Not your normal daily dinner but scrumptious Alaskan king crab. They managed to cook out of a 10lbs (4kg+) king crab into 5 separate dishes excessively good for 8 person: Legs Steamed w garlic Legs steamed w egg white and Chinese wine Body deep fried with five spice salt Crab roes fried rice w Portuguese sauce Crab roes noodle It was very pleasant w the succulent crab meat texture in different forms. Again not your daily dinner price wise nor cholesterol wise, but definitely the best crab dishes in Vancouver I’d say. Don’t forget to register your car plate number with the crew to avoid being charged for parking (free parking for customers only)

Always a challenge going for Chinese New year fixed price banquet style. The kitchen has to churn out a lot of the same dishes in a short period of time and sometimes the results show in the assembly line approach in the kitchen. Generally the food was pretty good and I'd consider coming back at another time to get a better take on what they can do. Service was pretty good despite how busy it was

Have you ever experienced a near perfect wedding banquet? My wife and I certainly did with the Jade Seafood Restaurant in Richmond. The restaurant was extremely accommodating for my Son and DiL's "extra-ordinary" decorative idea in the dinning room. The Chef and the kitchen staff turned some typical banquet foods into a gourmet food experiences for our guests. The crab claws; fish maw soup and the most difficult steam rock rod being served under the stress of banquet were prepared and presented at the table to the perfection. Also kudos to the dinning room staff who provided professional and yet attentive service to all our guests, including a couple of toddlers. The only not-so-perfect part was with the City of Richmond. Some of the guests received parking tickets ☹ while parking on the city street earlier in the evening. If you are looking for an ideal venue with good food and excellent service for a special occasion party, please look for Vincent, the General Manager. We certainly glad we did!

I enjoyed my meal at The Jade Seafood Restaurant. We had a private room, so the service was probably better than normal service. The food was fresh and delicious, and the staff was very helpful. It can get quite busy during peak times, but parking is impossible to find in the parking lot, so you probably have to go across the street and pay $3 to park. My favorites were the dumplings and peking duck.

Clean restaurant with English menu. Washroom was a bit dirty, floor near urinal was so wet with urine. Table itself was clean but one spoon had leftover food stuck on it. The food itself was good, but on the salty side. For dinner they handed out the most basic red bean dessert, which was disappointing since we ordered the more expensive, Head Chef Set Menu 'A' for 10 $798. While the food taste was average at best, the portions were huge and generous. Just be warned, everything was too salty, lobster, clay pot chicken, fish.

Food is really good. We booked a room, and ordered two king crab dinner sets for 22 persons with additional spot prawn dish. Every dish was cooked with the right texture and taste. Very well done. I enjoyed the prawns, crab, and fish the most. Portions are really big. Enough for 32 persons I think. Service was great too.

The food was good and nicely presented. The only drawback was that it got busy at around 7 and it took awhile to find someone to take our order. I’m adding to this review because we went here for dim sum today and I was impressed with what a comfortable environment this is. I watched a bunch of toddlers playing on the floor, on the window ledges…and the restaurant staff were not fazed at all; it’s the kind of restaurant I like! Also, the dim sum we ordered was all delicious!

Came here for dinner on a weekday and we were surprised that it is busy. They have a set meal for 4 for $120. It included soup, 4 dishes and a dessert. The entree included - Sautéed Buddha's Delight - Pan fried wild black cod - Jade special chicken - Eggplant with slice beef tenderloin Our favorite dish was the eggplant with slice beef tenderloin. It was very flavorful and the beef was super tender. The chicken wasn't bad but we did find bits of tiny bone bits here and there. We enjoyed the meal. There are plenty of parking at the restaurant. The restaurant itself is nice and clean.

Came here for dinner with a group of friends recently. It was a first time for me trying this restaurant. The restaurant is very nice and spacious where the tables are not cramped together. Service was attentive as they changed plates and refilled our teas and served the soup at a side table. We have a soup plus 6 dishes for 9 people and it was sufficient. Dishes were tasty. My favourite was the crispy pork knuckles. Another tasty dish was the special Chiu chow squid, dried prawns and leek dish. The baked rock salt chicken in hotpot was done just right.

My wife is Cantonese and always looking for authentic food, so we traveled all the way to Richmond and we were not disappointed! We tried the lobster sticky rice, beef with eggplant, and ginger custard and everything was delicious. The restaurant is filled with regulars, families, and old Asian folks which speaks to the quality and consistency of the food here. Most of the servers primarily speak Chinese, but we ordered in English and didn't have an issue. The food came out pretty fast too. Pretty typical vibe for a traditional Chinese restaurant. I would definitely go back if I lived closer!

Went here on Sunday lunch time and it was rainy day too. I was craving for congee and their congee is the best. I love they give you fried wonton and peanuts for the congee, it good combination. The food was amazing! Highly recommend jade special fried rice. It's really good. You can eat it by itself. Also, assorted dimsum is a good idea to order to try different things. Mushroom steamed dumplings it taste like truffle and it very delicious. Service was okay, kinda slow I think it's busy that's why. They barely speak English too, which is kinda hard for us to communicate with them. Overall, I will come back for the food

Stopped by on a Sunday in a group of seven. Made reservations which are recommended for any dim sum establishment on the weekends. There is free parking in the back and along the street out front. I liked that there were tall windows with plenty of natural light. We ordered many dishes. Pretty standard dim sum...nothing particularly special. The one dish that was not good was the eggplant in a sweet and sour sauce...it was so bad. I quite enjoyed the deep fried spicy squid. There was no issue with the service. It was a positive food experience.

Fresh and delicious seafood! We were visiting Vancouver and my uncle recommended dinner at Jade. We enjoyed our seafood dinner. The restaurant is on the second floor. It's nicely decorated and our waiters were attentive and quite friendly! Fresh steamed spot prawns were sweet. We had Geoduck two ways and I loved the sashimi. Veggies were fresh and crisp and not overly oily. Every dish was large and we had so much good. I highly recommend this Chinese seafood restaurant if you're in the area.

My family has been coming to Jade Seafood Restaurant for dim sum for quite some time now, so of course we had to come again on a recent Vancouver trip. Their dim sum is very solid, and they also have some unique dishes here (sorry don't remember the full names but we had some mushroom tart, salmon chip things that were really good and not usually seen at dim sum restaurants in the US). The prices are fair for what you get as well. As for the restaurant ambiance, it definitely doesn't look as "high class" as some of the other Cantonese restaurants in Richmond like Kirin, or Yue Restaurant, as the restaurant is a bit dark and tables are closer together, but the food quality is solid. Service left a bit to be desired, some of the servers were low key rude and didn't look like they wanted to be there at all. Parking is a bit tough here, since there aren't a lot of spots downstairs. You will need to leave your license plate on a tablet with the front desk to ensure that you don't get ticketed.

We had the Dungeness crab dinner set that comes with Peking duck, chicken, rice, fish etc. The Dungeness crab was very sweet and delicious. They do it in 3 ways: rice, steamed and fried. The steamed was the best. Very meaty The Peking duck was okay. The skin of the outer wrap was VERY thin but not too thin that it would break. The duck was also cut very thin. Crispy but not meaty. The cabbage wrap that goes with this was okay. Could have been meatier. The chicken was WAY TOO SALTY. The skin was crispy and it was not dry but just too salty. We also added extra money to the set meal yo get the noodles doused I'm the leftover Dungeness crab sauce. That was delicious. There was also a crab soup in the meal and the crab in there was unfortunately a strong frozen flavour to a point where it wasn't edible. Overall the service was pretty good. For the amount of food you get it was somewhat expensive. The portions were just right to feed all of us. But I don't think it's worth the buck. A lot of the dishes were either a hit or miss. Like the chicken and the soup were a huge miss but the crab was a huge hit.

We used to go to the old Jade restaurant on Alexandra street. It moved to this new location for a while. It is still quite small but the decorations are much nicer. Dedicated parking lot. Dimsum dishes are 20% off M-F when you order before 11am. Tea is not free like other places unless you cut out their coupon from the newspaper. Pan fried bean curd was coated in battee and deep fried and served with thai sweet chili sauce instead of worcestershire sauce. It was very different but wasnt bad Smoked salmon on something crispy - turns out it was a cheap shrimp chip. Other places have a deep fried taro strip nest or something. Definitely not worth $8.69 Beef rice roll - lots of cilantro which I dont mind. It came with a very watered down sweet soy sauce. The rice roll texture was mediocre. Portuguese egg tart - did not come out hot. Was runnier than normal pudding like texture.

This is my first time dining here. They're on the second level, however they do have an elevator for those who need / want it. Dining here is different from all the other Chinese restaurants I've been to. They serve some dishes on individually portioned plates. This didn't work well for us because some of my guests have food allergies. Not one wait staff asked us. They just assumed. They have a private lot where you can park. There is also street parking. During the night market though, parking is scarce and traffic is exhausting. The meal was quite expensive, food took a long time to arrive between dishes, quality of food was way below par. I don't think I'll return

Busy dim sum restaurant with morning specials. There is a 20% discount if you come in the morning and ordered before 11:30. (Unfortunately we didn't make it this time but will make mental note for future reference) We ordered Shio Mai, shrimp hargao,my favorite duck feet, fried bean curd with shrimp, egg yolk custard bun, fired calamari, beef noodle and black sesame mochi. The fried bean curd with shrimp was excellent! I like most of them except the calamari has no tentacles which was disappointing for the kids. Maybe it was affected by COVID, there were only a handful of servers that made the service quite slow. Hopefully it will improve as the situation eases.

Cantonese seafood restaurant. Used to be on Alexandra Rd., but now it's on No. 3 north of Bridgeport in the 2nd floor of a small building that's right beside the Canada Line sky train. Inside is pretty spacious with lots of tables for dinner and dimsum. This review is just for their dimsum takeout. They were running a special where you get 9 dimsum items for a little over $60. This is actually a pretty solid deal as it was enough for 3 people. Portions are decent for each items, and the taste is comparable to other Cantonese restaurants in the area, which to say is very good for North America. There are 2 sweet items, and 7 savory items. Would definitely recommend if you want some restaurant-quality dimsum but still don't want to dine-in yet.

First review for the new year and unfortunately not a good one. As many people know, Richmond is known for asian food. Dim sum being one of the most popular options when it comes to brunch time. We've driven by this resturant many times and decided since we've ate at almost all the dim sum spots in Richmond, let's give this one a try. Biggest mistake we've ever made! Located on the 2nd floor, parking is horrendous to find. We came later on purpose and still couldn't find a spot so we thought this place must be good. It was around 1:30pm and it was half full. It took over 30 mins for our 4 dishes to arrive and it only came because I had to inquiry where our food was when the table that came after us already received all their food. They time stamped it and noticed they just put in the order when I asked as the receipt gets left on the table. We would've been more understanding if it was busy but to top it off, the server was rude. I believe his name was Lawrence. I guess he thought we were "CBC" that didn't speak any cantonese or mandarin. The minute we asked for the bill and complained in cantonese, you could see his facial reaction change and he still never even apologized. It took so long for the 4 dish to arrive that we cancelled it and left. There's a reason I'm not the only one giving this place a bad review. Definitely do not recommend and will not come back again! There are so many other dim sum restaurants that are way better as everything tasted subpar. Wasn't even worth taking a picture to show ya'll. I can't speak for their dinner but if it's the same servers and service, it'll be the same. The saddiest part of all this is that I bet they won't even care about our negative reviews to find ways to improve or apologizes. Be warned.

I drove to Canada for the first time since 2019 just for dim sum. My go-to dim sum place was fully booked, so Jade Seafood was a last-minute decision and it did not disappoint. The space is large and very clean. The service was quick, our tea pots were never left empty for long and the food kept coming. My favorite (vegetarian) dish was the sweet and sour eggplant and vegetables. The mango jelly dessert was so delicious as well. The Portuguese egg tarts were a little too eggy, I prefer them more firm, but the taste was still good. The turnip pumpkin cake was just weird, I do not recommend. Of note, they do not have a, changing table in either the male or female bathrooms :/ the parking lot is a modest size, but I can see it filling up fast. Also conveniently located near the Richmond night market. Overall, I would cross the border again for this restaurant.

My recent visit on 22nd Aug for dinner was a big disappointment. It was a Monday but the service was slow. Understood there were some kind of big event/groups in the VIP rooms . It took almost 30 minutes before the manager could take our orders. We ordered soup of the day, whole soy sauce chicken, lingcod fish fillets stir fry with celery and snow peas, lingcod fish ( bony parts ) steamed with black bean paste instead of lingcod fish stew pot because one of our friends doesn't eat pork, fermented bean curds stir fried Tung Choy.........etc... The soup did not come first but after two dishes were being served and when I asked one of the servers. Shortly after a few dishes, the manager told me there was only half soy sauce chicken left/available from the kitchen and if I would like to replace the half chicken with Jade Special Chicken. I requested the roasted rock salt chicken in hot pot but he told me it would take an hour. The Jade special chicken wasn't my first choice but we accepted it. 15 minutes later, the same manager came to tell me the remaining half soy sauce chicken was gone. I didn't understand how did it happen. It was extremely disorganized between the manager and the kitchen. With the disappointment we had, the manager agreed to replace the whole soy sauce chicken with the roasted rock salt chicken in hot pot and would try to make it less than an hour. When the lingcod fish fillets stir fried arrived at the table, we noticed the vegetable was Yau Choy instead of celery and snow peas. We didn't even bother to tell the manager. However, when the steamed lingcod fish arrived at the table. It turned out it was the stewed lingcod fish in clay pot with pork. I asked the same manager why it turned out different, he just said it was his fault and would offer us the free steamed ginger milk custard. There was no replacing of the lingcod fish stew pot. For the fermented bean curd stir fried Tung Choy, both me and my other friend found plastic in the vegetables while chewing it. It was the part of those plastic cable ties. We showed them to the same manager and he replaced it with a new one as per our request. We were still skeptical about the new Tung Choy. I was a big fan of Jade Seafood Restaurant. However, I have reservation now especially with all the disappointments I experienced on 22nd Sep. I always think Jade Seafood Restaurant has certain high standard of services and food quality. Unfortunately, I have to rethink again. Will I go back again? Definitely not in the near future............!

Rude and not interested in Customer Concerns. Our Waiter was Lawrence, who was not cooperative when we stated that we were strictly Vegan. Changed our order, and was Rude about it. When tried to inquire about the changes, completely ignored me and chatted with my Shanghai wife. Not a very good first impression. Vancouver, BC vs Los Angeles, CA 4 day trip. High rec from a native. She threw down the gauntlet and proclaimed that dim sum in Vancouver far surpasses dim sum in LA. So I made a reservation for some early yum cha for 2. The parking lot is rather small. The restaurant is upstairs. When we arrived it was about a third full. When we left the place was packed. Clearly, this was the place to be. There were a few surprisingly innovative items on the menu. To start, we attacked the standards first. We got the assorted 3 kinds of dim sum that included 2 crab meat, 2 shrimp and 2 mushroom dumplings. I'm not a mushroom person so I rewarded my friend with 2. Apparently it was a little over mushroom-y, she took a bite (and she likes mushrooms) and decided that would be the end of the mushroom dumplings. Value bites, we were moving on to tastier things. I did enjoy the flavor and appreciated the boneless-ness of the black bean spareribs. We went out on a limb and ordered the steamed rice roll with bitter melon and chicken. I typically get bbq pork or shrimp but this was super refreshing. We added the standard pork sui mai for a baseline comparison. Not outstanding. LA won that one. The deep fried shrimp spring rolls were simple but they were good as an appetizer. The best item we had was a also new (so it said) to the menu. It was turnip cake wrapped in a birds nest of noodles and deep fried. While I would have put more lup cheong into the turnip cake, the entire item as a whole was outstanding! We finished ourselves off with the Portuguese egg tarts. The custard was made with eggs and coconut milk. I like coconut milk desserts so I enjoyed my tart mucho.

Eating out is getting to be so costly, and eating at Jade seafood is no exception; $35 per person for dim sum is a bit much though. Sure the food is good, service is adequate and parking is ok too but I do miss the days when $20 per person was already too much - and those days not that long ago. But, hey, no fair to whine just about Jade as eating out is getting to just be too expensive in Vancouver all over. Food as I said remains good, and they do use quite high quality ingredients ie. the chicken paws in their phoenix claws are the larger, more expensive ones instead of the tiny ones at other places, the prawn rice rolls has 3 large succulent prawns in each roll, and the Har Gau also stuffed with these large prawns. The egg tarts were great as it was served warm - nice touch! Service was nothing exceptional except that like most places now, there does seem to not be enough staff and the only thing that helped was that the restaurant was not full. Dim sum restaurants on Saturdays at 12:30 should be jam packed with people forming a line, but not so at Jade! Maybe there's a reason for this that I've not figured out yet - could it be that indeed they're too expensive now?

First time after they've moved to this new location away from the famous "Food Street" on Alexandra Road. The new location still offers free parking but the design of the mall is a bit weird, with only one entrance to the parking lot; when its busy, it can be a bit crazy getting in and out. The dining room is nice and open with typical Chinese Restaurant style decor. The tables are not too cramped together and still have a bit of space in-between which makes a different. As you can see from my photos, all looked pretty decent, price is slightly on the high side, but if you don't mind coming early, they still have their 20% off from 9:00am - 11:00am ( bill had to be paid before 11:00am to get this special ). All the dim sums are on-point with flavourings and size, kudos to the dim sum Chef for making the wrappings! The texture is perfect and when you pick-up a Shrimp Dumpling for example, it will not break on you! A lot of places nowadays encounter that problem with soggy and easily breakable wrappings. Service is average, I would expect after the re-location, it would have improved, but actually I experienced better service in their old location. All things considered, this is a decent Dim Sum place, and if you are here during the weekdays, there will be plenty of seats ( we came at 10:55am and there was no waiting ). But I can imagine the weekends will be much busier. So if you want a change, come and try out their steamed dumplings, you will agree that the wrappings are much better then average!

This location is a bit more handy than the old one on Alexandra where parking was often an issue. Located in a brand new building just blocks from the casino, the ambience is much more pronounced with a grandeur decor upstairs. The menu is similar to the old one but as you may suspect, the prices have gone up a bit. They don't offer the 10% off for orders made before 11:30am, but they do have 20% off before 11am. With that, the prices are very reasonable. I had the classic siu mai, spare ribs with "On Hong" pork, Shrimp and preserved egg deep fried roll. We filled our tummies up with a fish congee which at first glance looks pricey but when you see the portion, and the sliced Chinese donuts that come as a ​compliment, then it's quite reasonable. Service is just as good as before. Regularly, they do charge for tea by the person.

The rice roll was soft and smooth but the soy sauce is super really watered down, imagine delicious rice roll but with water. * Pan fried bean curd roll stuffed w/ shrimp & watercress ($7.29) really good, super crunchy, and delicious with the Thai sauce. * Deep fried meat dumpling ($7.29) ~a lot of filling, but not crunchy enough, meat is very rough. Not recommend! * 6/10 - I liked the bbq pork buns most, everything else was average or a bit below. The flavours are very westernized along with the menu. * 10/10 - the place isn't too expensive considered cheap for dim sum. They charge tea price $1.50/person. Total bill before tip: $39.88. Jade serves decent Chinese food. However, you can say that for a lot of restaurants in the area. A key selling point for me is their large, private room that fits 4 tables. This is perfect for parties. Not everything they serve here is that good but some items like those giant shrimp meat balls are awesome! That chicken dish that I posted a picture of was also on point. I've also only been here for dinner so no comment on the dim sum. SERVICE Good PARKING Somewhat large parking lot. Can fill up though.

I get COVID is dangerous and the need to comply with local regulations is important but after showing our vax cards AND booster record, the old man checking us in kept asking for ID for our 5 year old. Kept asking 'does he have a student ID or anything that confirms his name'...uhhh, how about he's a 5 year old with his parents??? If you want much better dim sum, try Chef Tony, Kirin or Deluxe...at same price btw.

It's a very clear 3.5 for me, but the service is killer so rounding it up to a 4. This place was packed on Sunday night - every table full the entire evening and as far as Cantonese food goes, it has a lot of the classic seafood dishes with a very light clean flavor. As a Cantonese person, I appreciate that, but to perhaps some who are less initiated to southern chinese cuisine, they might find it bland - or to someone like me who has had their taste buds blasted, also have become a little too desensitized. Anyways, the servers do an amazing job of checking up on you, removing plates and giving you new ones to ensure you have what you need, etc. The food itself for the most part is pretty average or a little too bland for my liking but there were a few standouts from our banquet: 1. Braised egg tofu with vegetables - firmly fried egg custard discs coated in a light sauce with veggies. Egg tofu is always awesome and they do a great rendition here. 2. Peking duck - gorgeous roast duck with pancakes. They do a great job butchering the bird with meaty portions and fatty skin. Basic accompaniments but it's good. 3. Fatty braised pork belly with preserved vegetables - fatty pork belly that's meltingly tender, reduced glaze, lettuce and veggies soaking in the sauce. Get some rice and go to town. 4. Lobster sticky rice - can't really go wrong as lobster is good and sticky rice is good and putting them together is basically a chinese thanksgiving bird? Sorta. It's not the best rendition of the dish in town but it'll do for a banquet. Crispy seafood noodle was a little burnt on the bottom and the seafood stuff on top was a little too mild. Sweet and sour pork has an awesome presentation (as does all the dishes) but wasn't that crisp - although it wasn't super sweet either. All in all, it's good canto food and make sure to bring family or a small army - they don't have small tables but at least it means you get to try a lot!

This place is located off No. 3 road on the end near the airport. The interior is well decorated, giving it that nice and classy look. They have both regular items and dim sum items. We came here for dim sum and was kind of surprised at the limited options. The price ranged from $5.29 (CAD) for small item to $8.29 (CAD) for special items. Some of the items that I really enjoyed were the boneless pork ribs and the steamed chicken with cordycep flower. Both these dishes had a high flavor profile. The quality of dim sum here is pretty good compared to where I'm from. I just wished they had more selection.

Came here for a huge friends and family gathering and tried a whole load of their specialty dishes. The reason for coming here was the sticky rice stuffed chicken that was deep fried with taro. This was delicious but so very very greasy that even just one piece was enough. The sweet an sour pork was served in a real pineapple and each piece had a nice coating of batter with quality meat encased. Some other dishes included the beef with fried mushrooms, lobster on yee mein and a vegetarian stir fried veggies with noodles. All were done quite well without being too oily and having enough protein to carb balance, but the prices are quite high. We finished off the feast with a cod hot pot, fried egg whites (tiny portion size), fried spicy pork chops and a fried rice. Overall, I wouldn't give it such a high rating only because its quite expensive for the food! It is good but the portions are quite small and the thing we came for (stuffed chicken) was really oily!

Fresh made-to-order dim sum. Also 20% off before 11. I was a bit nervous given the exterior but it filled up very nicely on a Friday morning a little after 9 am. You have to get the waiters' attention to order your dishes but recommend doing so quickly. There was a long wait for the first item to come out but then they came at a brisk pace. I recommend the mushroom dumpling, egg custard tart, chicken and mushroom steamed bun, scallops and chives chooyng fun, and bitter melon chooyng fun, the latter of which are better than the usual beef or shrimp ones. The baked mushroom tart didn't seem very Chinese and had a bit of cheese on top but I liked it. Some good variations of what you can find on the east coast, with some things noticeably missing like turnip cake, tripe, etc. Overall thumbs up and the décor is not dirty so another plus. The service is meh but what do you expect for dim sum.

If 0 star was possible, I would have given 0 star. The food is not good, some of them are just bad. We ordered smoked salmon on chips. It was $8.69, 3 pieces of Chinese fried chips with some kind of fruit mixed with excessive amount of mayo. I couldn't even taste what kind of fruit it was, and a slice of smoked salmon on top of each chip, so 3 in total with wasabi mayo. I took a bite, couldn't even take another bite. That's how bad it was, so I asked a server if we could get it sent back. He said "but you ordered it". We said yea, it didn't say it came with fruit and mayo, and we couldn't even tell what fruit was it. Then he said "too bad, we already brought it to the table." We also ordered a chicken dish, 45 mins passed, and we were finishing up, it still hadn't come to the table, so I went to pay and let them know we would like to cancel it cuz we were leaving. The manager said "I have to check with the kitchen to make sure they didn't give it to you. I can't just believe what you said." WHAT??? That was just insulting. I even brought the bill that was on the table to him. I can't believe this is how they treat their customers.

Saw this restaurant highly rated in Western Living magazine so made the trip to Richmond. Wouldn't come back. It was ok but not nearly what I expected, the sticky rice was soggy not sticky. The steamed vegetarian balls were awful. Crab dumplings and stuffed egg Thai style were good.

This is one of the dim sum places that opens earlier than the others. Dim sum starts at 9am whereas other places start at 10am. The menu from 9 - 10 am is limited but they have more items available at 10am. They also offer 20% discount before 11 am. All the items we order were hot and tasty. I especially like the steamed mushroom dumplings, xo fried turnip cake, mushroom tarts that have cheese. I didn't like the sticky rice wrap. Overall, I think the quality is higher compared to your run of the mill dim sum places. Service was attentive. Old uncle always has a smile on his face. It's getting more and more expensive to have dim sum as on top of the high prices of each dish, they also charge tea per person. So the 20% early bird discount really helps the wallet.

After having gone through a set of rando English names, The Jade is probably the most accurate for what I've always known as 玉庭軒 (Yook Ting Heen). In a Dim Sum world as competitive as Richmond / Vancouver, The Jade has done well in winning over the local crowds. On a whole, their variety is excellent and the quality is top notch. Despite a very dated exterior and strip mall-ish location, this joint is actually a multi-level, semi-modern, banquet hall; the kind of 茶樓 (tea house) that would be suitable for parties of all sizes, but especially groups. Professional and polite, the wait staff is as well dressed as they are efficient. The parking is abundant (though very cut throat on the weekends). The waits are particularly less brutal here for some reason, which is why I've made it here more often than not. Their Dim Sum selection is solid and is available in HK style (aka from the menu). Most of the usual culprits such as steamed bbq pork buns (叉燒包), milk custard buns (奶黃包), turnip cakes (蘿蔔糕), sticky rice (糯米飯), siu mai (燒賣), teochew dumplings (潮州粉粿), shrimp dumplings (蝦餃, fried taro dumplings (芋角) are solid. One's favorites are always good. There were a few surprise hits: steamed sticky rice leaf (珍珠雞), bitter melon rice rolls (苦瓜腸粉), fried century egg shrimp roll (炸皮蛋蝦捲), and fish paste rice roll (魚醬腸粉). Some others haven't been so great: beef balls (牛肉丸), chicken feet (鳳爪), or deep fried glutinous ball (鹹水角) but these are very minor offenses. Where it gets good is their dinner service, where Cantonese food has been glorious. Their price point is high and a number of set menus options might be where value is best maximized. I appreciate the wide variety of their dishes and am grateful the execution has been as consistent with every visit. As a general rule of thumb, I tend to order more towards specialties of the house, which in every (Cantonese) banquet spot is seafood. They excel in a number of dishes, ranging from high-end stuff like abalone (鮑魚), bird's nest (官燕), and even shark fin (魚翅). Not too long ago, The Jade Seafood Restaurant re-opened in their new digs on No. 3 Road so we decided to pay them a visit when we had a hankering for some dim sum during the Thanksgiving long weekend. While it's been a good 6 years since we last visited Jade Seafood, the thing that stood out from my memory was it being super busy with cramped dining quarters. Sure enough, it was quite busy on our visit at 10am (they open at 9am). The restaurant is located on the 2nd floor and they really don't have a large waiting area so the lineup often snakes down the staircase. In terms of service, we had to wait about 35 minutes to be seated (best to make reservations ahead of time) and then we had to flag a person for a menu after the first person we asked forgot to come back with one. I suppose part of that is due to how busy they get here. After ordering, we waited another 20+ minutes for the food to arrive. It seemed like they were making all of the dim sum items for one table before they moved on to the next table. The first dish to arrive (no surprise) was the dessert of Longan and Lychee Pudding ($4.99). I was hoping for this to be better but it was just meh. I wasn't a fan of all of the tiny bits and pieces "floating" about the gelatin as it got stuck in my teeth and it lacked flavour from the longan and lychee. After our dessert arrived, the rest of our dishes started to come out - including the Chinese Donut Rice Roll ($7.99). This was a good version with a crisp Chinese donut encased in a velvety rice roll mixed with green onions. The best dish of the day was the Steamed Phoenix Claws ($6.99) aka chicken feet. Superbly melt-in-your-mouth tender is the best description that I can come up for this dish. In addition to the dim sum dishes, we also ordered the Shredded Chicken Salad ($11.99) which we thought was a bit off in the flavour. This dish isn't included in the 20% discount and probably wasn't worth what we paid for. Another dish that was a disappointment was the Xiao Long Bao ($5.99). As is typical with restaurants that don't specialize in Shanghainese food, these dumplings were unremarkable. At least one dumpling was broken and the others were so lacking in soup that they I wouldn't even consider calling them "soupy dumplings". Finally, our last dish of Steamed Beef Balls ($6.99), while small in size, were actually very good. I loved the light and bouncy texture of the beef balls. Nice new digs but it's overly busy here and dishes are very hit-and-miss.

Deep fried squid, supreme dumpling and egg tarts will definitely be reorder in the future. Friendly staff and clean washrooms. They don't sell Chinese Newspaper on site.

Dim sum menu was easy to read, but there is no ticket to check. Def beat a lot of the dim sum restaurants from the Bay and L.A. Will return when I come back to visit next time.

3.5 stars rounded up to 4 stars. This is a higher end dim sum restaurant located in the center of Alexandria Road, aka Asian food street in Richmond, BC. Table setting includes a pair of common chopsticks, a common fork and condiments with spoons and serving dishes. Service is attentive and is a notch higher than most Chinese restaurants. The quality of the dim sum is good but not great. Basic staples like har gow, siu mai and beef balls are really nothing better than those from an average restaurant, especially in Richmond. I am, however, impressed by the presentation of the har gow, which is garnished with a whole shrimp (see picture). The mushroom dumpling is the best dish that we have today. It comes garnished with a broccoli floret (nice presentation) and it taste great. It's made with several different types of mushrooms and has a very naturally sweet and rich mushroom aroma. The best part of the food is that it has little, if any, MSG. The ingredients are good and the flavorings are mostly natural. In a nutshell, prices are above average but food is just about average. Service, ambience and presentation are great. MSG content is low to very low. This restaurant offers a 20% off discount from 9 - 11am (have to settle your bill by 11am) and it's good value with this discount. This is probably when I will return again.

(The online menu is from 2-3 years ago) Also, the tea charge of $1 is waived only if you're a regular here. If you order before 11am, you will get a 20% discount on dim sum items but the restaurant normally gets very busy close to lunch time, so reservations are necessary! (on weekends at least) I have been to Jade several times for dim sum, lunch, and dinner and I have to say that their food is definitely top notch Cantonese / Hong Kong cuisine. The restaurant is actually owned by a wealthy Hong Kong business man who only eats at the best restaurants so you know that you're getting top-quality food here! The only thing that might turn me off a bit is that a few of their staff are a bit rude/pretentious if they don't know you but once they realize that the owner is speaking to somebody at your table (in my case, my mother), their attitude will completely change! Anyways, even if the service isn't the greatest, the food is amazing and definitely rivals Kirin, Sun Sui Wah, Neptune, Sea Harbour, and even high end restaurants in Hong Kong. The prices are a bit steep here though ($5.75 for four "sui mai" shrimp dumplings, $7.99 for 8 small cubes of home made deep fried tofu) BUT the food is absolutely worth the price. (Roughly the same $ as Neptune and Kirin) The dinner is extremely expensive though but it depends on what you order (roughly $45-$90 a person NOT including Alaskan King Crab) I absolutely recommend you to you try their stir fried radish cake with XO sauce, deep fried tofu, fried eggplant in hot sauce, almond tea with sesame ball (a sweet refreshing dessert soup), and their new purple glutinous rice ball with black sesame filling! They always have new innovative special items so it's a great place to come for authentic Hong Kong dim sum.

We tried about 7 items on the menu. I've eaten at dim sum places regularly in Houston, Dallas, and Seattle and nothing really compares to one. This tasted more authentic (like the dim sums in Hong Kong and China). The ambiance was quite nice and spacious as well.

I got visitors in town and they heard Vancouver's seafood is pretty good, therefore, I took them here to try live geoduck, bc crab and lobster!! Of coz, Jade didn't disappointing us... All dishes were fansatic!!

The service is just terrible. Food mediocre, made worse by the awful service. Keep in mind, I am used the "Chinese Restaurant" type service, which is curt but efficient, no smiles but gets sh*t done. However the service here is just rude. Food sub par and the manager (bald head guy by the bar), is so rude. Dude, we are paying customers. Your attitude stinks. A little patience would go a long way.

Dumplings was just so so. We didn't get all what we order and added something we didn't want. Asked to translate what's on the ticket but couldn't. I will not recommend this palace.
