Living at Highland Walk for two years was an amazing experience. The arched doorways and crown moulding made the units feel so cozy. The complex itself has so much character, with its brick facade, large courtyards, and tree-lined streets. It never feels like you are in the middle of a city and right on the Beltline. The floor plans are designed extremely well (it's difficult to find a new construction with a dedicated laundry room), and the walls are solid. I never heard a neighbor my entire time living there. Free parking means hosting guests is extremely easy, making it one of the biggest advantages over other complexes in the area. On top of that, the leasing team (shout out to Amaris, Taylor, Michael, and Monet) is fantastic, and maintenance is top-notch. Could not recommend Highland Walk enough!

We feel so at home here. It is the perfect spot for dog owners - open air hallways with grassy spots for sniffing make our quick walks so easy and accessible. Then the belt line or the freedom trail gives us wonderful mileage for longer walks. We have had no issues - been here about two months. Seems like many are long term residents which is a great sign !

We are about to end our lease after 2 years of living here, and could not be more sad about moving (for work). This apartment complex is amazing. The maintenance and leasing team are very kind. The dog park is the BEST you will find anywhere on the beltline - and that alone is worth it if you have a dog. It is an older complex, but it is sturdy and well built. I also love that it is a gated community, not just a gated building, so you can walk outside at night to take a dog out without worrying. Only negatives are an outdated gym and the gate call box is not always reliable. Besides that, I would recommend this apartment to a friend!

The location is great, but honestly I've dealt with so many maintenance issues it's just not worth it. As I'm typing this out our fire alarm is going out for the FOURTH TIME TODAY over "an elevator issue"??? And probably the 12th time this year. No one ever communicates or fixes the issue and this has happened several times in the middle of the night. On top of that I've dealt with a faulty heater during the coldest week in Atlanta in December that they didn't fix for over a week, then a broken AC unit that took them 2 days to fix (and only because I went to the office and had to demand to talk to the manager). Trash is left out in the halls and smells terrible. I've contacted them about this as well and never heard anything back. Save yourself the money and stress and go to mariposa lofts across the BeltLine.

WARNING: DO NOT LIVE HERE. Total slum with the worst management you can imagine. There are WAY better places to live in the area at the same price point. I cannot imagine these positive reviews are not legit -- everyone I know loathes living at Highland Walk and is in the process of getting out. You are subject to every imaginable inconvenience (constant stolen packages they won't pay for, their LOUD disrespectful workers "fixing up" the place, trash is never picked up, halls are gross, cars are constantly broken into). What prompted me to write this review is last Christmas the pipes froze and burst, raining over everything in my storage unit. I was out of town and management did not let me know for two weeks (!!) this had happened, in which time there was black mold over everything. Their "preferred rental insurance company" they encouraged me to use was of course a sham and refused to pay for anything. Highland Walk has refused to reimburse me because it was an "act of god." Things that were NOT an act of God include not informing me for two weeks, recommending a sham rental insurance company, not giving me a place to put my things covered in black mold so an insurance company could assess them, I could go on....I've never dealt with a worse landlord/living situation and I'm from NYC. Please, for yourself, do NOT live here. It's horrific.

I tend to put a lot of weight in referrals and recommendations when it comes to moving into a new apartment, so I thought it'd be a good idea to share my experience at Highland Walk. My boyfriend and I stayed for two years, and moved Spring 2018. Everyone is going to have their lifestyle priorities in mind when looking for an apartment that suits them: at the top of our list were walkability, dog-friendliness, communication with the agents, accessibility (boyfriend has family who needs wheelchair access for visiting), and moving from a loft I was ready for a place with decent insulation and sound buffering. Cleanliness and parking we're two aspects I couldn't compromise for any location. Both cause me unnecessary anxiety if they're lacking: PARKING // With street parking and a deck that rivals most local hospitals; we never had trouble finding a space. This may be a con for some, but there are no assignments, so your family and friends never have to stress when visiting. Later in the evenings, you may need to go up an extra level as spots start to fill in with folks settling in for the night. CLEANLINESS // The grounds are gorgeous and I imagine the property has pressure to keep things looking sharp since they're one of the larger apartments right off the Atlanta Beltline. When I moved in, I was concerned about bugs since the building is older. In the time I was there, I saw on dead waterbug in the hallway, some earthworms after the rain, and two silverfish inear my front door. Your mileage may vary, but I'm left wondering what black magic they use for pest control. We have a dog, so another experience I can speak to is the break areas for the pups. There's a dog park at the back of the property which varied in tidiness depending on whether owners picked up after they're dogs recently. It was cleared fairly regularly, but man there are a LOT of dogs at HW, so if you're not a fan this complex may not be a good choice for you. On the flip side, this property is a Doggie Disneyland for all of your fluffy petting desires. DOG-FRIENDLINESS // I think this attribute was the hardest to move away from. My dog had zero lack of super friendly dogs to play with at the park, and there are spaces galore to take your dog for a break when needed. At times you may risk the property team gushing over your dog before they see you, which is hilarious and really helps set the doggie loving culture here in my opinion. Between the Freedom Trail and the East side of the Beltline, we were spoiled. MAINTENANCE & COMMUNICATION // The property team at Highland Walk has been my favorite to date, and I've lived at several apartments in Atlanta. I think what goes unnoticed is that they're fantastic with internal communication, so any issues you bring to them never sit waiting for one team member to handle it. You'll get great treatment during the apartment pitch and touring phase, and no joke - my experience with them only became more impressive upon moving in and getting to know everyone. For me, this with whom issues HAVE to be resolved, and anything that came up never required more than an email or visit to the leasing office. SECURITY // Gates break. At HW, if there was a gate down, it was typically shut and stuck, but the second gate on the property was an alternative option. There were also reports of several car break-ins on or around the property. No more than you get in other neighborhoods in the city. NOISE // Our place faced the pool, so we only got the sound from folks gathering there during the Spring and Summer. Three floors up, and you can hear conversation buzz. It never bothered us, but it's something to keep in mind. Apartments facing Highland likely get the street noise, but what I was concerned about was the sound between walls, and I never heard my neighbors. We would always check in with each other, "Did you hear me playing guitar?" "Nope. Did you hear me blasting Jane the Virgin?" "Unh-unh." ACCESSIBILITY // For those folks with difficulty getting around, there's one set of elevators in each building, ramps, and hallways connecting parking garage entrances. Depending on your location on the floor, it can be a field trip to get to the elevator when needed, but it it's centrally located, so I get it. If it's not obvious by now, I'll summarize by saying we had a great stay here. The location and walkability add bonus points. The only thing you'll be missing is a solid margherita from Across the Street.

Lived here just over a year, and in general, it's not worth the cost. The finishes and fixtures are out of date and the management and maintenance staff is petty at best. Lighting is all over the color spectrum and completely lacking in the bathroom. Rinse and repeat painting and carpeting tactics are clearly undertaken after each tenant. The window system is much too old to keep out moisture and bugs, so you'll fight ants, fruit flies, and roaches throughout your lease. There's ample space to set up a nice furniture arrangement, but the balcony is not waterproof-roofed above. You're forced to pay $50 per month for next to useless package delivery and trash valet service. I will add special distaste for the trash service, as they continuously refuse to take trash for any random reason. Passive aggressive post-it notes about your trash that wasn't taken are par for the course. There are better options out there.

I decided to pay it forward. I used Yelp to help find this place. I have lived here 2 years moved from up North. If you are looking for an apartment on the belt line, consider Highland Walk. The maintenance and leasing staff are responsive. The dog park and pool are great places to meet your neighbors. Everyone is so friendly and diverse your bound to run into someone you will hit it off with. The office staff is great about communicating crime updates in the area and residents events. Its a walk-able/social area just like any other place in Atlanta be alert and you will be fine.

Here are my take aways: PRICE : This place is way too over priced for the type of apartment you are getting. THE SPACE The furniture in the model I saw looked super cheap, which I thought was odd because the model is usually decorated nicely. The floors were cheap wood and tile. Paint was chipping on the cabinets and unfortunately our tour was not the best. After look at apartments in the vinnings and comparing them to this one it's no comparison. ATMOSPHERE :However if you are hipster this place may be for you. It is right night to the belt line almost walking distance from ponce park market. Prime spot in Inman park so there are positives just not the best quality for the price I believe, but if your willing to pay for the prime real estate I get it. - Damien T

The location is great!! The complex backs up right to the Beltline. I was on bottom floor eight across from Jacks Pizza. Noise could be loud but honestly I just turned on a desk fan and it drowned out the just and bustle. The staff is awesome and if you need something fix they will get it done right away. I lived here for about 2 years and love every minute it of it. The only down side was the package room. Really the people delivering package and not checking them in and the room just being chaotic. They created a bigger space for packages and that helped with being able to find packages more quickly. So the apartmebt was doing everything they could to help remedy this one issue.

Amazing location of course but the real reason to live here is the staff, they are always responsive and quick to act if we need anything at all! Having a sushi restaurant and a pizza place right here also helps for someone who loves food like we do!

I'm not one to typically write reviews, but I think when it comes to renting a place you should know the truth. I've lived in this apartment for the past year. When I first moved, I was very impressed with the price, size of aparment, and office staff. After being here for some time. True light has shined on Highland Walk. First off the office staff is only friendly until you move in. After that, they make it seem like you are a bother because you are contacting them. I always make sure to go above and beyond being friendly to them, but they still seemed "annoyed." The amount of break-ins is quite disturbing. Yes, I know we "live in the city," but the "gated entrances" are VERY easy to get into, and the lack of security after so many break ins has been minimal. Not only has there been the normal everyday break ins, but someones car was stolen, and another girl was robbed at gun point. There is a security guard, that just sleeps in his vehicle, and then drives around every hour or so to make it seem like he is doing something. He was NO WHERE to be seen the night the girl was robbed at gunpoint. Weird, don't you think? Also they have "cameras," at every entrance, but somehow have no leads on any of the robberies. Also as far as the amenities, they aren't that great for the price of your place. There is only one pool, for 2 buildings. In the summer the pool is ALWAYS over crowded. The gym is the same way. It is fairly small and always over crowded. As far as packages/deliveries. My mom bought a birthday gift for my daughter. UPS said that one of office staff signed for it (I won't say her name) and when I went down to get the package it was no where to be found. No one even offered to help and figure it out. Like i said. It is a good started place, or maybe a place for some college people. But for young professionals there are way better options right in the same neighborhood. As my own personal preference I would never live at Highland Walk again.

I moved out of Highland Walk after a 14 months living there. I decided to write a review because it seemed unfair for me to rely on reviews before I moved in and not to write one myself. I really loved living at Highland Walk. The front staff was always very nice and responsive, they never lost any packages and always sent maintenance right away. No one ever entered the apartment without significant notice. I never had any issues with our cars in the parking deck. The location is unreal--on the PATH and Beltline, so you can run for miles without having to cross a street. Walking distance to tons of bars and above my fav sushi joint. On a nice night, it was fun to even walk all the way to Va-Hi (a little over a mile) and Little Five Points. I used to complain incessantly about the cost of utilities to anyone who would listen. We regularly paid about $200 a month at HW, give or take a few dollars, for electric, water, sewer, and trash. Now that I'm in a house, I have to pay a yearly trash fee to Atlanta which roughly equals the "valet" trash charge HW charges. My electric and water sometimes exceeds $200. All I'm saying is, it isn't as unreasonable as you might think. I highly recommend the top floor. You can park up by your apartment, so that's not an issue, and there's no noise above you. This was by far the quietest apartment I've ever lived in, and I've lived in a TON of apartments. Facing Highland Ave wasn't a big issue, but Jack's does get rowdy and I imagine it's noisy for those directly across the street. Cons: The dog park is not an actual dog park, so don't get excited. My dog escaped within a minute of being let off leash. It's good for dogs that stick around. However, there's supposed to be an actual dog park a half a mile away sometime in the next couple of years. Rent is expensive. No way around that. However, the location is ideal.

I've loved my time at Highland Walk! I moved in shortly after a bug fiasco at Block Lofts and was released from that lease - Highland Walk was incredibly accommodating and flexible with my lease start dates and getting me into an apartment as soon as possible. I am currently in a studio and love it - the prices are comparable for the area, the leasing staff has been great thus far, and the team has always been responsive to service requests. The only negative about this property is some car break-ins. HOWEVER, the leasing office is ALWAYS transparent about crime in the area (not just our property) and responsive to the issue. I imagine that not all other rental properties in the are as responsive. I know the crime is just a result of the area, not our property specifically.

I loved loved loved living at Highland Walk- wonderful location on the border of Old Fourth Ward and Inman Park on Highland Avenue. Living here is all about the location of your apartment- mine was on one of the upper floors with very little foot traffic, in the "2000" building away from the retail hubbub but still close enough to walk, and a good view from the balcony on the outer perimeter of the building. Yes, it is a bit alarming the # of memos alerting of smash & grabs and other misdemeanors...just be super vigilant about not leaving stuff in your car, locking it, locking your apartment, be aware of your surroundings, and use the free loud alarm that is pre-installed with the apartment. I agree that the apartment management company is a large corporate entity that dictates some of the policies, but the office staff is super nice and were so helpful in everything I could have asked for (receiving & signing for my mail, maintenance, alarm issues, locking myself out, etc.) in the 2 years I lived here. Rent is a bit pricey if you compare to the Atlanta rental market in general, but for Inman Park, it was pretty spot on. And I think I got what I paid for- large space, multiple closets, big bathrooms, good a/c, access to pool and gym, and most importantly, it's walking distance from almost everything you would need- great restaurants, doctors & dentists offices, small little neighborhood markets, salons & spas, walking trails, entertainment (Dad's Garage!) and of course, the Highland Bakery :)

We only lived in Highland Walk for 7 months, but it was an excellent experience. Their management is so much better than any other rental I've ever lived in. Marla was always so nice to work with. The location is amazing, so close to restaurants and bars, and now there is a beltline entrance, too! They have everything you need - pool, dog park area, bike storage, etc - and host frequent community events. Plenty of parking, and the apartments are tastefully updated. Would highly recommend!

I've lived here for 4 years and loved it. While the apartments are great, the staff at Highland Walk really is what makes living here so wonderful. The team in the leasing office is great and super responsive, making sure that maintenance issues are resolved quickly, and the maintenance team is great as well. Also, the recent upgrades are beautiful...I lived in an older apartment here before the renovations, which I already thought looked great, and when I moved into a renovated unit I was blown away! From the granite countertops to the detailed ceiling trim, the apartments are really gorgeous. The area around the complex is great too, it's super walkable and there is always something fun going on in Inman Park/O4W. I've lived in other apartment complexes in the area and I would highly recommend Highland Walk.

So one Friday last July I came home to my house in Chamblee to find that my terminally unemployed girlfriend of five years had simply moved out, apparently choosing to live with her equally parasitic son instead. After a mourning period of roughly 10-12 minutes, I decided it was time for a change: Rent out the house in Chamblee and move into the city! The next weekend my friend took me on a pub crawl and I declared in an exceedingly inebriated state that Inman Park/Old Fourth Ward was going to be my new home. That turned out to be one of the few good drunken decisions I've ever made. 24 hours, 6 ibuprofen and 3 quarts of Gatorade later, I was touring Highland Walk. Fast forward to late November and I couldn't be more happy with my choice of locations or apartments. The first thing you will notice is how quiet it is...as in, I have never heard anything from the people next to me or below me. Granted I have a top floor, corner apt, but it is still amazingly quite. The staff are fantastic and very friendly; every once in awhile I'll just sit down and shoot the shit with them. Parking is unassigned and probably has enough spaces for double the cars, and the garage goes up to the 4th floor, so unloading groceries is easy (assuming you don't order from one of the 46 places that deliver here, a temptation I succumb to at least twice a week). My interactions with the other tenants has been nothing but positive, but I think the whole Inman/O4W area has a positive vibe. It goes without saying that there are a million things within walking/biking distance, and you will most definitely want a bike. Inman Park MARTA is a mile away and I've recently started enjoying taking the train to work (since the 75/85 connector is a total goatfuck in the afternoons). All in all, I could not be happier after my first 4 months at Highland Walk.

I like my apartment but I have not been impressed with the property's reaction to a number of break ins and car robberies. I've received approximately 10 notices regarding robbery, yet no information regarding changes to the level of security. The property is clearly not commitment to utilizing their resources to provide a more secure living environment. When I've expressed my concerns, the property takes the standpoint of "living near the city can be dangerous, we're sorry if you don't like the neighborhood." Actually, I like the neighborhood, but I don't like paying for "a gated community" without added security. And I don't like paying for a "courtesy officer" who sits (and sleeps) in his vehicle. My advice to someone thinking about moving here is to remember that the extra $ are not spent on security, so you better like the pool.

The best apartment home we have ever lived in! Been here almost a year and absolutely love it. You can't beat the location or the quality. Thick walls so you can't hear your neighbors, nice updated floors and appliances, and great amenities. Management is super helpful and communicative. Maintenance staff are quick and very nice. Love the pool, dog park, and grilling area. Gym isn't that big but it gets the job done. It really feels like our own community in such a pleasant neighborhood! Of course the rents are high given the location, but that's the same with everything in this area. Definitely worth it!

An addendum to the review... Things have gotten worse instead of better. After unsuccessfully trying to fix our A/C four times over the course of the last month, maintenance decided it needed to replace the unit. Fine. Fine until my roommate comes home to a dehumidifier in her bedroom, carpet ripped up and all her belongings tossed onto her bed. When we emailed the office to ask what the heck was up since we had received no phone call, no email, no note, 3 days later we got a response. Apparently while trying to fix our A/C a week prior, the sprinklers had gone off in our apt, the fire dept was called and my roommate's entire bedroom was soaked. Since we both travel for work, neither of us were aware of what went on until several days later. The cherry on top was that when they finally replaced the carpet two weeks after the incident, they left the 200lb dehumidifier full of water sitting in the bedroom for another 3 days. Oh and now the gate's broken again so I can't even get into my own freaking apt!

I absolutely LOVE Highland Walk! My previous experience with apartments includes all of the major companies. I have never experienced customer service like that at Highland Walk. The word "staff" falls short of what the leasing office is. They are fantastic! The location is prime, the people are all so nice and I would recommend this complex to any friend that is looking for a new complex. (resident since September 2013)

I loved living here! Great location, mostly wonderful office staff - Marla is amazing, in fact she is totally one of the best leasing agents I have ever encountered! I had very few issues with maintenance, etc. Mostly quiet and the property is well maintained. So the living experience for the first two years was pretty wonderful. Since the renovations began, I would say the experience was average at best. However, I have HUGE issues with my move out process. After being a resident for more than three years and paying all of my rent and utilities on time, I have had MASSIVE issues since moving out. My rent was set up on auto pay and my rent for December was prorated. I did not turn off my auto pay and therefore over paid my rent in December, TOTALLY MY FAULT. The Assistant Manager told me a check was request for my refund. This was a month ago! NO CHECK! The amount owed to me is $384. My final utility bill was around $288. I am refusing to pay this until I get my money in return. I have emailed Highland Walk numerous times since I have moved out and I get NO response! Unacceptable for a business! I have called the corporate office three times, NO return phone calls. In essence, they only owe me $96, but it is mine and I want it! It is unacceptable to not return phone calls or emails. Totally unprofessional! Additionally, living through an entire complex renovation is ridiculous. Workers began working a began working between 6-7 am and often were still working at 10 pm. This went on during the weekends also!

My husband and I moved from Canton (Ga, not China) to be closer to his work. WE LOVE HIGHLAND WALK!! I find the location perfect, right on the belt-line. In minutes i can walk to Ponce Market, Krog Market or any number of great restaurants. The management team is great. The times I have needed help (my refridge was making noise, or i needed a lightbulb put in), someone came that day. I like the team so much that my husband and I always attend the parties. We get to meet our neighbors that way, too. I have not experienced thefts, break-ins or anything else negative. But I would tell anyone considering moving to Highland Walk or Old Fourth Ward, to be aware. There are signs to not leave your belongings in your car and to lock up (same as at my hospital). The building also has a security system, that I always use. My husband and I are both over 50 (that is all I will say about that) and we absolutely love living here. I wonder why I lived in the suburbs for soooo long!

I've lived at Highland Walk for two years, and the location is fantastic.You can walk to several restaurants, bars, dry cleaners, nail salons, and sits right on the beltline. It is also very pet friendly complete with a dog park, which my dog loves! The community has a lot of long term residents, so everyone knows everyone which is something I really enjoy. Overall, I would recommend Highland Walk to anyone looking in the area. You can't beat it for the price and location!

We used one of these sites to find our apartment so I figure it is about time we currently gave back our review after living here for a year and a half. The Good - Neighborhood - You could not be in a better location! You are a mile from downtown (20 minutes walking), five minutes walking from the heart of Inman Park, 7 minutes walking from Krog Street, and about 20 minutes walking from Ponce City Market. Numerous festivals, parades, etc all go right by Highland Walk. You could spend a whole month walking to new restaurants in the area and not try them all. In addition, having a market across the street and an in-building dry cleaner, you don't even have to get in your car to do chores. Trail Access - Access to the Beltline AND the PATH trail means you can walk/bike quickly to downtown, midtown, and the highlands. If you want to go further, you can take the trails all the way to Little Five, Candler Park, and Decatur. Living Space - The apartments have great layouts and everyone has a great balcony. This was and is a huge selling point for me. The renovations look modern and have definitely stepped up the game in terms of comparable apartment amenities. Most importantly the units are very quiet, we never hear our neighbors. Highland Walk's units also give you more bang for your buck. Parking - Easy, plentiful parking is a luxury in itself in the city. Having the ability to have friends park in the deck and walk in is much more convenient than the high rises in midtown. Storage Space - All units come with a storage space (in the hallway or on the balcony) which makes it super easy to store large or seasonal items. Most other places we toured had storage space to rent. Neighbors - While we don't know a ton of our neighbors everyone we have met is super friendly and engaged. The complex has a nice mix of races, genders, and ages. Amenities - Pool, gym, dog park, gas grills, and business center. The gas grills are a huge sell for me and much better than other charcoal/propane offerings. Staff - The front desk and maintenance staff is the most professional and responsive I have ever worked with. Issues are fixed in hours and the team is willing to work with you as needed. Ownership - I didn't realize it until we heard horror stories from friends that lived in Camden/AMLI that being owned by a mid-sized real estate company (Perennial) was so great. They are large enough to have scale while small enough to still care. The Not-So-Good Crime - It is still the city and crime does happen. The complex focuses a lot on crime prevention (on-site security, RFID readers, alarms, etc) but there is still a fair chance your car might get broken into by some teenagers at night over the summer. This has and will happen at any apartment complex in the O4W/Inman Park. Amenities Size - The pool is small for the number of residents. We have never had any major issue with it but it felt small compared to comparable apartments we looked at. Having more space out by the grill area has helped alleviate this a bit. The gym feels crowded at peak times. Fees - The complex charges a number of fees in utilities (they are explained but they do feel high). Noise - Sometimes Jack's/Ladybird or Highland can be loud. It doesn't bother us at all but some people have commented about the noise. I really couldn't recommend Highland Walk highly enough. If you are looking for a right-sized apartment with close access to everything good in Atlanta at reasonable prices than look no further than Highland Walk.

I lived at Highland walk for two years. Highland walk is located in a up beat, lively area, and the apartments are a good size with average appliances. Overall i would have enjoyed my experience if it wasnt how we ended business together. Before moving in, highland walk told me that they always replace carpets, and do re-painting in each unit to make sure the unit it in prime condition before moving in. This was done for me, and i was happy with the move in condition of my unit. In two years, i never missed a rent payment, was always on time, and never caused any problems with the office or security. After we renewed our lease for the 2nd year, Highland walk offered an incentive for our unit to be cleaned by a maid, or to have a professional steam cleaning done for the carpets. We told them that we would like the steam cleaning, and to schedule it at their convenience. However this never happened. HW never came in and cleaned these carpets. Before i moved out after the 2nd year, highland walk sends out a list of things that need to be done before leaving to avoid any fines or a refund of a security deposit if one was required. In my stay, i never had any pets, or caused any extreme damage to the unit in anyway. I also hired a cleaning service for 150 to get the place in premier shape before leaving. I also had a basic hoovers steam cleaner that i used to bring up any stains out of respect, that they may be showing off the unit before they would replace the carpets. We didnt have any major stains, but there were a few minor stains from 2 years of use and wear and tear on white carpet. Before moving out, i inspected the unit and thought it was in excellent shape. A few days later, Highland walk calls and has a a large amount of fines for us. The charged us to replace the carpet. Yes- They change the carpets for each and every new resident, but they charge the old residents. Absolutely ridiculous. I fought this to the extreme, and went back to inspect it myself. They basically said they are replacing the carpet because of 1 stain in the unit bedroom. Of course they cant just change that rooms carpet, they have to change the entire unit, and charge you to flip the bill. I took picture of this stain, and it is extremely minor, and absolutely does not warrant us to pay the cost of replacing an entire unit of carpet. Of course when i fought this with upper level management " they claim they never told me carpets were replaced each and every time, and they want this carpet to last 4-7 years. A line of BS!! Clearly, HW just finds a way to generate additional revenue off of you at the time to move out. Not a good business partner, DO NOT LIVE HERE UNLESS YOU WANT TO BE NICKELED AND DIMED. They get you in, and when you decide to leave, they fine you for the money they are not making until they find new tenants. Other Negatives: - If you do decide to re-new your lease after 6 months or 1 year, expect them to raise your rent. Our's went up 100 bucks due to market value. Do you think rent would ever go down if you stayed longer? - I doubt it! - The utility bills are outrageous!! Highland walk uses a third party company for all of their utilities ( water, electric, trash, sewer) for a 1200 square foot apartment, you will average 250-300 for a 2 bedroom apartment. The summer months can go even higher. Highland walk makes money off of these utilities also, and even tacks on a 20.00+ service fee each month for reading meters. The city of atlanta does have higher utility bills, but nothing to the extent of what you will be charged here. So after the utility bill, then adding your personal utilities ( cable, internet,) you are looking at a pretty hefty price to live in a 1200 sq foot appt. Please remember their is a pool, work out room, front office space that requires electric and utilities. Do you think HW is paying these cost on their own? No- they find a way to fit it in your bill and to make sure you cant do anything about it. NOT WORTH IT. FINE ANOTHER PLACE TO LIVE!! Ironically, my last months utility bill was 365 dollars. It was for the month of August, but again $365 for water, sewer, trash, electric and service fees? I traveled during most weeks, so i didnt even use them to the full extent. Long story short, Highland walk is located in a trendy up beat area, relatively safe, but they will find a way to make sure they get every last dollar out of you. If you want to throw away your hard earned money to a business that doesnt care about loyal tenants, or good people, by all means live here. But i would not suggest it to anyone after my recent experience in moving out. Its very disappointing that HW does business this way. I told them i would trash them publicly for their actions, and i will absolutely do so to the fullest extent. If one person reads this review, and decides to live elsewhere, this review did its job.

I have lived at Highland Walk for 18 months and have loved it. The location is incredible, the staff is friendly, plenty of parking, and the complex is dog friendly. Can't get much better than that. I am so sad to be leaving, but it has gotten too expensive.

I lived at Highland Walk for three years (left in 2013) and for the most part, enjoyed my stay. It's a fantastic location, with many bars and restaurants within close walking distance. Excellent dry cleaners in the complex, and the BeltLine in its backyard. Mostly young professionals. I had a top floor studio overlooking Highland Avenue and rarely had any issues with noise. The front desk was always available/helpful. They have a small gym so best to avoid during peak times, and the pool was always crowded during the warmer months -- loud music, issues with glass. There's also a small business center. Laundry services onsite, but my studio came with hookups. There's an official dog park (now) and the common areas were well maintained. Maintenance was decent, although I had a few problems that were truly a pain to resolve. Parking was great (unassigned), and I enjoyed the breezeway layout, but there were frequent break-ins (just don't leave your stuff hanging out in your car; goes for anywhere in Atlanta). Also, the entrance gates (there are two) were absolutely painful. They'd randomly break, allowing others to piggyback. Or the call box would fail to work, so guests couldn't get in. I'd have to run down flights of stairs and the street to let them in. Sometimes your key fob wouldn't open the gate at all, so you're just stranded outside your home. Fun times. This happened more often than I care to remember. I've been told that since I've left, they've completely renovated all the units and added and community grilling area. And hopefully, fixed their gate issues! Excellent location and for the price, you're not going to find much better in the area.
