Outpost Club | Coliving housing in New York

This is an honest review sharing from step A to Z of the rental process, for the benefit of future students who wish to stay in Lexington House at 118 E 102nd St. I am reviewing on behalf of my son as I involved in most of the rental process. He rents this place for a year. SALE AGENT Ashey is amazing. She responded almost instantly to clarify any inquiries and provided info as I asked. She is considerate and care about my concern when addressed. Make sure to inquire and confirm exact address of the room/building you are interested in. Also, it is common that posted photos are for marketing purpose because they dazzle you. Always ask actual photos of the room before you make your rent decision. CHECK IN Check in is smooth. Outpost management team is professional. They provide clear checkin instruction, in fact more than you need to know. They provide August app to open the apartment. They provide a unique code to access the building entrance. Make sure to read the entire checkin info and demo checkin video. COMMUNICATION Customer service agents respond both on phone, WhatApp, and email very fast. We never had to wait for more than 24 hrs to hear from their response. THE APARTMENT This 2 bedrom- unit was clean but sometime cockroaches show up. Probably the previous tenants left leftover food outside or did not empty trash daily which is a common reason to attract pests. But if you request maintenance to provide extermination, they will arrange it. My son’s room had a couple of issues, maintenance fixed them within a week of his request. The room has a full size-bed and a desk and a chair. It has a quite spacious clothset. The bed was wobbly but maintenance fixed it after my son requested. The kitchen has some cook wear and silver wear, a standard sized refrigerator, a stove, a microwave, and a coffee maker. A dining table and 3 chairs. The restroom is small but it has a full bath, enough for two students to share. I wish there are some hooks to hang towels but no big deal. Cleaner could do a better job. I taught my son to clean the toilet daily to keep it clean and avoid cockroaches. It is small so does not take much time. There is a washer/dryer in the living room but note that it is one unit operating for both washer and dryer, so each load takes 5-6 hours, meaning he can only do laundry at night or during the weekend. If OutPost invests a new set of dryer and washer that would be great. LOCATION Lexington house is in a great location, the most important fact when I chose to rent the room for my son. Only 5 minute-walk to the nearest subway station, and he takes only one train to NYU. The neighborhood is very safe and only 2 blocks to the Central Park. There is a NYC Police Department Station on the same street. A lot of local retail stores nearby (walking distance). All household appliances and stuff are sold at reasonable price. Check those stores out before you decide to shop. elsewhere. My son did not know about those stores until later, and he bought stuff from Target and Foodland, ending up to call Uber for big shopping load. SHOPPING OPTIONS Amazon is a great choice. Costco same day delivery for food and other household things. Asian food could be ordered on Wee app. Overall, my son enjoys living there so far. It is a good rental choice as for student. There are always some pros and cons. Excellent service and communication, and I hope OutPost will talk to the owner to replace a better washer and dryer.

I’ve been renting with Outpost Club since August, and it has been an outstanding experience! They are super easy to deal with—flexible and responsive at every step. Their customer service is impeccable, with automatic and timely replies that make communication effortless. The housekeeping services are top-notch, keeping everything clean and well-maintained. The space is generous, and the roommates have been wonderful, making the living experience even better. I want to give a special shoutout to Tania Q, the Extensions Manager, for her excellent customer service. She has been incredibly helpful, professional, and attentive throughout my stay. If you’re looking for a hassle-free, comfortable living arrangement, I highly recommend Outpost Club!

Read first before signing a lease: Do you want a comfortable living environment? Then don’t choose Outpost at Clark House. You will experience rodents, an apartment in disrepair, and a falsely advertised living situation. Let me give the facts and try not to bore you with the drama. This is a 5 story walk up in Harlem, no elevator. The lease you sign before you move in has you agree that you have seen the apartment and that there are no defects. But you have not seen the apartment, and you cannot move in before you sign the lease. The virtual tour is only of the first floor apartment and is not updated. So like many of us, you take a gamble because the reviews are awesome and the photos look nice. There is no move in/out process so when you arrive you must remove the previous tenants things from the fridge, pantry, and bathroom as well as remove any items that were left. You will also have to clean the bathroom and do any dishes the previous tenant left over. The furniture is quite questionable, and people have intercourse on them. Ludicrously, I’ve walked in on two sets of roommates getting frisky on the furniture in these shared spaces. And you think that couch was cleaned afterwards? Cleaning services? As mysterious as the dark side of the moon. You will notice black mold lining the shower, and spreading along the ceiling in the bedrooms. This is accompanied by peeling paint that will tickle your forehead as it falls from above your bed. If you have a door like mine, you might get stuck in your room a few times as the door handle and frame are cracked and broken, requiring a skilled professional to fix. If you would like to make a maintenance request, don’t. They’ll recommend you fix it on your own to “allow you to enjoy it quicker”, or take 1-2months to respond. Rodents freely walk the apartment. So if you wanted to try out your handyman skills this is the place for you. Roommates. NYC is hard to live in without them. Unbeknownst to tenants, there can be more than one occupant in each room, so couples can occupy one room and now you are sharing a single bathroom with 2 people. You might also have to educate your roommates on basic living conditions as Outpost isn’t doing much vetting of residents. In my case, the couple burned the dining room table from eating out of pots on the table and flooded the bathroom after each shower to the point where the baseboards rotted and Outpost tried to find an actual leak. Can you imagine the surprise when I showed them how to use a shower curtain properly. And customer service? Forget it. They will talk around every concern, and tell your concerns have been handled with a $50 rental credit. They will also enroll you in auto rent withdrawals without your consent. Is this long but not nearly as extensive as I want it to be? Yes. This has been a miserable experience with Outpost and I don’t wish it on anyone else. All the tenants I have come into contact with say Outpost has not answered their concerns when it comes to maintenance and cleanliness. The tenants also agree that this is not the apartment they expected to move in to. My room was $1300 which is not too much smaller than the one next to mine which went for $1800. It is not worth it.

READ BEFORE SIGNING YOUR LEASE: I’ll first begin with the fact that they illegally locked me out of the residence and I had to call the cops on them. (Context: I am taking them to court) Don’t do it. I live in the first floor and right beneath me they allow a tenant to have parties with club level audio. I’ve missed so many days of work because of this. This is not a home, this is a business run by foreigners and outsourced low paying third party services. The landlord has said herself that she doesn’t want to hear from any of her tenants, and that any concerns you have you send through the property management company. A company with outsourced workers who don’t speak English. (No offense there, just explaining the circumstances) We have fat rats that climb down the stairs and play in the kitchen. There is black mold and mildew. RUN, even if you’re desperate. They overcharge for small rooms that don’t even have locks on the doors. RUUUuuuunnn edit: 09/20/2024 added photos of how the back yard currently looks after a party was had a week ago. No one from OutPost or the tenant who had the party has cleaned back there. It’s nasty…(edit) I ended up cleaning the back yard, even doing yard work. I feed the cute lil cats back there 🐈‍⬛🐈 edit: 10/22/2024 I added photos of a conversation I had with OutPost about the parties. They promised to handle the situation on their own and keep my identities confidential. They did not. OutPost told the subject that I reported them as well as sending me an email telling me theyre not willing to do anything and if I feel there’s a problem, to call the police on the subject. smh They also sent one of their employees (white male) to harass me. He followed me into my home here and begin accusing me of stealing a package. It was such a huge macro aggression. They’ve been very retaliatory since I’ve posted this review.

Hamilton House has been a great home for me as an international student! The location near City College is unbeatable, and the backyard area has been perfect for relaxing after a long day. Would recommend!

Worked Ashley Post to secure housing. Ashley was very quick to respond, day or night, and very helpful throughout the entire process. Did a tour of the The Maison with Maryanne and she gave me a thorough walk through of the entire apartment and common areas. Overall a good experience and will be moving in soon!

For almost a year now, I have been able to get accustomed to all things New York City thanks to the Outpost Club. This is due to the convenient location and lively community. Common spaces are clean and the staff is attentive. Outpost Club is the perfect example of a co - living space that is both comfortable and opulently designed. With the assistance of the staff in terms of organization and professionalism along with the activities designed for the residents, the days spent here pass without any qualms. With that said, there is however room for improvement in terms of the deep cleaning schedule of the workout and the recreational areas since it is commendable so more frequent deep cleaning would make them better. Outpost Club is the perfect example of a co - living space that is both comfortable and opulently designed. With the assistance of the staff in terms of organization and professionalism along with the activities designed for the residents, the days spent here pass without any qualms. With that said, there is however room for improvement in terms of the deep cleaning schedule of the workout and the recreational areas since it is commendable so more frequent deep cleaning would make them better.
