"For 17 years MarketBar anchored the southern end of the San Francisco Ferry Building and was the first sit-down restaurant to open after the building's revamp; its bright-yellow umbrellas and outdoor seating made it an Embarcadero-area landmark. Owner Doug Biederbeck says business itself wasn't the problem — Eater SF observed the place packed on unexpectedly warm evenings — but after the lease expired a three-year negotiation with landlord Hudson Pacific Properties proved unsuccessful; Biederbeck described the talks as a “grueling period” and the “hardest part” of his life, saying Hudson's requested rent increase was a “substantial ask” that he did not consider reasonable for a seasonal restaurant.
