Beautiful building, especially the lobby. Been here for 3 years. Very spacious units and affordable compared to other luxury buildings with identical amenities. I'm only moving because I want to be able to walk to work, but otherwise I'd have stayed.

We recently moved into the Franklin Residences and could not be more pleased to make the Franklin our new home. It had been many years since we rented an apartment and from the beginning, the wonderful leasing staff members helped us understand what we could expect when living at the Franklin. They were easily accessible and their guidance made the process and long distance move as stress free as possible. The Franklin Residences is a gorgeous old hotel (celebrating 100 years strong!) with lovely antique touches, such as the stunning lobby, but with modern amenities including a gym, business center, package room and bike storage. The Franklin Residences apartments are spacious, comfortable, and well- appointed with new appliances such as washer-dryer and dishwasher. Notably, our apartment, the hallways, and public areas are incredibly quiet, even serene. Above all else and most importantly, the attentiveness of the staff is extraordinary. The front desk managers and team are fantastic; friendly, knowledgeable, and exceptionally helpful. Maintenance operations can be contacted through the resident portal and an issue for us, a small leak in the ice maker, was addressed rapidly and completely. We don’t mean to sound like an advertisement, but we are enjoying a truly worry-free lifestyle thanks to the wonderful management and staff at the Franklin. Every day we wake up we can’t believe how lucky we are to live in Philadelphia and live at the Franklin Residences.

As my experience with them They are neither reliable nor responsive, and they have been deliberately delaying the refund of the security deposit. Unfortunately, they also lack proper customer service and professionalism. Given the time I spent dealing with them, I would rate my experience 0 out of 10. For the record, I have sent several emails to their management, but regrettably, there has been no response.

We stayed there for one month, with our pet. The entire staff, including the front desk, maintenance and cleaning, were all extremely capable, professional and accommodating. The administrative personnel were also wonderful.

I’m so happy to call The Franklin my home! There are a number of reasons for this, but one of the most significant factors in making my decision to live here was how absolutely fantastic the staff are. Celia and Natalie from the leasing team have been so professional, genuine, helpful, flexible, kind, and all-around tremendous from the very beginning when I first set up a tour. From initial phone calls to the tour itself, I was so impressed by how knowledgeable and on top of things they were and their sincere desire to help make The Franklin a place that would be a happy and welcoming home. Shortly before my lease was to start, I saw that one of the other floor plans that I really liked had become available. I thought it wouldn’t hurt to ask if I’d be able to change my lease over to this other one instead, but recognized it was probably not possible. Well, not only did they allow me to switch to the other apartment, but they were extremely generous and flexible in helping to make it happen, even though this meant quite a bit of additional work and other challenges on their end. Even before officially moving in, they’ve gone out of their way to help and have always answered my many questions with patience and clarity. They’ve helped me to immediately feel like I’m part of The Franklin’s community. In addition to the amazing team, the building itself and the amenities are also wonderful! Starting off with the beautiful lobby’s ornate ceiling, the chandeliers, and the large open space – just wow! There are plenty of elevators, so you shouldn’t ever have to wait long for one to come. The mail room is organized and tidy, the on-site gym is a good size and includes a nice variety of equipment, and another bonus is that there is on-site valet parking, which is not only convenient but helps me to feel safer personally and that my car will also be safe. The building is overall very secure. My apartment is just the right size for what I need, and I really like that it has both hard floor space in the living areas and then carpet in the bedroom, which helps it feel cozy. The location is also hard to beat. The Franklin is within easy walking distance of Independence National Historical Park and other important historical sites, Reading Terminal Market and a number of other great places to eat, and Penn’s Landing on the Delaware waterfront. I cannot recommend The Franklin and their spectacular team highly enough! 😊

The apartment was very nice. The cleaning crew was good at their jobs. All the members of the concierge desk were fantastic. The gym was more than you could ask for also. If I had to send 6 weeks in Philly again I would definitely spend it there.

The best apartment building ever! I've lived here for 5 years now, and I could not be happier! The best management, the best front desk staff, the best maintenance crew, not to mention beautiful newly renovated apartments and common spaces and a gorgeous and tranquil lobby. Great location, close access to shopping, grocery stores, valet parking inside building, and feels safe. Would recommend to anyone! 10/10

Really love this building!! We've been here a little under a year, first time living in Philly after living in NYC and SF prior, and WOULD RECOMMEND to anyone who asks. Location is great, very close to any vibe you want. STAFF IS INCREDIBLE!! Concierge staff in particular (bc those are the ppl we interact with regularly) DAVE, ZOEY, TYRONE, SHALOM, JULIO, ORADELL and all the rest are amazing!!

My husband and I lived at the Franklin for a year, but if we hadn't left Philly for work, we really would have stayed forever! Our apartment was amazing, and for the price/location was a great deal. Anytime we had maintenance issues (they were always minor), they were fixed within 24 hours. The friendliness of the leasing, management, and front desk staff made the Franklin such a welcoming place, and it really felt like home. And they don't forget your pets, either! When we moved in, they greeted us with toys for our cats. These personal touches, in addition to the amazing amenities, made this our favorite place we've ever lived. If work ever brings us back to Philly, this is our top choice to call home. **because we're living in COVID times, also wanted to add that the Franklin has done a great job responding. The gym has sign-up times to ensure distancing, maintenance and staff wear masks, and there are sanitizing stations everywhere. They've responded quickly and appropriately as things have changed!

Had the pleasure of staying at the luxurious Franklin Residences this past summer while working an internship, and I absolutely loved it! Everyone who works there is so friendly, they have a lot of events catered specifically to their tenants, like wine tasting nights, philly pretzel Friday's, etc. They are really accommodating. For example, when there were complaints about the gym, they had it remodeled and even when they did that they were considerate enough to have us admitted to another gym so that we could work out even during the remodel! When cleaning is done, the rooms are absolutely spotless (don't forget to tip)! My only suggestion would be to have some space where people could quietly work or meet. As of now we have the office center but it's essentially connected to the lobby so it's extremely loud. That might just be me being a spoiled college kid, but I thought that would be useful. Also the public computers are just paperweights with screens and the washing machines are excessively small. I almost forgot - there is also amazing dry cleaning service!! You drop the clothes off right downstairs and they are ready for you THE NEXT DAY! By 4pm. And even though this place is a bit fancy, they don't charge you ridiculous prices for it. PLEASE stay here!

The staff here is awesome - front desk is totally helpful, courteous and friendly. Maintenance issues are handled immediately; every time I've entered a request, it's been handled in about four hours. The gym is great with a good mix of cardio, weight machines, dumbbells, smith and cable machines, etc. And the gym is never crowded. The location is fantastic with multiple grocery stores within walking distance and many restaurants, bars, shops nearby. Patco, SEPTA subway and SEPTA regional rail all very close by. Note that there is a wide variety of apartments in the building, some of which are newly renovated and look like the marketing photos; others have older paint/carpet color schemes that look dated and need updating. Some apartments have street noise and others are quiet. The building has a master contract with Comcast which can be hard to navigate if there are installation or service problems.

We have lived at The Franklin for 10 years and have never regretted our move here from the suburbs. One of the best aspects of living here is the staff. Everyone from the cleaning staff to the front desk staff to the maintenance staff has been terrific. For example, after ten years some appliances needed replacement. The washer and dryer were on the second floor and I worried if anyone could get the old ones downstairs and the new ones upstairs without damaging the walls or stairwell. I need not have worried. John and Andy were not only successful with the replacement, but realizing the new ones might need some getting used to, offered to come back whenever I wished to help me master the new ones. I also know that if anything had been damaged in the process, they would have been back for painting and repairs.

The leasing office is amazing at The Franklin Residence. I moved from out of state and was not able to see apartments in person. The communication was smooth and they answered all the questions I had. You'll be blown away by the ceiling and lobby area. It feels so grand! : Gym: Very clean, feels spacious even when it's busy. Mail room: I have the upmost confidence that my packages are secure. Staff does a great job organizing. Food delivery: They have a table for food drop off that makes it super convenient for the person delivering and you Business lounge: you can book private rooms. One room is huge! The computers are mac desktops. You can print! Trash room: It's kept very clean. Elevators: There are many working elevators. People tend to wait for their own because they come so fast. Shops in building: There's a coffee shop, a wine and cheese deli shop, and a sandwich/soup shop in the building. Residents get a discount when you let them know you live here. Apartment: Very spacious. I had only one maintenance request that I needed done and I marked it as a low priority fix and they were here under 24 hours to get it fixed. I enjoy living here!

I've lived in countless high-end buildings with amenities and I have to say I am incredibly impressed with The Franklin Residences. First off, the building and it's historic architecture are breathtaking. Secondly, the staff and management is top notch. Every one is ready to help to make your move a seamless transition - from Natalie Cressman to the front desk staff with David and Julio. They are eager to help with every question (where to get groceries, where to park, restaurant recommendations); I cannot recommend this building enough. I am also very impressed with my apartment itsself - for one, the walls really are soundproof, the building is very clean, everything works, loving all my stainless steel appliances, etc. Out of everywhere I've stayed - this is my favorite. Also, all of the other residents are extremely friendly and eager to make friends. Definitely a wonderful community 10/10 - highly recommend!

As a disclaimer, I have only lived here for 2 weeks. However, I had to write this review as literally every person I have interacted with at the Franklin Residence has exceeded my expectations. It began with Suzy, who helped me find my ideal apartment while I was living across the country. She sent me photos, measurements, even video walk throughs of different apartments. She made the move in process extremely easy. The concierge members at the desk upon moving in were not only expecting me, but had everything ready including a cart to move my luggage upstairs. David was incredibly patient and helpful with the entire move in day, which would have otherwise been extremely busy and stressful. Ever since moving in, he has been friendly and very helpful (even carrying up a heavy box to my apartment in a suit when he did not have to). Not to mention, when I had gone in over my head with mounting my TV, John from maintenance came and helped me to install it. I tried to give him a tip for all of his hard work, and he politely declined stating he was just doing his job. He was extremely professional, polite, and hard working. Lastly, not only did he come to help me, he also came within 30 minutes of me calling the front desk asking to speak with maintenance. Overall, the apartment is beautiful, clean, quiet. Very happy I chose to live here and couldn't see myself living anywhere else!

I feel extremely lucky that I get to live here and can't imagine living anywhere else in Philly (have lived here for just under a year). The staff have always gone above and beyond for me, including helping me find the perfect apartment on short notice, leaving me a cute personalized "welcome" gift which they knew I would love, and helping me transport a ~100 lb. piece of furniture into my apartment when I certainly couldn't do it on my own, just to name a few things. Overall, I could not ask for more from the staff and I feel very well taken-care of. The hospitality is certainly one of the features that sets this place apart from others and makes The Franklin feel like even more of a "luxury" place to live. The apartments are beautiful, clean, and very well-maintained, as is the rest of the building. The lobby is stunning and is a treat to come home to everyday. I have never felt like the gym was crowded, and it has all the equipment needed for a great workout. The business center has been a great place to study when I am not at the library and simply need to get out of my apartment. It is a new addition within the past year, a testament to The Franklin's dedication to constantly improving the building for residents. I have utilized the on-site businesses, Di Bruno's and Passero's, countless times. They add not only convenience, but a feeling of community. The monthly events for residents add to this sense of community and are another example of the staff going above and beyond for us. When the COVID-19 pandemic began, The Franklin took action quickly to prioritize the health and safety of the residents. I feel very lucky to live in a place that has adapted to an ever-changing situation quickly and efficiently to keep us safe! Overall, I think very highly of The Franklin and all who work there, and I am grateful to have found this place! I can not imagine a better place in Philly to live - great location, beautiful apartment and view of the city, convenient and well-kept amenities/community spaces, and staff that go out of their way to take care of the residents. It truly feels like "home."

I've been living at the Franklin for a few years and can't imagine myself anyplace else. I love the location but most of all, I truly heart the entire team that runs the building. Every single person is so friendly and helpful. Recently I needed to look into renting an additional apartment for my family to stay in while they visited for a month. I had the opportunity to work with both Priscilla and Lynne, who were very personable, kind, and so very patient while I worked out the planning dates for the visit. They made the whole experience super easy, which I love and appreciate greatly. People ask me how come I won't move to another building and a lot of it has to do with how the team of folks who help to make it a real home and community in whatever role they do. I love it when I can walk in and the wonderful people at the front desk know my name but also take the time to ask how everything is going. Not only that, but anytime something needs to be fixed (which is rare b/c the building is kept up so well), a team member is able to fix it faster than other places where it might not get looked at for days on; but nope, not here and I think I'm getting a bit spoiled by it and I honestly don't care, lol. Highly recommend staying here!

I stayed here for a night with my friend who was in Philadelphia for a conference. If you have the opportunity to stay here - take it! I was expecting this location to be an upscale hotel, but in reality, it was like staying at an upscale apartment complex. We stayed on the 17th floor which had a fantastic view of the city outside of the window. The apartment itself has an open layout and is more than sufficient for a normal hotel room. Upon entering, there is a small closet on the side that is actually a laundry room which has a washer, dryer, and ironing board - extremely convenient! There is a small kitchenette that is stocked with dishware, so you are able to cook meals in the room if you would like! There is a sectional couch with a tv and coffee table in the living area, as well as a small table with four chairs. The bedroom has a king sized bed, as well as a tv and a walk in closet. The full bathroom is located off of the bedroom. I am not often in Philadelphia, but I would be more than willing to splurge here with any future visit that I make here!
