The American Guest House was conveniently located near downtown DC in the Adams Morgan neighborhood and about a 10 minutes walk from Dupont Circle with the metro accessible there. As clearly outlined on the website, there is no designated parking, but since we traveled on a weekend, the street parking was available free of charge and was very easy to come by. We were not greeted by anyone when we arrived and did not see anyone during our stay until leaving in the morning, though there was a cell phone number provided in case we needed to be in touch; there was a large desk in the inn though that made us think there usually is someone around. It is quite an old home, and it felt very stuffy. The decor lends itself to contributing to the stuffiness, as it leans into the old timey-ness. This is true for the common spaces, which are small and not really somewhere to hang out in, and the rooms. For the price we paid, I was a bit disappointed with the aesthetic and the stuffy and dusty feeling I had throughout. I will say that it was exceptionally quiet, which is amazing considering the downtown location. While our stay was fine, we are not itching to come back.

This was an amazing concierge type of experience: central location, friendly home environment, with privacy as needed. The host was amazing and had a wealth of information. Easy access to Metro as well. The breakfast was great that really helped kick off the day. I am so happy I found this place and will be definitely staying here in the future. Stayed from Tuesday to Friday and LOVED it! Because it's a b&b, they have special instructions for arriving late (past 9). My flight was already going to get in later and then was delayed an hour. I was worried about being able to get to the room ok, but it was SO easy. Great communication from AGH. I was in for a conference that served breakfast the first two days, but I went downstairs for the breakfast on the third day and it was wonderful. Eggs, veggies, quinoa, etc along with muffins and croissants. The building was dead quiet at night. I was on the 4th floor, so no one was above me. Someone was next door, but I never heard them. My room overlooked the street which was not a problem at all. Based on another review I read, I brought ear plugs and didn't need them at all. My flight wasn't until 9PM Friday and they let me keep my luggage in the front parlor area which I'm so grateful for because I wouldn't have had any idea what to do with it. As a single woman traveling alone, I not only felt safe, but somehow felt like staying with distant family. Also, if you love historic, vintage properties, this is heaven. On my next trip to DC, I will definitely stay here again! Thank you, AGH!

On the positive side the location is convenient. There is not much to love and I do not recommend at all. The hospitality is non-existent; including a simple greeting of the day. There is no water for sale or otherwise - so after a long travel day you get to your room and then have to walk to Walgreens just to get water. If they can sell candy at the entrance of the place why not water. For those with allergies - avoid at all cost. The common area and rooms smell like there has been no fresh air since the civil war. It has an old musty smell like you would expect when you open a summer home after the winter. They would be served to buy some room air purifiers. I felt tolerated and not welcomed. The breakfast includes scramble eggs bacon store bought day old breads - marginal at best. The experience can be summed up as shelter - period.

My girlfriend and I stayed here to celebrate our 1 year. Our room was on the top floor, and the walk up to the room felt like a museum. Each floor had really cool portraits of different presidents. The room itself felt very cozy, and the romance package with champagne and fruit really set the mood. Lucia is a great host. Along with cooking us breakfast, there are many other treats like muffins, banana bread, bowls of fruit, yogurt etc. for one to enjoy. Would definitely recommend American Guest House to friends and family, and would consider staying here again.

I booked this historic B & B just for convenience for a conference, but it ended up being a highlight of my three days in DC. What an historic gem, and such lovely staff! The mattress was so comfortable, and the air conditioning was just perfect in this fresh, clean B & B, despite the 100 degree temperatures outside. I also loved the fact that only registered guests were allowed in with their assigned door code. It made me feel very safe as a single female traveler. This is within easy walking distance of my favorite restaurants in Dupont Circle and Adams Morgan.

The American Guest House isn't fancy, nor are the rooms huge and full of luxury amenities. But it is remarkably clean and quiet. As a single traveler, I felt very safe both in the house and in the neighborhood. It's an easy 10 minute walk to two different Metro stations and there's a bus stop right outside the door. (Wish I would've taken advantage of the bus system, which is just terrific and in many ways easier than the Metro subways.) I was attending a conference at the Washington Hilton but was unable to get a room there. The guest house was just a 1-block walk to the Hilton and I was glad to avoid the hotel hustle and bustle. Staying here turned out to the be the right choice for me.

Unfortunately, I did not get a chance to stay here. They have a very strict non-refundable policy, and although I requested a week in advance to defer my stay because a medical emergency, I was told I could not and was charged in full for a 4 night stay.

My wife and I stayed here for four nights while touring DC. Lucia--the owner, cook, housekeeper, and more--was a charming, caring and interesting host. Queen bed very firm and comfortable. The Victorian ambience is total--original dark paneling, historical lithographs, fancy carved newel posts, etc. You will love it, if this is the sort of thing you love. Breakfast, with eggs to order, will carry you a long way into the day. The location is extraordinary, within walking distance of many, many ethnic restaurants, bars, clubs, etc. The bus right outside will take you straight to the Kennedy Center, and the Metro is ten minutes away. Caution--four stories, steep stairs, and no elevator. We took a room on the top floor. I'm 72 and have bad knees. Not the best idea. Your bags will be carried upstairs if you wish. We will definitely go back.

Clean, adorable, historic, lovely host, and wonderful breakfast tailored to our dietary needs. Who could ask for more? We will stay here again when we return to DC. We could walk to nearby attractions, parked close, nice restaurants in the area, short drive to get to The Smithsonian.

I had a lovely stay at this charming B&B. It is well located, just a few blocks north of DuPont Circle. My room was on the second floor so it was an easy walk up. There is no elevator so a higher floor or heavier luggage might have been a bit of a nuisance. I was there two nights but had to leave very early the first morning so I missed breakfast. Breakfast the second morning was terrific. An omelet and the some fruit and a waffle. Coffee and juice. All well prepared and served in a very nice dining room. My room was comfortable but not large. Really just fine for a short stay on a business trip. There are so many beautiful old homes in Washington and it felt good to break the big hotel routine for a short trip. The AGH was comfortable, well located, nicely furnished and a good value. I'd stay again.

The bed was super comfortable. The place is cheap for DC. Everyone was nice. The b-fast was great but started too late for a business traveler. My room was a fourth floor walk up. The room itself was small and slightly shabby (401), but fine for my needs. The neighborhood is great and it was a short walk to everything.

We had the most wonderful stay at here just a couple weekends ago at the end of March. The hotel is in a great location, the room was spotless, bed super comfy, and the owner Lucia could not have been more gracious. It was nice to stay in a small hotel which felt really homey and cozy. Lucia made us the most beautiful breakfasts both mornings we were there. I am a nutritionist so am picky about quality. We were served gorgeous veggie omelets, banana pancakes, and French toast that were all divine (and NOT heavy). Loads of fresh fruit and great selection of teas and of course fresh coffee. We would absolutely stay again and highly recommend it. Such a reasonable price too!

Despite the burdens imposed by COVID restrictions, the Innkeeper and her son created a warm and welcoming environment for our visit during Presidents Weekend. Further complicating matters was a messy February ice storm, nonetheless they made the check-in process simple and had us in our cozy room quickly and easily. Our room was beautifully appointed and immaculate. Breakfast each morning was delicious, and our dietary preferences were asked for and honored. Social distancing was well maintained in the lovely dining room. With American Guest House so convenient to Dupont Circle and Georgetown we will definitely return on our next visit to Washington DC.

Very great. Like at home! cozy and very quiet. I stayed in a single room at 3rd floor. It's small but I slept very well. There is a mirror in the front of bed. The breakfast is delicious!

Chef Kevin and the rest of the AGH staff took great care of me. I keep to a plant-based (vegan) diet and Kevin accommodated me each morning with a different veggie-based breakfast. It really made being on the road a whole lot better than staying at a large hotel for both price and the personal service I received. I stayed in room 402, which is small, but was certainly big enough for just me and my 3 day stay. I'll gladly come back and stay again!

This bed and breakfast is truly a gem in the city! I live in the area and wanted a quick getaway to get some work done. Admittedly, I was a little nervous to stay anywhere because of COVID-19 but my fears were quickly diminished by the lovely innkeeper who reached out prior to my stay to let me know of all the precautions that were being taken and to see if I had any preferences. Once I arrived, I was awestruck by the beautiful home. It was clear that great care was taken to maintain the historic beauty of the home. I immediately felt comfortable and had no fears whatsoever of staying there. It was quiet, relaxing, and extremely comfortable. The bed and breakfast is in a superb location, close to Adams Morgan and Dupont Circle and I looked forward each morning to an absolutely scrumptious homemade breakfast. The breakfast alone is worth the stay! If you are traveling to D.C. or if you are in the D.C. area and want a lovely, peaceful getaway, this is your place! I am already planning my next stay.

It was unfortunate that we were not able to enjoy this B&B. We had extenuating circumstances that kept us from making it to the American Guest House on that day. I explained those circumstances and even asked for a rain check for another visit but it was not even considered. I had booked two nights and paid for three. As the owner said, it is 1.8 miles from the Washington Convention Center so if you are going to a conference that starts at 8am, plan on leaving at 7am to walk -- I do not know how Metro is at that rush hour. We landed at a closer, older hotel with a great history, not family-run and not a chain but near good eats, better rates and very safe. We enjoyed our walk to the conference.

Location is outstanding! In a clean, and very safe, perhaps upscale residential neighborhood- I was in DC for business and was able to walk everywhere I needed to quickly and easily with beautiful D.C. Architecture to admire along the way. About a 12-15 minute Uber to/from the airport. The guest house is gorgeous and beautifully renovated. Rooms are small but very clean, comfy, and charming. Kevin and staff were so nice and helpful! I would definitely recommend.

We had a lovely and hospitable stay for valentines day weekend. The building is charmingly old-fashioned and our hostess (who is also the chef) was friendly, accommodating and made delicious custom breakfasts for us. Walking distance to Dupont circle and thereby also the metro. A nice change of pace from a regular, less personal hotel experience!

My sister and I shared a room here for six nights. Kevin was our host for the most part and he was just wonderful. Not only cooked a great breakfast, but was warm, friendly and informative. Our room was a bit small for two of us, but definitely charming, clean and bright. Great location - not just close to Du Pont circle, but also walking distance to the Adams/Morgan neighborhood. Great restaurants and shops.

This reconfigued old home is in a lovely Adams Morgan residential neighbrohood right next to the Du Pont Ciircle so restaurants and shopping are in easy walking distance. It's also close to the Metro for getting just about anywhere. The Guest House is safe and comfy for a single woman. The room I had was small, but very adequate for one person. There are books in each room for casual reading. Curling up with a book in the vintage bed really put me in the mood of being in a past age. You don't really feel like you're traveling alone when having breakfast or chatting with other lodgers in the parlor. The staff made me feel welcome and was always available to answer my questions. I especially appreciated the off-season rate I got in March.

Historic building and great customer service make this a fun alternative to your run-of-the-mill hotel experience. This is an old building converted into a B&B. The rooms are cute and cozy, and the location is awesome (right in Dupont Circle neighborhood). Being near the Metro is a plus. The best part is the free hot breakfast cooked fresh every morning by the onsite chef - saves a lot of money in the long run! Kevin (main chef) is so kind and nice to talk to.
