The Most Anticipated Austin Restaurant Openings for Summer 2025 | Eater Austin

"Led by chef Laila Bazahm—who is of Brazilian and Filipino descent and has worked as executive chef at Eberly and operated restaurants in Barcelona, Houston, and Ibiza—this Southeast Asian concept will focus on dishes she craved while living in Asia. The menu will include Singaporean chili crab and beef rendang (a former signature dish of hers) alongside a raw bar, and the space will add a climate-controlled patio where herbs for the kitchen will be grown." - Erin Russell

This hotel was a great find! The location was what drew me to the hotel, but the quaint charm and Vicki's hospitality are what will bring me back. Everything has a lovely personal touch. Common areas with drinks and coffees and teas were such an unexpected delight. The rooftop has a wonderful 360-view of the city...especially great at sunset. Free parking was another unexpected perk. My goal is to come back with a group of friends and make the hotel home base for a fun Austin weekend!

My stay was short but so relaxing. I got a room with a bathtub and it was heaven - exactly what I needed to unwind. The moment I walked in my jaw dropped, I was so impressed it felt like entering a private oasis. The bed was clean and the most comfortable hotel bed I’ve ever stayed in. There was so much attention to detail - you felt welcome and thought of. They were going through some remodeling and their front desk was closed but they were still able to provide great customer service over the phone during my whole stay. I definitely plan to stay here again on my next trip to Austin.

Definitely recommend and will stay again! Pleasantly surprised at the lovely gathering areas on each floor, backside of the street. Coffee, teas, waters, books, games….very peaceful. As single I enjoyed a cozy comfy room with beautiful large bath. Each room designed differently, well thought out. Very clean. Wonderful staff, so pleased I met owner Vicki and the young lady when I arrived, guided me to my room and amenities. Great East Austin location near restaurants and shopping.

Google
I had a great experience at The Frances Modern Inn. The hotel is beautiful, clean, and has so many helpful touches throughout. I loved the neighborhood - plenty of great breakfast, lunch, dinner, convenience and late night options. The area is a real neighborhood - any easy place to take a walk, or find a scooter or bike to get around Austin. Vicki and the staff were exceptionally friendly and helpful. I look forward to visiting Austin again, and have no hesitation to stay at The Frances Modern Inn again.

Google
I was referred by a colleague who had stayed here before who I’d be staying with for our work trip. I couldn’t believe how cool this place was from top to bottom upon what was one of the most accommodating simple check-in processes ever experienced staying at a “hotel”. From the unique design and immaculate rooms to its fun- & food-centralized location to its rooftop skyline views to its lovely owner, this boutique is a well kept East Austin secret. Highly recommend, and will most definitely be staying here again.

Google
Service was excellent! There isn’t a front desk, but you don’t need to worry about that. The owner was very prompt and responsive. They were able to accommodate a couple requests and because of that my stay was very comfortable and stress free. There are quite a few restaurants and cute shops less than a five minute walk away, a major draw. My room was beautiful and the bed was very comfortable.

Love this boutique beautiful hotel! My husband and I recently got married and my family stayed at there. The staff Brittany, Martha and others were so so kind and went beyond to help make their stay welcome. Vicki I spent a lot of time with organizing and she was nothing but a delight in working with. Extremely communicative and involved. I was so thankful to know my family was in great hands. The rooms are everything on top of it all. They are stunning and feel so lux and homey at the same time. Highly highly recommend. So many great options to walk there! One of my favorite streets in all of Austin!

Google
Beautiful boutique hotel with a huge abundance of charm and style. Absolutely worth a stay for locals who are looking for a staycation or night out. The restaurant, Siti, serves delicious elevated Southeast Asian cuisine and amazing drinks. The location is lively with lots of options for coffee, drinks, and entertainment. Highly recommend staying if you're seeking a special evening or weekend solo or with a partner.

Yelp
We love the Frances Modern Inn. We have been staying since my birthday in 2021, when it was Cat Noir. Vickie is the owner and has made so many fabulous changes. We stay here any chance we get when we travel to Austin. It's walking distance to some great restaurants and bars. There are food trucks across the street and it's just a great place. The rooms are comfortable and the decorations very elegant. There are 15 rooms and we've stayed in several. There are three floors and a rooftop. Each floor had a bougie coffee machine, along with sparkling water for guests. Vickie is a great host and we love visiting with her every time we stay. You must stay here but don't get carried away; we still need to get our reservations!

Rachel W.

Yelp
The room and additional amenities were fabulous and the staff went out of their way to accomodate us when we needed to leave for the airport later than expected. It's within walking distance to a few great spots and the adjoining restaurant was amazing. We can't wait to come back!

Yelp
The again-rebranded Frances Modern is still our favorite "old east Austin" hangout, and is a destination for us when we visit the area, as we do several times per year. As of this writing, they're in the midst of a fairly lengthy and comprehensive remodeling project, so expect some dust, but don't worry, Louie is taking it well and views the construction workers with the typical indifference that's on-brand for cats. One upgrade that's already complete is the installation of Juro automatic coffee machines on each floor. These machines are quite expensive and produce very nice drinks mere steps from the door of your room. For dining, though, check out nearby Paperboy (prepare for a wait during busy hours). The hotel will soon open its new restaurant, and we can't wait to try it out. The rooms are definitely unique, with each one featuring something a little different. The beds are all comfortable, and remodeled bathrooms are spacious and, wait for it, modern, with ample shower space and lovely large, enveloping tubs (availability may vary from room to room, check before booking). Numerous places to eat, drink, and be merry are within crazy short walking distance, and in fact, if the famous Franklin Barbecue is on your list, this is a great place to stay and get up early to walk over and get in line. Definitely try this place if you want to have a great experience and keep some of the old "Weird Austin" spirit alive; it's dwindling, but still there.

Yelp
I just stopped in here to enjoy some coffee back when it was Hotel Eleven back in 2020 although I was frustrated to discover they had no public toilet. If you sell coffee and other caffeinated beverages it really should be par for the course you offer somewhere for people to use the toilet. I hear they are undergoing renovations so perhaps they are in the process of fixing that situation. Apparently they no longer sell coffee here anymore. Overall this seemed like a nice little spot to easily enjoy a bit of liquid caffeine to get your morning started but now it seems they have a restaurant in the space where they formerly sold coffee as part of the hotel. This place keeps going through changes and is again changing their name & brand.

Yelp
What a great experience and what a lovely place to stay and relax. We were in what they call a large room and it was so lovely and everything about the experience both classy and homy . The amenities are awesome. I love this place and can't wait to have another getaway with my wife.

Yelp
The Frances Modern is truly a haven! I've stayed in loads of hotels and AirBnBs all over Austin and in every neighborhood -- South, North, East, West, and central -- and this now is my absolutely favorite place to stay. It's beautifully designed for relaxation and comfort. Somehow it was tranquil and chill while being right across the street from great live music and food trucks (with Hippie Ice snow cones -- perfect during the August heat!) at Kenny Dorham's Backyard. (There's a noise ordinance that kept things quiet after 10:30, which was perfect.) The Frances is an easy walk to cute boutiques, world-famous Franklin Barbecue, and Vintage bookshop and wine bar, and you can rent a bike across the street for a quick jaunt down to E. 6th street or over to downtown to get to even more restaurants, nightlife, and shopping. There's also a rooftop deck lounge area with a killer view of the Austin skyline. Everyone -- innkeepers and housekeepers alike -- was incredibly friendly and made our stay delightful. We had the chance to stay in both a Medium Plus room, which had a balcony where we could stand and listen to the live music, and in the Suite, which was spacious, luxurious, and perfect. All of the colors and materials were soothing and soft. And after a long day roaming around in the 100-degree-plus heat, it was great to soak our tired muscles in the tub and cool off in the AC before venturing out for more Austin fun. We also loved that the hotel had a fancy coffeemaker where we could get espresso drinks, coffee, or hot water for tea, plus there's a fridge full of tasty, local Waterloo sparkling water. There's also free parking - a huge plus! On each floor, there were bookshelves in the common area that had plenty to read, as well as some games, tarot cards, and other design touches. The owner, Vicki Faust, has created someplace truly special, a beautifully designed sanctuary with all the creature comforts and a quintessentially cool & friendly Austin vibe. If I could live in this place, I would!

Yelp
Wow. What a beautiful boutique hotel! All the rooms are different and the common areas are cozy. Great coffee! Amazing restaurant downstairs, Poeta. A truly amazing experience.

Yelp
Austin for my better half's bday. Didn't wanna stay at some run of the mill fancy hotel. After looking for the perfect boutique hotel reasonably priced, The Francis Modern Inn was the final choice. Mainly for the stand alone tub and the unique room decor. Closer to our stay, Vikki sent me a text about the check-in process. I began to describe the reason for our trip and she went above and beyond. She prepared flowers, champagne, bath bombs, and birthday cupcakes. It was perfect. And we were so surprised at how they managed to have a freshly remodeled room and capture this historic feel. The room was spacious, super cool art, a lil breakfast nook over looking the street. The bed was super comfy and we literally coulda slept in all day thanks to the velvet curtains that blocked any evidence of daylight. And the plush green velvet couch tied it all together. Our 2nd floor common area had books, games, a large sectional w. A latte machine and sparkling water available for guests. We bumped into Vikki after a day of exploring and she was so interested in us and very personable making us feel right at home. I will not hesitate to book this every time we come to Austin. So if you are looking for something out of the ordinary, welcoming, and super comfortable give The Francis Modern Inn a try. You will not be disappointed. We didn't get to try the restaurant downstairs, but it's definitely gonna be on our list for our next visit.

Yelp
I had the chance to stay at the Frances Modern Inn during my recent visit to Austin and it was truly such a delight. My room was designed impeccably (I suddenly have the urge to wallpaper my entire house after staying there!) and I felt right at home. I was traveling with a group of girls and it was so nice to have the outdoor common space where we could lounge and sip on complimentary, delicious local coffee and sparkling water. The location is also perfect - steps away from some of my favorite East Austin shops and restaurants. I'll definitely be coming back!

Yelp
All the folks that work here are terrific, attentive and super helpful. The hotel is under construction on the bottom floor. There will eventually be a restaurant but for now not really any services - unless you include the awesome coffee maker and fridge of local teas and sparkling water in each floor that are self serve - very nice benefit! The rooms are terrific! Beautifully done, modern, great bedding, modern bath. There's even a shared rooftop with great views of the city and Capitol building. Parking is a challenge. They do have a parking lot but if it gets full these guys are so smart and proactive - they have other close options that are still FREE! All in all. Great stay. I would definitely come back. If you're interested in trying out edgier East Austin, I think it's totally worth it.

Yelp
The Cat Noir hotel was a delightful and unique hotel to stay at. The room was perfectly set up and so clean. Everything was very thoughtful and they were very good with communicating the entire visit. They knew I was going to a concert and it was raining so they sent me a text that they left an umbrella outside my door. This was one of the best stays I've ever had. They had parking in the back with a secure gate and have a cute lobby/dining area also. The best part of it was meeting Louie, the hotel boss! I will be back soon!
google avatar

Steph S.

Yelp
Booked the Cat Noir for a Sunday night while in town for a wedding. The wedding started at 3p (check-in time), and I was worried about where to stow our luggage. I called ahead to see if the Cat Noir could just hold our luggage until we came back that night. They went ahead and granted me early check-in AND a room upgrade from Crash Pad to Signature. Taylor was a total joy at the front desk. Solved my problem and then some. The room was lovely with a huge bathroom, and a balcony overlooking E 11th. We heard Louie yowling outside of our door, so we let the distinguished guest in. He truly just wanted to lie on the cool bathroom floor on a hot September night. Will definitely be back and hopefully longer than a night!

Yelp
I'm moving from Houston to Austin and stayed at 2 other hotels before this one. I wish I only booked here. This place is amazing. The manager is very punctual and returned my call 3 mins after I called. She helped me with payment through the phone and gave me the door and gate codes through text message. When I arrived, there is construction going on downstairs but unhearable. Everything at this hotel is zen. 3 stories and every story has coconut milk, coffee, seltzer drinks, books, and nice seating areas. Clean bathroom and perfectly folded towels. Stocked shampoo, bath soap, conditioner. Cotton swabs and make up remover. Hair dryer and the SOFTEST robes. I've been to some fancy hotels but WOW. Softest robes yet. Great channels. Cute circle window. Nice chandelier. Being a small room, it's perfect. If you love great customer service and immaculate rooms. Book here now! You will not go wrong!

Yelp
*This review is for their cafe area* I had their bacon egg sandwich with the bacon on the side, so it was an egg sandwich. It was delicious! The bread had a spicy spread on it with a bed of arugula and tomatoes with an egg on top. It was filling! My friend Abbey ordered their sweet bread and it was delicious as well! It was toasted baguettes with a sweet honey butter. The crispy bread with the sweet and creamy butter was a perfect combo! It was too sweet at all! The service was okay. Going by the lack of Yelp presences, this place is new. There were two gentlemen working. One was at the bar and the other was waiting tables. Pros: - Food is delicious - Great ambiance - Spacious - Free parking - Located in a cool neighborhood Cons: - Service can be a little slow - Kind of confusing that the cafe is part of the Hoteliers

Yelp
This place has the sweetest staff ever! We told the front desk that we were staying there for a little anniversary getaway, and they graciously upgraded us to a bigger room with a bathtub! The bathroom was huge, brightly lit, and the tub had the most luxurious spout and running water. Bed was comfortable and soft. The perfect place for us to decompress at and enjoy Austin. Please beware that this hotel has a cat on the premises - it's a really cute feline named Louis, but just a heads up for those with severe cat allergies!

Karls O.

Yelp
Recently stayed here in their Xtra Large Suite, it's absolutely worth it. Has everything you need! We were able to save some leftovers for those late nights and reheat in their kitchen. Felt like home, and the staff is so friendly and helpful. Enjoyed our stay and I recommend it!

Yelp
This was the perfect place for my mother to stay while in town for the weekend. The hotel is modern, clean, and quiet. There is ample communal sitting space, a roof top deck, and a cafe on the ground level. There are several restaurants and stores within walking distance as well as free parking on site. The check in process was hassle free and we really felt like the staff took the time to get to know us on a personal level. Great experience overall. We would definitely return in the future.

Yelp
I REALLY wanted to like this place. Came through Austin as a detour vacation in the middle of a work trip and was looking to treat ourselves. We booked their best room, the King Suite with a bathtub and separate walk-in shower. I needed somewhere that was close to downtown, but off the main path, and required self parking due to driving a company vehicle. This seemed liked the perfect place. Since we booked day of, we weren't sure if our reservation had went through or not (booked directly through their website). We called and they even let us know that our room will be available earlier then check in; score! Upon arrival, the lady at the counter was sweet and it's hard to miss cute Louie, the miniature black panther that's hotel mascot. The room was perfect too. Really chic, well thought out details such as Lather shampoo and soap, His and Hers faucets, and separate toilet room. I love supporting local business and this had so much more local flavor, I didn't want to pass it up vs booking Kimpton or Westin nearby. But sadly, the benefits stop there. THE WALLS ARE PAPER THIN. Almost as though they were nonexistent! I'm by no means a light sleeper but waking up to someone in the room next door asking for a q-tip?! I'm talking every single conversation folks! I can't file a noise complaint for that, lol. The hotel seemed particularly empty except for the adjacent room. Imagine if it was packed?! For $300/night you would think they'd invest in some form of sound proofing but guess not. Upon checkout, our feedback was dully noted. The host seemed like she had heard this complaint before. Also, their water smelled like fish/an aquarium due to lack of any filtering. Probably why there's no coffee or tea service in the room... Please save your money and book another hotel in Austin. I will not be returning here either.

Yelp
Love this place! I booked a room for my Dad who was visiting for the weekend. I checked out the room before he arrived and it was gorgeous and stylish. They also have a great cafe/lounge area. The staff was so kind and my Dad had nothing but good things to say about it.

Drew G.

Yelp
My fiancé and I had a wonderful time at Hotel Eleven. Though it's important I mention that prior to our stay, I was not an engaged man! After seeing pictures of the rooftop deck, I knew this would be the perfect place to pop the question. Upon emailing the hotel, I was quickly put in correspondence with the owner, Shelly. Shelly made the whole experience, from planning to execution, absolutely stress-free. She was kind and patient, and that attitude was reflected amongst the staff of the hotel. The hotel was fantastic. Its design is contemporary and modern, the atmosphere warm and friendly. They have a great bar downstairs, a scenic rooftop deck, and to top it all off, the most charming cat in all of Austin, Louie the Cat! Whether you're planning on popping the big question, or are just looking for a wonderful spot to stay in Austin, you will not go wrong with choosing Hotel Eleven.

Yelp
Did a one night Saturday stay here and loved it. Friendly service, great location and great room. Appreciated the very comfy bed, luxury rain shower and outdoor patios on every level. The location is perfect for walking to lots of bars and restaurants. Nice to stay so close to things but still feel like you're getting more of the local Austin experience.

Yelp
We loved staying here! This hotel is so stylish, comfortable and clean! The vibe is awesome here with the downstairs bar and the cute black cat hanging around. The owner and the staff were so complimentary and kind. I would definitely stay here again and recommend to friends/ family!

Yelp
Love this place! Super friendly staff, luxurious beds, great neighborhood close to all the action but still mellow, parking, cute mascot cat. Reminded me of chilled places I'd stayed in Thailand.

Yelp
this place is adorable!! i always have a super hard time trying to pick something cute and comfy. i am VERY picking when it comes to hotel rooms. i was very excited about this hotel because of the reviews through travelocity, & you know it's a great hotel when there are various pictures of them on instagram. arrived about 1am, wasn't a hassle, came in, settled in (stayed for two nights) everything was SO comfy! it's like a stylish boutique hotel. very unique, great location. restrooms clean, loved the roof. just seemed so unique overall. i hate staying in chains simply because they're just the same old thing. love trying places like these. the restroom is very clean... and don't even get me started on that shower i wish i would've gotten the room that included that bathtub, but either way.... the one i got was perfect. and my favorite part is our room had a lovely chandelier, would definitely stay here again.

Yelp
Staying here during our wedding weekend was so perfect. Shelly is wonderful to work with and the entire staff really cares about the guest experience. The rooms are gorgeous and the location is convenient. What more could you ask? Love.

Kelsey K.

Yelp
We blocked out Hotel Eleven for our friends and family for wedding in April, and we couldn't have been happier with the experience! Both the hotel and the staff were an incredible part of our wedding weekend. Shelly and her team were so accommodating, and really went above and beyond to make the weekend special. The hotel itself is also SO cool - the rooms are all nice and well-designed, there are gathering spaces on every floor, a lobby bar aaaand a rooftop patio, with views of downtown and a moontower! It's also very convenient to great food and drink options - walking distance from Nickel City, Hillside Farmacy, Quickie Pickie and a food truck court. Five stars and more!

Yelp
This review is for the cafe/staff, as I haven't had a chance to stay here, although I'm sure it's great. I live nearby and work from home. Today, the fire alarm at my apartment started going off at random intervals, leaving me to find a new work space and, more importantly, freaking out my dog. We went to the cafe at Hotel Eleven for the afternoon and the staff could not have been more accommodating. My dog even got a little too riled up when he saw a cat and knocked over and broke my coffee cup, which was mortifying, and the staff was extremely gracious. I've been here a couple of times before and everyone has always been great, but they went above and beyond today. The drinks and snacks are solid and the WiFi is fast, so I will definitely be back more often in the future.

Laura E.

Yelp
What a cute place, very thoughtfully put together. The roof top deck had an amazing night time view of the city. We picked up food from a local restaurant and had dinner under the stars and Austin lights, perfect ambiance. The room and bath were sleek and modern. The mattress and pillows were very comfortable. The location was perfect, lots of different restaurant choices nearby. The staff was amazing and very accommodating and I don't want to forget Louie the big black hotel cat, very sweet. Would definitely come back!

Amanda S.

Yelp
The hotel I booked at over sold my room so canceled on me when I walked into their lobby so I was in a panic since I was running the Austin half marathon and all of downtown was sold out months ago! Hotel Eleven happened to have a cancellation so one room open. The owner and staff are amazing. They made me feel so welcome and helped me de-stress. The location is cute and close to downtown. They are also close to the famous Franklin's BBQ. The room was gorgeous and everything worked correctly. I would definitely recommend this place to anyone.

Chinwe O.

Yelp
This was a wonderful hotel. The staff was so kind to me and everything was so clean. The decor of the hotel was great. The woman behind the counter was gracious. She greeted us with a smile and she was are too kind and I was happy with the staff. Five stars is not enough!
