because of how long it took me to get into an elevator to go to the basement parking, and it's not always practical to take 9 flights of stairs down especially when transporting items. There were also days when all of the elevators were down and they'd be quite slow to have repairs completed. Basic maintenance requests were also very slow. While a resident, I had submitted a service request for the blinds in my bedroom to be fixed since the cord snapped on 5/29/21, and nobody from maintenance came until 6/24/21; that's 26 days for someone to even come after submitting a service request. Towards the end of my lease, the smoke detector battery was low and it would repeatedly beep in the middle of the night but was only accessible by a ladder. The front desk staff stated that maintenance would deal with the issue in the morning, and the alarm beeped for three days before maintenance came to replace it. Additionally, in-building parking is very limited, overpriced, and the pipes are constantly leaking water onto the cars. Overall, I would not recommend Pegasus to even my worst enemy. There are so many better, properly maintained buildings in DTLA. I would honestly stray clear of Equity Residential Management group in general, if possible.

Aylin R.

Yelp
We needed some help from maintenance today. Roger stopped by and fixed the whole issue right away. I wanted to thank him for his excellent customer service and leave him a 5* review because he deserved it!

Yelp
This is a great place to live. I have had some issues with some of the appliances. They handle it quickly and in a timely manner. The office staff Karen Brett Ashley and Leo are wonderful. If I could give it more then 5 stars I would

Yelp
My partner and I decided to move to L.A, last month, we searched all over for a place we could call home. We visited a few different places ranging in price and location. The Pegasus is in a great area. As someone who has lived in cities for most of his life and doesn't mind the hustle and bustle, I love that we are close to everything. The process was a bit extensive, but I understand why. Karen who became our main point of contact was exceptional. She was helpful, and communicative responded in a timely manner and was professional throughout the process. Karen helped my partner and me move in quickly and smoothly. We have been here for about a week now and really love our new home. Our fur babies are also happy. The only thing that I would have liked was parking, however, it is my understanding that there is a waitlist. We were able to solve the issue, but it would have been nice to have my car closer to me. Thank you Karen and the team at Pegasus, I am looking forward to ongoing joyful memories here at Pegasus.

Hannah K.

Yelp
I want to leave a review for the management team, since the building itself is very old, we had a few issues within our unit including food processor and slow draining sinks, but every time we requested a work order either Mike or Josh came in and helped us solve all our problems. They were super nice, smart, and very helpful:)

Yelp
Very long time was wanting to move in Pegasus, most of it because of rooftop view and pool. Had self guided tour few days ago, beautiful apartments with view, beautiful rooftop and pool! But after finishing tour came down to ask few questions, I was met by leasing agent Karen! From beginning started talking with attitude and when I asked to see other floor plans such in websites she told all other apartments are occupied but the one's I already seen ( despite in Pegasus's official website shows multiple free units not talking about Zelle, Trulia and etc). She ended our conversation saying she will send all details by email, got my email, and guess what NOTHING! Unprofessional and unacceptable behavior from leasing agent! One star because despite how beautiful apartments what's point of it if greeting is terrible! All desire to move in was crashed after encountering Karen! Very disappointed! People who wants to move in get another agent, save your time and nerves!

Yelp
We absolutely love our apartment at Peg! Such a prime location and our 8th floor view is incredible! The office team is always kind and communicative and the service team is on top of maintenance like no other! Plus, the rooftop is a major plus!

Yelp
Despite the location, it is a joy to live here. All needs are met with the best attitude and very timely. I can't complain about the rent because look around.... good luck. In the time I've been here I can say it's been nothing but the best and it is just so greatly appreciated.

Yelp
Pegasus has been making consistent improvements in the last year or so I've lived there. The elevators have been updated and the wait time is virtually nonexistent. The building itself got a facelift and it now has the elegance of its period architecture but updated to look new with modern amenities. The staff is really friendly. When I request help from concierge or maintenance, they handle my requests quickly and professionally. The team always says hi to me as I pass them in the lobby and a couple even greet me by name. The building is unusually quiet for downtown. Perhaps it is the age and the materials used back then but I never hear my neighbors or anything from street level. The rent is about the same as the rest of LA but I like the building and location so I'm ok with the price tag, which is what you expect from an upscale building in the heart of the city. I look forward to living here for a long time.
google avatar

Jessica T.

Yelp
Property was great, just wasn't what my husband and I were looking for. Karen was fantastic ; she had an answer to all of my questions and was super energetic.

Lolo C.

Yelp
The most dusty building I have ever lived. People coming in here complained many things, BUT as they may or may not even notice, dust is the worst thing among all those things they mentioned (i.e., poor management, noises, broken washer machine/dryer and etc). This building is very old (used to be the General Petroleum Building and later converted to apartments) and near very busy streets (and freeway). If you happen to have a pet, at least be sure to bring yourself with a very good vacuum and an air purifier before you sign the lease.

Yelp
Tonight I came home to a sink full of Black water and a kitchen floor soaked after a long day but not to worry cause the Pegasus team had my back as always. I called emergency maintenance and my guy Tony D. came thru and saved the day. And to do so he had to go to another building to get the needed tools Tony is always very through in all his work and is always a pleasure to chat with. Thank you Tony and the full Pegasus team.

Yelp
** Avoid renting here AT ALL COSTS ** My apartment flooded (at least) five times. Twice from the kitchen sink, 3+ times from the bathroom sink, and, most severely, from the washing machine. The kitchen sink flooded because the pipes underneath the sink were not actually connected. The first time I contacted maintenance, they repositioned the pipes so that they were vertically aligned, but still failed to connect the pipes. After a few weeks, the pipes again came out of alignment and again flooded my kitchen. The bathroom sink flooded, repeatedly. Somebody else's shower water would backwash, coming up through the bathroom sink's drain. The severity of the flooding varied depending on the length of the other person's shower. The sink cabinet was filled with water - all of my wife's makeup was destroyed, along with a hair dryer, etc. Not to gross anybody out - but I can still remember the smell of the shampoo and dirty water that lingered for days. The most severe flood came when the washing machine backed up and overflowed. The entire apartment was under several inches of water and flooded into the hallway. Despite this, Pegasus did not provide any assistance with drying for several days - I think it was a full week. The day after the flood, I went to the leasing office and asked for fans - I even offered to go rent fans myself and let them reimburse me for the cost of the rental. They refused. When they finally did do some work in the apartment, they ripped out all of the baseboards, and did not replace them EVER. Our walls were ripped up for a full six months - HALF OF THE LEASE TERM. They also told us that the carpet was professionally cleaned, but when I inspected the carpet it was still visibly very dirty. Our apartment smelled like dirty carpet, our dog was starting to get sick, and we eventually had to leave. Despite all of this, Pegasus continued to insist that the carpet was clean and that everything was fine. They refused to even partially reduce or refund rent. When the lease was almost up, I drove from Phoenix to Los Angeles for the sole purpose of doing the walk through so that we could avoid any confusion and get our full security deposit back. I was told that we would get the full deposit back because the apartment required so much work anyway. A few weeks later, I received a statement that said that I was being charged hundreds of dollars because I had allegedly painted a wall from white to eggshell white. This is absurdly dumb (I would not paint a white wall a slightly different white), illegal (landlords are obligated to give notice to the tenant of damages and give tenant an opportunity to repair before moving out), and rude (I wasted my time driving twelve hours round trip to avoid exactly this). One of my friends also lived in the building. Her apartment also completely flooded. She was unlucky enough to be away for the week when in flooded, and her belongings soaked for a full week. That friend was also charged a bogus painting fee at moveout. Pegasus will lie to you, repeatedly, to get what they want. I would communicate something to the leasing office, and they would turn around and call my wife, without telling her that they had spoken to me, to try to get her to say something that would contradict what I had said. Despite the tone of this review, I'm a pretty easygoing person, but playing spouses against each other to avoid having to do a simple repair is peak scumbag behavior. Do yourself a favor and live somewhere else. I am more than happy to provide anybody who is a prospective tenant with pictures, videos, and emails to document everything I have said above. I've attached a few pictures so that you know I'm not making this stuff up. For more, feel free to contact me at jimrobichaud207 at gmail dot com.

Yelp
We've lived here at Pegasus for nearly a year and the best part by far is the lovely folks who keep this place running. From the maintenance crew, Gabriel is an angel and has always been immensely generous and helpful. Special shout-out to Tony and Jose who are always there when you need them and are always a delight to have visit! At the front desk, the lovely Brishadd only recently started here but is unparalleled at his work. He genuinely cares about us residents and we feel it! We've never had any serious issues living here but, whenever issues do arise, Brett and Karen at the leasing desk and the manager Leo are always there to answer any questions and find resourceful solutions to whatever problems we can throw at them. If you're moving downtown, you can't do much better than Pegasus with people like this.

Yelp
5 stars for Ashley Reyes, who consistently goes above the call of service to help out any problem that I have. 2 stars for literally everything else. Appliances frequently go out (Fridge has been broken twice), hot water constantly going out (Almost a bi weekly occurrence last year), elevator has been blown out for an entire month.

Yelp
Brett Brett Brett!! Thats All I can say !! I am a new resident (7/12/22) and he has been the most helpful, supportive, funny, down to earth, thorough, informative, leasing agent I have ever encountered!! His attention to detail, and his, quick responses to communications has been amazing!! He's resourceful, and relatable, and just a great energy to be around. He has gone above and beyond to accommodate me and my son (2 years old). In addition to the beautiful property and amenities BRETT is the reason why I live here at Pegasus!! He's phenomenal and Pegasus is better because of him!! Thanks Brett

Yelp
Living here was generally great. My job said I could work from anywhere so I moved to a state where I can buy an incredible house for 250k not 2.5 million. Here is my review Location: 5/5 Great location, close to every and anything you could ever possibly want. If you work from home or work close no car needed. Plus it's right by the train.Downtown can be a bit noisy but if you've ever lived in a downtown type area you should know to expect that. It is what it is. The staff: Concierge was great. Abe and Avery was always nice and went out there way to help every time. Even the weekend guys were great. They always greet you and make you feel at home. The leasing office, also top notch. Working with Dee to get into the apartment was a smooth experience, she also answered any questions and concerns I had afterwards. A few months later I switched over to Ashley who was also very responsive and answered all questions professionally and promptly. Ask for either or if you move here ! Anytime an agent was out I was still able to get help from the others on staff. No complaints ! 5/5 Living there: My apartment was on the 9th floor so I can't speak for everybody else but the noise level for me, as far as inside the apartment building was close to 0. I never had any issues with other people making too much noise, in fact at times it felt as if I was the only person living on the floor. I rarely ever seen anybody going in and out. Very peaceful. The apartment itself was fine. I had a junior 1 bedroom.Big windows that looked down onto Flower St. Butterfly doors that go into the bedroom. Decent bathroom size, decent bedroom size. I wish the bedroom area was all wood but whatever. Any time I had a maintenance complaint they took care of it almost always same day. The washer/dryer works fine but takes a long time to dry, they do have a laundromat in the building though. Nice amenities. Gym and rooftop pool. I never seen any roaches or bugs, rats, none of that. My only real complaint and the reason I took off a star is the elevators. I count 8 but only 3 work. Which, when they are all running is fine. Sometimes though we would only have one elevator, sometimes none. This didn't happen all the time but enough to where it got annoying. The good news is they usually fixed it rather quickly. Not sure why all the other elevators aren't turned on though. Another just small complaint was the hot water seemed to have issues a lot . I do believe they replaced the boiler though to resolve that. 4/5 Another person may have a different perspective or experience than mine but I can only speak for what I know! Overall I would recommend this place !

Yelp
I've lived in a lot of apartment buildings in LA over the years and this has been one of my better experiences. The building is kept clean and I feel very safe with the constant security monitoring it. The amenities are nice like the roof top area which never gets too busy. You can have a barbecue by the pool or just lounge with your friends or even watch tv. It was nice during Covid to feel like your outdoors while still being in a private space. Gabriel, the service manager and his team, are amazing. When my stove was acting up they came right away to fix it and when I ran into him a few days later he remembered me and asked if everything was still working ok. I appreciate the personal connection and that level of care.

Yelp
The only thing great about this place is a is the pool and gym area otherwise this build need to be shutdown from the roach and rat infestation. The smell of mold and old paint reeks in the entire building. Each time I inspect this place an elevator is out of order, and few tenants complain about electricity outages and appliances not working properly, laundry room to small for such a big building, the carpets on each floor needs and upgrade. The security guards are great and mannerly, can't say much about the front desk agents who are bland still nothing about this place screams quality apart from the areas I've mentioned I guess with the economy and location it's not a bad price

Yelp
Been living here a couple of years and it's been great. You can't beat the view of Los Angeles and people leave me alone. If I need something, they're there for me but otherwise I get my peace and quiet which is all I want.

Yelp
Karen was super helpful with my questions and concerns. I love her energy and excitement. But at the time the location was a bit too far from my job and I was not able to consider this apartment.

Yelp
From start to finish, the process was hassle-free from the help of Brett and Karen. Whenever I had an issue, they would be the first to help. The staff is friendly and all facilities are maintained. The gym and pool is right on the rooftop, flanked with sky scrapers, allowing you to enjoy and workout with a view. The people in the apartment are also friendly. The concierge are always so helpful, protecting the apartment around the clock - shoutout to Jose and Edwin for getting my packages! So, far I am really pleased with my stay. I highly recommend Pegasus.

Yelp
Just moved in and loving the experience I've had so far. Five stars to the leasing agent who showed me my new apartment. They really took care of me and made sure all my questions were answered. Big thank you also to the technician who came to double check my toilet. I thought it was leaking but he tested it and confirmed it was fine. Can't wait to explore my new neighborhood!

Yelp
I didn't end up signing a lease with this property since I found something better for me but I had a great experience with the leasing agent Karen. She was very kind and patient with my questions. Thank you for your time!

Yelp
I love that the tour was thorough and Karen was detailed about the amenities offered by the building. She followed up and showed concern toward my needs! Great customer service and would definitely recommend working with Karen. She was sweet, knowledgeable and kind.

Yelp
Thank goodness our Tony Duran for a maintenance job very well done on a Sunday, very professional and friendly!

Yelp
Roaches, inoperable washer and dryers (and management will tell you it's not an amenable feature. Gross), regular disturbances, three elevators for hundreds of residents (they have 6 but only maintain 3 and those three don't work consistently), antiquated buzzer system, over worked concierge (those poor people have to deal with the incompetence of their leadership and get shit on everyday because of it), all for 3k a month. Sounds like paradise right!? Pathetic
