1 Star (and that’s generous) If I could give ZERO stars, I would. My experience with GREYSTAR / Via6 Apartments was one of the most unethical, sloppy, and predatory housing experiences I’ve ever dealt with — and that’s saying a lot for a company already known for shady practices. Let me start with their so-called “move-in/move-out inspection.” They sent me a sheet that was completely blank — not a single box checked, not a single note, nothing indicating whether it was for move-IN or move-OUT. Yet somehow, years later, they tried to claim that this empty, unsigned-by-them, unfilled-out piece of paper was my “move-out inspection.” The only thing written on it was my signature from the day I moved in. Nothing else. In Washington State, an incomplete inspection form like that is VOID, and they know that. Anyone with basic sense can see that they tried to use a blank, invalid document to justify bogus charges. Then comes the floors. They claimed there was one deep scratch, but apparently one scratch requires replacing the ENTIRE wood floor of the unit because they “didn’t have the matching palette anymore.” That’s not my problem — that’s normal wear and tear and their cheap choice of discontinued flooring, not damage I caused. They never sent a single photo of the supposed scratch because there WAS no scratch. Meanwhile, the two different units I lived in were left in pristine, spotless, mint condition — exactly how I treat every place I live. Mind you they said the floor was $2k to to replace! I never for pictures of floor damage and receipts for new floors. Oh and they left my wsg and electric knowing that I had already paid that with them at my new apartment, obviously I haw to do that before activating utilities a my new apartment. To make it worse, they never sent me any notice — not a call, not an email, not a letter, NOTHING — stating that they had sent me to collections, as my final notice. I moved out in 2019, and out of nowhere in 2025, they dumped a mystery balance into collections like they were hoping I wouldn’t notice. Completely unethical and against industry standards. I was under the impression that they knew they did me wrong yet they still sent me to collections. And here’s the cherry on top: First, they claimed I never gave them notice to vacate and tried to hit me with a $2K for that. When I proved — through both email records and in-person delivery — that I did give proper notice for moving out at the end of February, they suddenly changed their story. Then they said, “Oh, actually your February rent bounced.” If that were true, where were the notices on my door to pay or vacate? Where were the calls or emails? I got absolutely nothing about any late payment at the time. That’s just more fabricated nonsense to cover their tracks. And honestly, I should have known better. Their reputation is so bad that even the U.S. Justice Department forced their parent company to pay a $7 MILLION settlement for unlawful practices. That should tell you everything you need to know about how this company operates. This place does not care about tenants. They care about squeezing every dollar out of people and hiding behind corporate monopoly-style management. They see you as a number, not a human being, and definitely not as a resident they plan to treat with fairness or respect. Save yourself the stress, the manipulation, the surprise charges years later, and the unethical behavior. There are plenty of buildings in Seattle that don’t rely on blank paperwork, fictional damages, and silent collections to make money. Avoid GREYSTAR /Via6 Apartments at all costs. Rent somewhere that actually values transparency, legality, and basic ethics.

We recently toured several apartments and are now in the process of signing a lease here. The entire experience has been incredibly smooth, thanks in large part to Chloe from the leasing team. She coordinated multiple tours for us, guided us through every detail with care, and addressed our concerns with full transparency, which we truly appreciated. Communication was consistently prompt, and overall, we couldn’t be happier with how everything went!

I have been trying to get in contact with the leasing team to get videos/ virtual tours for apartments. Made multiple calls which weren’t picked up and then heard an automated message saying that the mailbox is full and a voicemail can’t be sent as well. Finally when I got my call picked up they asked me to email them which has still not been responded. If you are out of state and trying to get a rental at Via6, good luck!

I have lived here for over 4 years and have only watched things deteriorate. When we first moved in, the building had a movie theater—now gone. The fireplaces haven't worked in over two years. Three BRAND NEW BBQs (installed just a few months ago) are already broken. The surround sound speakers in every common area have been non-functional for over a year. Equipment in shared spaces is neglected: the kegerator has rusted attachments and has been without CO2 tanks for OVER 4 YEARS. Soap is rarely stocked in common areas—residents have had to bring and leave their own so others can maintain basic kitchen hygiene. A simple water filter in the gym went unreplaced for over 6 months. This building is not improving—it's declining rapidly. The leasing staff deserves credit as the only bright spot here. They are kind and genuinely try to help within their limitations. However, whoever is responsible for managing common areas, maintenance, and vendor relationships is failing completely. Residents are not receiving the service or living conditions they're paying for. This is my last attempt. I am exhausted from requesting changes that never materialize. These issues must be addressed immediately.

My experience here at Via6 has been absolutely great. The leasing process and moving in was very smooth - special thanks to Mario. Great concierge and security team. Beautiful apartment, great amenities, friendly neighbors and outstanding location. Really robust and easy to use app & online platform with an internal community (Active Building). Very good and prompt maintenance services. Really good package delivery system (Fetch). No complains!

This place is hell. They have the rudest and most useless concierge. There is a woman at the desk who spends all her time talking and never listens to your problems. She acts like she owns the place and has the worst attitude. My washing machine was broken and I sent hundreds of emails and even spoke to them in person. Nothing was done. Instead, they threatened me. On top of that, the building had only one working lift for all the floors. Absolutely unacceptable. Thankfully, my lease ended and I got out of that nightmare. Avoid this place at all costs.

I lived on the 21st floor - I could hear street noise but it's not that bad. 3. View: If you like the view of tall buildings/downtown, you will enjoy the view. Some apartments also have mountain/lake views. 4. Location/Safety: It's also very close to amazon so I actually felt pretty safe walking around even later in the evenings, especially if I was walking around the areas with Amazon buildings, as they had security people around. It's also a short walk to downtown/pikes market. The things I absolutely hate about Via6: The management team was terrible. I have lived in about 10 different apartments and I have never had a worse experience. I was thinking about signing a new lease with Via6 in Jan 2023 and they told me I can cancel my application within 3 days and get my $500 security deposit back. I found another apartment and cancelled within 3 days, and they never returned my money. I tried calling for so many times, and no one ever picked up the phone. I had to go in person to talk to someone, and Liam from the onsite leasing team told me it's not their responsibility and he told me to email another person: Jasmine Ballard from Financial Management. I emailed her in July, and she told me she would help to resolve this issue asap. I followed up multiple times and I never heard back from her again, and I still have not got my deposit back after almost a year and so much time wasted on this. I also heard a lot of bad things from neighbors etc about the management team when I was living there. There are many apartments nearby with better management, and I would recommend avoiding this company if you can. They don't care about all, and it will be a pain to deal with them.

Management recently changed from Greystar to Weidner apartments. Khosoo, the Facility Engineer was very friendly and addressed any maintenance requests promptly.

stayed at via6 for 1 year from 2022 - 2023. the location is great, but the construction, elevators, and amenities are outdated, and harmful. front desk staff is not responsive, and the staff/manager do not care about your well being. via 6 promised the security deposit of $500 would be refunded when the lease ends but they scammed me and held onto that $ for miscellaneous cleaning charges which was not stated up front. greystar - via6 also scams residents into paying $300 for random carpet replacement when the carpet has been documented as old in the move in report. they further threaten you with debt collectors and use your ssn as a scape goat for bad credit and make you pay the carept replacement fee. beware of via6/greystar scam tactics and avoid staying here at all costs if able. i'd suggest staying at other downtown seattle locations instead even if it means paying a little extra because via6/greystar are masters of scamming residents, do no respond to email, justify false charges on accounts, and neglect responses and collaborate with debt collectors to threaten your credit. beware & proceed with caution. hope the law/city of seattle investigates these antics.

DO NOT RENT FROM VIA6!! I rented an apartment from Via6 for almost 2yrs. Convenient location and I was new to city just before COVID.... Via6 management uses a lot of intimidation tactics, basically taking advantage of foreign workers who are unaware of state and city laws. I had several conversations with their management when I lived there, I also had my apartment professionally cleaned by the same cleaning service that Via6 used and they had the audacity to ask me to pay for cleaning again!!! What did they clean? They just wanted to grab my deposit! Will be reporting this to the Washington State Human Rights Commission (WSHRC). I encourage everyone who has had a similar experience to do the same thing!!

This is the worst "luxury" building in Seattle. Elevators never work, they don't allow their residents to have their guests use the callbox for entry, you literally need to ask for permission every time you enter this building, even if the resident buzzes you in. The concierge is rarely there to assist you, so you'll need to ask a leasing agent, who will be palpably annoyed by your presence. Avoid this dump at all costs, it's a huge pile of crap in a neighborhood full of actual luxury buildings.

Amazing, amazing, amazing!! Love the apartment it's got some real charm to it and awesome amenities!!

Avoid this place at all cost if you work from home. The acoustics in this place are terrible. If there is any construction work on your floor or anywhere 3 floors above or below you, you'll here it throughout your entire apartment. At least twice a week for the past 5 months I feel like I live in a construction site. Constant hammering and/or power tools. It's impossible to concentrate

delivery person's worst nightmare and it's only because of these two concierges. the biggest inconvenience to their day is any one of us whether you're delivering for uber eats, doordash or dominos, it doesn't matter, they hate you. except for one really nice guy , they're the most rude , cranky, "all business" men ever. they may not directly insult you but their demeanor says everything they wish they could say, and if you have a question or ask them to be kinder in your interaction they won't hear a word of it and insist you're making this take longer than it needs to. hope neither of them are married cause jesus christ, i can only imagine that anyone who treats complete strangers the way that they do would be hell to live with. fuck all.

I've lived at Via6 for over 4 years and this place has gone from decent to shittier every day, and more importantly, unsafe for many reasons. I don't even know where to start to tell you how bad this place has gotten. The hallways can go weeks without even being vacuumed and sometimes it smells like trash. Parking P3 South is just as dirty as the ally way behind the building with the dumpster. Also the garage leaks from time to time but the last few weeks, every time it's rained, the garage has leaked so much so that the carpet in the elevator atrium is dump and you can easily fall and injure yourself. A few years ago, they stopped receiving deliveries at the building and asked us to pay $15 a month for a delivery service ( Fetch) that brings the packages to the door. It seems like a convenient service, well it's not. They only have 4 delivery windows and if you miss those, then your package gets delivered the next day, so don't even bother ordering something you need right away because you could potentially not get it on time because of Fetch. If you think this is bad, wait for it. The floors in my apartments had literally come apart, becoming a safety hazard and when I submitted a service request, it took them a year to get to it. Before even fixing the floors in my kitchen, the maintenance manager guy asked me to renew my lease that way I can get them fixed. I was literally being forced to renew a lease to get my kitchen in decent shape, which I refused to do because I liked the month to month I had ( after my lease ended). It was more expensive but definitely a good option for not being stuck here. The thing that I bitter about and definitely considering taking legal action is the fact that my wedding dresses were stolen in the storage room. To give you background, in 2018, they needed to replace the pipes in the building ( just google via6 piping issues) and moved some people to other units or moved some people's stuff to storage ( free of charge ). In my case, they moved my clothes to the storage because the work needed to be done in my closet. They assured us that they would move our stuff back once construction was over. I forgot about the construction until one day I went to check my storage room and found out they had opened the room and taken everything. In that room, I had my two wedding dresses ( custom made by an Australian designer for me), a laptop, a TV, shoes and clothes that I wasn't wearing. When I asked for my stuff, they said they weren't liable for it even if it wouldn't have been stolen had it stayed in my apartment. I emailed the management here, and they didn't care or even offer any reparations. What makes this place even unsafe than it needs to be is the fact that our packages are being stolen day in and day out in front of our doors. If your package disappears in front of your door in a supposedly luxury building, do you think it's safe? Who knows what the thief can do? I am a woman who lives alone, anyone can be in the building and attack me, in front of my door. Anyways, I can go on and on about how bad this place is because I have many more stories. But I'll stop here and just tell you to think twice before moving in here. There are many luxury high rises in Seattle with better service, better treatment and more importantly safer than Via6. DO NOT MOVE HERE, YOU'LL REGRET IT

I have been at Via6 for about two weeks and it has been a FANTASTIC experience so far. The leasing team made everything so seamless (and had bubbly+chocolates in my new apartment as a gift from the team). I had my first maintenance need over the weekend (washing machine issue), and Dennis came and resolved everything and explained what was going on! Great service. Highly recommend you consider Via6 - I have lived in several communities across Seattle, Austin and San Francisco and so far this is my fave!

I really enjoy living in Via6 apartments. It's very conveniently located, close to Whole Foods, Pike Place market, Lake Union and Amazon spheres. The building has a beautiful rooftop, a gym, nice common areas and the bagel place downstairs. I enjoy my apartment very much, it has a great view of amazing sunsets. The team is fantastic and very responsive. I'd like to thank Jon Ross for being always helpful and go extra mile to help. Thank you, guys!

Having lived here for 3.5 years, it's definitely been an up and down experience with it trending down since Covid. I couldn't strongly say I recommend the apartment building because there are lots of problems (elevators are always down, lights continually go out in the unit, hot water isn't always hot and water pressure is shaky, common areas are dirty, packages constantly get stolen from a service the building is forcing us to pay for), but the one constant positive and main reason we are still here is because of Insa at the concierge. Insa has been nothing short of amazing during our time here. He is always extremely professional, kind, and friendly. I've gotten to know Insa well, and he is a huge asset to Via6. He's always keeping things in order downstairs, I can't imagine how poorly the building would run without his leadership. Insa has been 5 stars since we moved in, and I genuinely couldn't imagine how much worse the building would be without him.

Living here is not bad. My biggest complaint is the package delivery service. We are required to send our packages through Fetch which is the most frustrating company to work with. I have had multiple lost and delayed items- I never expect to get anything I need on time. Honestly, for someone who order deliveries frequently, I would not recommend Via6 or any other complex that works with Fetch. Overall, it makes my living experience more stressful than it needs to be. Also, it's pricey for the size and the room layouts are awkward. I saw another review that said there should be a rooftop & I agree! Despite my frustration, Insa the concierge makes living here better. He has gone out of his way to help me look for my missing items and is always a friendly face in the lobby. I look forward to passing him on my way in and out of the building, he makes it feel more like home.

Wow I have to say I've been really loving the area so far. There's so much good food and it's really in the center of Seattle. The building is really great quality, the furnishings (handles), windows, blinds, etc all the little things are really good quality and it adds up! There's actually nothing I can complain about, AC works great, internet is godlike, view is great, walls are super thick, floor is clean and was immaculate when I came in (I literally could not pick up dust after using a swiffer sweeper on the first day). Another small plus was that my mom came to visit and the garbage thing was broken from someone else. When she went down to ask about it, Dennis insisted on grabbing it and getting it checked out. He is so friendly! I love that! The old reviews about this place are definitely not true: packages can't really be stolen b/c they are delivered straight to your floor which only other floor mates have access too. Getting some champaigne and a gift card to some fancy restaurants when moving in didn't hurt either :)

Thinking about moving into via 6? Think again! With the imaging and promise of fabulous amenities they lure you in, however, Sadly only disappointment awaits. After months of issues with utilities, broken/stolen packages, and what appeared to be utter disregard for resident safety during covid, we are now back to nonfunctional trash chutes. Promised to have them started and completed on Wednesday, we are now at Saturday with new notification that several more days until residents are able to properly dispose of their trash. In the mean time we all get to smell and view the trash of all residents right in the parking garage we spend an additional $250 a month to park in. Seriously consider your options before settling would be the advice to provide.

I have never reviewed an apartment building because they've all been more or less mediocre. Even when I left Via6, after all the stuff I dealt with (see below), I couldn't really categorize my overall experience as anything but "meh". However, after now living somewhere a few blocks away for the last 2 years, I can say with absolute certainty that living at Via6 is /just not worth it/. The move in process was ok -- the original unit I had my eyes set on had the existing tenants rescind their termination, so went off market, but the leasing team accommodated me and extended my application until a unit within my price range became available. This delayed my move-in by a few weeks but it wasn't a big deal. I'll echo the positives everyone else was saying; Patrick and Insa with the concierge team were absolutely fantastic. They were great conversation, clearly cared about you as a person, and every interaction with them was positive. The leasing office, when there wasn't a problem, was also nice to work with. Nothing spectacular, but no real complaints. As I said above, the leasing office was only pleasant to work with when there wasn't a problem. The second something went wrong, you were treated with nothing but coldness. About a year and a half in, I got bed bugs. I don't wish bed bugs on my worst enemies after the torture and paranoia I went through dealing with them. And while I understand their point of view -- as my unit was the only one infested-- I was still forced to pay for the extermination (all $1k of it) with absolutely no help or remorse, just cold quotes from the lease. Of course, I was there for the pipe burst. I was there for the 5 days of no electricity with barely a peep from leasing and management until it felt like the tenants were about to riot. And, of course, just like everyone else, I was told "tough luck, go contact your renter's insurance to deal with it" even though they failed to provide a basic habitable space (last I checked, they require electricity) and clearly were both overwhelmed and didn't care enough to actually make it right. The real straw that broke the camel's back, though, was that after all that, after all the BS they put us all through with the electricity issues, the coldness and unwavering refusal to do anything to actually help those affected, they wanted to up my rent by almost $300 to $2400 a month for a 1 bedroom. Now that I've been gone for a few years, though, I actually understand the shit that I had to put up with, and how cold and business-focused their leasing office truly is. Even in my most positive interactions with the Via6 staff, I never felt like I was truly cared for as a resident, and it really took leaving and experiencing something new to understand how bad it was at Via6.

I would like to acknowledge Mr Isa who works as the concierge at Via 6. We relocated my daughter there after graduating from college. Nervous about moving our daughter to a place where she knows NO ONE, Mr Isa went out of his way to answer all of our questions and assist us with all aspects of the move in process. He 100 percent made this experience much easier and more pleasurable. Furthermore I feel like he had a genuine interest in assuring us Via 6 will be a great place for our daughter to live. I would rate his service and assistance as 5 our of 5 stars!

The apartments are good but some of the services aren't really that good. For example, the package delivery service, Fetch is a headache. If Fetch looses your package, the management says they can't do anything about it. Also, one of the elevators in the North Tower was broken for almost 9 months. And the wait for the elevator on some days was almost 10 mins. And again the management did nothing to speed up the fixing of the broken elevator. Also, they are increasing the rent to almost 20%. I know there is no rule about the increase but that still 20% on a already high number is a lot. Other than that, the guided fitness classes are fun! The security is good and friendly.

Hey, good news everyone. Almost all of the issues I mentioned still exist (with the exception of the water issues). But now, our concierge no longer excepts packages. In fact, you can no longer even ship packages to your apartment, because the concierge will reject them. Now, you have to use a new shipping address, go through a third party that takes delivery, and then reschedule delivery. No apartment meetings about this, no warning, just a flippant email notifying us of the change. I cannot stress enough how utterly worthless the management is here, and what a terrible value the apartment complex is at this point.

We have lived in Via 6 for two years and have had an overall positive experience. 5 stars given primarily for the fantastic experience we have had with Brandon and Alison. They have been incredibly helpful through a complicated situation. They are friendly, and genuinely took the time to understand and problem solve. They are proactive, and extremely responsive. We couldn't have had a better experience. Thank you both!

I would highly advise against living here as they have no care for you and this as your home. Don't get me wrong, the location is great and so are the amenities. However when something major goes wrong, be prepared for it to take a long tome to get fixed. In the past year or so, we've dealt with floods, fire, extended loss of electricity, elevators and trash shoots constantly out of service with subpar service. And now they are trying to raise our rent to make up for it. Re: below. I spoke with Lindsay and was pretty much told there is nothing they can do. If upper management is going to give you no say in helping your residents, then why bother? All the restaurants close super early now so that the residents can no longer enjoy them. Oh and soon you'll have to pay to get your own packages delivered to you! Rather than update the furniture (that is completely fine), how about you are stop making the residents pay more and more and more?

Don't waste your time, money, or energy on this place. 1. The building is a LEMON. They had to do an 18 month construction project to replace all the pipes. The elevators and trash chutes are continuously broken. The units are cheaply constructed - the trim in my bathroom fell off, the cheap fake wood flooring came up, my washer broke twice, the door to my patio broke. I ended up renting a private garage in the building, and the garage door broke . . . Everything just kept breaking. 2. The leasing office is dishonest. They conveniently forgot to mention the 18 month construction project when I was looking at the unit and considering a lease. Three weeks after moving in I got a notice on my door saying I had to move out for 1 month so they could replace all the pipes in my unit. Sure, they offered all sorts of discounts and stipends because of the construction, but had I known about the project, I never would have moved into it in the first place. 3. The staff is disorganize and inept, and the building as a whole is poorly managed. With all the issues this building has, the staff always ends up shrugging and saying they can't do anything about it. While the building issues were obnoxious, what was worse was how poorly the staff communicated stuff about it. They'd host sessions to share information and tell you that you rent was waived or discounted during the construction, and then apparently change the plan without informing tenants. The finance office doesn't talk to the leasing or property management team, and visa versa - no one has any clue what other teams are doing or saying. 4. Other tenants are entitled and rude. There's zero common courtesy for the fact that you are living in close proximity. Tenants leave their trash by the trash chute to pile up, they take their Christmas trees down to the loading dock without putting it in a bag so they leave a trail of pine needles the whole way, they put their compost in the common area compost bins instead of taking it to the loading dock where residents are supposed to dispose of their compostables. Small cars park in the SUV sized parking spots in the garage. One neighbor dropped a lit cigarette down the trash chute and it caused a fire that had 6 fire trucks called, and the residents from both towers sitting out in the cold for three hours over the winter. Again, the staff is impotent in doing anything about this - they send passive aggressive emails and nothing else ever changes. 5. You'll pay $285 to park in the garage, but because the garage is a public pay garage, you'll never actually be able to park in there. This combined with someone parking their compact car in the spots labeled for larger cars, you'll never be able to park in the garage if you have an SUV. 6. They nickel and dime you for EVERYTHING. Don't be fooled by they low security deposit. They make it up on the backend. It's a shame - it's a great location, and a beautiful building, but aside from the view, I have nothing good to say about this apartment complex.

I was in apartment S1905! I lived in two different apartments over two years. They are overcharging me over $3,000 for scratches in the living room area. That were already there and is noted in my move out move in sheet. They keep telling me that they will call or fax Gregstar to resolve this issue and I just keep getting ignored. They have even sent me a payment plan option! It's so ridiculous! I even spoke with a staff member that she says she has copy of it saying there were scratches but they don't get involved after you move out! It's like what!! And they didn't want to give me a copy of it. They say they will call them to take care of it but they don't. I moved out over two months ago!!!! They also tried raising my rent to 3,200/ 420sq! After being there for over two years. Completely ridiculous! Don't rent here!! Horrible property management! Greedy!! Complete lack of communication between management! READ 1 star reviews!!!! CORRUPTION!! All talk about the same thing! That they overcharge make mistakes on purpose then send you to collections!!! They better not try and do that to me!!

The concierge was very friendly and always willing to help you out when needed and the leasing staff was also very friendly. The location was great and close to everything downtown. Finally common areas were awesome and always kept clean and orderly. Management threw several parties and events for the tenants too. I would definitely recommend Via6!

I don't know who this bearded older man is but he is definitely another Karen. A couple times I approached him for questions and he was super rude to me. So, I decided to observe him more to see if he is only rude towards me or other people as well. Ever since I have been carefully watching him and on one occasion a young heavy accented Indian man approached him to ask where can he dispose cardboard boxes. Before the bearded man answer his question, he started warning and threatening the young man with a very nasty tone that he needs to cut his boxes first, lay them flat on top of each other, tie them up so they don't fall, when he is carrying them, if some pieces fall around, we have cameras and you will be fined if you drop any pieces, and a number of other warning and threats before he told him where he could throw away his boxes. The look in young man's face was very saddening and fearful and sadly he couldn't defend himself against the savagery of the bearded man. What really made me upset and disappointed which forced me to write this review is what happened just 15 minutes ago by this classless and creepy bearded man to this young Indian girl at around 7:15 PM on 4/24/2022 in the front desk lobby. I am stating the exact time, date and location of the incident so management of this establishment can immediately access the security cameras' footage of this incident involving this creepy bearded man. I hope the right approach is taken and this poor girl is identified and asked what did this man say to her to make her cry?? The many is specifically targeting migrants and most his victims are colored immigrant women might feel intimidated and afraid to file a complaint given the fact how nasty and creepy this man behaves. A young Indian girl approached him to ask a question, while he barely barely acknowledged her, he turned his face at his laptop and started yelling some words at the young girl. She felt terrified and I noticed she was about to cry as she was waiting for the elevators. There is no reason why this creep should behave this way and per my observation of him, he only targets Indians, Asians and non white people and especially colored women. If you feel like you're a victim please come forward and write a review and if something more serious happen to you by this man contact the police. No one should be treated in such a manner regardless of what your ethnicity is. I am urging the management of this establishment to immediately investigate this sickening and creepy behavior of this man and follow up on this review. I have had the management and many business owners reach out to me to correct errors after I wrote construction criticism of their businesses in my reviews. When I hear corrective actions were taken by the management, I will update and modify my review as you may see in my previous reviews of other businesses.

Please plan to pay for a big ~$500 when you leave the building. I paid for cleaning and the building still charged me for it after I left. I stayed there more than 3 years. They charged me for paint even if by law they cannot charge for paint if a tenant has been in a place more than 2 years. The parking spaces are wicked small. And they fine you if you are over a line even 2 cms. You could opt to not pay but who wants to lose time in court? I wasted time and money mailing documents via FedEx to get a signed receipt. Not worth it. The only good thing of this building is Isa at the concierge. And Mary but I think she left. I would never ever live here again because Greystar, the company that signed up my lease with me, are thieves. Update after building reply: I paid for cleaning and I even helped that day to ensure it was spotless. I asked to Greystar for pictures and I was never given any. I mentioned the rule about living in an apartment for more than 2 years and the paint and you guys kept charging me for paint. I have the emails and the letters sent certified and this process lasted for almost 6 months. I ended up paying because I didn't want to hear from you again. How is it that I was never sent pictures and always kept being charged for paint but now that I leave my honest review you say you want to review the whole thing with me? I stay by my original review: Greystar will charge for things that are illegal and they will charge you for cleaning even if you paid for it before moving out.

Jerks! They made accounting errors on their side upon our move out, they didn't fix it, refused to speak with us and work it out, and sent a case against us to a collection agency! The leasing company is corrupt and poorly managed. Thanks for screwing us even years after we've moved out.

This is my second year in Via6. During COVID-19 the leasing officer did not notify me I can get month-to-month with same rent when I asked about the rent. This information was not shown in the renewal notification but month-to-month increased rent was shown in the notification before. I think the leasing office hide this important information to the resident in the apartment. I feel very disappointed about this and will not recommend anyone else to move in the apartment. I got water leak, air conditioner not work, smoke alarm broken serval times during the second year. They refused to waive my buy out fee and they never answered my question about why they hide month-to-month option in the renewal offer.

The building itself has had ups and downs, never fully recovered from COVID. But the one constant was Insa at the concierge. He has always been an amazing professional for the 3+ years we have lived here. Insa is always friendly and welcoming every time we see him, and also does amazing charitable work for people. I can't imagine living here without Insa at the concierge, he is 5 Stars and the main thing saving the review from being lower.

For others who read this message: It is totally useless to contact them. Do not be tricked by their responses on Yelp or Google. I never received any responses before posting a review on Yelp, and now they left a message here pretending like their care about their customer. NO THEY NEVER CARE. ----- Have to say the facility is good and people in leasing office are nice, I enjoyed my living experience here. HOWEVER, all is RUNINED after I moved out. GREYSTAR is the WORST company, never show any respect to their customer. In short, DO NOT RENT ANY ROOMS WITH GREYSTAR. I lived in Via6 for one year and moved last month. Recently I received my last bill that ask for $256 utility (for last a month and 20 days) $120 cleaning and $200 painting. $256 is much higher than my average usage, the highest usage in last ten month is $108 a month (would be $180 in 50 days). Painting? My room was kept is a very good condition, no pets not scratch and no holes on wall. AND THEY REFUSED TO OFFER ANY STATEMENT OR RECIPT for any charges. All I got are three numbers. I tried call greystar, leave a message and sent numerous emails, never ever received any responses. The most arrogant and rude company I've ever met. The most ridiculous thing is, I was charged interest the first day I got this bill. No other notification before, and of course no explain for why interest got charged. I seriously doubt if this action was legal. Again, DO NOT RENT ANY ROOMS WITH GREYSTAR!

SUCH A NIGHTMARE...HORRIBLE MANAGEMENT!! ***THE WORST APARTMENT TO LIVE IN*** The company will squeeze every penny out of tenants.VERY DISAPPOINTING to know people can do that; very INDIFFERENT and focused solely on earning PROFIT without any care for people actually live there.... After living only for 3 months, all the management & maintenance people gathered in front of my door knocking at 7am in the beginning of May 2017, and told me that there is a water leak in my unit. They found malfunctions with water pipes which run right behind my apartment unit. As they took the toilet and washer&dryer away from my unit right away without giving me proper notice, I could not live there any longer. At first, I was told that it would take about a month. They said THEY ARE NOT RESPONSIBLE for this (although it was obviously structural malfunction for such a newly built building), so I had to coordinate EVERYTHING with my renter's insurance and also the agency which books my hotel rooms. After living in different hotels and coming back and forth between my original unit to pack/unpack and different hotels for TWO MONTHS and still no estimate of time, I decided to move into a temporary unit within Via6. Even after moving into the temporary unit, there were so many incidents occurred: - Fire alarm's battery became low a few weeks after moving in, and it started beeping SO LOUD after midnight, prevented me from sleeping during weekdays. - The light in the shower room is (still) broken that even after a maintenance guy changed the bulb, it gets turned on and off randomly. - Since I was told the original unit would get fixed soon, I did not move everything to the temporary unit. After the move-in, I was told that I needed to move EVERYTHING out of the original one. I had spend all SUNDAY moving the rest of stuff in between these units. If they had told me I needed to move everything out of the original unit in a first place, I would have done that easily and did not have to waste my weekend for that again. Now this is mid-October, after 6 months since the incident took place, the management informed me the following further disappointing news: - I should feel free to move out anytime and seek for legal assistance if needed if I am not happy with their management decisions. - They STILL don't know when they will fix my unit after SIX MONTHS. - They would do absolutely NO COMPROMISE for all the inconvenience they caused which affected my work and personal life; so I should either suck it up or leave. Hope this review helps and saves future tenants from headache, such painful experience, and TIME, while the management DOES NOT CARE their tenants at all. I also hope nobody will go through what I had to go through with them.

This is my second year at Via6. Originally I felt that the service was pretty good since I had some questions before I decided to renew the lease and sent email to management team and got replied very quick. However it turns out that they will never reply my email if I have any question or concerns or complains after I renewed the lease... Updated: I moved out on April. WARNING: you should pay extra $$ for getting delivery from UPS/FEDEX while your delivery will be delayed by half to 1 day unnecessarily due to refetching by a third-party company. I have lived in this property from the beginning of the property (April, 2013) and have been satisfied with the property in every aspect. From last year, the leasing office decided to enforce the residents to sign up for a third-party package fetching service with the fee $180/year. In this morning, my package was delivered to the property (addressed to my unit, not to the property) and concierge desk simply rejected my package from the door for no reason. (I still cannot understand why they didn't allow it to get delivered to my unit. why? why?). Thanks to their reckless action, I need to drive 30-min distant to their facilities. Then what is the point of paying extra fee for the package refetching service? Thanks to this wonderful experience I started looking for move out from today and share my experiences to help you guys from making the same mistake that I made. Once again. If you decide to live in this property, you MUST know that you will experience delayed deliveries with additional mandatory cost ($180/year)

I've called Via 6 my home for over 6-years now and because of how much my wife and I appreciate this place and it's people, I thought it was time provide another review... First and foremost, the people who work here are outstanding. The concierge team - led by Insa, Patrick, and Kelsey (as well as Byron holding down overnight security) - are always available and willing to provide a helping hand when needed. They not only make us feel at home everyday, but have taken the time to meet and get to know our friends and family who have visited throughout the years. Many of our family and friends have utilized the Guest Suites which residents are allowed to rent which is super convenient and cost effective for their vacations to Seattle. I've also had many large events on the Via 6 deck - for both work and just getting friends together (including over 100 guest for our wedding welcome party last summer) - and the Via 6 team has always gone out of their to way to ensure everyone is taken care of and has a great time. When working with GM Michael and his leasing team over the years - whether it's a billing question, renewing our lease, or letting me into my apartment at 6am after locking myself out on the way to snowboard - they have always been very accommodating, responsive, and very professional. The apartment amenities - Home Remedy store, Assembly Hall coffee shop, and Tanakasan restaurant make Via 6 lively, fun place to live. The location is walking distance to everything downtown. My wife and I love the proximity to everything Seattle - walking down to Pike Place market, checking out events at the Seattle Center, and going on runs along the Puget Sound waterfront or South Lake Union. Our lease is up in August and we are looking forward to renewing and calling Via 6 our home for year #7.... Thank You Via 6 Team! Dave and Hilary

After moving out of Via6, I realised how bad Via6 was compared to nearby similar priced apartments. This has to be in caps - I HAD SOMEONE TRYING TO BREAK INTO OUR APARTMENT! HE WAS GIVEN ACCESS BY FRONT DESK!!!! MANAGEMENT DID NOTHING - NO INCREASED SECURITY NO NOTHING. I had to call 911. He was a big guy while I was a petite lady. This was at 4 am. He kept trying to open the door even when I tell him to go away. Then he started getting violent and were hurling threats and vulgarities non stop while trying to get the door open. It was traumatising to this day. Forget about security if you are willing to live here - treat it like there's none. You don't need ID or confirmation to access the elevators, just name. The concierge and front desk security vary person to person. You would only need to find the right person to get access without ID. While the location of Via6 is relatively convenient, the management of this building will make your life hell. When we were there, our building manager, Michael, was one of the worst building manager I have seen - promises one thing but would never follow up enough to ensure his team are aware of changes, and will give us attitude for following up to our rights. The project manager that Greystar hired, Joe, was let go but only after he had caused so much damage to the residents and was the most condescending person you will meet. He had the worst attitude and 0 empathy. It is a relief when he was let go, but unfortunately damage had been done. Run if you see this project manager. You may know of the water issues happening. We had to fight to maintain our rights. There was an elderly lady that was kicked out of her apartment during the water work with no reprieve. Poor lady. Another pregnant lady had to be so stressed out that she was crying in the town hall meetings we had. I reported Via6 to Tenants Union and also BBB consumer complaints. Of course, the management showed 0 compassion. Continued to kick the resident out at prior to 9am from their apartment and barging into their apartment. I moved out as soon as I could. I encourage you to do the same if you are not being treated right.

I've lived in Via6 for 3 years and could not imagine living anywhere else. The leasing office is great, maintenance requests are fulfilled in hours after they are requested, Insa at the concierge is awesome - highly recommend.

I been at Via6 from day one My dog's and I absolutely love it here . It's like a five star Hotel . The concierge are absolutely top-notch very respectable .. Thay are always there for you sometimes I feel thay only work for me . If need to know how to get somewhere they pull out the map on their desk and give me directions anywhere in Seattle .. I would be lost with out the Concierge I lived in three different Apartments in downtown Seattle and the via 6 is the best .. The rent is reasonable they have a great leasing team thay are very helpful too.. The building is very clean the gym is wonderful I cannot imagine living anywhere else thank you again Via6...

My advice: If you can find anywhere else to rent around this area, Go for it and don't come to via 6! The past few years I have lived there have been nothing but a total headache. For a professional adult person, you might find yourself living in a semblance of a filthy glorified dorm. The concierge staff is nice and was definitely the nice parts of living there. Pipe systems: There has been a continuous pipe problems in this building and I doubt this is done and the residents will have to look forward to more water cuts overnights and more noise to deal with. Common area: there are revamping those swallowing more renters over the summer but these are so dirty at times. Residents have no qualms leaving their smelling garbages (I have pictures and will include them in my future 1 rated posts), which literally suffocate the life out of you while waiting for the elevators. Elevators: there are 3 serving the building and management at times have no idea they are not working leading to 15 mins wait for it , until someone from the building alert them. Pets: Be wary at times when you stp onto the elevator not to step into pet poop or pet pee. Garage : I literally have a picture of someone od'ed down in the garage (will post it later) and had to alert the concierge team to do so. Garage door being stuck: this is one nightmare after another and needing to leave the garage during nonworking hours was on a few occasions a headache where the call button is completely helpless and I had to literally leave the car, step out of the garage and go warn the management team to this. Management: If you can save yourself being engulfed by the overlord or landlord that is greystar, read your lease carefully or never rent here. If I can less than 1 star i would bur can't but will post again to ward off those interested in this place. All in the the concierge staff rocks and the rest...stay away PS: A garage complimentary photo at Via6 this past winter. Love the apartment area and view. neighborhood is safe and lots of stuff to do nearby. Joe the leasing manager has incredible customer service and when our washer broke he went above and beyond to make sure our needs were met so we could wash clothes. it is people like Joe that make you feel at home at via6. 10/10 I would recommend living here.

Still no fix for the parking garage, now it seems Via 6 fanboys (and gals) are touting the wonderful life of Via 6. Well, Yeah, the building is pretty nice, the finishes are ok, the floors are nice (yet very easily damaged) the paint is a pleasing color (but scuffs and scratches off VERY easily). If you've toured the Olivian (another building in this same price range) you'll see the difference, I can only guess that the positive reviews for this building who are saying we should feel blessed to live here have never lived in a luxury building. Because, this just isnt up to snuff., end of story.

I really want to like this building, and I think most of the other reviews have covered what I would want to say about the awesome parts. But really I just came here because I, like many of my neighbors, am fed up with the sorry excuse of a parking garage. I've worked as a valet attendant in my freshman years at some tight downtown hotel parking lots, (which incidentally were also operated by Impark, the apparent operator of the Via6 garage) but this place really makes me scratch my head. A couple nights ago, I literally had to walk around and slide over the hood of my rental car to get out from the passenger side. It was that or I block the other guy from opening his driver side door. Let me back that up with a graphical illustration: (I wish I had taken pictures of all 3 sides but I'll try to explain in words.) In the picture is a rental Kia Optima parked in a spot that's the size of 90% of the spots in the garage. There was a Ranger Rover Sport on the left of the beam parked so close that you couldn't slide out from behind or beside it. On the right was an average sized sedan that clearly cannot fit within the marked lines either. I couldn't slide my leg through the space between the Kia and the concrete post unless I cut it length-wise in half. EVEN SO, the back wheel was still about half way over the line on the over side. Now granted I could've parked it slightly further away from the wall so I didn't have to slide over the hood, but you don't want the back sticking out any further than it has to into the traffic... BECAUSE, out of the 5 mins or so I spent spinning around and doing 10 point turns down there that night, I definitely heard one car schmoozing with the wall while trying to dodge a car coming around the corner, and what sounded like another car scraping someone's parked vehicle. With that horrid picture painted, I'd like to point out that this was a particularly hectic night on P3 where everybody had come down thinking there were spots available and ending up doing 10 point turns to get back out because there weren't. And it was a first out of the 5 months I've been here. But in my mind, that kind of a night should never happen how ever long you've lived at a building. So yeah, in conclusion... gooooooooo Smart Cars, or legs! Oh yea, I believe the slots reserved for the Zipcars are all normal sized, and on P1, I wonder why?

There are many problems when I moved out from the Via6 building. When moving out, I have checked twice with the Via6 Building management that there is no open amount. 4 weeks later I got a letter with a large open amount including late fee from Greystar...

I just moved out. Consider your entire "refundable deposit" non-refundable - they take the whole thing in cleaning and painting fees. I do understand that Greystar is a huge company and they're only out to make money off of these apartments, but the benefits of renting from a large company are not there - their utilities billing is a mess, parking is disorganized, and they seem to have a lot of trouble getting elevator repairmen & garbage chute maintenance people to show up to fix things outside of normal business hours. If only one elevator is serving half of a 24 floor building as wide as a city block for an entire weekend, it takes a while to get anywhere. I like the people at the concierge desk, the maintenance staff, and the people in the leasing office who have been there for a while, but ultimately living at via6 was difficult in ways I didn't expect and just don't have patience for. As for Greystar corporate, they sent my final bill to the wrong forwarding address (when the right address was clearly written in the paperwork) and threatened to send me to collections after 14 days over a $300 bill. If the building gets more organized and straightforward, and all the construction in a 2 block radius finishes up, it might be worth the money to live there.

We stayed in corporate housing at Via 6 for about four months in 2014. Had a pretty positive experience. A small issue with the sink's disposal system was resolved very quickly. No noise from neighbors at all. Overall, a positive experience.

via6 was one of my favorite buildings to live in, and I've lived in several buildings in Seattle and even more in other cities. The amenities are great, the mezzanine is the best I've seen in any residential building and if you really never have to leave the building of you don't want to. The concierge are great. Mike and Insa are two guys I got to know there and they are really the best I've know. Very cool guys and very professional. The shop/deli on the first had improved over the last year and has even more selection. It's a bit pricey but you pay for convenience and quality. I didn't experience being hit with excessive charges when I moved out, so I'd say it was fine. Maybe I didn't do much wear and tear on the space compared to others. Only downside was the floor plan I chose had the heating system in the wall and it was louder than most I've encounter before and since. I talked to the on-site management and he sent maintenance immediately to find a solution to mitigate the noise. Overall I loved the building, convenience and area. I left only because of work assignment overseas

My wife and I were super interested in the apartments and the lady on the phone was nice enough to explain more about the apartments. She then offered to send me pictures of the places we were interested in but as of now (1 week later) we haven't heard a thing. We decided to go with another place that was much more responsive. EDIT 7/23: Spoke with the manager pursuant to his response. He reiterated that they had no record of the call but I gave the day and time I called (call history). He was very nice and very apologetic for my situation. I really do felt like this was a big mixup on someone's part.

Horrible experience. Talk to anybody in the south tower. Go check out the elevators. There's always a problem with water for the past 10 months. It's always been leakage after leakage. They dare to send out 3 floors of residents to find accommodation for a week without any compensation. Think living in the north tower is cool? NOT. Good luck with the emergency water shutoffs. It's always last minute and they will always be nice about it. But it's been going on for a year. Good luck with trying to cut your lease after you find out about their sleezy operation. You lose 2 months of rent and deposit.

I lived at via6 for a year and just moved out. While I was impressed with all the amenities - and the view - that's what you're really paying for (these apartments are tiny and noisy). The problems with the building add up fast; the elevators are always broken (I've waited 10+ minutes, sometimes walking 20 flights of stairs.) The concierge is never there or screwing around; the juice bar is overpriced; the garage is too small; the utility bills make NO sense (I was out of town for an entire month and was charged the same as when I was home!) The worst was when I moved out. The leasing staff - which seems to change every few weeks - had no paperwork ready for me and didn't know how much I owed. I had called to make an appointment to do all this - and a walk through - and was told they don't do that. When I turned in my keys - which took an hour -, I was told I could come back later to do the walk through!! (That's why I called!) Oh, and the icing on the cake? My lease went up for next year, but after I gave notice a friend called to ask about availability - it's renting for $500/month less than what I paid. At least that's closer to what this place is worth - and worth putting up with.

I am very proud to have called this place home for two years. It was a really vibrant vertical community, though at times it felt like an Amazon dorm. I really appreciated all of the resident events sponsored by Via6 and local restaurants! Even the resident portal was pretty convenient for posting subleases, furniture, events, etc. I've never seen such community involvement as this but I hope to inspire the same vitality in my new community Cirrus. Moving out wasn't such a pain. Our deposit covered all the outstanding utility bills, cleaning, and damage (we had wallpaper). I wish ACH online rent payment didn't require a $3 processing fee. That is complimentary for most resident portals.
