Been coming here for about 5years everything is absolutely delicious. Plenty of food items to choose from even vegan too. And the drink menu is with many flavors sweet,savory and tart. If you ever around stop in grab a bite to eat you wont regret

This is the best restaurant i’ve been to in Lancaster! The service is 10/10 and the food is amazing! I had the breakfast burrito and i’m still thinking about it till today. Also the strawberry shortcake biscuit was to die for omg! Definitely give it a try!

My 1st time at this location! I was celebrating my friend's birthday, and I ordered the Orange Hawaiian drink and the What The? Bowl, which were very delicious. Even my friends who have gluten allergies were very pleased with the options. I loved the ambience of the restaurant. Will definitely have to come here again when I come back to Lancaster area.

This was our first time here. It was recommended by an acquaintance. The chicken balsamic and chicken artichoke sandwiches were really good. The vanilla bean tea was ok but very fresh. I will have to try a different tea next time. The service was very friendly but a little slow. But I would definitely go back. And will recommend it to my friends.

Went to The Modern Tea Room for my birthday brunch with friends and had an amazing time. Service was excellent and friendly. Our server was knowledgeable about the menu and happily made suggestions. He went above and beyond and wished me a happy birthday and even sang to me (which I don’t believe is standard practice, he was just amazing). The food was really good with lots of options (vegan and non vegan) and portions are hearty. The decor is nice and has a happy vibe and they even have a photo wall by the entrance. Highly recommend.

Some great vegan food in Lancaster!!! I've been living here for 4 years and have been sad about the lack of vegan restaurant options and am so glad I finally came across the Modern Tea Room! The food is healthy and delicious, I love the tacos the best (ate them so fast I forgot to take a picture lol). I just wish they stayed open later and used sustainable packaging.

This is where I go when I need someone to look after me. I return for the jackfruit tacos and the Boost of Joy bowl. My family loves the jackfruit nachos, the tea-infused BLT, the Avo-Avo, and the drink specials on Thursdays. Service is cheerful and professional. The ambiance is upbeat quirk, and encouraging. The sound got to be a problem with new decor, but it is being addressed, installation by installation. We need this place in our lives. Check it out.

The Jackfruit Burrito at Modern Tearoom intrigued me since eating Coco Jack at Spoon & Pork which is Jackfruit braised in coconut milk. So I even called ahead and talked Annabelle into reserving me a Jackfruit Burrito because it would be disappointing to drive from L.A. all the way to Lancaster to find it was sold out. The clean, contemporary interior is functional bordering on shabby chic. The space is casual, relaxing, quiet enough for a convivial conversation. The staff is pleasant and unobtrusively friendly. 1) The Jackfruit Burrito is huge. Each half can feed 1 person for lunch. Well constructed, tightly & precisely wrapped to the point the wheat based wrap is as taut as a Marine's bunk bed cover. The filling has Jackfruit that has a meaty, fibrous, pot roast like texture. Brown rice, frijoles negros/black beans, red bell pepper, Pico de Gallo of tomato, cilantro, green chiles, onion dressed with cilantro vegan ranch dressing. Side of Sonia's avocado salsa. It is very strong and complexly seasoned with what may be cumin, coriander, oregano, thyme. It has a Za'atar spice mix feel that has a dried, earthy, green herbal flavour and has a long finish in the mouth as well as burping up some of those flavours later. Totally vegan in concept. 2) Sencha, a Japanese green tea on ice was refreshing, astringent, thirst quenching and was a good foil to the heavy, strong spiced Burrito. I'm impressed that Modern Tearoom has a great number of teas and infusions. I like the airy, light atmosphere. It's a place to find alternate food and drink realities that stray away from just standard American fare. 4 stars PS MOAH is right across the street so it's convenient for a pre or post museum nosh.

My go to is the turkey sausage sriracha bagel and chia pudding. Delicious every single time! By far one of the best and Most consistently fresh and friendly! Always clean and welcoming environment! I can't see how you grow! Xoxo

If you're looking for a great place to eat on a date or with family. You have found it. Staff was so friendly and kind, explaining the menu and answering any questions. The food was very delicious and when I say that, I MEAN IT.

Someone said they keep coming back for the jackfruit tacos and I could not agree more. I've always wanted to try jackfruit in tacos and pulled pork etc. so I ordered them this time and I loved them! I also ordered the Modern Detox hot tea (so refreshing!) and the Masala Chai Tea iced in the Milk Tea version with light sweet and Half&Half (very good, a little milky but delicious nonetheless). My company got the Modern Chocolate Chai in Milk Tea form from last time with less sweet and also Half&Half (she loved it this time too) with an iced Huckleberry Tea and the Chicken Artichoke sandwich. The drinks and food here are always so amazing, not to mention the sweet and helpful staff and fun atmosphere. I love this place so much and would drive to Antelope Valley just to go here!

Truly excellent teas and coffee drinks! They are super consistent and the food menu is significantly better than when I left my last review. The avocado toast is great!

VEGAN OPTIONS!!!!!!! Hey Y'all I'm back. And I bought friends to celebrate a birthday. It was busy today. Soft music not loud. You could hear your conversation. There was a different menu today. I realize that we went on Sunday and had the brunch menu. I was expecting to get my vegan French toast. So I had to choose something else. I got nachos and tofu lettuce wraps. I did not care for the lettuce wraps. The tofu was cold. Our waitress took it off the check. My sister girls loved everything that they got. We each ordered two items. I am the only vegan. The seating sometimes is slow but be patient it is worth the wait. Everyone is so nice and sweet.

If you love a spin on teas and are open to new ideas and want to try some very tasty things come on down to the Modern tea room one of my favorite spots in the AV. Great food, service and space.

This is such a cute place to grab tea. Staff was very patient with me and willing to describe any tea I asked about. This is my new spot to grab tea!!!!

I decided to order online for convenience purposes. It was very easy to order from their website. Right as I parked, I got a notification that my order was ready. Here's what I ordered: -An iced Black Thai tea -An iced Coconut Chai Dream, with half & half, half sweet -Avocado Toast (for my friend) -Cubano sandwich with cucumber salad -Lemon Coconut Cake When I walked in to pick up my order, I noticed how busy they were. Everyone was enjoying their food, having conversations, and just brunching it up. Very nice vibe. The staff was truly working hard making sure to get orders out promptly. I went to the front and the young lady who was multitasking like crazy helped me. She had my drinks already ready and added my to go boxes in bags. What I appreciated the most was that she double checked the order to make sure I walked away with everything I ordered. My friend and I really enjoyed the food and the teas. She was starving so I think she detached her jaw and just took the avocado toast in with one bite. I can't completely confirm as it was there and gone pretty quickly. As for me, I LOVED the Cubano sandwich. The fact that it's done on Hawaiian bread was the whole reason I ordered it. I love when someone puts their own twist on a recipe. The ham was salty, the Swiss added cheesy goodness, the tea infused pickles and tea infused mayo was awesome! And the pickled jalapeños added another level that I did not know I needed. The Hawaiian bread is a great choice for this sandwich! The cucumber salad was crisp, herby and peppery. Very refreshing! The drinks were made perfectly! I liked that mine was creamy with a hint of coconut and sweetness. Not overpowering, just nicely balanced. The lemon coconut cake was a surprise! I loved that it was not overly sweet. I never realized how well lemon and coconut go together. My next visit, I will actually dine in. I really liked the energy inside. This is a fantastic place to go on a Sunday for brunch. The customer service was great and the food was made with love! Thank you, The Modern Tea Room, for feeding me and my best friend. We can't wait to visit again!

Only got drinks but they were very good. Got hot Moroccan mint tea and hot white rose tea. Mint was very flavorful but careful very hot! Rose tea had a good mix of floral flavors, wish it was a not more rosy but the other flowers came through more. I did want to order one of the bowls but food to go would have taken 30+ minutes so no go. Drinks took about 10 minutes to go. It was popular and had a good smell. You can see staff brewing drinks fresh!

Service was lovely and the Philly cheese steak with jalapeños was just perfection ! Nachos were yummy with an authentic taste! Their chai latte was delicious too ! Great plant based options

STEPH JUDGEMENT: Friendly but very leisurely service, with lots of vegan options. Our party of 5 lucked out on a Saturday afternoon for lunch, as it's a pretty small place, with not a ton of seating to accommodate its popularity. I wasn't too hungry, so only ordered a peachy creamy tea, but others had vegan jackfruit tacos, turkey sandwich, and a breakfast sandwich served with breakfast potatoes. Everyone loved their food, and my tea was good but very large. I asked for a to-go cup and it was full, so good-sized portions. I can see why it was popular, but everything took forever--they seemed understaffed. I'd move to go back if it's during an off time, if such a thing exists for this place!

Went to The Modern Tea Room in Lancaster after my brother's baptism--it was his pick since all his CrossFit buddies are obsessed with it. I had a dirty chai (so good!) and a black bean and rice burrito with chipotle sauce--loved both. The cinnamon twist was a fun surprise, and I appreciated all the milk options. My husband had the Mexicana Urban and a dirty chai too--he was seriously impressed. Great spot with healthy, tasty food and awesome tea drinks. We'll definitely be back! The service was great. very kind and welcoming staff.

Modern Tea Room has a great selection of vegan and non-vegan options. I had the Ohh Avo Avo sandwich, and it was absolutely amazing. Super fresh, packed with flavor, and perfectly balanced. i'm not vegan, but I would order the sandwich every time I go. The atmosphere is cozy and creative, with a chill vibe that makes it great for lunch dates or solo tea breaks. Their tea selection is also top-notch--so many unique blends, and everything is brewed with care.

It's just hard to say no to a vegan breakfast burrito packed with all the goods. I'm talking about eggs, potatoes, chorizo, peppers and gravy - all vegan, of course. So I say yes. Better yet, make that a hell yes! Modern Tea Room offers a great menu that features vegan and non-vegan food, with an emphasis on breakfast and healthy options. It's a casual vibe and not a big place, so I have only gotten take-out, usually after a morning hike where a craving for a big savory breakfast is my logical next step. I've also enjoyed the French Toast combo with the plant-based sausage and eggs, which was good. But that vegan breakfast burrito stays my top choice.

The Modern Tea room is a great restaurant that is the heart of The Boulevard! Friends, family and neighbors come together to eat, drink delicious tea and enjoy great conversation. Whether you want a vegan breakfast/lunch (or not), this restaurant has food for nearly everyone. The staff is very kind and are always friendly, and the food is great. I love the OG Gummy Bear tea, but every tea I have tried is fantastic. I also love their jackfruit tacos and their sandwiches. I could go on and on, but you will have to experience their food for yourself.

Our group of 12 recently gathered on Lancaster Boulevard during our road trip out of state, and we decided to try out The Modern Tea Room after hearing glowing reviews about it. We were not disappointed in the slightest. Upon making our reservation, the staff was incredibly accommodating, especially considering that half of our group follows a vegan diet. When we arrived, we were greeted warmly, and the level of customer service remained exceptional throughout our visit. The food options were diverse and delicious, catering to everyone's tastes and dietary preferences. Each dish was met with rave reviews from our group, including the children who thoroughly enjoyed their meals. The drink selection was equally impressive. I personally fell in love with the Lavender Chai Tea with oat milk--it was a delightful blend of flavors that left me craving more. Though I only managed to capture a few snapshots of the food, the memories of our experience at The Modern Tea Room will stay with us for a long time. Even though it is a relatively small area inside, it worked out wonderfully! It truly breaks my heart to write this because I've loved this place for years. I've been coming to The Modern Tea Room since the early quarantine days, and it's always been one of my top favorites--lnot just because of the food, but because of the incredible staff and the community vibe that radiated throughout the space. The energy was warm, welcoming, and genuine, and it made every visit feel special. Recently, I came back to town to visit family and made two trips here in one week. Sadly, something just felt off. On my first visit, I ordered a to-go burrito, and when I opened the bag, it wasn't fully rolled and felt messy. They were busy, so I decided to give them some grace and try again another day. On my second visit, I ordered ahead, but unfortunately, the interaction I had with a staff member over something as small as sauce felt unpleasant and so unlike the Tea Room vibe I remember. It may seem like a minor issue, but it stood out because it wasn't the friendly, uplifting energy I've come to associate with this place. It's just sad to see a spot that was once so full of joy and connection lose that spark. I hope they can bring back the warmth and community spirit that made them so special.

I get the London fog here with half and half and I have the sugar at 50 percent and it's the best in the valley.

I love this place! My go-to spot for celebration breakfast and lunch. The place is so so cozy! I love their vegan and non vegan options, and how they can accommodate for different diets. The people working there are also so kind and friendly. I love their jackfruit dishes!

The staff was friendly but definitely needed help because they were running around. The wait for the food wasn't bad at all, we ordered to go. HOWEVER, the food was SO bad.. maybe it was a bad day or the quality of their ingredients but nothing tasted good. The avocado toast was kinda of soggy and lacking in flavor. The potato hash was even worse texture more like a mush and a weird flavor. I also got turkey sausage and somehow they messed that up too :( I wanted to love it but it was just not it. NICE ambiance tho! Small dining room but still a good vibe & great location.

I want to first off by saying this is a super cute small cafe. There isn't a lot of tables so I wouldn't recommend going with a big group. It did feel a bit cramped, but honestly for take out it would be just fine. The decorations were super cute and nice for photos. And the staff was very lovely and sweet. And they helped me pick out a good tea for my mom who's a diabetic. The food was good. I ordered the southwest chicken salad, which I honestly would not get again. For me it was way spicier than I was expecting. (Which is a personal problem, I can see a lot of people would enjoy it) Personally I preferred what my mom ordered. She got a plain salad with their ranch, and can I just say the ranch is divine??? It's amazing! I was not expecting to want to drink it out of the cup, it was that good. And the marinated tomatoes are to die for. That was where it was at! I would more than likely go and get that instead of what I got last time. I did originally order an almond black tea with half and half in it. And I will admit that was a let down. But the prickly pear iced tea saved the day! I would definitely get that drink again. Overall I will say the food and drinks can be hit or miss depending on your taste and what you're expecting. However that doesn't deter me from wanting to go again and try other drinks. I'll stick with the salad my mom ordered from now on but they have a ton of neat drinks I definitely want to try eventually. I would recommend you go try it out for yourself for a nice healthy lunch.

Jan 2023/ Road Trip To Lancaster: While searching for a bite to eat via YELP, & before heading to an art opening just a block away, The Modern Tea Room caught my eye! What a great find for Sunday brunch! Jackfruit Tacos: Delicious, colorful & wildly flavorful, including their homemade chipotle! The tacos are listed under Vegan options on their Sunday Brunch Menu! Jackfruit Burrito is on the menu as well, but I was craving a lighter bite! Speaking of bite, I took a quick bite of my friend's vegan bagel lox dish w/cashew cream cheese and it was delicious as well, yum!! Gummy Bear Tea: Yes, please! So cute, as well as tasty! Loved eating the colorful gummy bears! Haha! What a unique combo; tea & gummy bears; white champagne raspberry tea w/peach, agave, pineapple & lemon! Yum! I would order again for the fun factor & its tasty! Also, lots of cute tea names on the menu. Vibe: Colorful artwork on the walls, boho vibe; large angel wings made of feathers, such a photo opp & yes, we took photos! It's an incredibly lively & very busy place with great music, lots of people. There's even a cute little free library inside, encouraging you to take/leave a book! We had a bit of a wait; we looked at the place next door. Overall: Customer service is friendly, food & drinks are fantastic & if ever traveling to Lancaster again, The Modern Tea Room will be first on my list!

I came with some girl friends this past week after a year of not coming & it's only gotten better! It's definitely THE spot for the best VEGAN and non vegan options. The drinks are so bomb too!

Where do I start, the service was so friendly and welcoming, the decor and energy are so positive, the menu has everything you could ever want (so many vegan options also). The food was so fresh and delicious, I got the vegan breakfast tacos and my husband got the french toast with turkey sausage. The tacos were the perfect mix of ingredients and so fresh! The French toast actually had crispness to it, not over-battered and limp, with the cinnamon butter it didn't even need the syrup. My new favorite place! And the tea's, I want to try every single one!

I have never had a bad experience at modern tea room. I LOVE it here! I live in Palmdale but I commute to Lancaster weekly because the food and service is so incredible! The staff is kind and easy to talk to, the menu is amazing and they continuously add new food items and teas. The space is beautiful and great for grabbing brunch with a friend! I'm looking forward to many iced teas this summer! Definitely worth a try! (Also very vegan friendly!)

I normally love it here and we come for lunch all the time. For a while we were coming weekly and never had a problem. Today was disappointing. We arrived around the usual time for lunch. They had one guy on the floor serving tables which isn't uncommon for this place. But uncommon is for the wait to be long. We waiting nearly 30 minutes to be seated all the while about 4 tables were empty. After we sat it took another ten before we were attended to for ordering. They always bring water but jot this time so I asked for water. His immediate reaction was to say we can get water at the open dispenser. Sorry but I'm here and paying for table service food not so I can get my drink myself. So we ordered and it took near 40 minutes for the food to come out after i inquired about it. And that's when a different waitress offered to bring out water when she noticed we had none. It also took 20 minutes for them to bring out my tea order. I don't know what's up with their service today but having been there for an hour and 40 minutes for a 2 person lunch does not have me wanting to return any time soon for lunch dates in the future. I really do like this place a lot and hope they fix their service issues. It looked like a lot of the delay was a high focus on takeout orders and maybe understaffed but I'm not an expert, just observing. Food was great though and my drink was delicious. Wait staff was kind and helpful.

First time here and food and service was good. Got the French toast options with coconut cinnamon butter - comes with scrambled eggs and 2 sausage patties. Can't go wrong with that. Also got the biscuits and gravy. This is not your usual creamy white sauce but it was still good, with loaded chunks of sausages on top. Opted for soy milk since they don't have regular milk here.

What an amazing place! My tea was the best. I asked for the creamiest option and they recommended the horchata tea. I am in love with salt cream but it's not on the menu, so they made it for me! It was the BEST SALT CREAM I've ever had. It was still a bit sweet (which made it so unique!) but then the salt hits the tongue and wow! That blew my mind. The absolute best and I go to a lot of places with salt cream. I can't say enough good things about this place and THE PEOPLE. So accommodating. I live 70 miles away and it's totally worth the drive. I'll definitely be back.
