"Rising on the site of the historic Boyd Theater, this 24-story building from Pearl Properties will occupy 19th Street in Rittenhouse and combine residential and retail uses; I'm told it will include shops and office space, a dog park, an outdoor pool, a 10,000-square-foot green roof with space to hang out, an underground garage, and two ground-floor restaurants (one fronting Chestnut and one facing 19th Street). Even before I stepped foot in this country for the first time as an international student, I already felt incredibly welcomed by my leasing manager and the customer service team. When I mentioned to the customer service manager that I was feeling homesick, she sent me a personalized guide of local cuisines to try and even introduced me to 10 new people last night that I never would’ve met otherwise. It’s little things like this that make living away from home so much easier and honestly it feels so thoughtful. The maintenance team has also been great..they were in my apartment recently and were super nice and respectful. My experience is fantastic so far and looking forward to next 2 years.

I’ve loved living at The Harper for the past few years! The amenities are fantastic—especially the dog park, which has been a lifesaver during the winter months. Anytime an issue comes up, maintenance is quick to respond, and the property management team has been consistently excellent. What really sets The Harper apart is the genuine sense of community. The front desk attendants are amazing—friendly, welcoming, and they somehow know everyone by name. Plus, the events put on by tenant relations are next-level. From sweet treats celebrating the Eagles in the Super Bowl to the annual holiday party, Pearl Properties consistently goes above and beyond to show residents they're valued.

I can't say enough good things about this building. Great location, amazing amenities, and super flexible and responsive staff. The team made my move-in/out seamless (and accommodated my extra requests) and responded immediately to all maintenance requests, with service happening shortly thereafter. Great job Pearl Properties and the Harper!

This may be the first review I've ever written in my life, but it must be said that this place is excellent. Having moved from a similar managed building in Cambridge MA, the differences could not be more apparent. No corners have been cut here. The quality is apparent everywhere you look. The amenities are second to none. The folks at the front desk, leasing / tenant office are helpful, responsive and warm. Couldn't recommend more highly.

The Harper has been a dream! The front desk staff are truly the nicest people in the world , as are all the folks that work throughout the building. It really feels like a community. The Tenant Relations team works so hard to make everyone feel special , especially the furry friends , with tons of special events they throw. We have loved living here and would 10/10 reccomend !

I've been living at The Harper for almost a year now and can say without hesitation that it’s the best building I’ve ever lived in. From the amazing amenities to the world-class staff, the building feels like a high-end hotel. There are ample activities organized for tenants, and the sense of safety and security—along with the proximity to shops—is phenomenal.

Amazing! Sums up this property from the staff to the amenities to ownership it is top notch. Tenant Relations is there for you from managing maintenance request to celebrations and they actually know who you are! I’ve lived here since it opened and highly recommend The Harper if you want to be in Rittenhouse. I have lived with Pearl Properties for 10 years and they are by far the best landlords in the business! And I can’t emphasize enough how amazing the staff is

I’m sure this place is great to live in, can’t say they are friendly to anyone outside of the building. Had to take an important call while dining at Kfar and stepped into the hallway to try and take the call in a quieter space. I was off to the very side of the hallway just outside of Kfar’s dining area and was there for no more than 10 sec before a door person quickly yelled at me to get back. I quickly went to just beyond the roped area of Kfar for a 5 min call. I would hate to be a vagrant looking for a place to get out of the rain let alone a paying customer of a restaurant they share some space with.
