If I could give ZERO stars, I would. My experience with GREYSTAR / Via6 Apartments was one of the most unethical, sloppy, and predatory housing experiences I’ve ever dealt with — and that’s saying a lot for a company already known for shady practices.
Let me start with their so-called “move-in/move-out inspection.” They sent me a sheet that was completely blank — not a single box checked, not a single note, nothing indicating whether it was for move-IN or move-OUT. Yet somehow, years later, they tried to claim that this empty, unsigned-by-them, unfilled-out piece of paper was my “move-out inspection.” The only thing written on it was my signature from the day I moved in. Nothing else. In Washington State, an incomplete inspection form like that is VOID, and they know that. Anyone with basic sense can see that they tried to use a blank, invalid document to justify bogus charges.
Then comes the floors. They claimed there was one deep scratch, but apparently one scratch requires replacing the ENTIRE wood floor of the unit because they “didn’t have the matching palette anymore.” That’s not my problem — that’s normal wear and tear and their cheap choice of discontinued flooring, not damage I caused. They never sent a single photo of the supposed scratch because there WAS no scratch. Meanwhile, the two different units I lived in were left in pristine, spotless, mint condition — exactly how I treat every place I live. Mind you they said the floor was $2k to to replace! I never for pictures of floor damage and receipts for new floors. Oh and they left my wsg and electric knowing that I had already paid that with them at my new apartment, obviously I haw to do that before activating utilities a my new apartment.
To make it worse, they never sent me any notice — not a call, not an email, not a letter, NOTHING — stating that they had sent me to collections, as my final notice. I moved out in 2019, and out of nowhere in 2025, they dumped a mystery balance into collections like they were hoping I wouldn’t notice. Completely unethical and against industry standards. I was under the impression that they knew they did me wrong yet they still sent me to collections.
And here’s the cherry on top: First, they claimed I never gave them notice to vacate and tried to hit me with a $2K for that. When I proved — through both email records and in-person delivery — that I did give proper notice for moving out at the end of February, they suddenly changed their story. Then they said, “Oh, actually your February rent bounced.” If that were true, where were the notices on my door to pay or vacate? Where were the calls or emails? I got absolutely nothing about any late payment at the time. That’s just more fabricated nonsense to cover their tracks.
And honestly, I should have known better. Their reputation is so bad that even the U.S. Justice Department forced their parent company to pay a $7 MILLION settlement for unlawful practices. That should tell you everything you need to know about how this company operates.
This place does not care about tenants. They care about squeezing every dollar out of people and hiding behind corporate monopoly-style management. They see you as a number, not a human being, and definitely not as a resident they plan to treat with fairness or respect.
Save yourself the stress, the manipulation, the surprise charges years later, and the unethical behavior. There are plenty of buildings in Seattle that don’t rely on blank paperwork, fictional damages, and silent collections to make money.
Avoid GREYSTAR /Via6 Apartments at all costs. Rent somewhere that actually values transparency, legality, and basic ethics.
