Been a resident for about three months and at first was excited to move in as the property seemed amazing. Sam was great to work with and they must have a ton of turnover here...the longer I'm here, the more I understand why. The tour I did prior to moving in was for a different block than where I reside and felt a bit of a bait and switch. Couple of things noticed after moving in. 1. When picking up the keys for Block 1 the elevators were in disrepair with the buttons missing and signage unreadable/scrapped off. Can't really say luxury building can we? They did update all but 2 buttons (both elevators were missing buttons) and replaced the Elevator Rules signs. 2. Not only that, the first night, left my pets bowl of food out to grab dinner only to return and find roaches...15 in all by the time everything was sprayed. After notifying the office at first they wanted to do a simple surface spray and only if that didn't work do a full move appliances spray. As the unit was empty of household goods, they finally agreed to doing the full spray (had to leave unit for 4 hours). You'd think that would have done the job. Needless to say...three months later..and countless pest sprays (typically weekly a couple bi-weekly, yes that's right...6 additional treatments) and in the last 24 hours have seen 6! 6! I have traps out daily to capture them and I can count between my two hands how many days have been roach free. I'm waiting for management to respond with next steps which another full spray means I have to empty all cabinets of goods...and vacate the unit for several hours. 3. Pool chairs are not clean. You can see the spots where peeps sit with the dirt surrounding those spaces. I mean, is it that hard to clean these every once in awhile? I've heard this block seems to have more issues than others..so unless you like free tenants..that can spread diseases...think twice before moving leasing here.

Not sure why this place has bad reviews.. I’ve been living here 2 months and it’s exactly what you’d expect of living in the best location on the Eastside, with easy access to west. I’ve yet to see a homeless person on the property, and hardly do I see them outside of the building on 5th. The wall insulation is solid, since I never hear my neighbors (only slight footsteps above my unit). Gym is open 24 hours, No dog breed restrictions, trash chute instead of a limited “service” Surely sounds like a lot of complainers who have left bad reviews.. Leasing office is sometimes hard to contact via phone, you just need to email instead. Shout out to Tim, he’s my guy!

I lived at the Saltillo for two years, and I can confidently say it was an incredible experience. The location is fantastic – right in the heart of everything you need, from restaurants to shops and nightlife. You can walk to so many great places, which made living here so convenient and fun. But what really stood out during my time at Saltillo was the leasing office team, particularly Sam. Sam is hands down one of the best leasing office employees I’ve ever dealt with. Always friendly, professional, and extremely helpful, Sam made sure my experience was smooth from move-in to move-out. Whether it was handling maintenance requests quickly or just checking in to make sure everything was going well, Sam consistently went above and beyond. If you’re looking for a great place with a prime location and a stellar team to support you, Saltillo is the way to go!

I had a wonderful experience working with Sam. She went above and beyond to help me get the perfect apartment! She was in my corner from the day I took a tour to the day I got my keys. I absolutely love my apartment and I’m super happy to be here. The apartment itself has modern touches that feel luxurious, but at a reasonable price (location location location). I had a little bit of drama getting the parking garage to open for me, and the leasing office staff went out of their way to find a solution to make sure I wasn’t further inconvenienced- which I greatly appreciated!!

I moved out a few days ago. Primarily because there are cheaper apartments across the river. The last time I left a review, the apartment had a huge issue with false fire alarms. It went off on almost a weekly basis, sometimes in the middle of the night. But in the last few months they seem to have solved the issue, so that's good. The amenities are plentiful and the location is great. Never had any issue with anything not working in my unit. The staff are professional but also very inflexible. They were generally respectful of my privacy. Maintenance can sometimes take a few days to respond, which was very frustrating when my shower was not working. The homeless problem has gotten worse in the last 2 years. I've been assaulted twice. Not the apartment's fault, obviously- but just something worth considering before choosing this neighborhood.

Terrible Management I moved out almost a month and a half ago, and I'm still battling clearly retaliatory charges... I've never experienced such frustration and disappointment with an apartment complex. The management here is extremely incompetent—they only send empty apology emails and collect rent without addressing basic issues. Security is practically non-existent—my personal property and mail are constantly at risk. If you value receiving your mail, look elsewhere. The mandatory Fetch mail service is a nightmare, often missing scheduled deliveries and offering no support for stolen packages. The AC unit is completely inadequate for cooling the apartment in the summer. Despite months of complaints, management concluded that nothing could be done. Working from home in constant 80+ degree heat is unbearable. The complex is overrun with homeless individuals in common areas. You will often need to call the on-site security, as little is done to prevent this. The elevators and parking gates are constantly broken. If you have to take the stairs, be prepared to navigate through trash and syringes in the garage. In two years, I've dealt with: • Homeless people in the hallways, stairwells, and courtyard • Over six months of plumbing issues • Stolen packages despite being forced to pay $20 for Fetch • A vandalized vehicle ($3,000 in damages) • A stolen motorcycle • Broken amenities Management is entirely unsympathetic to these major issues. They make no effort to improve the safety and security of residents or their property. We’re paying way too much for my girlfriend to feel unsafe walking to get groceries or to her car alone. The only redeeming qualities are the great location and friendly neighbors, but they don't make up for the severe mismanagement and lack of concern for residents' personal property or safety.

My sister and I have had a lot of questions and doubts during our search for a new home, and Sam went above and beyond to make sure we felt confident and comfortable with our decision. This was absolutely the worst experience I ever had at an apartments. There is a huge homeless population in this area, and they allow homeless people to sleep in common areas and parking garages. I had aggressive mold in my unit. They made me pay a double deposit including pet deposit over 4k and at the end of my Lease they kept all my money and gave me back $200. They charged me for a water leak that was their fault. Listen, there are a lot of options in the area, save your time and money and DO NOT lease with these evil money sucking losers.

10 QUESTIONS TO ASK SALTILLO BEFORE YOU SIGN A LEASE Location is the primary reason I live here. Location is so important to me that I tolerate Saltillo's erratic, generally poor management. The array of problems experienced by tenants over the years is detailed in other reviews. Many have been "resolved" for better or for worse. I recommend asking these questions if you're considering signing a lease. See if you like the answers you hear. The questions relate to Salitillo's vacancy rate, plans to keep the property in good shape, the subleasing policy, and the safety and security of residents. TOPIC 1: VACANCY RATE Add up how many units are available. Every apartment site has this information. As I write this, six studios, 21 one-bedrooms, and eight 2-bedrooms are available now or within the next few weeks. Thirty-five vacancies seem like a lot. Q1 Why are so many units available? Q2 Is this your typical vacancy rate or is it higher for some reason? Q3 What percentage of residents continue living here after their first lease? Q4 With so many vacant units, I assume you are willing to negotiate lease terms, correct? TOPIC 2: PROPERTY UPKEEP This property is about five years old. Q5 What have you done in the last six months to keep the community in good shape? Q6 What are your plans for improvements and investments over the next six months? TOPIC 3: SUBLEASING AND SHORT-TERM RENTALS, I.E., AIRBNB Q7 Can I sublease my unit or rent it out short-term, i.e., Airbnb? If you are told you cannot sublease, check for Salillo listings on Airbnb. Right now, at least 12 units from Saltillo (not Sonder units) are listed on Airbnb. Saltillo knows this is happening. See the photos. Q8 Why are some tenants allowed to lease their units? Q9 Why would I be treated differently? TOPIC 4: SAFETY AND SECURITY Q10 What steps do you take to ensure only tenants and guests can access the building? Whatever Saltillo says, they have abandoned any measures to control who enters the building. For example, the unit across from me is now an AirBNB. I have no idea who the official tenant is. At least ten individuals, families, or groups have checked into that unit in less than two months. If you move here, you may live near a unit with a constant parade of new people coming and going.

I lived at Block 1 of Residences at Saltillo, located directly above Target and Whole Foods, for just over three years, paying approximately $2,400 per month for rent. While the location was ideal--offering the convenience of a walkable "city-like" environment with grocery stores, cafes, and even my bank and phone carrier right downstairs--my experience with the property management raised significant concerns, particularly regarding security. During my time there, I encountered multiple safety issues, primarily due to the lack of adequate security measures. Despite the premium rent, the building lacked a doorman, and access was controlled solely by key cards. Although I occasionally saw a security guard on-site, there was no consistent presence at the entrance, leading to several unsettling incidents. The first is when I went from the 5th floor, where I lived, and got on the elevator to go down to the basement of the parking garage, where resident parking is. I was on floor 3 or 4, when the police came onto the elevator with a man in handcuffs. It was clear he had gained unauthorized access to the building, underscoring the lack of security at the front entrance. Another concerning incident occurred during the 2022 holiday season, when there were numerous reports of package thefts in the mailroom, including several Christmas gifts I had purchased for friends and family. Late one night, around 2 a.m., I returned from a holiday event with two friends and encountered two individuals in the elevator carrying a suspicious bucket of random items. They claimed they were visiting a friend on the second floor, which happens to be where the mailroom is located. Their behavior raised alarm, but to avoid putting myself in danger, I engaged briefly and continued to my apartment. After my friends retrieved their belongings, we went back down, only to find one of the individuals walking around the building, seemingly monitoring the area while the other likely gathered stolen packages. In response to these ongoing thefts, the property management hired a third-party service to handle package deliveries, but residents were required to cover the cost. Despite paying premium rent, we were forced to pay additional fees for secure package delivery due to the management's failure to implement proper security measures. This clearly demonstrated that Residences at Saltillo and Lincoln Property Management prioritize revenue over the safety and well-being of their residents. I also experienced an incident where the elevator became stuck while I was inside. After pressing the help button, a woman responded, but the speaker's poor quality made it difficult to hear her clearly. Given the situation, I informed her that I would need to call 911 as I was trapped and unable to fully understand her instructions. To my surprise, she began raising her voice, telling me, "Don't call 911!" I spoke with the front desk after this incident and put in a maintenance request that the speaker in the elevator be repaired and they completely ignored me, not responding and closing down my maintenance request immediately. This incident marked the final breaking point in my trust with the property management. Being instructed not to contact emergency services while trapped in an elevator was alarming and entirely unacceptable. It became clear that the management's priority was more about avoiding attention to their malfunctioning elevators than ensuring the safety of their residents. It also frustrated me that they didn't make any effort to fix the speaker in the elevator and ignored my concerns. Towards the end of my lease (summer 2024), I noticed bullet holes in the Target windows below the building, further diminishing my sense of security in the area. While Residences at Saltillo offers an attractive location, the lack of security and the management's prioritization of revenue over resident safety significantly tarnished my experience. I wanted to share my experience for prospective renters to consider when deciding whether to lease here.

Update: Dear "social manager", I'm concerned by the manner of your response, things not getting fixed and your continued advertising of amenities that have been broken for extended periods. I think there's a term for that. You've chosen this public exchange since you've refused to address issues directly. These are longstanding issues, as you know. I've reached out many times. I've been incredibly patient. This post is a public service. Have an ounce of integrity. Check your group email and maintenance requests. I don't think that it's too much to ask for the advertised amenities to actually exist and be operational. Laughable that your responses on here are asking me and others to reach out since I've obviously already reached out directly in person, via email and via the resident app. It's so disingenuous it's silly. The gall. You've had months and months (and over a year in some cases) to fix things so this public route is what you've chosen. There is nothing to discuss. Simply fix all the broken stuff, replace all the stolen stuff and keep everything clean. Do what you've said you were going to do. Residents pay a lot of money to live here and expect what they've been told by the leasing staff and management team to actually be true, so simply do your job. I'll save you time and you can just pick from one of your past answers: Pandemic. Supply chain delays. Putting out bids. Waiting on a part. Looking for new vendors. We'll put in a maintenance ticket. Residents, short term rentals, or homeless are to blame.

Two very incapable and rude young women in the office for 600 residents isn't an ideal way to make sure your tenants are secure and taken care of. Demanding that residents subscribe to a paid mail delivery app because your mail room and hallways are completely unsecured is a total cop-out, you're clearly just shirking legal responsibility for everyone's stolen packages because you can't keep your building safe. Homeless people roaming the halls, broken elevators, dog piss all over, super rude staff who is only nice long enough to manipulate you to write them good reviews (I think Brae brought it up 4 times before I finally just did it, it's now been changed to a 1-star after experiencing the reality of this dump), shoddy construction, very unsafe for a "luxury" development. Save yourself a big headache and a future full of bs, look elsewhere for a place to live.

Very disappointed around the change to Fetch for deliveries. This service requires residents to pick 3-hour time slots to receive our deliveries. To ask residents to wait around at home for 3 hours at a time to just receive their packages is pretty ridiculous. I understand there was an issue with packages getting stolen. While it was slightly annoying, this is far worse . Maybe 1 in 100 packages got stolen/lost and retailers would always send a replacement. There were some obvious, low-cost solutions to the original problem as well, that for some reason, management never took. How about installing a FOB-entry for the package room? Or a camera in the package room? How about a better security system at the front door (I won't go into details here but it's ridiculous)? Also, why not let residents decide for themselves? If a resident wants to use Fetch, go ahead. If they want to use the locker-system, why not allow it? To shut off the locker system and pitch this as a service to us? C'mon........ Not thrilled about now having to plan my days and evenings around receiving packages. How do I make plans? "Maybe I can grab dinner with you, it just depends on when my package arrives" "Maybe I can go to the gym tonight, it just depends on when my package arrives". Also, the service just plain sucks. Delivers get cancelled after 3 or more hours of waiting around. Packages disappear right after delivery (were they even actually delivered?). Packages sometimes take hours to be recognized in their system after it gets delivered to them. The list goes on. For new prospective tenants, if you order even an average number of packages, and value convenience and flexibility in your schedule, you need to consider this when thinking about the Saltillo. Prior to fetch I felt the negatives here were fairly balanced with the positives (I probably would have given them 3 stars). This definitely shifts things towards very negative, hence the 1-star review. Happy to change my review if/when management realizes what a mistake this was and changes course.

Worst. Worst. Worst management I've worked with as a renter. The office staff have no idea what they're doing. We received so much contradictory and inaccurate information when we transferred apartments. They don't have the info to answer questions and then have different answers. Save yourself the trouble and find somewhere else to live. Random bills, rude and unhelpful property staff, and they over-sell the property amenities. Not to mention they're unresponsive to requests regarding safety issues due to the excessive homeless population. (Homeless people sleeping in the stairwell outside my apartment.) Don't move here. There are much much much better places to rent. Lots of choices.

140 days. That's how long it has been the front doors of the building have totally open to anyone off the street. Absolutely unacceptable. 140 days of living in an unsecure building. As if getting all your packages stolen wasn't enough even if they were just sitting there for 30min, security is so poor that all of the wall art in the hallways has been stolen right off the walls (you can't make this up), of course they can't be bothered to replace the any of it. Please name one, literally one, improvement you've completed on the property in the past year, because there aren't any - every day is worse than the previous. Zero communication from management about the "part" they're waiting on to "fix the callbox." Could you elaborate on what part you haven't been able to find in 140 days? Perhaps residents should help you search for the mysterious "part"? Do you just want to admit that you couldn't care less about resident security? I've never lived in a building that had more grossly negligent management than in this complex, it's shocking how bad it is. Also, want to comment on ghosting residents who attempt to report the 40+ illegal Airbnb units here? Management has been provided lists of the EXACT units that are on Airbnb, their response to residents you ask? Radio silence, they refuse to respond to the residents and more units being turned into Airbnbs every single day (very good chance there's some cash kickbacks happening). It's okay a case worker from the city of Austin is currently investigating management's conduct so we'll get to the bottom of what is going on one way or another.

Moving can be an incredibly stressful experience, and I found myself in a bind with a rapidly approaching deadline. Sam not only understood the urgency of my situation but also demonstrated an exceptional level of professionalism and dedication. The property manager gave a last minute tour at closing time to allow me to view units and floor plans. Their willingness to accommodate my needs, answer all my questions, and guide me through the entire process was truly remarkable. Saltillo is horrible. Do not live here unless you enjoy the stench of piss and human shit in the hallways and in front of your apartment. Packages get stolen regularly. The doors to the package room are open to anyone and the doors don't even close, anyone can walk in the package rooms and help themselves to your packages. Management is slow and does not respond to maintenance requests. The parking garage doors rarely work. The other day I took the stairs rather than the elevator because the elevator was broken and there were homeless people camped out in the stairwell. I have had my vehicle vandalized. My friends have had their cars broken in to. All around horrendous experience, would not recommend.

Pls no camera in mail room(s) and mgmt does nothing to improve situation. The amount of times I have had to call merchants for items stolen or simply ripped into is ridiculous after 15 mo living here. Yesterday a work package I needed for an event was stolen and the culprit used the $100 gift card immediately without any remorse or penalty and this is happening more regularly. Unfortunately legally they could not provide who used the gift card I had expensed on my work cc however I have taken all the necessary actions with all my merchants and advised them to place in locker or my door step but this is simply not enough. I weekly spend 30min-an hr trying to receive a refund simply because the thief/thieves here can do what they want without punishment.

I got really lucky with a super spacious 1x1 here in central east Austin, my bathroom has both a steam shower and a garden tub! I get to see the sun set on the capitol from my balcony!! :D I don't think I would've gotten this experience anywhere else, thanks Saltillo! And thanks for being suuuuper helpful and responsive at the office, especially in trying times like when I accidentally threw my keys down the trash chute 15 mins before end of day Friday (yes you can laugh), and to Sanaa for being hospitable and welcoming always! :)

I have lived at Saltillo for ~1.5 years and despite its great location the complex has gone downhill over that time. Part of this is due to the neighborhood changes. Unfortunately, homeless activity has increased, but the buildings have major security and safety issues and management is very unsympathetic. Homeless are constantly camping out in and around the property, especially in the stairwells. The stairwells have no fob readers on the exterior doors, and make you an easy target at night when you can't see who's waiting for you up or down. The elevator in my building was broke for over 1.5 months with no compensation and very little communication so using the stairs was a requirement. They constantly smell like cigarettes and sewer as they literally have human excrement at times. If you call security some uncaring untrained guard in a store-bought uniform may or may not show up after a very long wait time. Security spends much of their time watching TV in their golf cart. To make matters worse there are hardly any cameras around the property and none in hallways which is a major safety issue even without homeless activity. This has led to an increase in package thefts as well. Saltillo seems to think the fix to that issue is forcing residents to pay for Fetch, which is a notoriously awful 3rd party delivery service. Since day 1 it has not worked correctly, and they should use that extra charge to implement a real solution like installing cameras considering now these packages are being piled in front of internal hallway doors when they do arrive. The other half of the issues are just normal aging/wear and tear on the building and amenities, but Lincoln and staff seem to do little to fix them. It becomes very deceiving when you are marketed a plethora of luxury amenities, but upon a closer look you'll see many are broken or missing. A couple of specific examples: 1. Upon move in the gym was well stocked but over time the exercise bike broke, yoga mats slowly disappeared, and disinfecting wipes were not restocked frequently. They never seem to replace any of these aspects. 2. The dog park is generally dirty despite them supposedly keeping all dogs DNA on file to fine residents for poop. The gates no longer have latches/locks and blow open with the wind so dogs can escape, and homeless people frequently sleep on the turf. Internal fence weldings have broken and are leaned precariously and often fall. With animals playing this is unsafe. 3. The power frequently shorts in the dog washroom when dryers are turned on, and despite submitting multiple requests to maintenance it never seems to get fixed. I understand some of these complaints aren't the responsibility of local staff, but others like building safety and making sure the stairwells aren't filled with trash are just basic living conditions. I hope Lincoln gets their act together with this property as I love the apartment itself and location. The staff seems to think words will fix residents opinions, but never take any tangible action. I will be happy to edit this review if/when safety and security standards improve around the complex.

Since residents were given the opportunity to win a gift card for a review- I'd like to provide an honest review, hoping to help better our community. Moving into Saltillo, the staff was helpful, and everything seemed perfect. For a "luxurious apartment complex" this seemed great with the restaurants/places around, and the amenities offered. But being an actual resident is an experience that provided me with a different view. There are several issues that are constantly ongoing despite the amount of maintenance requests, emails to the leasing office, or other forms of communication that have made these persistent issues prominent. As the homeless situation hasn't gotten any better in the area, there have been multiple incidents where I see homeless people heckling residents, sleeping within the stairwells of the building, as well as lurking and wandering within the buildings- in the hallways. This is especially concerning and unsafe at night time as there have been a couple incidents where I see homeless men standing against a wall in the corners of hallways. To really showcase how unsafe this is- there aren't even Cameras within the hallways. Thus several packages have been stolen, areas left filled with trash, and property damaged. Most of the time, the dog parks are constantly filled with poop that haven't been picked up. Although management cant constantly keep up with this situation- pet owners are required to get their pets DNA into the system in order to maintain property conduct. If a fee has been paid by the resident to do that, and there are signs at the dog park that say you would be fined if you aren't cleaning up after your pet- why can't Saltillo keep the dog parks sanitary and clean. Or restrict access to residents (by fob) instead if it can't be controlled. The amenities within Saltillo have been great, but the upkeep and the maintenance of the gym has been lacking. A maintenance request that was submitted a year ago for a missing hook has still not been fulfilled. Sanitizers haven't been filled for times where it's been empty for over a month. Including an elevator that was broken for 2 months, etc. If Saltillo listened and cared, these changes would help make us feel safe and happy rather than always being on the edge and feeling cautious.

Three years ago, this place was great, but it's really become a dumpster fire. Let me first start off by throwing out a couple of compliments. 1. Ty, who used to work here when we first moved in, was a rockstar, but he's long gone. 2. The maintenance people are also nice. Now onto the current state of affairs. 1. We've had a leak in our office/guest bedroom coming from the window when it rains for a year and a half without it ever being fixed. I opened a case in August of 2021 and it still hasn't been resolved. Maintenance said the exterior of the building needed to be repaired to fix the issue. It never was and we still have water coming in every time there is more than a sprinkle. If there's a downpour, I have to move my iMac. 2. The elevator is always broken. Apparently someone misplaced the key to the elevator years ago and the building never replaced it. So when people are moving in or out, they can't use the key to hold the elevator door open. So people try holding the doors open which causes it to break down. There isn't any staff here on the weekends to fix it so most Saturdays and Sundays, we're doing stair climbers. 3. We renewed our lease last November and a week after we signed, construction started directly across the street on a brand new building and IT HAS NOT STOPPED. Seven days a week from 7am until past midnight in some cases there is banging, clanking, beeping. We've had to file complaints with the non-emergency APD to get them to stop after hours, but they keep doing it. The Saltillo conveniently never disclosed that there would be new construction starting. I now have sleep with noise canceling headphones on...which is kind of scary when you sleep through a fire alarm because someone sprayed a fire extinguisher in the middle of the night (which happened of course) 4. Homeless People sleeping in elevators/hallways, people smashing up cars in the parking garage, people trying to break into apartments. Yada yada yada. The proper solution: Hire better/more security. Their solution: We're going to delete your ability to allow delivery people to come to your door and force you to use a call box that's been broken for 3 years. 5. Fetch. You can read other reviews for how awful the service is, but I'm going to address a different concern. We verbally agreed to renew our lease on November 13th. It took the office until January 3rd to actually send us the lease because that's how inattentive the staff is. On December 13th, they added Fetch as a required service for $20 per month. So now we're paying an extra $240 per year for a terrible service that we aren't using and never agreed to utilize when we agreed to our new lease. 6. Bugs. Little sugar ants are everywhere annually from February until August. Fruit Flies arrive in September. You will be swatting at the air constantly for three months until it finally gets too cold for them. Roaches haven't made it inside yet, but they've penetrated the garage, trash rooms, and they love to run up the side of the building all the way to the third floor in the summer. It's only a matter of time. 7. The Staff. They ignore your emails. They send canned responses when they actually do respond (usually after a second or third request). They don't listen to your concerns and come up with irrational solutions to simple problems. It's just wildly subpar, exhaustingly poor, customer service. Avoid this place at all costs. Side note: There are four recent good reviews of this place from the last week. You can ignore those as the complex offered a raffle for up to six people to win a $50 gift card to a restaurant to write a review. ***Update*** They no longer allowing food deliveries to your door. You must meet the delivery driver on the street.

UPDATE: Now down to 3 stars. Maintenance came to my apartment while I wasn't home and dropped off a fire extinguisher. They didn't lock the door on the way out... (3.5 stars, rounding to 4) Before I start... MANAGEMENT PLEASE READ THIS... WE ALL HATE FETCH!!!!!!!! It takes an extra week for a package to arrive. My delivery was cancelled 3x. The facility is way across town and I can't get there when it's open due to where i work. PLEASE JUST FIND ANOTHER SOLUTION!!!!. Please please please literally we all hate it so much. Now for a more complete review: I've been a resident here for 6 months, I live in block 4 (the one with the orange theory, furthest from 35). I've read some of the reviews, I can't say I relate to all of them, perhaps because of which building I live in. For instance, I have not experienced any issues with homeless people coming in/out or sitting in the stairways, etc. That's likely due to the fact that my building is furthest from 35, but I'm not sure... The interior is pretty good quality in terms of durability, they're clean, and I haven't had any plumbing or electrical issues. It's a high price to pay, but compared to other apartments I think it's decently worth it - especially when you factor in the location. You should definitely not move here if noise is an issue for you. You can hear everything that happens in the halls, as well as all of the street noise. It's a lot!! Luckily it doesn't really bother me... The gym is overcrowded a lot, but at least they keep it pretty clean. It would be nice to have extra gym space.

I feel an update is needed, because things just keep getting better. Added to the ridiculous decision to not allow you to send packages to your own home (in order to force you to pay for Fetch, the worst service ever, even if you don't use it), now no one can enter the building without a fob key. You might think "oh, this makes it super secure", but it doesn't, because there is absolutely NO security whatsoever. All it does is that you cannot get deliveries to your door, or if you forgot your keys at the office, tough luck, you are locked out of everything. The office, unilaterally and without notice, decided to get rid if access codes instead of adding some security, and now no one can get in. Do you have a food delivery? You need to go downstairs to the street to get it. Do you have a sensitive package coming from UPS? Better make sure they call your phone, because there's no way to let them in without you physically going down there and opening the door for them. Have a cleaning person? Oops.. you will need to be home! This just adds up to the list of myopic decisions this company has made with no regards for their residents. I would never recommend this place. It's hectic, loud, things don't work (both our elevators where down for a few days at some point last week), and there's construction everywhere. Find some place better for the price.

Instead of simply putting an access control during the night hours for residents only, they closed the whole package room and made residents sign up for a $30/month service where you have to schedule deliveries of your items. Way more work, not as fast, super inconvenient.

Cons: Main complaint is the building is very noisy. Practically every weekend, I was woken up in the middle of the night from noise in the hallway or partying in the courtyard. The walls are SUPER thin and the ceiling even thinner. I could hear every footstep from the apartment above me and also their whining dog which never stopped crying early in the morning. I complained to the office over 10 times about the noise. It would calm for maybe a week or two, but then the noise would come back from the apartment above me. Someone told me the Saltillo has a reputation in Austin as being a "frat house." I'd say that's pretty accurate. Numerous times I saw trash in the hallway, spilt food in the elevator which neighbors didn't bother to clean, and empty beer cans sitting in the stairwells. There was a gnat problem in the garages of some of the buildings and while an exterminator did come, there were hundreds of dead gnats on the ground that just stayed there. Like, for weeks to months... They were never cleaned. Oh and another time, the office sent an email complaining that although they had totally cleaned all the dog poop out of the dog park, less than 24 hours later, 8 loads of dog crap already filled the park back up. Pro: Place is new so the apartments themselves have nice appliances. Location is central for food and walking to bars and eateries. If you're looking for a nice place with respectful neighbors with mostly quiet, I wouldn't recommend it. IF you don't mind living in a frat house with tons of noise and lack of community and clealiness, maybe it'll work out for you.

I am adding to my original review for the sake of transparency. Also, please note that everything I am mentioning here has all been brought up to the management team. I'm not complaining in the dark. These are all valid frustrations that I have never experienced in my downtown living experience, and none of my friends who live in surrounding communities have experienced anything like this either. I suffered continuous harassment issues with a neighbor where I had to start filing reports almost daily (no exaggeration) with APD. The office team had a problem with resolving the issue and consistently placed it back on us (the residents who have severe issues with each other). I don't feel safe in my home, I don't feel that I can even live in my home & I don't feel confident in the management teams capabilities whatsoever in effectively managing a 700+ unit building in downtown. Noise in these apartments travels easily. The hallways are indoor and concrete. I can hear a dog barking 2 halls down echo into my hallway. I can hear people's conversations in the hallway clearly in my home, and when I'm in front of a neighbor's door I can hear their conversations clearly from the hallway. There is no carpet so you can clearly hear footsteps and dogs walking around and playing with their toys. If someone is pounding meat on the kitchen counter in the apartment above you, you will hear it clearly in your apartment. I can hear my upstairs neighbor vacuuming their carpets. I can hear them sneeze. I can even hear make-ready's happening clearly and loudly. The amenities aren't really cared for often except for the ones near the office. Those are probably the only ones you're being shown on your tour. The other blocks don't get the same detailed attention. For example, toilet paper is constantly out in the community coworking space. The dog parks are consistently covered in dog poop. And rarely washed these days so it stinks. The transient situation is out. Of. Control. And always has been since day one, but it has gotten even worse. I used to not mind it because they are people too...until they are having a mental break and charging and screaming at you, following you into the dog park and literally spitting on your dog, peeing in the stairwells, pooping on the sidewalk, breaking into the package room to steal your packages and even breaking the package locker to be unusable, entering resident hallways and roaming free, etc.. our first resident event after COVID was an event with APD to talk about personal safety to give you an idea. I most recently had one follow me from target and into the parking garage so he could indecently expose himself to me and I had to call the police. When I talked to the property manager, she even confirmed how bad it is. The parking garage management is inconsistent. The resident access gates are constantly broken. There's old bikes missing wheels and collecting dust in random corners. There's literally puke right now in block 2 and it's been there for over 24 hours now...there's also NO GUEST PARKING! The trash room is always disgusting. The trash management policy really should be rediscussed and enforced with residents. There are consistent break-in issues with storage closets and the "secured" bike rooms. Packages are always stolen. I've had my last 2 in the last month stolen. And the management team likes to place it back on Amazon, but Amazon has confirmed that the lockers are always full...which is the responsibility of the management team. The "security patrol" company is awful and they also have a very high turnover. I have only ever seen one lady consistently, and even she is gone now. Everyone else that I have seen shouldn't be in security patrol roles. They also lie on their reports, will knock on your door and take off without giving you a chance to speak to them. I could keep going, but I feel that this gives everyone a solid idea of what your expectations should be brought down to when leasing here. I've seen it all since moving in in 2019 when they opened.

The property management company and the staff who work in the leasing office provide some of the worst care I've ever experienced. They are great when you are signing and touring, but once they hand you your keys, have a very low expectation for how you'll be treated as a resident. If you have issues or want to voice your concerns, they prefer not to deal with it (going as far as locking the door and physically running away from me). They will do whatever they can to avoid addressing issues and concerns. If you live here, here is what you can expect: - bikes / bike tires being stolen from the bike storage areas - parking gates that do not work, so they are either always left open or you can't park in the secure garage - packages being stolen on a very regular basis from the mail rooms (and when you bring this up to the office staff they will say "do I look like I can do something about that?" Which is cute.) - unfinished maintenance work: there are literally wires and holes in the walls in some parts of the buildings as they started tasks to make the entrances more secure after an assault on the property, but those measures were quickly abandoned and have been left unfinished for over a year - break ins: the unit below me has a shattered window - animal feces and urine in the stairwells - fruit fly/bug infestation I could go on and on. I know that these issues could happen at any apartment complex, the major problem is the lack of care, decency and action from the people managing the property and the people working in the leasing office. Do you want to live in a place where every step in the building it smells like rotten trash because all the businesses near by throw there trash in the complexes bottom floor. Or how about a complex where you can never reach the office workers and when packages are delivered they are put in the mail room and anyone can have access to them and packages get stolen often! My advice for $1,700 for a small one bedroom where the elevators are constantly broken and nothing but gentrification is happening in the complex and all around this area yet homeless camps surround this building a street away I'd say live anywhere but here! Not worth it whatsoever!!!!!

DO NOT EVER LIVE HERE! There are many places to live in this area and any of them would be better than this building. Some of the worst issues we experienced in our time living here include: 1) Bugs - despite living on the top floor, the whole building has issues with bugs, which could be due to the dog poop that's left in the hallways with no one cleaning it up and no action taken for the owners who are allowing this 2) Horrible management - the management staff all share 1 email, which they rarely respond to, and when they do it's often conflicting information with no one to trace it back to. When they give misinformation, they will tell you they aren't responsible because they can't tell who sent it. 3) Broken facilities - The garage door is constantly broken, so it's not secured parking (or if it is secured, you might get stuck inside because the door won't open, which happened to us multiple times). Elevators are also regularly broken, and the gym equipment is always broken (for example, they say they have a Peloton but it hasn't worked in over a year). 4) Thin walls - If you plan to WFH, choose another apartment. You can hear everything your neighbors do, making it impossible to work or sleep. 5) Filth - As mentioned, there is regularly poop in the hallways, trash overflowing not picked up, etc. 6) Stolen packages - the package room is not well secured, the virtual package locker is always broken, so packages are just left out in the open and stolen constantly. Management does not take responsibility or do anything to help.

DO NOT SIGN A LEASE HERE. What they don't tell you is that many of the apartments have a terrible infestation of fungus gnats, to the point where they are uninhabitable. And they do NOTHING. Claim to have their own pest control but does not resolve the problem. People have had to move with no help from management. There is actually a Facebook page with over 250 people who have complained. We are now getting the state and local health departments involved, as well as hiring a lawyer. It violates the rental agreement as the apartments become "uninhabitable," which warrants either no payment y the tenant or payment for alternate living space by the management until problem is resolved. There was no sign of them when we looked at the building but one gnat became 10 became 100 became thousands. It has been horrible.

I toured Saltillo and seemed like a nice place to live. I ended up applying for a unit and was set to move in within two weeks. I am a transfer from Atlanta and ended up contracting Covid-19 in early January. I was unable to move-in on my selected date and had to postpone my move-in for around a month for work-related reasons. Saltillo management (Sam) was 'forced' to release my deposit with no refund (over $250) and the same unit a month later had increased by almost $400 a month when I tried to move in again. The price was over my budget, so I was forced to look elsewhere and they were non-responsive about returning my $250 deposit I paid them and I didn't even move in. Seems pretty shady they would take my money like that and not return when requesting when I didn't even move in. I would not recommend working with these people or living in this establishment if they treat their potential tenants like this.

While on the surface the building is a great location with large units, the company clearly chose to cut corners wherever possible so the building does go much past looking nice. Example being that since I recently looked to move, this is the only new building I've seen anywhere in town with single pane windows, allowing a lot of street noise in. The management company spends more time planning virtual events than addressing serious issues with the building (constantly breaking elevator, non-residents accessing the building, construction noise issues, etc.)

Great concept and location.. but they got one thing TERRIBLY wrong.. The floors are paper thin. I've lived in 4 different apartment buildings in Austin and I've never heard sound come through the floors/ceilings as they do in Saltillo. You can hear everything the neighbor above you does, from every step, to even opening a drawer... It's a nightmare if you are a light sleeper and neighbors above you are up late. Worst part is I found out 8 months into living here that the units above me are rented out to Sonder - Short-term rental!! Obviously no one who is coming to visit Austin to stay at a short term rental is going to on a normal schedule.. I've been sleeping an average of 5-6 hours a night because of this situation. The last thing I'll add is some of the employees are incredibly rude, just talking to them on the phone is unsettling.

I have lived here since June and absolutely love it! The apartment itself is beautiful. The people who live here are friendly and fun. Amazing gym and pool. Plus, the price is hard to beat. There is some amazing retail coming soon and even the construction hasn't been hard to live with. We were concerned about the street lights on 5th because we have dogs and were nervous about walking them in the dark. Brought this concern to the office and they had the construction team hang some lights for us. Special shout out to Monique and Ty for that! Really love living here. Highly recommend.

Amazing location within walking distance to a variety of bars and restaurants on East sixth. Ground floor has great retail locations including Snooze, Orange theory, and many more. The gym and pool are awesome. May be a bit on the expensive side but worth it!
