Fiona Review - Fairfax - Los Angeles - The Infatuation

"Like reading physical books without distraction, becoming a morning person is pretty aspirational. No matter how many successful people you hear about who get up at 5am, drink hot water with lemon, and meditate with the sunrise, it’s hard to muster up the willpower to do the same. Plus, there’s something glamorous about being a night owl. But thriving during the day is a different kind of glamorous, even if you’re only in it for the early-morning Murphy Brown re-runs. If you need more inspiration beyond meditating billionaires to become a morning person, have breakfast or lunch at Fiona. Fiona is a bakery and restaurant on a prime block of Fairfax that’s mostly filled with night owls. There are Animal and Badmaash for dinner, Canter’s Deli for late-night weirdness and pastrami, and Jon & Vinny’s - that admirable but annoying friend who’s up for anything, morning to night. Aside from coffee shops, Fiona is the only true daytime spot. It’s a modern neighborhood hangout, a place that could be the sitcom setting where a cool group of 30-somethings gathers at some point in every episode. The well-designed space is packed when it’s light out with people having casual business meetings, friends catching up on their lunch hours, and well-behaved kids staring at the chocolate chess pie as if it’s the greatest thing they’ve ever seen (they’re not entirely wrong). photo credit: Jakob Layman The menu can initially seem like a jumble, stretching from very American biscuits and gravy to Vietnamese beef stew. But somehow, it works. Order any of the American comfort food classics and you’ll have a satisfying meal. The South East Asian-influenced dishes are generally more interesting, but they can also be hit or miss. The curry leaf-topped dahi toast is fantastic and unusual, but other dishes can be inconsistent with seasoning, depending on the day of the week. Whatever happens, you need to order at least one of the baked goods in the display case up front. No one leaves Fiona without at least a slice of something - these are some of the best pies and cakes in the city. Fiona does serve dinner, but daytime is when this place is at its best. At night, there’s some carryover of the lunch menu, plus additional entrees, and a short list of natural wines. But a lot of the daytime charm doesn’t really translate. The atmosphere is more subdued, and there are some solid appetizers - like a rough-chopped beef tartare with smokey eggplant that doesn’t taste like every other tartare you’ve ever had - but the entrees leave something to be desired. A hangar steak lacks flavor and feels less refined than other dishes, and the duck two ways came out way too oily. So come here during the day and you’ll experience Fiona at its peak. Have a salad and a sandwich or a slice of dahi toast, and chat with the owner when she personally brings you your food. Get a slice of the chocolate chess pie, and maybe another one to take home for later. You’ll discover there’s something cool about functioning best during the day, even if you don’t buy into the whole meditation thing. The biscuits are perfect, the gravy is rich, and adding on the bacon lardons is non-negotiable. photo credit: Jakob Layman Shredded Cabbage & Chicken Even if you think you don’t like salads, this one could convert you. Crunchy and light, with enough going on that every bite doesn’t taste the same, the ginger dressing here is the star. photo credit: Jakob Layman Celery Root Pancake Like a giant hash brown that feels somehow better for you because it involves the word “celery.” The not-too-creamy remoulade on top cuts some of the fried-ness of the pancake, and it gets even better when you add the smoked fish on top. Beef Tartare Beef tartare is a dish you’ll find on one in four menus in Los Angeles, but at least this one is different. The roughly chopped beef comes on top of smokey eggplant, with a generous serving of extremely buttery, extremely good toast. photo credit: Jakob Layman Vietnamese Beef Stew Possibly the best way to have dinner at Fiona is to come by yourself and order this huge bowl of stew. Or do the same thing at lunch. Or both. Grilled Hangar Steak Although $21 is a pretty good price for a restaurant steak, we’d still skip this one. The meat was perfectly cooked, but didn’t have much flavor, the potatoes weren’t crispy enough, and the tallegio overpowered everything else." - Jess Basser Sanders

The Chocolate Chess Pie at Fiona in Los Angeles Turned Me Into a Pie Lover | Bon Appétit

"Delightfully fudgy and gooey with a shiny, crackly top, the filling was closer in spirit to the boxed brownies my mom would make when I was a kid (the greatest dessert of all time to eight-year-old me) than any pie I’d ever eaten. A big dollop of unsweetened whipped cream on the side is optional, but IMHO is not really optional. And after having eaten so many mediocre pie crusts—tragically underbaked and crispy-gone-soggy in the rare, bad way—I was in no way prepared for pastry queen Nicole Rucker’s take, which flakes into a million crisp, buttery shards at the touch of a fork, the way a well-made croissant does." - ByChristina Chaey

My wife and I lived here for about 2.5 years. We had a one bedroom apt on the 4th floor with and amazing view of the Hollywood hills and on a clear day you can see the Hollywood sign and the Griffith Observatory. The amenities are very nice and the apartment had plenty of storage for a one bedroom. The staff were friendly and responsive to any repairs that are needed. They also handled a situation with our neighbor who was loud and reckless within their legal abilities. We were grateful that they were able to handle the situation for us. The location is amazing for newcomers to LA as you are in the heart of West Hollywood and able to walk to various areas. Highly recommend this place! Thank you Fiona!

Spare yourself the regret—here’s why: 1. Mismanagement at Its Worst: The head manager is dismissive and unresponsive. Noise complaints, maintenance issues, and tenant concerns are ignored. There was one attentive leasing agent, Tyler—who left within two months, likely due to the toxic work environment. 2. A Hotel, Not a Home: The constant influx of short-term tenants creates a transient, impersonal atmosphere. It’s hard to feel settled when the building operates like a revolving door and everything gets treated like a hotel. 3. Dog-Friendly but Filthy: While pets are welcome, the building reeks of dog urine because dogs are kept in their apartments unattended for days without being relieved. Cleaning staff work tirelessly but can’t keep up with negligent pet owners. Elevators, hallways, and entryways are perpetually soiled and tenants does not seem to care. 4. Horrible Location: The area near the Beverly Center is hideous, chaotic and unwelcoming, plagued by entitlement, narcissism, and an extreme homeless problem. It’s not a safe or pleasant environment. 5. Overcrowded Shared Spaces: One tenant monopolized communal areas daily, making them uninviting for others. Management did nothing to address this, further highlighting their indifference. 6. Overpriced and Overhyped: For the high rent, you’d expect basic living standards. Instead, we endured incessant noise a from a gym below and harrassment from the transients in the building, as well as a management team that refused to help. Final Word: Fiona Apartments is a poorly managed, chaotic, and overpriced mess. If you have any other housing options, take them. This building is a cautionary tale of bad vibes, inconsiderate neighbors, and relentless mismanagement.

Don’t Fall for the Glamour – Fiona Apartments is a Disaster ⭐☆☆☆☆ Fiona Apartments may look sleek and modern on the surface, but don’t be fooled. Living here was one of the most frustrating experiences I’ve ever had. Beneath the polished exterior, this building is a mess of poor management, unbearable conditions, and constant headaches. False Advertising at Its Finest Let’s start with expectations versus reality. The marketing paints a picture of luxury and comfort, but the reality couldn’t be further from the truth. From the moment we moved in, it was clear this place is all about appearances. The unit was overpriced, poorly soundproofed, and riddled with issues. If you value peace and quiet, forget it—our apartment was above the gym, and the noise was relentless. Management that Couldn’t Care Less The management team is the real deal-breaker. Tyler, the leasing agent, was fantastic—friendly, attentive, and professional. But after he left, it was like the entire team stopped caring. Concerns were met with indifference. It’s clear tenants are seen as dollar signs, not people. Pet-Friendly? More Like Pet-Neglected If you’re a pet owner, think twice. While pets are allowed, the building does nothing to enforce cleanliness standards. The elevators and hallways constantly smell like dog urine, and some owners don’t bother cleaning up after their animals. It’s gross and embarrassing to have guests over. No Sense of Community What makes an apartment feel like home is the sense of community, and that’s entirely absent here. The building attracts short-term renters who come and go, so it’s impossible to build any kind of connection with neighbors. Worse, one tenant seems to have taken over the shared spaces, making them unusable for anyone else. Unsafe and Unwelcoming The neighborhood around the Beverly Center isn’t as glamorous as it sounds. Between the constant crime, the homelessness issue, and the lack of security measures, I never felt truly safe coming or going. Instead of addressing tenant concerns, management’s answer was to involve the police—a move that only added to the tension. Not Worth the Price The biggest insult is the cost. For what you pay, you expect a certain level of service and quality, neither of which Fiona Apartments delivers. The flashy amenities and prime location are just a smokescreen for a building that prioritizes profit over tenant satisfaction. Bottom Line Fiona Apartments is a shiny facade with nothing of substance behind it. If you’re looking for a place that feels like home, where management cares about its residents and the living conditions match the rent, look elsewhere. Don’t waste your time or money here—you deserve better.

Avoid Fiona Apartments at All Costs ⭐☆☆☆☆ Living in Fiona Apartments was an absolute nightmare from start to finish. I wouldn’t recommend this place to my worst enemy. Here’s why: Incompetent and Dismissive Management The management here is terrible, plain and simple. At first, Tyler, the leasing agent, gave us hope with his professionalism and kindness. But after he left (within weeks of us moving in), it all went downhill. The building manager is entirely unhelpful and acts like tenants are an inconvenience rather than paying customers. Any issues we raised—whether it was noise complaints, maintenance requests, or concerns about the state of the building—were ignored or brushed off. Unbearable Living Conditions The apartment itself was overpriced for what we got. Our unit was placed directly above the gym, and the constant noise made it feel like we were living inside a fitness class. Management did absolutely nothing to address this, despite multiple complaints. Dog Waste Everywhere Don’t let the “pet-friendly” label fool you—this building is more like “pet-neglected.” The smell of dog urine is overwhelming, and it’s clear some pet owners couldn’t care less about cleaning up after their animals. The hallways and elevators often reek, and the cleaning staff can’t keep up. It’s disgusting. A Toxic Environment Living here was like being trapped in a revolving door of new tenants. The constant influx of short-term renters created a chaotic and impersonal vibe. On top of that, the shared spaces are monopolized by one individual who seems to think he owns the building. He’s always there, all day, making it uncomfortable for anyone else to use the amenities. Unsafe Neighborhood The area around the Beverly Center is just as bad as the building itself. Between the crime, the homelessness, and the overall sense of hostility from the local community, it’s not a place where you feel safe or welcome. Management’s only solution was to involve the police, which didn’t solve anything. Overhyped and Overpriced For the amount of money we paid, we expected a lot more. Instead, we got an unlivable unit in a poorly managed building with no sense of community. The building’s marketing makes it seem like a luxury experience, but it’s anything but. Final Verdict This place is a disaster. From the mismanagement to the disgusting conditions to the toxic environment, Fiona Apartments is a perfect example of how not to run a residential building. If you value your sanity, your money, and your quality of life, stay far, far away.

FRAUD ALERT DURING THE APPLICATION PROCESS- I had an extremely negative experience with Fiona Apartments. After I applied for an apartment in this building, they requested $500 holding deposit to take the apartment off the market. In less than 48 hours, I decided to cancel my application and requested a refund. I was notified that they can not process my refund, because I owe them $578.74. They refused to explain how come I owe them this amount, despite never having lived in this building. They've been unresponsive to my emails/calls. Save yourself the trouble and steer clear from Fiona Apartments. Their extremely unethical practices and lack of professionalism is unacceptable.
