Best Downtown Dallas Restaurants

"Noemi Chiriac revamped this cafe and gave it a (slightly) new name. Now, it’s a spot to get breakfast and lunch or visit during the 4 to 7 p.m. happy hour for $7 martinis. The excellent coffee comes out of a Faema espresso coffee maker, so every cup is great. The dining room has an upscale diner vibe, with brightly colored furniture and lots of dramatic flourishes in decor. The staff doesn’t mind at all if you linger. There is paid street parking nearby and a paid lot next door." - Courtney E. Smith

The Best Breakfasts in Dallas

"This spot reopened in Downtown with a major facelift and a plan to tap into the breakfast and lunch needs of that part of the city. Pop in to enjoy breakfast sandwiches, breakfast burritos, fancy French toast, or even hang out and slowly enjoy steak and eggs if the mood strikes — they do say it’s the most important meal of the day. The long, railroad-style diner has a bar and several tables. There is parking outside at meters (usually easy to get during breakfast service hours) and in a paid lot next door." - Courtney E. Smith

I love living at the Metropolitan, it reminds me of my years in NYC! To live here and love it you have to understand the dynamics of being in downtown Dallas. It can be challenging, but they are doing great work with DDI and the Green Team, and the Civic Garden Park looks amazing. Many thanks to our Board and Management & Staff, as there have been several changes in 2025. I appreciate each and everyone of you!

An ideal condominium offers a harmonious blend of modern living and comfort. Picture a spacious layout filled with natural light that enhances the open floor plan. Each unit features contemporary finishes, such as hardwood flooring, sleek granite countertops, and high-end appliances in the kitchen. Residents enjoy access to luxurious amenities, including a rooftop pool with stunning city views, a fully-equipped fitness center, and beautifully landscaped gardens for relaxation. This perfect condo symbolizes not just a place to live, but a lifestyle that embraces convenience, style, and a sense of community.

I used to live at The Metropolitan Dallas, and unfortunately, my experience was far from ideal. While the building itself had potential, the location was a major downside. The area has high crime rates, making it very difficult to feel safe, especially at night. Walking around the neighborhood didn’t always feel comfortable, and security concerns were a constant issue. Beyond the location, management left a lot to be desired. During my stay, there was a noticeable lack of responsiveness and attention to residents’ concerns. Whether it was maintenance requests or general building upkeep, things often took longer than expected or were ignored altogether. It’s disappointing because The Metropolitan Dallas could be a great place to live with better management and a safer environment. However, based on my experience, I wouldn’t recommend it to those looking for a secure and well-managed living space in the city.

One of my favorite downtown Dallas Highrise Condos to introduce to Buyers! Great location, great home owners, great amenities and resonably priced! 5 Stars! DFW URBAN REALTY, LLC

Moved here from the burbs 3 years ago and have never looked back!! The amenities, the location, the mix of residents, the management, the views, etc. All are great! The HOA dues are very reasonable when you consider how low the utilities are thanks to negotiated pricing by the HOA.

Bought here in 2013 and so glad I did! Beautiful property, clean and well maintained amenities, responsive management, active board, caring community. Best value for buying in the downtown core.

Wonderful and welcoming community with an active board and excellent, responsive management company. Multiple community amenities: gas grills, smoker, hot tub (always hot with the options of jets to relax after a long day at work), pool, full gym, and a work shop with multiple tools and ample space for any do it yourself project. Outstanding views of downtown Dallas from all units and from the community pool deck on the sixth floor. We have a large community but it is quiet - the residences are cozy, warm and welcoming. 24 hour concierge, secure mail room for packages and a dedicated full time staff to maintain the building Common areas and essential equipment. Assigned parking spaces in a secure garage. On the ground level there are three restaurants, seven eleven, and a nail spa. Multiple restaurants within easy waking distance: commissary, chop house burgers, Sushi Yaa, NoLa, Frankie’s Underground, and many many more. Great place to call home.

My husband and I purchased a unit in the Metropolitain about a year ago. Since then, we have loved watching the downtown area grow and have enjoyed everything the Metropolitan has to offer. We are walking distance (about one block away) from Jaxon and everything AT&T’s Discovery District has to offer. The 6th floor amenities deck has a pool with a great view of the city and a decent sized gym. If the gym isn’t large enough for you, Cowboys Fit Gym is 2 blocks away and offers a discount to downtown residents. The Metropolitan building is older but has been updated nicely and must have something extra between the floors and walls because when we are in our unit, we can’t hear anyone above, below, or next to us at all. The 24hour concierge staff is friendly and so helpful along with management. We love downtown and are so happy with our investment at the Metropolitan!

Yelp
Don't move here unless you want screaming brats at the pool for hours and ignorant parents not paying any attention. Today 16 screaming kids at the pool while the parents ignore them. Parents are probably drunk and I would be too if they were my children. There is no limit set by the HOA on allowed of guests allowed. It's a good thing though because I am going to invite the local chapter of the Banditos over next Saturday. No limit set make all the noise you, want drink alcohol, sounds like it's right up there alley. I'm serious I'm going to do it! The noise from the street is unbearable at times. Motorcycles doing wheelies, ghetto blasters all night on the weekend, homeless people screaming! The homeless population down here is horrible. Can't even walk down the street without feeling like you will be attacked. Vehicles have been broken into in the parking garage. Worth Ross is the management company. They are the worst ever! If you don't believe me go to their website to read their horrible reviews on their policies, bookkeeping, and overall lack of quality employees. I've lived here two years and I have called the front desk with noise complaints on the property and all after midnight, at least 43 times! Do not move here and certainly do not buy a condo here. The place is old and run down and the HOA dues are extremely high. I will post some photos of my Biker Saturday soon to come to the Metropolitan!

Yelp
Whoever the night attendant is on weekends is a smug asshole. There are two Metropolitan's on Main and he laughed in my face for asking if there was a bar inside, as I'm not familiar with Dallas.

Yelp
We love it here. All the staff is friendly and very helpful. Close to everything in downtown, uptown and deep ellum. Best part of downtown is it is still growing a lot so more to come. Very walkable. Nothing wrong with parking like one person complained about. There is no guest parking and they are up front about that so I guess they didn't pay attention. Of course they felt the need to throw profanities into their review so that should tell you something. All parking is owned by the condo owners but you can rent spots or even borrow one for a night or two if someone has one available to use. There are other condos downtown but for the price per sq ft and what you get for it this is one of the best if not the best. There are some newer ones that are really nice but unfortunately I don't have the million dollars it takes to get one lol. We are very happy with our decision to live here and the people watching in downtown is great. Three restaurants on the first floor retail area just in this building alone. Att Discovery District is also a lot of fun and only a block and a half away. Several nice parks within easy walking distance including AA Center and Katy Trail. Not too many units come up for sale but if you're looking for a place downtown and don't want to rent definitely check out the building. The HOA committee does a good job of putting on get togethers for the building and the pool is usually a good spot to meet people on the weekends. Some friends of ours have a high dollar condo down the street with a resort style pool and a beautiful condo. Only problem is the homeowners are all uptight and no one ever leaves their unit or just keeps to themselves. Their pool is always empty. Sounds boring to me lol.

Yelp
Great place to live! I love living in a walkable neighborhood. Close to public transit, restaurants, art district, AT&T Discovery Plaza and so much more.

Yelp
I have lived here seven years, and loved it. Great property, clean amenities, professional and responsive management, active HOA board. The best value for condo ownership downtown. The building is well maintained. Best part is the caring community.

Yelp
Great place most undervalued place in dallas. Quiet, and the park is just outside the door. It's down town so crack Heads will always be here but other then that awesome.

Yelp
I've lived at the met for 10 years and love it. It's a great location and getting better all the time. Just a block from the new AT&T Discover District and walkable to several parks, museums, and the Farmers Market

Yelp
The noisiest place I have ever lived with rude, inconsiderate neighbors and their loud parties, dogs and talking. All noise from inside each unit is broadcast into the hallway because of the hard flooring they chose to use. STAY AWAY!

Yelp
We have lived here 4 years and its been an amazing experience. All staff have been helpful and very friendly. HOA meetings are to the point and organized. Owners are friendly and helpful. Cleaning staff keep the building in tip top shape with a smile on their face! Issues that arise are taken care of as quickly as possible. Location is great and so is parking! We are very satisfied with purchasing a condo in The Metropolitan. HOA fees are some of the lowest in Dallas.

Yelp
As and owner that has lived here for almost two years, I've been pleased with the wonderful staff and the facilities here. We love it.

Yelp
Living here for 3 years and love it. Yes, board and managing company is strict but this is the only way to make sure everyone goes by rules. Condos are perfectly sound isolated, the only place I can hear sounds is my door-when people walking in the hallway. Other than that, neither babies next door or anyone's music never been heard. View is amazing. All facilities (gym, movie theater, pool)-is super clean and our cleaning crew is very friendly.

Yelp
If you want to buy a newer modern condo in downtown Dallas, this is just about your only option. There's also 1505 Elm (http://www.highrises.com/dallas/1505-elm) but it's more expensive and the HOA dues are a lot higher. The only bad thing about Metropolitan is that it appears they have sold a lot of units to investors so there are quite a few rental units in the building.

Yelp
I'm a general contractor that has worked in many high rises all over town. The front desk man during the week could not have made my job and every sub that worked with me any more difficult! Word around the building about him is very negative! I think the management company need to hire shoppers and see how he really treats people! Thank goodness for the nice men on the back entrance for helping us! ( they know how he is and that he treats everyone badly! I hope the owners are aware of what is going on behind the scene, because every other contractor that I had contact with told me the same thing! The building is lovely but I could never put myself through that again..... Good luck on moving in this building and doing any work, my suggestion, work after 3 ;)

Yelp
Worst service in Dallas. They have the most ridiculous ordering system coming from the 19th century. They write the order on a paper and throw it into the kitchen. They lost our order and took them 40 minutes to figure it out after we literally went back to tell them about it.

Yelp
Just moved in not too long ago and I absolutely love it. The HOA is really friendly and the doormen are awesome and make this feel like home. This was an awesome purchase hands down!

Yelp
This review is for the building manager of the metropolitan apartments. Her name is Jill and the only reason I gave her 1 star is because I do not have the option of going negative. Anyway, let me start with our awful experience in the 8 months of our living in one the apartments as tenants. Firstly, she and the HOA have no humanitarian sensibilities. I was in my first trimester and she would come up and yell on multiple occasions for no reason and create a scene in front of our apartment. Clearly, she has frustrations in her own life. We were charged $250 in spite of her telling us the HOA fee was $150 on one occasion. No paperwork or receipt for the charge. She might as well have pocketed the $100 as her work ethics are questionable. She is not reachable most of the times during office hours and does not provide any receipt or paperwork for building charges which is illegal. If the higher management of the metropolitan is reading this, please hire someone with better interpersonal and ethical skills for the job as she is rude, curt and absolutely obnoxious and made our lives a living hell in those 8 months.
